Editors letters are meant to be interesting, insightful and make you ponder the complexities of life. In fact I started this one out by telling you about a presentation I did recently on time versus seasons.....feel yourself falling asleep already? yeah, I thought so. Those editors letters are reserved for the rest of the year where we’re in busy busy mode and ready to take over the world, full of gusto and energy.

This editors letter, the one at the end of the year that you more than likely reading on a couch or outside by the pool, isn’t supposed to be that and I’m not going to make it either....shew, great save you must be thinking! All I want to do is take a moment to welcome you to San Lameer and the south coast. There is something special about this part of the world that just helps make you feel like you’re on holiday and we hope that you catch the ‘holiday bug’ quickly. Nothing will make us happier than knowing you’ve been able to kick off your shoes, feel the sand between your toes and have been able to unwind just a little. That’s what holidays are all about and that exactly what’s suppose to happen on the estate.

We hope you enjoy this holiday edition of the magazine, there are some great updates on the estate and what has been happening, in between connecting with family and friends. until we get to chat again in the next edition may you have a merry christmas and a happy New year!

W e have once again come to the end of a particularly blessed year for San Lameer. Our financial situation is

very sound, security has been very good during the past year and we were fortunate to have hosted the 2015 SA Woman’s Open Golf championship, which was again a huge success even though, due to a lack of substantial sponsorship, only a handful of international players entered to play in the event. San Lameer still got exposure in the national media and on television.

We are excited to welcome back our non-residential homeowners to our Estate for an enjoyable and well-deserved season of rest and recuperation. I hope you will experience peace and tranquillity in an area far removed from the violence and stress that you have to endure in our larger cities and metropolitan areas.

We are also trying our utmost to create new facilities and continuously maintain the existing thereby fulfilling our obligation to secure the interest and enhance the investment of our members by looking after the Estate in its entirety. An exciting new facility that is in progress is an 8 kilometre mountain bike trail being built on the Estate. We are really pushing the contractor in an effort to be able to present this exciting new facility to our members effective 12 December 2015. If we do manage to succeed, please bear in mind that the trail will lack the final touches that will be attended to early in January 2016.

From the MDDue to the increasing number of visitors to San Lameer, especially during this time of the year, your attention is again drawn to the House Rules, with specific reference to the traffic rules, issuing of fines and the provisions limiting the number of people per villa. It is imperative that the safety and comfort of all people on the Estate are ensured, and that the services of San Lameer are not over-burdened due to being utilized by too many people at one given time and thus creating a health risk.

I would also like to take this opportunity to thank our outgoing elected board member, mr John mowat, for his involvement, support and wisdom during the past years that he has served on the board. John has unfortunately not made himself available for re-election, but Jan zeederberg, Andries brink as a director in the capacity of President of the country club and Joe bester as a director representing the Estate hotel will continue with their services in 2016. Please take note that details of our December entertainment programme, as well as the golf, church and library programmes appear in the centre area of this magazine issue. may I also take this opportunity to wish you and your family a very merry christmas and a prosperous and peaceful New year!

ANNUAL GENERAL MEETING HOA AND GOLF CLUB / INFORMATION MEETINGPlease take note that the Annual General meeting (AGm) of the Association will be held in the community hall in the basement of the Estate Office Building at San Lameer on Tuesday, 22 December 2015, at 15h00. The Golf club AGm will be incorporated into the hOA AGm. Kindly take note that, although all our homeowners are welcome to attend the meeting, only those who hold registered title to a villa on the Estate, or their appointed proxy, may vote. A proxy need not be a member of the Association. In terms of Article 11.11 (“Voting rights”) of the memorandum and Articles of Association of the San Lameer master homeowners Association NPc, the instrument appointing a proxy shall be in writing, signed by a member concerned or his duly authorised agent in writing, but need not be in any particular form, provided that where a member is more than one person, a majority of those persons shall sign the instrument appointing a proxy on such member’s behalf.

furthermore, no person other than a member duly registered, and who shall have paid every levy and other sum, if any, which shall be due and payable to the Association in respect of or rising out of his/her membership, and who is not under

suspension, shall be entitled to be present or to vote on any question, either personally or by proxy, at the AGm.

In terms of Article 12.3 of the Articles of Association, nominations for the appointment of a director, including those standing for re-election, must be received in writing at the Estate Office not less than 48 hours prior to the commencement of the Annual General meeting.

members are also invited to attend a General Information meeting and homeowners forum from 10h00 to 12h00 on monday, 21 December 2015, in the basement of the Estate Office Building. The Directors will be present to discuss homeowners Association issues of general concern.

HOA – UGU AGREEMENT: BULK USER – WATER/SANITATION A letter was recently sent to ugu (including three reminders) to inform their management that their finance department has apparently cleared all records of San Lameer clients and have sent NIL-balance statements to our homeowners and advising them that San Lameer has now taken over the billing. The non-existence of any signed Agreement between ugu and the San Lameer master homeowners Association is causing confusion among our homeowners and will result in a lack of income for ugu of all registered dwellings and the Estate hotel until such time as this Agreement has been signed. Although we have proof of all water meters on the Estate as read end September 2015 together with the ugu meter readers, we are not able to bill our homeowners and other role-players until the signature of the Agreement and some further questions to be answered by ugu. This also creates confusion when we are requested to submit clearance figures for sales as we do not know at what rate we will be billed as a bulk user because there is no Agreement.

Please be advised that no feedback has been received from ugu to date regarding the billing and the signing of an agreement to finalise the taking over of the meter reading and billing by the homeowners Association. We wish to advise you that, should you receive an account from ugu with a NIL balance, to preferably not pay any amounts over to ugu thereafter but rather set aside a provision for a future account that you may receive from the Homeowners Association effective end September 2015. however the decision to do this will be left entirely up to each individual homeowner, but the homeowners Association is of the opinion that there is no risk of any water supply being interrupted if you have received a statement from ugu showing a NIL balance end of September 2015.

Another possible alternative being considered by the board of Directors to address this matter is for the homeowners Association to make a provisional water and sanitation charge on your levy account until such time as the matter is finalized, to avoid the possibility of one large account when the agreement is eventually signed. The board has made this decision subject to management investigating the practical implementation thereof.

The final readings taken by Ugu, in the presence of representatives of the homeowners Association, were towards the end of September and you will possibly be charged from that last reading up to the date of finalizing the matter.

We once again apologise for the inconvenience and confusion that this has created, but resolving this matter is out of our hands. We are continuing to urgently pursue the matter with ugu and will keep you informed about any further developments.

10 000 brochures was distributed at a 130 sites over 3 months. 6400 brochures were

taken from the different sites by potential clients. A final report by Brochure Management

will be given to me by 7 November 2015. The rest of the maps that is left over will be

kept at the sites for further distribution.

The new brochures were also distributed at the Margate Airport in our branded lounge

area.

1. Villa Rentals

To list with as many relevant national websites as possible to increase awareness and

‘bums in beds’.

We have the following online listings running where we work on a commission basis:

• Travelground • Expedia

• Golf KZN

Villa Rentals feedback was that they are happy to continue with Groupon. We have to

relook at Safarinow, Travelground and Expedia.

2. Country Club

To list with as many relevant online websites as possible. This will increase awareness

and get players on the golf course.

To entice guests in our Villa Rentals database to re-visit San Lameer Estate by offering

a value for money and appealing special offer (in this case Spring Special day stay 2

nights get a 15% discount.

We will also be sending out the Pre-Season special that will appear in the Sunday Times

to our database.

The Country Club and San Lameer Resort Hotel are currently running a Stay and Play

Package on the Hotel’s website. We will also advertise the stay and play through the

weekly newsletter that Dale Hayes sends out to his database.

All 500 tickets for the Parlotones is sold and paid for. All other documents such as

Engineers certificate for the stage and sound, Public Liability Insurance and Security

Plan, etc is confirmed.

The ECR Campaign ran from the 3rd of August 2015 to the 25th of September 2015.

The first 7 weeks our San Lameer jingle advert was played on ECR every Sunday. The

8th week we ran a website competition with ECR where the listener stood a chance to

win a holiday worth R23 000.

The campaign ended the 25th of September 2015 and Mr Louis van Wyk was

announced as the winner. He arrived the 15th of October and departed the 18th of

October. The winner was personally welcomed by Jolanda Cloete (Marketing) and

Marieta Badenhorst (Villa Rentals).

I would like to thank the hotel, spa, club and villa rentals for their contribution towards

sponsoring the prizes for this campaign.

The two corporate videos for Villa Rentals and Country Club are completed.

• The Villa Rentals video showcases some of our beautiful villas and relaxing

atmosphere as well as activities on the estate.

• The Country Club video showcase the halfway house, lounge and pro-shop as well as

our wildlife and beautiful course.

The Leisure Desk has been upgraded and there is a very good visible difference. More

equipment was bought to the amount of R20 000 for the Leisure Desk. We now have a

total of R42 000 worth of new equipment at the Leisure Desk.

Marketing matters and initiatives that were implementedHighlights of the past three months and further continuous drives include:

VODAcOm – INSTALLATION Of OPTIc fIbREOnly 49 out of 616 homeowners and the Estate hotel expressed interest to sign contracts with Vodacom to become a user of their offer to install optic fiber at their cost on the Estate. I am negotiation with Vodacom through Tech5, their appointed project management company, to come to the party to build on risk and or to look at possible holiday packages and a response is still awaited.

Another option is to request tenders from independent installers of optic fiber that will allow the homeowners to sign up with the service provider of their choice. This project is ongoing and any final proposal will be tabled at a board meeting for approval.

SEcuRITy mATTERS INcLuDING fENcE AND cAmERA SySTEmSNo security breaches or burglaries into villas by intruders breaching the security perimeter fence were reported since february 2014.

The cameras and fence are all operational and in a working condition. An order for the new energizers, as budgeted for, was placed with the manufacturer.

Small clearVu fence panels were also ordered so that the new fence sections on steeper gradient areas can be completed.

ESTATE GARDEN & GROuNDS In general the estate gardens and wild areas are looking fairly lush and green compared to the rest of Kwazulu Natal. It is not as lush and full as it should look but considering all the factors, the estate is very neat.

We have been in drought conditions since the summer of 2014 which was the driest year on record for almost 20 years. year to date in 2015 we have had 632mm of rain compared to 540mm rain this time last year, thanks in part to the 101mm we had in September.

All the antelope species, Dassies and other wildlife have been browsing heavily

on the estate gardens and the browse line is still very visible. hopefully, the removal of 19 Impala will allow some gardens areas to recover better if the rains arrive soon.

The new planting in Lots 19 and 20 behind the contractor is moving along nicely creating a fresh look in some of the old coppers creek gardens. The lawn areas will need rain and fertilizer to recover fully which will hopefully happen before December season.

The wild grass areas and Strelitzia areas that were cleaned and burnt are also on the way to recovering. A wild grass seed mixture has been sown and some germination is expected soon.

The feature gardens throughout the year have focussed more on mass planting of clivia species and creating wildlife friendly grassland gardens. The latest gardens at the beach parking and new bridge are settling in and should look lush soon.

WORK DESCRIPTION

• Sections from the Contractors’ Entrance up to the garage complex have been installed;

• Sections from the beach entrance towards the lagoon are now being erected.

• Concrete works and other support work were done at the Golf course;

• Handrails have been erected at the steep steps at Lot 32 leading to villas 3212 and 3215;

• A new monkey bin has been erected at the entrance to Lot 143;

• New speed dips were built adjacent to Lot 104 on the main road and near the Lot 29 entrance;

• The paving at Lot 24 was lifted and levelled;

• A complete new bridge and pathway was designed and constructed between tennis courts A and

B leading to tennis court C;

• Walkway at Villa 3511 was repaired;

• Roofs of all staff toilets on common property were cleaned and leaves and pieces of branches

removed.

• Estate Reception walls and ceiling have been repainted;

• Caddies toilets and the Pro Shop Office has been painted;

• All newly built speed dips were painted and the annual repaint of the road markings has

commenced.

• A new monkey-proof bin has been made and installed at the entrance to Lot 20;

• A new monkey-proof bin is also being made for installation at Lot 143.

• All thatched roof of all Lapas on the Estate, including the golf course, were repaired by an

outside contractor;

• New wooden road signs were made as replacement for rotten and broken signs on the Estate.

The control of certain alien invasive species has been fairly consistent. It does seem however that in particular Ipomea purperea (morning glory creeper) needs to be look at in depth and controlled more aggressively on the forest margins. The new mTb trail will also allow us access into areas we were not controlling before. Obviously, weed control in an estate this size will never stop.

The water lettuce problem in the irrigation dam is also under control but needs to be monitored for any further blooms. The worrying issue with this dam is the extremely low water level due to the low rainfall.

The imminent arrival of the new morbark chipper from America in mid November 2015 will start to alleviate the chipping backlog and also allow more compost to be produced and dispersed into the gardens. It is believed that the regular composting and mulching of the estates gardens is the only and best way to survive any further drought conditions.

The new hino 300 truck has arrived at the end of October 2015 to replace the duties of 1 tractor and trailer and also allow for the safer transportation of Leitch staff onto the estate. All the other equipment is being serviced as and when needed but an ongoing replacement plan is in place.

The nursery area is being utilized well and lots of stock plants were produced to help landscape Lots 19 and 20. This did deplete the stock over the winter months but quantities should improve in the warmer summer months which allow for faster propagation of plants.

Otherwise the estate is neat and tidy, with few serious garden/grounds or wild area issues.

ScOOTERS ON ThE ESTATEPlease take note that the usage of petrol or battery-driven scooters on the Estate is not allowed due to the fact that these machines are usually driven by very young children who have got no

knowledge of traffic rules and who show no consideration towards other road users.

ROOfING Of cERTAIN bALcONIES AT SEcTIONAL TITLE uNITSA proposal by the Town Planning and Amenities committee to permit the roofing of certain balconies within Sectional Title development Lots at San Lameer was approved by the board of Directors subject to the following:

a. The amendment of the Town Planning Scheme;b. Only applicable to Lots 19, 20, 25 and 28;c. Only balconies on first floor level and above;d. Only concrete balconies where there is no existing roof structure whatsoever;e. It should be designed by an architect that is on the San Lameer panel;f. The roof should blend in with the existing roofing structures at San Lameer and aesthetically acceptable. Kindly contact Pine Pienaar at the Estate Office for more detail.

ESTATE uPGRADE AT LOTS 19, 20, 26, 27 AND 28 AND GENERAL mAINTENANcEThe upgrades at Lot 19 and Lot 20 was completed by mid June 2015 and end of November 2015 respectively. Although a few complaints were received about the finishing touches and paintwork, the compliments and positive commentary exceeded the negative ones by far. I would like to thank all the homeowners in these two Lots for their understanding, support and contribution to make San Lameer a better place for all. homeowners in Lots 26, 27 and 28 have already received letters informing them about the upgrade and maintenance that will commence at Lot 28 in April 2016 through till 30 November 2016 and Lots 26 and 27 from 30 January 2017 till 30 June 2017. I would like to thank these homeowners in advance for their cooperation and support.

fORTy, AuDREy - Passed away at San Lameer Estate on November 17, 2015, just a few months after her 88th birthday. She was born on August 1, 1927 in England. mrs

forty became a homeowner at San Lameer Estate in 1977 and was part of the San Lameer family for more than 38 years. On behalf of San Lameer Estate we would like

Seasons come and seasons go but summer is the time when everybody starts planning their

christmas holiday at the seaside and what better place to spend it, than at the gorgeous and tranquil San Lameer, on the South coast of Kwa- zulu Natal. bookings have been very good this year taking into consideration the financial climate of the country. We are working very hard to ensure that everything is according to standard. We have made a few changes and we would

like to ensure the owners that we will always do our outmost to protect their investments. holidaymakers are our main source of income and we have planned a full program for them for the coming season.

We also extended our office hours to accommodate them. We will be open until 19h00 in the evening from 15 December until 7 January. We are here to serve and make their stay a memorable one. That is our mission

and with the help of all the staff we will accomplish it. my door is always open. It is hart warming to see the same holidaymakers returning every year, this shows us that we are definitely on the right track.

We wish you and your family a happy and safe christmas and wonderful festive season.

n general the San Lameer estate gardens and wild areas are looking fairly lush and green compared to the rest of Kwazulu Natal. It is not as lush and

full as it should look but considering all the factors, the estate is very neat.

We have been in drought conditions since the summer of 2014 which was the driest year on record for almost 20 years! As I write this article, year to date in 2015 we have had 632mm of rain compared to 540mm rain this time last year, thanks in part to the 101mm we had in September. but, even though we are slightly ahead of last year’s rainfall, we are still way below the last 20years average rainfall. This obviously has a compounded negative effect on the water table level in the soil and then moves upwards to the groundcovers, shrubs and trees which start to show signs of water stress.

We are currently in a weather pattern called El Nino. Summarised, El Nino is above average Pacific Ocean sea surface temperatures and atmospheric conditions that change the places storms go. Yes, our weather is influenced from that far away!!

El Nino is not all bad, for us on the east coast of SA; it means higher than average temperatures and lower than average rainfall. It does not mean we will not have any rain, just less than average. The issue is than El Nino has come on the back of a dry period in SA, which naturally happens, and now El Nino will not allow us to have our normal heavy summer rains……. Good news for those beach loving homeowners in December. bad news for our gardens…..

The best ways to combat this drought is to plant indigenous, endemic plants as well as water wise plants on the estate. We do strive to do this where possible, but then our range of antelope species feast on the wonderful new and lush plants we have planted. This is because they are full of nutrients after being fertilized in a nursery environment.

way to survive any further drought conditions. Leitch Landscapes new hino 300 truck did arrive at the end of October 2015 to replace the duties of 1 tractor and trailer and also allow for the safer transportation of Leitch staff onto and around the estate.

The nursery area is being utilized well and lots of stock plants were produced to help landscape Lots 19 and 20. This did deplete the stock over the winter months but quantities should improve in the warmer summer months which allow for faster propagation of plants. We use these plants to improve poor areas on a rotation basis throughout the estate. Please let me know if we miss an area that you would like us to renew.

These Valuations may be vastly different, similar or even exactly the same. They serve different functions and purposes. It is very important to be able to tell the difference so that both the seller and the purchaser will know what to ask for and understand the answer they are going to receive.

A Property Valuation is the monitory value of the property for insurance purposes to determine the replacement costs should the property be damaged or destroyed. Should a property you own be struck by hurricane hilda and your Villa is damaged or destroyed, a property valuation is the cost previously established to repair or replace your Villa. This is derived by calculating the total costs and expenses for architects, engineers, land surveyors, building inspectors, municipal fees, brick and mortar, building costs, electrical installations, plumbing, VAT and not forgetting the Villa’s share in the common property as well as now demolition and rubble removal,. It is wise to review this value regularly as the ever increasing cost of living could leave you wanting.

When it comes to buying or selling, Market Value is defined as the price at which a property should exchange hands between a willing seller and a willing buyer. This market Value is determined by compiling a current market Assessment and is accomplished by looking at and comparing similar properties, taking their features such as size, type of construction, location, condition and views to mention a few. Take these prices of recent sales of property in this vicinity sold within the past ± eighteen months, work out the average to obtain a market Related Assessment and thus, albeit very simplistically put, a determination of what price the property could possibly sell for if it were available on the open market in today’s economic climate. It is the highest price a buyer is willing to pay and the lowest price a seller is willing to accept on a particular piece of property. This is also tied to the basic economic concept of supply and demand … if there are several properties for sale in a particular area, the price a buyer is willing to pay and the amount the seller is willing to sell it for could decrease. We find ourselves, in the midst of a rather strange and extraordinary

economic climate, but still generally in a buyer’s market.It is important to note that the fair market value is often not the price the property in question may or could possibly be sold for, but the price the property is actually sold for, which, if the agent is capable, they should be the same amounts.

For those of you who are finding this article of interest and have taken the time to read this far, there is a third and the most confusing value of all – the assessed value of a property – this is a figure local governing bodies or municipalities use to determine a homeowner’s annual property tax. Ideally, assessed value should be the same as market value. Typically, however, it is not. Whilst tax assessors are required to determine the value of properties in their jurisdictions each year, they are not required to adjust the assessed value of those properties to reflect market value. The difference between the assessed value of the property and its fair market assessment value or appraised value is that the assessed value can be appealed by the homeowner if they feel that the assessed value determined by the municipality is too high. Should the homeowner be successful in challenging the assessed value, it would decrease the total amount of rates and taxes due annually on the property.

and watch the golfers come in on the 18th green.

Our wood-fired Pizzas will be available at the Club from the 15 December – 5 January from 11h00 – 19h00. Sushi will also be freshly prepared on selected days during December from 11h00 - 19h00. Please see the holiday schedule for more information. Supervised children are very welcome at the club.

We are extremely busy over season and don’t want anyone to miss out on a game. We have tee times from 6-8am and 11-1pm. To book via e-mail please send your preferred dates and tee times to [email protected] or call us on 039 313 5141. Remember no carts can be booked in December as we work on a strictly first come fist serve basis. We will however try our utmost best to make sure everyone gets one. Since his birthday in July, my four year old has been asking me when it’s christmas time. for months my answer has been that it’s ages away but suddenly – it’s here!

Our family is facing a different Christmas this year. I will have to share my recently married sister with her new in-laws who live out of town. my husband’s family is living overseas and the usual gathering of the whole family won’t happen. finances are tight as we bought a house earlier this year. And, we have two small boys under the age of four who are going to be on holiday all summer long while our jobs continue as usual. In the words of every airline’s emergency advice – brace yourself.here are some tips on how you can survive christmas 2015…

1. right size your expectationsAs a child, my parents would sit us down each year to right size our expectations.They would tell us if it was going to be a “thin” or a “fat” christmas. Instead of secretly going into to debt, or overshooting the zone on presents, sit the family down and decide if it’s going to be a “fat” or a “thin” christmas. Getting everyone on the same page makes challenges around schedules or money less tense.

2. choose Presence over PresentsInstead of making a list of “things” you want, make a list of people you want to connect with during the christmas break. you can be creative about your gifts. Instead of giving your child

an expensive toy, give them a voucher for a parent-child ‘date’ for the two of you. It won’t be as fun to unwrap on christmas morning, but I promise it will be a more memorable present for your child. They may think they want an iPad, but they really want you.

3. Give yourself A rewindThe truth is that you or someone in your life is going to lose the plot at some point. It could be a verbal spat while you’re trying to get everyone to an event on time, or an insensitive joke over drinks. A “Rewind” is where you say, “I’m sorry. I messed up this moment. can we do a Rewind?” and literally everyone goes back and acts out the scenario again but this time with the appropriate behavior. If you have kids, they will think it’s hysterical and it can be a great change of tone in a situation. but more importantly, it gives everyone a chance to cool down after a heated moment, to show that they’re sorry and they want to do better.

All of this can feel very counterintuitive or different from your usual approach to christmas time. but like I always say…If you keep doing what you’re doing, you’ll keep getting what you’ve got. maybe it’s time to do more than just survive this christmas – maybe it’s time to thrive this christmas.
