11. Heating:

a. Space Heating in select common locations and building-wide domestl'.: hot water will be provided with hot waterfromtwo (2) natural gas .fired LAA.RS RBEOS non-condensing boilers in the rooftop boiler room The input for every boiler will be approximately 2400 MBH. The boilers will be contro&d by a Tekmar275 or equivalent boiler control pane~ which will receive inputs from bot water storage tanks and outside airsensorand will provide a signal to modulate the boilers and associated pmnps. Boilers will be installed on concrete pads with vibration isolators.

b. The pool area is served by a split pool AC/dehumidification unit with hot water coil and remote dry cooler located on the roof(Seresco model NE-007 or equivalent).

c. Two (2) 35 gpm pumps provide hot water for building space heating. T-oo (2) 170 GPM pumps provide hot water to two (2) Instantaneous indirectbot water heaters (TurbomaxModel T-109 or equivalent) for the generation of domestic hot water.

d. Condominium Units will be heated and cooled by variable refrigerant fhw (VRF) systems with heat recovery (LG or equivaleat). Tbe indoor units serving the apartments wiU be horizontal, ducted, ceiling-hLmg heat pUII4JS. The indoor heat pumps will be ducted to linear bar grilles and rectangum registers anddifftlsers toprovideproperairflowin all living spaces.Amenity spaces are also served by VRFs. Conidors are served by chilled watedhot'

water fan coil units coupled with VRF condensing units. Condensing units will be mounted on the roof with vibration isolators.

e. Master bathrooms are provided with electric radiant floor heating. "·

f. Capacities of the heating systems for the common areas and dwelling units are siz.ed to meet the New York City Building Code and New York State Energy Code, providing a minimum interior temperatute of 70 degrees Fahrenheit at an outside air temperature of 13 degrees Fahrenheit.

12. Gas:

a. Type: Con Ed will supply low pressure gas service from the existing street gas main in F.ast 11th Street.

b. Meters:Therewill befo ur(4) meters. One (1) meter will be for the building heating and domestic hot water boilers, one (1) will be forresidential unit gas cooking ranges, one (l) will be for gas dryers, and one (1) will be for Penthorn;e E. With the exception of Penthouse E, all gas usage, both for common areas an.dforthe individualres ideotialCondominiurnUnits, wiU be borne by the indiv id ua lres idential Condominium Unit Owners as a com1mn expense. Penthouse Ewill have its own meterand will be billed individually by ConEcl.

c. Piping: Piping is steel with threaded malleable iron fittings.

13. AirConditioning:

a. Air conditioning (and heating) for the Condominium Units is provided variable re.fiigerant flow (VRF) systems with heat recovery (LG or equivalent). The heat pump units shall be complete with allrequiredbloweis, controls, valves, coils, dampers, filters and 7-day programmable room thennostats.

b. Bedrooms and living rooms of every will unit be served by one of six (6) different vertical heat-pumps units depending on the individual load requirement of the respective rooms as indicated below.

d. Amenity spaces are also served by VRFs . Corridors are served by chilled water/hot water fan coil units coupled with VRF condensing units.

f. All energy consumed for air-conditioning common areas will be billed by the utility and bome by tbeCondominiumAssociationas a common expense to the individual Condominium Unit Owners.

g. All energy consumed for air-conditioning and heating residential units will be sub-metered and billed to tenants based on actual constm1ption via LG Tenant Billing System(orequivalent).

h. Air cooled condensing units will be installed onsteeldunnageandvibrafion isolators. Utility fans will be installed on concrete curbs and vibratbn isolators.

14. Ventilation:

a. Eveiy residential Condominium Unit bathroom will be provided with rnechanicalexhaust by fans connected to exhaust shaft-ways in accotdance with New York City code requirements.

b. Eve.ry bathroom within eveiy aprutment will be provided with a Constant Air Regulator (CAR). The CAR will maintain a continuous exhaustof30 CFM. The toilet exhaust fans, located on the rooflevel, will run continuously.

c. Eveiy kitchen within eveiy apartment will be provided with a Constant Air Regulator (CAR). The CAR will maintain a continuous exhaust of 50 CFM. The kitchen exhaust fans, located on the rooflevei will run continuously. In addition, penthouse kitchens will be intermittently exhausted to the outside via range hood.

d. All bathroom and kitchen exhaust branches connectingto risers will be provided with an internal boot or a fire damper.

e. There will be approximately twelve (L2) toilet exhaust risers exhausting to approximately seven("!) fans, approximately fourteen (14) kitchen exhaust

f. The interior public conidors will be provided with ventilation airviafan coil units with ducted outside air connections and outside air fans.

g. The gas meterroom will be ventilated via a passive vent system in accotdance with the local utility company.

h. The outside air ventilation requirements for the Condominium Units on the amenity through 6th floors are met by means of trickle vents installed in w.indows. Penthouse level units are provided with ducted fresh air.

i. The elevator control rooms on the roof serving PE-1, PE-2, PE-3 and PE-4 will be provided with a dedicated split heat pump sys·tem. Ventilation is provided forthe hydraulic elevator control room located in the amenity level via l 8x8 duct terminating at a side wall louver

j. The top of the elevator shafts is provided with a 12 square foot louver with a 9 square foot motorized damper. The motorized damper is held in a closed position and will open whengiven_signal:fromthe local area smoke detector.

k. The top ofevezy stair bulkhead is provided with a gooseueckwith mo to rued damper. The motoriz.ed damper is electronically held in a closed position aod will open when given signal from the local area smoke detector.

I. Ductwork on the roof will be provided by duct wrap. Refrigerant piping will be enclosed in insulation.

m Ventilation rates for the building areas are approximately as follow.;: i. Public Corridor. 50 CFM percorridorcontinuous. ii. Bathrooms: 30 CFM continuous.

iii. Kitchens: 50 CFM continuous. iv. Penthouse Kitchens: 50 CFM continuou; exhaust and 500 CFM of

intermittent exhaust. v. Refuse Rooms: 50 CFM continuous.

vi. Amenity Spaces: Outside air in compliance with NYC 2008 Mechanical Code.

15. ElectricalSystem:

a. The Con Ed electric se1vice will enterthe building underground onEast 1111i Street. Newtransfon:ner and bus vaults will be provided by Con Ed and will be tied to an existing trans fonner vault through a bank of conduits encased in concretemnniug insidethe building's amenity level. ·

The third party billing company wi.ll read the cooling/heating systemelectri: meters monthly and will proc~ a bill based on the actual consurnptim of each building unit. Resident electric bill from a third party billing company will contain infonnation including opening and closing meter reads, a breakdown of dolhr amounts billed, the total charge fo rthe period and total amount due. Other feature of this meter will include a non-volatile memory.

Inno eventwill the totalannualrates (including a monthly admin istrativechruge) exceed the utility's tariffed residential rate ford irectmetered service to such residents as speclfied in Part 96.2b3 Residential Sub metering-(Public Seivi:e Law, §§65,66).
