This packet contains information which will give you the most useful information about our community and its rules and regulations in a readily available, convenient form.

The facts and suggestions on the following pages are important both for your own personal well-being as well as for harmonious living with your neighbors.

COVERED BRIDGE CONDOMINIUM, INC. is a not-for-profit corporation in the State of Florida, consisting of 19 Condominiums governed by one Master Board of Directors elected by the membership (unit owners) at an annual meeting held in April. The Board of Directors elects its officers who are a President, Vice-President, Secretary and Treasurer.

Notices of scheduled board meetings are posted on the clubhouse bulletin board at least 48 hours prior to the meeting as per FL Stature 718. Be sure to read a copy of the Condominium Declaration and By-laws given to you with your documents when you purchased your home.

Anyone causing a disturbance, speaking inappropriately, or being generally disruptive will be removed from the meeting.

Any unit owner may speak for three (3) minutes on any agenda item at the appropriate time.

Any owner wishing to inspect the "official records" of the Association (FL. Statute 718.111 (16)(c)] may do so by contacting the office via mail, fax, or hand delivery.

Any owner inquiring about association matters must submit a request in writing via certified mail. The association must respond within thirty (30) days from receipt of the request.

All official records of the association are maintained off premises at the office of our management company.

YOUR RESPONSIBILITIES AND OBLIGATIONS AS A RESIDENT OF OUR COMMUNITY

1. The unit may only be used as a single family private dwelling for the unit owner and and no more than two others at least one of whom must be 55 years old or older, subject to the provision the Condominium Declaration and By-laws of the Association NOTE: No room rentals are permitted

2. The unit owner may not permit anything to be done which will obstruct or interfere with the rights of other unit owners, nor annoy them by unreasonable noises or otherwise.

3. The unit owner may not cause anything to be affixed or attached to, hung. displayed or placed on the exterior wall, including awnings and/or storm shutters, sottits, mansards, doors or windows of the buildings without the prior consent of the Board of Directors.

4. There shall be no clothes lines or similar device allowed on any portion of the Condominium property.

5. The Board of Directors, or the agents or employees of the Association are permitted to enter into any unit for the purpose of maintenance, inspection, repair or replacement of the improvements within the units or the common elements, or to determine compliance with the provision of the Condominium Declaration and the By-laws of the Association.

6. The unit owner is responsible for the maintenance, care and preservation of the paint and surface of the interior walls of their porch or patio, including floor and ceiling within said porch or patio, and fixed and/or sliding glass doors in the entrance way to said porch or patio.

RULES OF GENERAL APPLICATION 7. Do not cut down trees or plant them without the written permission from the Board of

Directors 8. The feeding of ducks is strictly prohibited. 9. Furniture may only be placed at dumpsters on Wednesday for pick up on Thursday. 10. Fireworks are not allowed in Covered Bridge. 11. Pedestrians have the right of way. 12. City water cannot be used for above or below ground sprinklers or car washing.

(lake water faucets are painted red.) 13. Permission from the Board is required for installing a patio. 14. Antennas or satellite dishes are not allowed on any association property without the

written permission of the Board of the Directors. 15. NO CHARCOAL barbeques may be used any place in Covered Bridge except for

the designated picnic area. Propane barbecues must be used ten (10) feet away from the building. No Propane barbecues may be stored outside when a hurricane watch has been declared.

16. Roller blading, skating, skate boards and one-running board motor scooters are prohibited anywhere in Covered Bridge.

17. Planting of any kind is prohibited in or about common areas with the exception of the 3-foot area abutting individual units, where planting must not include vegetable gardens. trees, or bushes. All planting within the 3-foot area is at the discretion of the Board and may be removed by order of the Board.

18. Motor scooters/motorcycles 150 cc (engine size) or less are the only ones permitted within Covered Bridge.

19.1t is the responsibility of the owner to inform all their guests, invitees or visiting family members of the Association's Rules and Regulations.

20. Lake swimming, wading or boating is strictly prohibited. 21. Lake fishing policy — catch and release.

BUILDING RULES AND REGULATIONS

1. The sidewalk, entrances, passages, and all the common elements must not be obstructed or encumbered or used for any purpose other than egress and ingress to and from the premises: nor shall any carriages, bicycles, wagons, shopping carts, chairs, benches, tables, potted plants or any other object of a similar type or nature be stored thereon.

2. The personal property of all unit owners shall be stored within their condominium units.

3. No garbage cans, supplies, or other articles shall be placed on the sidewalk entrances; entryway or common area, except as may be allowed by the Board of Directors.

4. Refuse and garbage shall be deposited only in the area provided. (Please see the information on using our dumpsters properly.)

5. Unit owners shall store and leave boats and trailers only in the area designated for same by the Board of Directors and no commercial vehicle shall be left or stored on the Condominium property.

6. Employees of the Association shall not be sent off the Condominium premises by any unit owner at any time, for any purpose.

7. No unit owner shall make or permit any disturbing noises in the building or on the Condominium property, by him/herself, his/her family, servants, employees, agents, visitors and licensees, nor do or permit anything by such persons that will interfere with the rights, comforts or convenience of the unit owners. No unit owner shall play upon or suffer to be played upon, any musical instrument or operate or suffer to be operated. a phonograph, television set. radio or sound amplifier in the unit, in such a manner as to disturb or annoy other occupants of the Community.

8. No animals or pets of any kind shall be kept in any unit, or on any property of the Condominium except with the written consent of and subject to the Rules and Regulations adopted by the Board of Directors of the Association provided that they are not kept, bred or maintained for any commercial purposes, and further provided that such house pets causing or creating a nuisance or unreasonable disturbance shall be permanently removed from the property subject to these restrictions, upon three (3) days written notice from the Board of Directors of the Association. The Rules and Regulations for pet ownership are available in a separate publication.

9. if you are coming with a pet or considering having one, please request a pet application and a complete copy of Pet Rules and Regulations. Please note, there is a maximum weight restriction of 18 pounds for your pet or therapy animal.

BEFORE YOU LEAVE FOR AN EXTENDED PERIOD OF TIME.

1. Make sure you leave an emergency number, a contact number and a key with the office.

2. Remove all garbage from your unit. 3. Remove food (other than canned goods) if you will be gone for the summer. 4. Remove bluing containers from the toilets. Put a cup of bleach in each toilet, cover

with plastic wrap and close the lid. 5. Open the closet doors and bureau drawers for better air circulation. 6. Turn off water at the outside valve. 7. Consider leaving ant traps and/or other insecticides. 8. Lock all windows and close window coverings to keep out the sun. 9. Make sure all doors are locked and a set of keys are in your file in the office. 10. REMOVE all objects (furniture, grills, planters, decorations, etc. from areas around

your unit and on your patio. (In the event of a hurricane any objects left outside will be removed and placed in the dumpsters.)

11. Set your a/c at 80 degrees and your humidistat at 65 degrees or auto.

OUR CLUBS, ORGANIZATIONS AND ACTIVITIES

Our various special activities cover a wide range of interests. They offer you the opportunity to indulge in your favorite pastimes, explore new ones and meet your neighbors in a relaxed and enjoyable atmosphere. Below is a list of clubs and civic groups that we offer. The Association will help you organize a group that would meet your needs if you have an idea for such an activity.

A complete list of the meeting dates and times of these groups is on the calendar page of the Men's Club Bulletin which is published monthly September through June. Information is also available on the Covered Bridge web site -coveredbridgefl.com". You should also make it a habit to check the bulletin board in the clubhouse and to watch channel 63 for any changes.

Every organization welcomes new members and will make you feel at home immediately, whether you are a novice or an expert. Indulge in something you enjoy or something you feel you might enjoy. Membership fees (where applicable) are nominal.

TENNIS COURTS

The tennis courts are available to all residents. WINTER: 8:00 a.m. 10:00 p.m. SUMMER: 7:30 a.m. — 10:00 p.m.

Proper footwear is required. (Sneaker type)

The tennis court gates are locked. Your pool key will give you access. Be sure you lock the gate when you leave.

The Covered Bridge Tennis courts belong to all residents. Between 8 a.m. and 10 a.m. 7 days a week, rotation rules apply so that any resident who wants to play can do so. Residents who wish to play are added to the rotation.

After 10 a.m. both courts are available for regular tennis for all residents and invited guests. Remember, each resident may invite only one guest.

POOL RULES

POOL HOURS: DAWN TO DUSK

• Swim at your own risk. No lifeguards are on duty. • Before entering the pools, EVERYONE IS REQUIRED TO SHOWER. • Children under the age of 16 must be accompanied by an adult. Only toilet trained

children are permitted in the pools or children with the approved swim diapers. • The following is PROHIBITED:

• Diving, jumping or horseplay in or around the pool • Food and beverages except for water in plastic containers • Use of swimming aids, objects. accessories except for "noodle flotation"

devices. • Wearing wet bathing suits inside the clubhouse except in dressing rooms.

saunas, bathrooms or showers. • Littering — Please always make use of the trash cans. • Smoking — only in the designated area

• Electrical storms, especially in or near the water, can be extremely hazardous to life. Thus. at the first sign of rain or the first sounds of thunder, residents are required to leave the pool area immediately.

• For the comfort, consideration and sanitary purposes. residents and guests are urged to maintain cleanliness in the pool area, bathrooms, showers and saunas at all times.

• Those using suntan lotion or oils shall cover lounges and chairs with a towel. • There is no sitting next to the pool handrails and no shoes shall be left at the

entrance to the pool's stairs.

VEHICLE PARKING AND TRAFFIC RULES

WHEREAS, Covered Bridge Condominium Association. Inc.. is a Condominium complex incorporated in the State of Florida, consisting of 19 Condominiums with one Master Board, herein reterred to as the "Complex and WHEREAS, there are 960 individual residential units located with 67 courts. and WHEREAS, as part of the common area of the Complex there has been established, Inner Court Resident Parking and Inner and Outer Court Guest Parking: and WHEREAS, because of the number of vehicles within the Complex and because of the close proximity of parking spaces within the Inner Courts, in order to ensure the safety, comfort and convenience of the Complex, the Board of Directors requires strict adherence to and respect for the following rules governing the use of vehicles within the Complex. NOW THEREFORE, be it resolved by the Board of Directors of Covered Bridge Condominium Association, Inc. that the following rules governing the use and enjoyment of vehicles within Covered Bridge, be and the same are hereby adopted:

ALL VEHICLES PARKED ON ASSOCIATION PROPERTY MUST BE PROPERLY LICENSED, INSURED AND IN WORKING CONDITION

INNER COURT PARKING 1. Inner court parking spaces are to be used to park non-commercial conventional private passenger type vehicles only. If the only source of transportation is a pick-up truck or van, the inner court space may be used as long as the vehicle fits within the parking space. All other vehicles are to be parked in the outer court spaces.

2. Each owner/tenant is assigned one (1) parking space so marked with the unit number. If the owner/tenant has more than one vehicle, the additional vehicle shall be parked in the "outer-guest' parking spaces.

3. Inside guest" parking spaces are NOT for overnight parking.

4. To help avoid exhaust fumes from polluting the units, all vehicles shall be parked "front-end" towards the units.

5. If one's neighbor does NOT own a vehicle. and another unit owner wishes to use that neighbor's parking space, it is necessary to obtain a WRITTEN AND SIGNED letter from the non-vehicle owner attesting to their permission to allow that person to use their space and file a copy of that letter with the Covered Bridge Management office.

6. It is not permitted to honk a vehicle horn to announce arrival, because it may easily disturb court residents who are asleep or ill.

7. Any owner or tenant having a vehicle that has lettering showing a company or business name, or having commercial plates. is not permitted to park in their space in the inner-court. These vehicles must be parked in the "outer guest" spaces.

OUTER GUEST PARKING SPACES 1. Vehicles parking in the outer guest spaces shall be parked "front-end" in. 2. Guests may park here overnight. and/or during reasonable visiting/vauation time periods.

ADDITIONAL PARKING RULES 1. Commercial vehicles containing ladders, equipment, parts. supplies. etc. or other similar type vehicles, such as taxi-cabs, are NOT permitted to park on the Covered Bridge premises at any time, except while performing a routine or emergency service for an owner or the Condominium

2. Any motorized vehicle that cannot operate on its own power shall NOT remain on the Covered Bridge premises for more than twenty-four (24) hours. Repair of any vehicle is limited to flat tire repair. battery repair and/or emergency repair sufficient to get the vehicle started. All parked vehicles must be currently registered or will be towed pursuant to FL. Statute 715.07.

3. Residents. short-term visitors and/or guests who need to park a boat. or RV need to obtain permission from the Board of Director, sign a waiver of responsibility and receive information as to the parking area and fee charges. which, in any case, is only temporary. If these vehicles are permitted parking at the Saw & Hammer, they are not permitted to use any of the Saw & Hammer facilities. In no case, may anyone live in the RV while parked on association property.

4. It is strongly recommended that vehicles NOT be left behind in either inner or outer court spaces by residents temporarily vacating their unit. Such vehicles may be in the way of road and/or paint-spraying, tree trimming and removal. etc.

5. If leaving a vehicle becomes absolutely necessary, please advise the Covered Bridge office and leave with them a vehicle key along with other important vehicle identification. All information will be held in a locked file. (Also leave a key with a neighbor).

6. Car covers shall be kept in acceptable condition and must be replaced if showing signs of deterioration.

7. Vehicles with after-market modified exhaust systems are prohibited on Covered Bridge property.

TRAFFIC CONTROL:

DO NOT drive more than 20 miles per hour in/on any internal lane or street Observe all "STOP" signs Use your directional signals Observe all crosswalks

TOWING POLICY:

Pursuant to Fl. Statute 715.07, the Association may tow a vehicle if they are in violation of any of the following'

Vehicle that restricts normal operation of business Improperly/illegally parked Not properly registered or insured Not in working condition

In most cases, the Association will sticker the passenger side window with a notice of violation and will allow the owner to correct the violation with 24 hours. If the owner fails to comply. the vehicle will be towed at the owner's expense. Name and location of the towing company is posted at the entrance of the community

USING OUR DUMPSTERS PROPERLY

Schedule:

Tuesday & Saturday: Garbage

Friday: Recycle Bins

Thursday: Bulk Pick Up

Here are a few simple guidelines that will make trash disposal more pleasant for all of us.

Use your garbage disposal for most of your raw garbage. This will save trips to the dumpster and avoid filling the dumpsters before the weekly trash pick. (Trash is pick-up more frequently during the winter season).

THE YELLOW DUMPSTERS ARE FOR PAPER: Newspapers. magazines, catalogs. telephone books, cardboard boxes-flattered and cut into no more than 3 x 3 ft. pieces.

THE BLUE DUMSTERS ARE FOR GLASS, PLASTIC, ALUMINIUM AND STEEL: rinsed aluminum and steel cans. plastic water and juice bottles, foil pie plates, rinsed glass bottles and jars, milk and juice cartons, plastic containers.

THE GREEN DUMPSTERS ARE FOR GARBAGE AND PET WASTE ONLY: Do not hang plastic bags that you may use to carry out your papers or cans on the

dumpster handles or place then in the yellow or blue recycle bins. Please return them to a local store that has recycle bins for them.

RESALES

Prospective buyers are subject to the same conditions as the original unit owners. Among those conditions is the fact that at least one person living in the unit must be 55 years of age. No one under sixteen (16) may reside in the unit and no more than three (3) people may occupy a unit.

The seller must obtain an 'intent to sell" form from the office along with all other necessary documents. These must be filled out by both buyer and seller and returned to the office with the completed application and a $100.00 non-refundable administrative fee. Checks must be made payable to Covered Bridge Condominium Association. When approved by the Board of Directors, the properly notarized documents will be forwarded to the closing agent as listed on the application. This process can take up to thirty (30) days. (The Board of Directors has the Right of First Refusal on all sales.)

To avoid any misunderstanding, visit the office before contacting prospective buyers to be sure you are aware of all existing conditions and that you or your realtor have all the necessary documents.

A New homeowner orientation will be presented by the Board of Directors.

RENTALS

The unit owner must obtain an ''intent to rent" form from the office along with all other necessary documents. After all the documents are filled out, they must be returned to the office with a S100.00 non-refundable administrative fee. Checks must be made payable to Covered Bridge Condominium Association. If the renter has resided here previously. the fee may be waived. When the rental has been approved by the Board of Directors the owner will he notified. This process can take up to Thirty (30) days.

No rental can be for less than three (3) months or more than one year. No owner may rent their unit more than once per year. The same age restrictions and three person limit applies to rentals. In extreme hardship cases. the Board of Directors may make an exception to this rule. All payments, maintenance or special assessments must be current in order to rent your unit. If. at any time, the owner becomes delinquent, the Association has the authority per Fl. Statute to collect the total amount of the rent from the tenant. To avoid any misunderstanding, visit the office before contracting with any prospective renter to obtain all necessary documents and become aware of all conditions that apply. A New tenant orientation will be presented by the Board of Directors.

HURRICANE DEFINITIONS

TROPICAL STORM WARNING: National Weather Service announcement that a tropical storm is expected in our area in the next 12 to 24 hours.

HURRICANE ADVISORIES: Notices numbered consecutively for each storm describing the present and forecasted position and intensity of the storm. Advisories are issued at six hour intervals. Bulletins provide additional information. Each message gives the name, eye position, intensity and forecast movement of the storm.

HURRICANE WATCH: National Weather Service announcement that hurricane conditions may develop and threaten our area within the next 24 to 48 hours.

HURRICANE WARNING: National Weather Service announcement that a hurricane is expected in our area within the next 12 to 24 hours.

HURRICANE CLASSIFICATIONS

Category 1: Wind velocity of 74-95 mph. Primary damage to signs. shrubbery and unsecured materials. Tides ate 4-6 feet above normal.

Category 2: Wind velocity of 96-110 mph. Major damage to signs and exposed mobile homes. Damage to roofs, windows, and trees. Tides are 6-8 feet above normal.

Category 3: Wind velocity of 111-130 mph. Large trees downed, serious damage to roofs and windows. Tides are 9-12 feet above normal with serious flooding along the coast.

Category 4: Wind velocity of 131-155 mph. Destruction of mobile homes, serious roof damage and some damage to small buildings. Tides are 9-12 feet above normal with areas less than 10 feet above sea level flooded for up to 6 miles inland.

Category 5: Wind velocity greater than 156 mph. Extensive damage to all types of construction with some building failures. Tides are more than 18 feet above normal and major damage is expected all along the shore. Evacuation may be required for as much as 10 miles inland.

PLEASE NOTE: No matter what the classification, any tropical storm can be dangerous and cause destruction.

Remain indoors during a storm. If the calm center (eye) passes directly overhead. there will be a lull in the wind lasting a few minutes to an hour or more. DO NOT go outside. Remember at the other side of the eye the winds rise very rapidly and come from the other direction. Electric, water, and telephone services may be interrupted. Stay calm and listen to your radio for the "all clear" signal. Do not leave your home and do not sightsee.

During a storm and in the aftermath there are very little emergency personnel (911) or Seacrest employees can do until the area is secure and safe.

If the hurricane is classified as a Category 3 or higher, emergency vehicles and the Sheriffs department "stand down" and take refuge in a designated Storm Shelter and will not respond to your calls until an "all clear" is declared.

HURRICANE PREPAREDNESS

BASIC SUPPLIES YOU SHOULD HAVE ON HAND

1. Flashlights and/or battery powered lanterns 2. Battery powered radio 3. Several days' supply of drinking water. 4. First aid supplies 5. Duct tape 6. Heavy plastic to cover broken windows if necessary 7. Packaged or canned food that can be eaten without cooking 8. Any special dietary food 9. Can opener-non electric 10. Medications 11 Fill car's gasoline tank 12.Cash on hand in small denominations 13. Extra batteries

Do not wait until the hurricane alert before securing the supplies listed above. Store inventories are depleted quickly when everybody rushes to buy at the last minute and you may not be able to purchase what you need.

NOTE: • DO NOT USE CANDLES • Clear your patio of objects that may become projectiles during the

storm, i.e. flower pots. ornamental decoration, patio furniture. bicycles (Objects remaining outside will be removed and disposed of)

• Medications that need refrigeration can be stored in the clubhouse refrigerators which will be available once it is safe for personnel to operate the generators. Please place them in a clearly marked container labeled clearly with you name, unit number and phone number.

• Please let your neighbors know if you are remaining in your home or it you are leaving

• Review insurance policies • Decide on a safe room • Make an inventory of your possessions (take photos if possible) • Know the locations of shelters • Make arrangements and/or get supplies for your pet (see Pet

information handbook) • Check your court for trees and bushes that may cause problems and

check for any items left by snowbirds that might become flying missiles. Notify the office of any that you see. Remind your neighbors to take care of them if you notice any of these around their unit.

Be a good neighbor and find out who will be staying here and who is going away. If possible try to get a phone number of those who are leaving.

Who in you court will need help? Who needs to go to a shelter? Help them to identify the nearest shelter appropriate for them. Help them fill out registration forms. (Their doctor may have to fill it out for them). Make sure they have arranged for transportation if their application is approved. If they are going to a shelter. they must have supplies for 5 days. The clubhouse will have refrigeration for medications after the all clear" and the generators are operational. Medications must be in a container

clearly marked with the name. unit number and phone of the owner. Find out who has butane stoves and grills and if they would be willing to have others

use them for cooking.

NOTES.

AFTER THE STORM

Severity of the storm, status of utilities and damage incurred will dictate the length of time it will take to initiate emergency measures to work toward resuming normal operations.

The immediate top priority of Seacrest staff is clearing any blocked roads within Covered Bridge to expedite emergency vehicle access and clearing drains to expedite drainage and responding to any emergencies on the property.

Remain indoors until the official ''all clear" is given. It is very risky to wander outside after a storm, especially at night. Downed wires and deep water hiding a dangerous condition such as a sinkhole or debris can pose serious threat to your safety.

Call police or the utility company immediately to report downed power lines. II a "boil" water is issued, boil water for 3 -5 minutes al a rolling boil or acid 4 water

purification tablets per gallon or add 8 drops of household bleach. Remember, we get our water from Palm Beach County Water District, not the Lake Worth Water District.

Check on your neighbors to see if anyone needs help. Maybe a buddy system could be worked out.

ADDENDUM TO RULES & REGULATIONS HANDBOOK VEHICLE & PARKING RULES

Decal issued under the following conditions:

#1 Decal holder agrees to abide by the declarations, bylaws, resolutions, rules & regulations of Covered

Bridge Condominium Assn. as amended from time to time, including, but not limited to these provisions

and/or rules which the Association has made or will make concerning the use of parking spaces and to

conform and comply with all municipal, county, or other governmental laws rules and regulations pertaining to motor vehicles

#2 Spaces assigned to each individual unit are for that unit's exclusive use.

tn fine vehicle per unit is permitted to he parked in such limited common element. The authorized resident may cede his/her space for use by anyone of his/her choosing as long as the vehicle conforms

to rules related to in court parking. Such assignment shall be in written form and filed with the

association if the assignment exceeds a period of seven days

#4 Renters will be issued a decal (with an expiration date which mirrors their lease)as long as they provide a copy of their current lease, vehicle registration and insurance card. Vehicle registration and insurance card must match the name of the renter or legal occupant.

# 5 Any vehicle parked within association property without a current valid registration tag is deemed to

be inoperable and will be towed at the owner's expense. A first warning giving 7 days to remedy will be

issued. If necessary a second warning will be issued giving 4 days to remedy. If on the 12th day the

vehicle is not in compliance, it will be green stickered and towed on the 3rd day after the sticker is placed on the vehicle. (In essence the vehicle owner has 15 days to remedy before towing occurs)

#6 It is the vehicle owner's responsibility to report any changes in registration (or vehicle) so that a new

decal can be issued

# 7 Decals will be issued upon presentation of the vehicle's registration and insurance card which must

match the name of the authorized resident, legal occupants or renter. All legal/valid residents of a unit

who own a vehicle shall be issued a decal, upon proper documentation, however only 1 vehicle per unit shall be parked in the Court where the space assigned to the unit exists.

# S No decal will be issued to any commercial vehicle and no commercial vehicle shall be left or stored

on condominium property per Article XIV Rules & Regs Section 3 (e)

#9 Commercial vehicles parked in the perimeter overnight must have a cover (cab, tarp, etc) so that

tools and ladder, etc are not visible. Any commercial signage must be covered.

#10 No decal will be issued to any motor bike (cycle) over 150 cc's and said type of bike/cycle shall not

be parked anywhere on condo property overnight.

#11 Decals shall be applied to the outside rear driver's side window on the lower left and nowhere else.

#12 Vehicles within the courts and all guest spots along the perimeter shall be parked "nose in" with the

license plate, registration sticker, and association decal visible to a passerby. Trucks with hitches which

might extend over the allowed parking spot may park rear in and may in the future, be required to park in certain designated spats only

#13 No vehicle shall be parked overnight in a court guest spot

#14 The Association reserves the right to require temporary removal of any vehicle occupying any

parking space on Association property if said space or surrounding areas require repairs. The association

shall give two days notice of the need to remove a vehicle unless an emergency situation exists. The

association shall not be liable for any diminution in value or incidental or consequential losses resulting

from such temporary removal for such maintenance, repair, or access. If the vehicle is not removed by

the owner, the Association shall remove it, at cost to the owner.

#15 Care giver's will be issued a "hanger" provided by the association upon the request of the

authorized resident any legal occupant, renter or the individual who has POA for the occupant.

"Hangers" will have an expiration date and will need to be renewed every 30 days
