Let’s start a Five Year Financial Savings Plan for You! The Housing Authority of the City of Alameda (AHA) can help you start a financial savings

plan and work towards gaining independence from public financial assistance. The first

step is to enroll in the Family Self-Sufficiency (FSS) program which is a five year

employment and savings incentive program for low-income families (and individuals) that

have Housing Choice Vouchers.

Any AHA tenant with a Housing Choice Voucher qualifies for the FSS Program regardless of

your education, age, work experience, career interests, or possible status as a person with a

disability. So if you are motivated to work hard and complete your five-year savings plan,

you will enjoy the financial benefits of the FSS program.

Participants in the FSS program will receive:

1. Individualized Training and Service Plans with AHA staff.

2. Case management services which include career development and credit readiness.

3. The participant family will receive all the money they saved over FIVE YEARS upon

successful completion of their five year savings plan.

This past January, Gus celebrated his 26 year work anniversary at the Housing Authority of the City of Alameda. Gus became an AHA employee in 1994 and today works as a Maintenance Technician II providing a full range of maintenance services to AHA properties. Gus is a critical part of AHA’s day to day operations.

IMPORTANT INFORMATION FOR PROPERTY OWNERS ANNUAL/BI-ANNUAL HOUSING INSPECTIONS MUST BE SELF CERTIFIED As of February 1, 2021, AHA is requiring that all Annual and Bi-Annual Inspections must be performed via Self Certifications by Property Owners/Managers. HUD has stopped physical inspections of occupied units by allowing owners to Self-Certify with minimal compliance. Owners will need to certify to having “no reasonable basis to have knowledge that life-threatening conditions exist in the unit or units in question” and three other acknowledgments within the self certification form. Inspection Self-Certification notices were mailed out in mid-February 2021 with a return date of fourteen days from the date of the letter. Please review all paperwork in the notice and accurately complete the Certification/Acknowledgement form. Failure to fully complete the Certification form and return by stated deadline may lead to abated (STOPPED) HAP payments. Call or email self certification questions to:

1. Rent Checks and important documents can be left in the drop box at your property site office.

2. Always in any emergency, please call 911.

BEWARE OF SOCIAL SECURITY SCAMMERS The Social Security Administration and the Office of the Inspector General (OIG) have once again joined forces to raise public awareness about Social Security imposter scams. Social Security scams - in which fraudsters mislead victims into making cash or gift card payments to fix purported Social Security number problems or to avoid arrest.

Criminals are sophisticated and there are many variations of this fraud scheme. For example, scammers may call or email saying they are from Social Security and that the person’s Social Security number is suspended or was used in a crime. The caller identification may be spoofed to appear as a legitimate government number. They may text or email fake documents in attempts to coerce people to comply with their demands. In recent twists, thieves even use real Social Security and OIG official’s names and send pictures of fabricated government ID badges.

Social Security will never tell you that your Social Security number is suspended, contact you to demand an immediate payment, threaten you with arrest, ask for your credit or debit card numbers over the phone, ask for gift cards or cash, or promise a Social Security benefit approval or increase in exchange for information or money.

Rent increase/decrease (interims): The Housing Authority has a new online interim system. Just log on to Rent Café and click on “Report A Change.” Documents can be directly uploaded into the form to allow for efficient processing on the report. If additional documents are obtained at a later date or requested from your caseworker, these documents can be submitted via e-mail at [email protected].

Termination: If you have received a termination notice or have given your landlord notice, please reach out to your housing specialist. Inspections: Please note all inspections, except inspections of vacant units have been postponed until further notice. Maintenance/Repairs: Consult your lease for contact information or contact your on-site resident manager. Online Recertification This online system allows AHA participants, or their family members, to complete their annual recertifications online via cell phones, tablets, laptops, or desktop computers. Participants are also able to upload proof of income, assets, or other recertification documents directly via this online system. AHA staff are currently offering participants online assistance by completing the application process with participants on the phone. Or a designated family member can complete the recertification on the participants behalf. Online Interim Income Change Process Please remember you can now report increase/decrease in income and household composition changes though AHA’s online system. The online system can be found at www.recertification.alamedahsg.org
