Oak and sycamoretrees… don’t panic
The Extensionoffice is being over-run right now withinquiries aboutproblems with oakand sycamore trees.The two issues arecompletely unrelat-ed so we will dis-cuss them separate-ly.
Anthracnose is afungal disease thatis very common tosycamores. I sus-pect part of the rea-son why we are get-ting a number ofcalls on it has to dowith the drought;it’s been so dry thelast few years thatthe disease has notbeen as serious asusual.
The good news isthe disease is notfatal to sycamores.The bad news is itmakes them lookbad for much of theseason as it oftencauses prematureleaf drop. Since thedisease is not fatalto the tree, controlmeasures are notordinarily suggest-ed.
However, if youhave a high valuetree and want to doeverything you pos-sibly can for it,some treatment canhelp. IF the treedoes drop its leavesand puts on a sec-
ond set, a fungicidelabeled for anthrac-nose can help pro-tect the tree. It willnot help to spraynow if you arealready seeingleaves curl anddrop, wait patientlyfor the new leavesto come out.
We are alsoreceiving manycalls on malformedoak tree leaves. Inevery case so far,this has been relat-ed to damage fromgalls of one form oranother. Oak leafvein gall seems tobe especially bad. Itis characterized byan odd growthalong the vein ofthe leaf that even-tually leads tosevere malforma-tion. Galls can alsotake on many otherforms, ranging fromresembling fruit tolooking like some-thing from a sciencefiction cartoon. SeeOSU Fact Sheet#EPP-7168, Galls

Galls are anothercase where treat-ment is not war-ranted. While theycan do significantcosmetic damage,they do not hurtthe tree long term.That is good,because control ofthe insects or mitesthat cause the gallsare very difficult tocontrol.

Parents of youngchildren often askme if it’s possible tohave a beautifullydecorated homeand to have chil-dren at the sametime. The answer isa resounding YES!Here are the twosteps I follow whendesigning spacesthat are both kid-friendly and lovelyto look at:
1. Make theareas within reachkid-tough.
Cover furniturewith forgivingfabrics
What areas ofyour home are yourkids hardest on?Usually, it’s theupholstered furni-ture. Lived-on spotsfall victim to every-day wear, likepeanut butter andjelly handprints,juice spills, dirtyshoes or worse...
No matter howvigilant you areabout protectingyour kid’s favoriteseat in the house,chances are youare going to losethe battle. So, getsmart and coveryour furniture intextiles that canhandle the wearand tear.
There are lots of
options today inupholstery fabricthat can handlejust about anythingyour kids can dishout. We often rec-ommend familiesuse outdoor fabricon their furnitureand accent pillowsbecause it’s stain-resistant andcleans up easily.

Purchasing a newhome is an impor-tant decision, onewhich should becarefully considered.Over the past coupleof months, I’ve takena close look at eachstep in the homebuy-ing process.
So far, I’ve sharedimportant questionsto ask about the typeof home you want,how long you plan tolive there and if youcan afford themonthly mortgagealong with otherexpenses. Iaddressed the impor-tance of organizingyour financial paper-work to help youprepare for the lend-ing process, theimportance of exer-cising due diligencewhen searching for ahome, and how toprepare a contract. Ialso shared theprocess of securing amortgage approval.
Now, the big day
is here and the selleris ready to sign own-ership over to youand close the deal.
Depending on theefficiency of yourlender and closingcompany you shouldhave your final set-tlement statementno later than threedays before yourclosing. The state-ment will include allthe fees and chargesboth you (the home-buyer) and the sellerare responsible forpaying.
To facilitate asmooth transaction,all parties need tomake sure there areno surprises that
might cause achange in the closingdate during the finaldays.
One way to helpkeep the closing dateon track is to pick adate that works bestfor you. Don’t write acontract for a speci-fied date and thenleave on vacation.Your lender mayneed you in the finaldays before closingand your absencemay delay the clos-ing process. If you’rerenting and current-ly in a lease, choosea date so you canavoid paying for bothplaces for multiplemonths.
Three days beforeclosing, your lenderwill provide yourloan closing docu-ments. Be sure youreview and under-stand them. Anychanges require re-disclosures whichhave time require-ments. Lendersmust re-disclosuredocuments at least aday before closingand sometimes up tothree.
Don’t wait to final-ize your homeownersinsurance policyuntil the week beforeclosing. I see this alltoo often and it maycause problems thatdelay closing.
Also, scheduleyour final walk-through with thesellers the day beforeclosing (if possible)or the morning of.The seller shouldhave the homeempty, clean andfixed of all requiredimperfections. The
walk-through allowsyou to verify thisbefore you take fullownership andrelease the sellerfrom liability.
Your closing willtake place at a titlecompany and youcan expect to seeyour realtor, listingagent, seller, lenderand closer repre-senting the titlecompany.
You will sign yourloan documentsincluding the noteand deed obtainingownership and docu-ments releasing allparties of responsi-bility at that time.After you and theseller have signed,the title companywill fund the loanwith your proceedsto pay off the sellersand it is official. You
are a homeowner!

The nation’s twolargest providers ofmortgage credithave recently intro-duced new programsthat require mini-mal down pay-ments.
DEAR MR.MYERS: What doyou know aboutthese new mort-gage plans that alot of lendersrecently haveintroduced thatrequire a downpayment of only 3percent? Withprices in our arearising fast, one ofthose loans mightbe the only waythat my new wifeand I couldafford to buy ahome.
ANSWER: Thelatest 3 percentdown mortgageplans have beentrotted out by twoquasi-federal agen-cies, Freddie Macand Fannie Mae.Neither one makesloans directly tobuyers or home refi-nancers, but insteadpurchase loans fromapproved private-sector lenders sothose independentbanks can get thecash needed to issuenew loans in thefuture.
Fannie andFreddie’s new pro-grams join the gov-ernment-operatedFederal HousingAdministration planthat can require aslittle as 3 percentdown, and theVeteransAdministration pro-gram that requiresvirtually nothing
down.Here’s the rub:
Freddie andFannie’s new plansare generally gearedmore toward bor-rowers who haveslightly better creditscores than thosewho typically usethe FHA or even the
VA. That meansbanks who take partin Freddie orFannie’s programsmay offer lowerinterest rates orcharge lowerupfront fees.
The two plansalso differ from eachother. Fannie’s is
only open to buyerswho haven’t owneda home in threeyears or to currentowners who want torefinance. It willallow borrowers totake out $2,000 tocover the loan’s clos-ing costs, but won’tallow a home refi-
nancer to take anycash out of the equi-ty they may have intheir property.
Freddie’s programis open to virtuallyany buyer whomeets its lendingstandards. But it,too, prohibits cur-rent homeowners
who refinance fromdrawing any cashout of the deal.
Both require bor-rowers who usetheir 3 percent downprogram to purchaseprivate mortgageinsurance, common-ly called PMI, whichwill reimburse the
lender for some orall of its losses if theloan goes intodefault and thebank must foreclose.
