Renovation explosion in slow market

AS property sales in many Perth suburbsslump to around 10 per cent lower than thissame time last year, home renovations havesurged with the value of building approvalsfor home renovations in WA totalling nearly$300 million for the five months endingNovember 2010.

According to the latest ABS residentialconstruction figures, on average about $15million was being spent every week onrenovations in WA.

Propell National Valuers valuationsmanager Travis Coleman said a slower realestate market historically encouragedproperty owners to consider a homerenovation if they could not find a buyer fortheir home.

“With selling prices being discounted byaround six per cent, this trend of homerenovations is set to increase during 2011 asmore frustrated property sellers decide toupgrade their existing home because theycannot achieve their target sale price,’’ hesaid.

“Unfortunately, many home ownersdecide to undertake additions to their homefor emotional rather than financial reasons,and as a result, they risk over-capitalisingtheir home, which is one of the mostcommon mistakes in real estate.

“In the current market, the danger withhome renovations is that the home owner

can spend thousands of dollars improvingtheir home only to find that when they selltheir property, they cannot recover themoney they spent.”

Mr Coleman said anyone considering ahome renovation should obtain anindependent valuation of the property todetermine its correct market value incomparison with similar homes that havesold in the neighbourhood.

He added that anyone proceeding with ahome renovation should focus on improvinghighly visible areas around their home thatwill impress future homebuyers and wouldenhance the value of the property.

“Focus on the front of the home as thiswill improve the street appeal of theproperty. If the existing home has darkbrown bricks and old guttering thenconsider rendering the bricks and replacingthe guttering. Also, if you invest somemoney in better landscaping this in turn willalso improve the street appeal of theproperty,’’ he said.

“Inside the house you should focus on thebathroom and kitchen areas. Improvementsin these areas traditionally deliver highreturns when the property owner decidesto sell.

“You should also focus on the outsideliving area of the property as much as theinside of the property. The reason being one

of the biggest trends in the WA real estatemarket currently is a growing demand byhome buyers for usable outdoor livingareas.”

Mr Coleman said if you were employing abuilder to undertake your homerenovations, check that they belong to aprofessional building organisation such asthe Housing Industry Association ofWestern Australia.

“In addition, ask them if you can viewrecent work which they have undertaken inthe local area,” he said.

“Set a budget for your home renovationsand carefully cost them. If you get a quotefrom a builder, make sure that it is in writingand there are no special conditions attachedto the contract.” ■
