Skylights can brighten a home with abundant natural light, especially during the winter months when
days are shorter and tend to be darker. Strategically placed, skylights can lighten the gloomiest corners of a house without resorting to artificial light during daytime hours. And, of course, this saves electric-ity and reduces utility bills. Interestingly, the same area of glass in a window as in a skylight does not provide the same effec-tiveness of illumination.
However, because skylights penetrate the roof, they have the negative reputa-
tion of almost automatically leading to leaks. Any penetration of a roof should always be given careful con-sideration, but leaks need not be the result. When installing a skylight, always use the best water manage-ment materials and methods, and hire a reputable contractor to do the job. Installing a skylight is not a do-it-yourself project, unless you wish to be placing buckets beneath it with each future rain storm.
Two other potential downsides of skylights, depending on the orienta-
tion and size, are (1) making the room too bright and glary and (2) overheating. These tend to occur in summertime but can happen even on a sunny winter day. Installing the unit on a north-facing roof can mitigate both these drawbacks. A different strategy to address these issues, but only applicable in homes with attics, is to place the skylight higher up on the roof to take advantage of a longer light well. (Make sure the shaft is well insulated to avoid unwanted heat loss in winter.) Another effective solution to keeping out
excessive sunlight and heat is to buy sky-lights with integral blinds or shades, or in the worst case, to install them separately.
As with windows, it is important to select skylights with the best specifications and performance that you can afford. In our region, that means double-pane units to provide good insulation, plus glazing coatings (usually low emissivity coatings called low-e) to keep exterior summer heat out and interior heat in during the winter. To create an effective passive solar house, skylights are often a key com-ponent, designed to bring in the sun’s warmth when needed. The sun’s entering infrared rays need to be accompanied by sufficient thermal mass to distribute the heat and avoid big temperature swings.
Another feature that skylights can provide is ventilation. Venting a build-ing with an operable skylight releases the heat that naturally accumulates near the ceiling. This stack effect venting of hot
air is often an important part of natural cooling in a passive solar house. When skylights bring in controlled light and brightness, together with desired cold weather warmth and cool replacement air in summertime, they are an outright boon.

The cute green house for sale at 101 North Alisos Street is almost 100 years old. Built in 1925, it has many charming trademark details of that
era: built-in cabinets and display cases, crown moldings, period hardware and wall sconces, and an arched doorway between the living and dining rooms. It has a wide front porch and a floor plan reminiscent of craftsman homes of the same period, but it sports a dis-tinctive difference: a quintessential Santa Bar-bara Spanish-style red-tiled roof up top and wrought-iron railings all around. Another atypical feature of this home is the large size of the rooms. The living room and bedrooms are much larger than expected, giving the entire house an open, airy feeling. There are three bedrooms and two baths, including one bedroom/bathroom suite with a sepa-rate entrance, offering privacy and options to a future new owner.
The house sits on a large corner lot, so pass-ersby can admire its clean lines and design details. When I went to see it last week, I had the rare pleasure of meeting the owner.
In visiting open houses, one rarely sees the possessions of the owner, let alone the owners themselves. But sitting quietly in the back bedroom was the 104-year-old matriarch of the family who has lived in and cared for this home for 58 years. I felt honored to meet her and to see her in her element.
Walking outside to check out the yard and the fruit trees, I had one of those small-town Santa Barbara moments when my friend Dave Fortson walked up. It turns out that Dave and his wife, Terra, have lived on this block for the past 14 years. “We love this neigh-borhood,” said Dave. “We’re huge fans of walking and bik-ing. The beach and the Bowl are within a five-minute bike ride of home.” Dave says they walk their daughter to Adel-ante Charter School every morning and mosey down to East Beach in the evenings. “For us, the lower Eastside is one of the most vibrant and special places in Santa Barbara, a beautiful mix of people and lifestyles.”
I said good-bye to Dave and walked down North Alisos Street, feeling hopeful that this adorable home will find a new owner to love it as much as the current family has and to enjoy the neighborhood as much as Dave and his family do.

ments. But each project has specific requirements and is always designed from scratch. “It’s not a repeat of what we have done somewhere else,” said Troiani. “It has character that is unique to each location.”
He approaches projects from a holistic point of view. “We literally start with the basic site plans and then move it to each phase of the development,” said Troiani. “We do all the com-ponents that make the whole project, and we work with a lot of people to get there, but I’m involved on the design level for every single aspect.”
Troiani spent a grueling 18 years working on a 50-acre retail “village” in San Clemente, the Orange County city founded by Ole Hanson, who was a fan of Santa Barbara’s Spanish Colonial Revival style. So the outdoor mall is very much Santa Barbara in style, with red-tiled roofs and whitewashed walls.
He’s also worked on five developments in Italy, including Brescia’s Franciacorta Outlet Village. “The quality of construc-tion is amazing over there,” said Troiani, who admits that it took time to adjust to designing in the metric system and was sur-prised that the Italian architectural teams relied exclusively on computers. “There was not a pencil, not a pencil sharpener, not a piece of paper anywhere in the office,” he said. “They were star-ing at us like we were creatures from some other place because we were drawing on paper and sketching out and developing the entire concept of this place by hand.” Troiani was pleased to find that on subsequent visits he began to see more paper and sketching happening among his Italian counterparts.
What’s NextA 2,500-square-foot sign for a university in the Midwest, much like his work for USC’s Galen Center and Uytengsu Aquatics Center in Los Angeles. “This is not typical for most architects or even most sign designers,” says Troiani, whose first LED screen project came from a client who had a property with no signage exposure, which required developing a creative way to tell a story of what was behind the wall. “It’s a specialty that we’ve sort of started and kept up with,” he said.
Santa Barbara Dream Project: “The waterfront in Santa Bar-bara along Cabrillo is extremely uninspired,” said Troiani. “That’s the front door to our city, and it really should be something much more engaged. I am sure the Entrada project is the first step in that direction, but there are many more opportunities there.” n

In 1919, Johnston McCulley began to write a series of popular novels about a swashbuck-ling champion of justice. Dressed in black, dis-guised by a mask over his eyes, this adventurer
was a master horseman and an expert swords-man, who moved silently and swiftly by night. He left a unique calling card, a “Z” slashed into the clothing or, sometimes, the flesh of his adversar-ies. The identity of this masked man remained a mystery to his enemies; he was known only as Zorro, Spanish for “fox.”
The popularity of McCulley’s works carried over into cinema, with Douglas Fairbanks playing Zorro in a successful silent film and Tyrone Power reprising the role in a later sound version. Zorro then made the move to television with a series produced by Walt Disney Studios.
McCulley was inspired by tales of the exploits of bandits in California in the 1850s, when political and economic power was mov-ing from the Californios to the ever-growing number of Anglos, many of whom were attracted by the lure of gold. The story of one man in particular fascinated McCulley, that of Salomon Pico.
Salomon Pico was born near San Juan Bautista in 1821. His father was a career soldier who served in garrisons up and down Alta California, includ-ing Santa Barbara. The family was one of the most distinguished in California; numbered among Salomon’s cousins was Pío Pico, the last Mexican governor of California.
Much of Salomon Pico’s life is enshrouded in myth. It is known he was the grantee of a rancho in today’s Tuolumne County in 1844. It has been speculated that the loss of this property drove Pico to crime. In any case, by the late 1840s he
was terrorizing Americans traveling on the roads of Southern California. One of his favorite bases of operation was the Drum Canyon area south of present Los Alamos. Here he would lie in wait and ambush, kill, and rob his victims, the bodies of whom were often never found. Perhaps the most famous story about Pico concerned his habit of cutting the ears off his victims and using them to make an especially grisly necklace.
In the mid-1850s, Pico became a semipermanent resident of Baja Califor-nia. Here he boasted to one Alfred Green that he had killed 39 Yankees during his Alta California days. Soon he was on the run from authorities in Baja, as well. In 1856 he stabbed an Eng-lishman to death in a La Paz restaurant in the mistaken notion that he was a Yankee. Pico’s life came to an end in May 1860, when he and several other suspected out-laws were executed by firing squad.
The story of Salomon Pico soon passed into folk-lore — a man taking ven-
geance on those who had wronged him, a guerrilla warrior fighting to save his homeland from an unscrupulous invader. It’s likely Pico was protected from capture to a certain extent due to the growing tensions between the Californios and American authorities.
McCulley melded Pico’s story and additional outlaw tales to create the character of Zorro. In deference to his 20th-century American readers, he placed Zorro in Spanish California, battling corrupt Spanish authorities, rather than American. McCulley’s stories of a highly romanticized and pastoral Spanish California actually have their roots in a troubled transitional era of California history.

Cut your dishwashing water in half by avoiding stacking the dirty dishes when you carry them from the table to the sink. When stacked, the dishes get dirty on the bottom, too, resulting in two surfaces that must be washed, rather than
only one. —Laura Mancuso

Cut Dishwater Use in Half
Perhaps Santa Bar-bara’s most prolific Victorian architect
was mayor Peter J. Barber, whose career spanned 1868-1905. During that time, he designed many grand homes, along with commercial ventures that included Santa Barbara’s first courthouse, luxury hotels, school buildings, and business blocks. One of Barber’s first commis-sions was also one of his most ornate: the Gaspar Oreña mansion.
Shortly before Christmas in 1860, prominent Spanish don, trader, and rancher Señor Gaspar Oreña acquired five acres of farmland within walking distance of Mis-sion Santa Barbara. By 1868, he had commissioned architect Barber to design and construct a highly customized, nearly five-story Victorian mansion for his wife, Maria
Antonia de la Guerra Oreña. The lavish home was among the most elaborate of Barber’s career, and its numerous archi-tectural details included intricate towers, dormers, bay windows, gables, ornate lat-ticework, gingerbread scrollwork, and fish-scale designs.
In 1923, the estate was purchased by the local school board and razed to make way for its present occupant, Roosevelt Elementary School.

Area DescriptionOne of the more iconic old neighborhoods in California, Santa Barbara’s Upper East is home to stately mansions, sprawling lots, and plenty of beloved public places, from Alameda Park and Alice Keck Park Memorial Gardens all the way to Mission Santa Barbara and its adjacent rose garden. There are lots of more modest homes to be enjoyed, as well, including the occasional fixer-upper that the right owner could turn from rundown into palatial and a few multiplex opportunities, as well.
Area HighlightsNeighborsLongtime Santa Barbara families, younger single professionals, families of various sizes, and some students, as well.
MarketRanges widely from modest single-family homes needing work to expansive, his-toric mansions on quarter-block lots.
LifestyleClassic Santa Barbaran, with evening walks to the Mission while enjoying the parks and architecture along the way.
You’ll LoveBeing close to the festivals at Alameda Park, the turtles and koi at Alice Keck, the roses at Mission Santa Barbara, and the proximity of downtown.
Perfect ForThose of means looking to retire in old-California style, young professionals who want space but also to be close to downtown, and families who want to be close to the parks.
Around the AreaA neighborhood that runs essentially from Mission Santa Barbara down to the sprawling complex of public spaces around Alameda Park, the Upper East was Santa Barbara’s first upscale neighborhood, and the moneyed fashions of yesteryear uphold their visual splendor very much today. This is one of the best places for a walk in all of the region, as a meander from downtown to the mission will take you by exquisitely designed mansions, intimate garden settings, and quite a few secret nooks that occa-sionally surprise even longtime locals.
It’s not all upscale properties, though. There’s a variety of housing options on the Upper East, from multi-unit investment opportunities to a few condo/townhome developments to many modest single-family homes, which often include a second unit that can be leased out to help pay the mortgage. There is a healthy mix of renters and homeowners, students and professionals, singles, couples, and families, many of whom proudly send their children to the red-tiled Roosevelt School.
All are drawn to the neighborhood because it’s walking distance to downtown but also surrounds some of the most iconic public spaces in town, from the ponds and rare flowers of Alice Keck Park Memorial Gardens to the multi-festival hub of Alam-eda Park to the volunteer-tended rose garden in front of the Mission. The restaurants and bars of the Santa Barbara Arts District are also nearby, including the bustling Santa Barbara Public Market, and a brief walk uphill will deliver you to El Encanto or the Riviera Theatre, as well. n
