a member recently called me to inquire about his home equity line of
credit. I was updating his information when I noticed that his mortgage
loan rate was at 5.35 percent. I wondered why he hadn’t yet
refinanced the mortgage, with our rates being so low.
With about 24 years left on his 30-year loan, I suggested we look
at refinancing into a 20-year term. He didn’t much care for the idea
of paying closing costs.
So, I thought that maybe our Mini-Mortgage would be an option.
With its shorter term, the Mini offers the benefit of faster payoff with
minimal closing costs. Plus, the time from start to closing on a Mini-
Mortgage is significantly shorter than a traditional mortgage refinance.
I laid out the details of the Mini, suggesting a 10-year term (multiple
terms are available) and explaining that with the shorter term comes
higher monthly payments.
That’s when he threw me a curveball. He asked how his payments
would look if he put down an extra $20,000 on the mortgage. What a
game changer for this member!
Compared to his current traditional mortgage loan payment, his
Mini-Mortgage will increase his payment by only $95 a week. and
the savings? Over the life of the loan, the Mini will snag him more
than $40,000 in interest savings! Plus, he’ll be mortgage payment

for opportunities to save our members money and uncovered an
opportunity for major league savings. Here’s her story:Dupaco Community Credit Union operates under
the principle that we are stronger when we work
together. This cooperative concept is nothing new
for co-ops.
October is Co-op Month, an opportunity to cele-
brate the cooperative difference. The Cooperative
Network’s theme this year, “Take Ownership,”
celebrates how the cooperative business model gives
consumers a real stake in their economic destinies.
Because cooperatives like Dupaco are owned and
democratically controlled by those who use their
services, decisions are made with the best interests
of co-op members in mind—not to financially
benefit corporate stockholders.
From attending an annual meeting to serving on
the board of directors, members are encouraged
to be actively involved in shaping the future of
their cooperatives.
Co-ops are everywhere—from financial services
and food to agriculture and utilities. Dupaco com-

Ermina Soler grew up mired in generational poverty
in a tenement in the Brooklyn, N.Y., projects.
She long believed homeownership was out of
reach. But a Dupaco Community Credit Union
savings program helped the 37-year-old
Dubuque woman turn that dream into a reality.
Soler is the latest successful participant of the
Dupaco MoneyMatch program—the account
that matches your effort. MoneyMatch is an
Individual Development account (IDa) in which
the savings of a participant are matched by a
dollar-for-dollar grant from the Dupaco R.W.
Hoefer Foundation or the Iowa Credit Union
Foundation. The savings and matching funds
are used to purchase a specific asset, such as a
home or vehicle, starting a small business or
paying for education.
Thanks to MoneyMatch, Soler was able to
stick with a savings plan for the first time,
accumulating the funds she needed to make a
down payment on her first house. Systematically
saving money from every paycheck and her tax
return, she eventually accrued $4,000, with
another $4,000 matched by the Foundation.
On april 17, just one year and two days after
enrolling in the program, she purchased a
three-bedroom ranch in Dubuque, becoming
the first homeowner in her immediate family.
Now Soler and her three children have more
stability, pride and hope for the possibilities
and opportunities yet to come. and that’s what
Dupaco’s mission is all about—improving its
members’ financial lives.
“It wasn’t until I opened the IDa that the reality
of the possibility of me actually owning a home
sunk in. With every contribution I added to the
savings account, it started to become more and
more real that I was actually doing this,” Soler says.
Until now, Soler has always lived in rental
properties, at times even relying on housing
assistance. If she was ever going to truly thrive,
she says, she needed to start building equity
and assets. and homeownership was the next
natural step.
RJ Montes, branch manager at Dupaco’s
Pennsylvania avenue branch, helped Soler with
her mortgage loan. Her determination to make
her goal a reality so quickly was nothing short
of impressive, Montes says.
“Ermina empowered herself to break that
cycle of poverty. Not only did she do this for
herself, but she’s very driven to help others
break that cycle too,” Montes says. “This
program allows people to understand that
these opportunities are possible.”
Before her involvement with MoneyMatch,
Soler says she felt like she was on a continuous
roller coaster with her savings. The program gave
her structured savings.
But there was another key to Soler’s success:
She had chosen the right goal to work toward.
There was a purpose behind the savings.
”Understanding what it is you’re saving for
and why you’re saving for it is that driving
force to hang on even when times get tough,
because you’re working toward something
bigger than the needs of today,” Soler says.

Everyone has heard of the Three Stooges. I’ll admit I am a fan. Fortunately, I’ve had the pleasure of introducing their slapstick brand of physical humor to my daughters. Obviously, Moe, Larry and Curly (we’ll add Shemp and Joe … albeit collectively) had impeccable comedic timing. The exactness to which they’d direct a nose wrenching or face slap was perfect. Unfortunately, timing is not a luxury we have when it comes to investment principles. Younger investors with a few decades until retirement should focus on the accumulation
of wealth. To do so, it is important to diver- sify, rebalance and systematically add to retirement portfolios every month. Above all else, don’t get caught in the media trap focused on short-term results. The same can be said of fixed interest rates for those who are retired. Everyone knows the Federal Reserve will raise rates at some point. However, the pace at which those will be measured is uncertain. If diversified in fixed vehicles (CDs, fixed annuities, bonds) with varying terms, one can in essence take advantage of a rising rate environment while putting idle cash to work.
And, yes, my youngest daughter is now quite adept at blocking the “double-eye poke.” Enjoy the autumn leaves. For Millennials, life insurance is just about the last thing on their minds. But there’s good reason for young adults to make life insurance a greater priority. “One of the biggest objections we hear from young, single people is, ‘I’m not married, and I don’t have kids. Can You Spot a Skimmer?Can You Spot a Skimmer?Can You Spot a Skimmer?If you withdraw money from an aTM or pay at the pump for gas, you’re at risk of a common type of fraud known as skimming. But you don’t have to be a victim. Todd Link, senior vice president, Risk Management & Remote Delivery at Dupaco Community Credit Union, explains how this type of card fraud works and what you can do to avoid it.
What it is a skimming device is a piece of equipment fraudsters attach over card readers at aTMs or self-service payment kiosks at gas pumps, parking garages and elsewhere. During the transaction, a card passes through a second card reader that illegally captures the card number. Criminals install a camera nearby
to simultaneously record the cardholder’s PIN as it’s entered. From this data, fraudsters can produce fake cards and use them to with- draw funds from cardholders’ accounts.
Spotting a skimmer Before you insert a card into any self-service payment kiosk, look at the plastic surrounding the card reader. It should look permanent and professional. You should NEVER be able to remove any cover on the card reader, and know that businesses and financial institutions do not point a micro camera toward the keyboard. “Trust your instincts, and always report strange events or observed behavior,” Link says. If you report fraud in a timely manner, you
are not held accountable for theft by either MasterCard® or VISa®. “The important lesson is to always watch your monthly statements and look for charges you do not recognize,” Link says.

transfer money to them from my account if I
forgot to send money with them for school or
other necessities,” Wickham says.
It’s important for parents to remain involved in
the financial-education process. When Wickham
spots potentially problematic spending patterns
on Shine Online Banking, she offers her daughters
some cautionary advice. and the lessons appear
to be paying off.
“When they have ownership and control
over their money, they quickly learn that there
is an imbalance as to how fast it is earned
versus how fast it is spent,” Wickham says.

get a job can all depend on that number.
But here’s the catch-22: It’s really hard to
get credit if you have no credit score.
That’s where your financial cooperative
comes in. Dupaco Community Credit Union
created a Credit Coach Loan—a low-interest,
short-term, share-secured loan—to help its
members establish or rebuild damaged credit.
Helping its members get on the path to a
brighter financial future—that’s the Dupaco

“If you tried to re-establish credit by opening
a bank-financed credit card, the interest rate
would be much higher and typically have fees
to open it,” says Dupaco’s Jill Rothenberger,
vice president, Consumer Lending.
With a Credit Coach Loan, money that is
borrowed (up to $1,500) is secured in the
member’s savings account for the term of the
loan (up to 12 months). The member earns
interest dividends on the money held in savings
while payments to the loan help build credit.
Throughout the term of the loan, the
member benefits from one-on-one access to
a Dupaco credit coach, receiving free credit-
report reviews and financial education.
“Many times, if the member does not qualify
for an auto loan, we recommend a Credit Coach
Loan and set the payment at the amount
they state they can afford,” Rothenberger
says. “after the loan is paid in full, the
member has a down payment to purchase
the car and has shown a history of the
budgeted monthly payment.”

Content with his mortgage payments, one Dupaco member had never thought of refinancing his mortgage. Then Dupaco’s Ben Wagner introduced the member to the credit union’s Mini-Mortgage, a low-interest-rate loan that helps members shrink their mortgage terms. By refinancing into a Mini-Mortgage, the member could drop his interest rate by 1.25 percent, save about $7,400 in interest (after he paid $200 in closing costs) and pay off his mortgage seven months sooner. The whole refinancing process would take no more than two weeks. It was an offer the member couldn’t refuse. “People are busy, and this member thought he didn’t need to bother with refinancing,” says Wagner, relationship development specialist at
Dupaco’s Pennsylvania avenue branch. “But with those savings, we’re really able to help put our members into better financial positions.” It’s one more way Dupaco helps its members get–and stay–money ahead. Wagner refers to the Mini-Mortgage as a “rate-reduction strategy” for members who are trying to get their homes paid off in 10 years or less. The Mini-Mortgage features a low annual percentage rate, especially when combined with cooperative discounts based on member account relationships. Closing costs are minimal because an appraisal is not required. and the Mini-Mortgage refinance process takes about two weeks, compared to about 60 days for a conventional refinance. “The process is much simpler, faster and
easier, and people really like that,” Wagner says. Dupaco does not escrow with the Mini-Mortgage, but the credit union will set up a You-Name-It Savings account and debit the escrow amount automatically for members.
