THE TERRITORY SYSTEMTM

The Cushman & Wakefield Territory System is the foundation of the investment sales division of Cushman & Wakefield in the New York metropolitan area, the basis for all our philosophies and practices, and the cornerstone of our relationship with our clients.

The New York metropolitan area is too large for one agent to know well; even a borough is made up of diverse neighborhoods with different real estate trends. So we divided the New York metropolitan area into territories, and delegated responsibility for each territory to a single expert in each of our sales, retail leasing and financing divisions. We’ve created a system that allows agents with expert knowledge of a specific neighborhood to provide critical real estate information that benefits all parties involved in the transaction. Delving deep into the heart of a neighborhood, our agents develop long-lasting, trusting relationships with property owners, making them a valuable resource when the decision to sell is made. OUR TEAM

Robert BurtonSenior Managing Director T 212 660 [email protected] Chinatown, Hudson Square, NoLita, and SoHo Robert Burton is a Senior Managing Director in the Capital Markets Group of Cushman & Wakefield, where he focuses on investment sales in Chinatown, Hudson Square, NoLIta, and SoHo. To date, Robert has closed over $1 billion

worth of sales. Robert began his real estate career at Massey Knakal Realty Services in 1997 and spearheaded Massey Knakal’s expansion from Midtown to Downtown. He was Senior Vice President at Massey Knakal, which was acquired by Cushman & Wakefield on December 31, 2014.

Currently, Robert and his team are listing properties for sale with an aggregate sales price of over $560 million. The key to his success is a team approach. Robert’s team must be knowledgeable on all aspects of their listings, so when they are speaking with a client, a buyer, or a broker, they can relay up to the minute information. When a seller hires Robert’s team, he or she is not getting the expertise of one broker, but an entire team.

Robert oversees the team’s operations, client interaction, and negotiations with buyers. His team facilitates cooperation with the outside brokerage community and conducts the majority of property tours. Together, they underwrite property valuations, provide market analysis and prepare marketing materials.

Robert is a graduate of the University of Santa Clara and holds a Bachelor of Arts degree in Economics. He served in the Air National Guard in Van Nuys, California after basic training at Lackland Air Force Base in San Antonio, Texas, where he was awarded the American Spirit Honor Medal.

Robert’s previous work experience includes more than five years at the Wall Street firm L.F. Rothschild, Unterberg, Towbin in its marketing department where he coordinated special events, conferences and road shows. Mr. Burton has also been a professional actor for more than 40 years. He is an active member of Actors Equity Association and SAG/AFTRA. Robert is also a private pilot.

Keegan Mehlhorn is an Associate in the Capital Markets Group of Cushman & Wakefield working alongside Robert Burton, Senior Managing Director, focusing on investment sales in Manhattan’s Chinatown, Hudson Square, NoLita, and SoHo neighborhoods.

Prior to Cushman & Wakefield, Keegan was a Programs Specialist at General Reinsurance in Boston, MA. In this role, he negotiated annual contracts with client senior management, reviewed client risk portfolios to develop efficient reinsurance solutions. Keegan also spent time as a Property Facultative Underwriter, evaluating complex risks and exposures.

Keegan earned his Bachelor of Arts degree from Bowdoin College, majoring in both Economics and Mathematics. He was a member of the Bowdoin College Men’s Lacrosse team, serving as Captain for the 2012 season. Keegan also studied abroad at Trinity College in Rome, Italy.

Robert CarrozzoAssociateT 212 589 [email protected] Robert Carrozzo is an Associate in the Capital Markets Group of Cushman & Wakefield working alongside Robert Burton, Senior Managing Director, focusing on investment sales in Manhattan’s Chinatown, Hudson Square, NoLIta, and SoHo neighborhoods. Combining the quantitative and qualitative skills necessary in Real Estate, Robert seeks to identify the highest and best use of

the team’s listings in order to achieve the optimal value for each property.

Prior to Cushman & Wakefield he worked at a technology start-up as a Business Development Associate, personally driving more acquisitions than anyone else on the team and surpassing the company’s original target. When faced with complex issues regarding the facilitation of individual deals, he developed creative solutions to serve the needs of all parties involved which not only allowed him to complete his job more effectively, but helped the entire organization to run more efficiently.

He recently graduated from Cornell University with a BS in Applied Economics and Management with a concentration in Entrepreneurship and a Minor in Real Estate. During his time at Cornell, he was a Founding Father of his Fraternity and Pledge Class President of his Pre-professional Fraternity.He frequently works with the charitable organization Leaps of Faith Disabled Waterskiiers Club — an organization that regularly partners with the Wounded Warriors Project to help war veterans and individuals with disabilities to waterski.

Max Hecht is an Associate in the Capital Markets Group of Cushman & Wakefield working alongside Senior Managing Director, Robert Burton. Together, the team focuses on Investment Sales in Manhattan’s Chinatown, Hudson Square, NoLIta, Little Italy and SoHo neighborhoods.

Prior to joining Team Burton, Max was a member of Cushman & Wakefield’s Professional Real Estate Program (PREP). This highly selective rotational program allowed Max to develop knowledge and skills in five different service lines at Cushman & Wakefield. As a result, Max brings clients a vast understanding of all of the firm’s capabilities; providing full service real estate solutions ranging from investment sales, to leasing, project management and more.

Max graduated with a Bachelors in Business Administration in Real Estate and Urban Land Economics from the University of Wisconsin-Madison. He continued his business courses abroad for a semester at John Cabot University in Rome, Italy. Max continues to give back to that campus as an alumni mentor in both Madison Business Mentoring as well as the UW Real Estate Club. Outside of C&W, Max can be found on the ski slopes or golf course and enjoys playing the drums.
