Hello everybody, No April fool's joke this year . . . . just a "fool" sharing a funny story!

At the Stacy Group, we deal with the serious business of assisting buyers and sellers everyday, as we navi-gate through the contracts, preparing homes for the market, keeping current with the ever-constantly chang-ing real estate forms; as well as home inspections, repair amendments, and financing regulations . . . .all fo-cused toward a successful transaction.

Knowing that all these issues will still be with us tomorrow - here is a light-hearted story from my recent favorite book, "The American Cowboy" Caleb Pirtle

"From those days when a cowboy first rode across Texas soil, he developed a strong, almost vehement, dislike for milk and cream, especially in his coffee. He didn't mind herding cattle, but he'd be darned if he would drink their milk. Food for Thought or Thoughts of Food?

It's interesting in the last several years how much emphasis has been on sources of food, the differences between genetically modified food, organic food and "natural" food, grass fed beef with no growth hormones. More people have become more aware "that we are what we eat". It's great to see these new choices. And the demand is creating a larger supply in restaurants that cater to more healthy eating as well as grocery stores.

Area restaurants known to serve locally grown and fresh and organic foods would be Monument Cafe and Market, El Monumento, Eats on Eighth in downtown Georgetown. In Round Rock, there is Jack Allen's Kitchen, Svante's and recently opened Hop Doddy's gourmet hamburgers.

Our local Farmer's Market is here in Sun City every Tues. and another can also be found on Thurs. from 3:30-6:30 on Hwy 29 at DB Wood and Sat. at Wolf Ranch Shopping Center parking lot from 9 to 1. There are expanded organic sections in the fruit and vegetable produce departments at our local HEB stores and Sprouts in Round Rock. Whole Foods in North Austin provide more organic choices if you're willing to drive a little further.

Another option was recently mentioned in the GEORGETOWN VIEW, March, 2016 issue about "Community Supported Agriculture" or “CSA's.” This is similar to a co-op like the Wheatsville Co-op in Austin. If these sound interesting, you might go to the websites for Johnson's Backyard Garden ; www.jborganic.com; Blessing Falls, www.blessingfalls.com; as welll as Tecolate Farm; at www.tecolotefarm.net.

The Horticulture Club is another possibility; by renting a raised

bed to grow your own supply of fresh vegetables seasonally.

Take your pick!!

Spring Cleaning & Beyond………

As I start my own spring cleaning & counsel clients getting their homes ready to list, I pull out my trusty:

“Home Maintenance Checklist”

Monthly:

1. replace HVAC filters

2. check water softener salt drum & replenish as necessary

3. check sink/tub stoppers—clean out debris

4. flush the garbage disposal w/hot water & baking soda— use fresh limes/quartered for a real freshener!!

Every 2 Months:

1. clean the grease filter in the range hood—put in dish washer!

2. clean the aerators in all faucets---CLR works magic!

3. vacuum the lint from the clothes dryer ducks & surrounding areas

4. check faucets—are they closing securely? Replace washers as needed or call a plumber—small leaks can cause big trouble & waste precious water!

5. vacuum upholstered furniture---use attachments to clean all pillows, underneath cushions & even the sides & backs.

***Periodically check your smoke detectors &

replace the Batteries as needed***

When I actually do all of the above----what a much “Happier Home” I have the pleasure of living in!!!!!!!

Pierce’s Workbench A few weeks ago, our daughter-in-law…the queen of Pinterest…sent Jerry a link with a picture of a pint size work bench. Our 3 year old grandson wanted one because dad and grandpa have one and he needs one too. So on a day when Jerry had Grandpa duty…he planned the day for Pierce and him to build the workbench. Under the close supervision of Grandpa, the task was completed.

Later that day when I got home, Pierce was so excited to see me and give the details of the project. With a quick look to grandpa’s face that told me in a glance “I NEED A BREAK”; I took that cue and told Pierce we would take a walk and he could tell me about his wood working project. As we strolled the neighborhood he pointed out all the political signs because he has them in his neighborhood too.

When we got back home…Pierce quickly ran to his work-bench, grabbed some wood and began working. Grandpa helped start the nail and Pierce began hammering away. An hour later he presented his project to us…we looked at each other and laughed with delight. He made us a sign! So grandpa proudly put it in the ground. It was blank, but its message was clear to us…he loves us so much; he wanted us to have a sign too.

WHY YOU NEED A BUYERS AGENT!!! Whatever your reasons for not hiring a buyer’s agent, they probably aren’t good enough to forgo such an important home buying resource. Here are three reasons why hiring a buyer’s agent can benefit you.

You’ll have someone on your side Hiring your own buyer’s agent will ensure you have someone working on your behalf with your best interests in mind. You’ll also have someone who will handle commu-nication with the other party, and keep your transaction on track. And when you have questions during the process, you’ll have someone you can trust providing the answers. You’ll probably save money There is usually no direct cost when you hire a buyer’s agent, since sellers typically cover the agents’ commissions. Plus, you’ll have an expert negotiator working for you. Even if you think you’re good at getting deals, a buyer’s agent has experience negotiating sale prices in your market, and has access to data that will help you create a more accurate offer price than what you’d come up with on your own. You’ll reduce your chances of legal trouble Are you comfortable with earnest money, option fees, and title insurance? Real estate transactions are complicated with continually changing laws and procedures. Unless you’re dedicated to keeping up with the latest industry news, you’re putting yourself at risk of losing money or winding up a party in a lawsuit. Buyer’s agents keep up with the laws and know ways to reduce your risk in a real estate transaction.

And remember that The Stacy Group has been authorized by Del Webb to assist you in a purchase of a new home at NO ADDITONAL COST TO YOU. Should you choose to have us represent you, this will in no way increase the cost of your home. Why use an outside agent to purchase a new home?

As your advocate, we will be able to coordinate onsite inspections, manage the transaction, and represent your best interest through the entire building process.
