Floor, MPM Layout, Mallathalli, Bangalore 560056. Hereinafter called asthe Owner / Landlord which term shall mean and include his heirs,successors and legal representatives of the one part.

Whereas the landlord is the absolute owner and in peaceful possession andenjoyment of the premises # 1/13, 3rd Floor, Mathrushrinilaya,Hegganahalli, Bangalore – 560091. which is morefully described in theschedule hereunder and hereinafter referred to as schedule property. Thetenant has approached to take on rent the said schedule premises to whichthe landlord has agreed.

NOW THESE PRESENT WITNESSETH AND PARTIES HERE BY AGREE ASFOLLOWS:-

Whereas the landlord agrees to let out and the tenants agree to take on rentthe schedule premises on a monthly rent of Rs. _3000/- (Rupees ThreeThousand only)to be payable by the tenant to the landlord with in 10 th of every monthaccording to the English Calendar Month.

Whereas the tenant has deposited a sum of Rs4000/- (Rupees Four Thousand only) by cheque & sum of Rs.50.000 (Rupees one Fifty Thousandonly) by cash to the landlord as a security deposit which shall not carry any

interest and the landlord shall return the said security deposit without interestto the tenants on the termination of the tenancy created hereby subject tolawful deduction like arrears of water and electricity charges etc., if any.

Whereas the rent in respect of the schedule premises shall be paid by thetenant regularly and punctually without any delay of default.

The tenant hereby agreed

The tenant shall allow landlord or his agents of servants into the schedulepremises at all reasonable hours to ente r in the property and to inspect the

same with advance notice.Whereas the lessee shall pay the painting charges at the time of vacating thepremises, otherwise the lessor shall deduct the amount from the securitydeposit.

Schedule of Premises

 All that the Home premises in first floor facing north-east corner of theproperty situated at, # 1/13, 3rd Floor, Mathrushrinilaya, Hegganahalli,Bangalore – 560091. Fixtures and Fittings: Tube Light fittings withtube:3nos , Fans: 3nos, Exhaust Fan: 1no.,Geyser:1no.Curtain drape rod

fittings : 5nos. Wardrobes in rooms:2nos ,Dressing mirror:1no. Cosmeticstand :1no. Toilet soap trays :4nos,In witness whereof the party is hereto have signed the Rental Agreement onthe day, month and year first above written in front of the following witness.
