With so many mixed signals regarding the economy, are buyers still waiting to in- vest in real estate? In some markets, savvy investors are acquiring tremendous real estate deals as they sift through numerous distressed properties looking for motivated banks or sellers willing to negotiate. On Sanibel and Captiva, however, there have been only a few distressed properties, but they have affected the values of real estate on the islands. Most sellers have a hard time accepting it, but short sales and fore- closures have changed our market, and that is why the number of closed and pending sales has increased in 2011. Through November this year, there were 30% more single family home sales on Sanibel over last year. The average price increased six percent while the median price decreased five percent. During the same time period, the num- ber of condominium sales increased 10% over 2010 with no significant change in average or median sales price. As the values of the homes dropped, many buyers feel that it is less expensive to buy and remodel an existing home than to build a new home. Therefore, lot sales on Sanibel have slowed down and the av- erage sales price has dropped about 30%. On Captiva, as sellers finally ac- cepted the adjustment in values, the sales doubled over 2010, but both the average and median prices declined more than ten percent. Condominium sales remained fairly level, but the me- dian price dropped more than 30%. Even though the inventory histori- cally picks up in the late fall and early winter, the inventory is lower than last year. With a leveling off of prices, mod- erate inventory and low interest rates, we are poised for another good year of sales on Sanibel & Captiva.
