    right-angles, which provides car parking underneath the building by reason o.f tlle tall in the land.

    The steepest section of u1e site, botween Captain Cook Crascent and Light Street, at the northern end• has been keptfree from buildings.

    In order that the view to and from the higher section or tha sito should not be interfered with. it was decided that a low bulldlng. should be constructed along Captain Cook Crescent at the northern end 0£ th.ls section. These buildings are twostorey maisonettes and provide a contrast in scale and design to the higher flat buil dings.

    Although the contours have ai'fected a standard orientation_ all the !'lets, except some of the bed-s1tt1ng room .flats__ receive niax1mum amount of sunlight. It ls considered, however-, that the smnll numbe1" of" bed-sitting room !'lats v1hlch face south will be occupied by tenants who will be working and the question or sunlight in these units is not of predominantimportance.

    The buildings have generally been placed near the street alignments so that inner courtyards are formed between the buildings, which thus screen car parking and clothes drying areas from the roadways.

    Car ports have been placed paral lel to the contours wherever possible to provide ease of access and economy in building 'these structures.

    Access .from one section of the project to the other is by a minimum of access roads. Dy use 0£ roads to the car ports, vehicular access is provided to all buildings.

    Open areas are provided with .facilities .for children's playgrounds.

    Sheltors and pergolas are used to reduce the scale of tho project and to link the buildings together .

    Screen walls have been incorporated to provide privacyand shelter wherever possible. ' ·

    T't-10-nedroom Flats.

    Two-bedroom flat units havo been pI'-Ovided; as shown on the attached schedule" being a total 0£ 101 in three- and .four-storey build.in.gs.

  • In most cases entrance to the four-storey buildings is made at the first landing or the stairs above the ground floor . This is obtained by a ramp from the high side or the building.

    The typical olan of the two·bedroom flats 1o approx!motely ::J5 ' 6n x 25'0" and consists of a living room approximatoly 17'6" x 14'0", toget...h.er wi·l:;h a dining recess adjoining the kitchen. which also opens onto a balcony.

    Bullt - in wardrobes are provided to the bedrooms with a coat cupboard near the entrance doo~way and Q linen cupboard in the passage near the bedroom.

    Laundry fac111ties are provided in each £lat in a rocess in the bathroom, cone1sting of n stn1nless steel tub and an electric drying cabinet with facilities for a washing machine which, if desired by the tenant, would be provided by hlm. 'fhis recess may be acroenod off' w1th a plastic curtain, which would be hung from a dropped ceiling panel. Provision or these facilities obviates the necessity of the housewife tenant having to go up and down stalr·s to wash laundry.

    Basic laundry fac111t1es are provided in the ground floor of each set of flats, consisting of tubs and copper for the use of tenants who require such facilities . This unit is provlded on the basis of one to· approximately six or eight flats .

    A minlmum number of clothes hoists is provided for those tonanta who use the laundry on the ground floor . Drying of the clothes will generally be carried out 1n the drying c abinets provided.

    riarbage facilities ore provided by the us~ of a garbage chute on the landing level of each floor, while a store is provided nt tho rear of the staircase hallway for the use or the tenants on each floor .

    The incinerator to the garbage chute is provided on the ground floor and access for cleaning is on the grounu 1'loor ti') the rear of the flats, where garbage depots are located.

    Balconies will be protected by 3lass and flxcd louvr~ screens where required to shelter from the \Vind.

    ny the use of pre-cast concrete panels in certnln of the · portions of the wall, there will be a saving in tho number of fnce br1cks required for the project. However. where these panels aro used, !t is proposed st111 to make use of a cavity wall by an internal screen of brick3ork.

    Maisonettes.

    Maisonette t ;1 ·pe of dwellings have been provided along the north end of Captaln Cook Crescent# consisting of o totai of eighteon dwellings .

    Theae unita consist of a two- storey type 0£ dwelling with a living room and kitchen with dining recess and laundry on the ground f'loor and two 'bedrooms and bathroom on the f'irst floor.

    These units have a common entrance lobby with separate entrance doors on either side.

    By. the use of varlous levels of the roof and stairs, the rooms are at different levels, as shown on the sketch plans, whioh provides for economy of construction and ease of access in tho dwelling.

    Laundry facilities are a complete laundry to each flat, consisting of' the provls1on of a coppc1• and tubs mid a space for the tenant's washing machlne.

    ·Separate clothes hoists are· provided to each dwelling, vlith provision for tenants' c~n gardens and, 1r necessary, so:rwrate sub- dlvislon for uach dwelling at a later date .

    The garbage disposal is by means of a garbage bin, which will be collected by the cleaner for the flats and deposited in the garbage collection areas for collection by garbage trucks when the collection of the refuse f'rom the inclnerators is taking place•.

    Bed-Sitting Room Plata.

    Twenty-nine bed-sitting room flats bave been provided in the acheme and these consist o.f a bed-living room with a small kitchen rocess fitted w1th a sliding door which can be completely soreoned from view.

    The bathroom contains a shower recess, w.c.Jt basin a.nd drying cabinet and space ~or a we.ah1ng machine. if desired b7 the tenant .

    The bed- sitting room flats are grouped in one section of the pro,ject and acqess to each .flat 1s a.long a corridor with the stairs at the end of the block.

    A store is provided at each floor level for the use of the tenants ln general.

    Garbage disposal is by garbago chute in the stair landing.

    A small balcony is provided to eaeh bed-living room and the concrete f loors are projected to form the hoods, as la the case i n the two-bedroom r1ats.

    Car Ports and Garag~~·

    Garage facilities f or tllo cars hnve been nrovlded 1n tho ratio of one par one two-bedroom flat and one ner two beds1tt1ng room flats, a total of 134 car ports for 148 rlats, as set out on the attached schedule•

    In some cases the accommodation is provided underneath t he buildings, where the levels 0£ the slte permit, and the r emainder in separate light framed structures, where shown.

    Access roads have been provided to all the carages f'rom Light Street and Fvans Crescent- which avoids any vehicular entrance onto LJaptain Cook Crescent and Stuart Street.

    \~1ere lt would be possible to view these gara~es from the road, screen walls of pre~caat ~onorete blocks will be erected but, in the majority of cnses,. -garaging is provided 1n positions hidden b~ the buildings.

    It is also proposed to ryrovlde a am.all area at the ends of th~ car ports where work could be carried out by the tenants on their cars. '

    Construction.

    Construction generally would consist o:f brick load- bearing wolls and reln:forced concrete floors. except to t he ground floor wl11.ch, where not eleva ted, vrill be of conventional timber construction.

    1.i.'he roofs consist of a pitched roof covered with concrete tiles with a pitch o:f approximntely 230.

    W1ndo~ s will be box frame type and quotations will bo called for aluminium t~pes and timber .

    Wherever possible, o•thodox construction with tested materials will be used and specir1cat1ons will be propared taking 1nto consideration t nat it is desired to eliminate as much :future maintenance as po s oible.

    Future Site Development .

    It 1s cunsidered that the centre of the site, bouniled by Evans Cro~cAnt and Light Street, which is the most elov~ted ~ortion, should be reserved by the Depar~nont for futW"e flats and that a multi-storey building should be constructed here to give a tower building~ which would contrast with the low buildings. surro\mcUng t h e area and would provide a landmark und feature to this area of Canborra.
