Oro Valley is a suburban town located 6 miles north of Tucson in

Pima County. According to the 2010 census, the population of the

town is 41,011, an increase from 29,700 in 2000 census. Dubbed the

TUCSON Tucson’s office fundamentals remain stable. State and local government incentives attracted a series of corporate relocations and expansions to Tucson recently, bolstering office demand and enabling strong vacancy compression.

Tucson’s vacancy rate continues to trend below the national average in 2018. Furthermore, with most of the under construction office projects already spoken for, vacancies are unlikely to be impacted by supply-driven pressure in the near term.

Strong demand for Tucson office space has bolstered fundamentals. This cycle’s construction has been far more measured than the last, and steady absorption gains have compressed vacancies to their lowest point since the last recession. Furthermore, with relatively few projects in the pipeline, supply-side pressure appears unlikely to be a factor in the near term.

Office-using employment growth received a substantial boost in the past several years, largely due to expansions by companies such as Comcast, Caterpillar, and Raytheon. Job creation in higher-paying office positions bode well for Tucson’s office market, which has long needed a jolt from corporate investment.
