D. Property Details

Summary of Construction:

Of traditional construction with painted render finish to front facing elevation and brick facing rear and gable elevations set

beneath a pitched roof overlaid in interlocking concrete tiles. To the rear left is a pebbledash rendered two storey projection

with pitched roof covering overlaid in clay pantiles. Beyond this is a mono-pitched single storey extension forming the ground

floor beer cellar with a felt roof covering. A further single storey extension beneath a modern felt-equivalent flat roof forms

the right hand back of bar areas, the kitchen and the second ladies’ toilet facility. Rainwater goods are a mixture of cast iron

and PVC. Windows are a mixture of timber and uPVC and all doors are of timber specification.

Accommodation:

Front entrance lobby to open plan bar areas around central servery. Two rear entrance lobbies, two sets of ladies’ toilets and

one set of gent’s toilets. The kitchen is located off the right hand bar areas or via the back of house inner corridor area which

gives access to the staircase to the first floor private living accommodation.

Cellar areas are within the rear part of the left hand two storey projection and extend into the rear left hand mono-pitched

single storey extension. These are accessible via external doors only.

E. Survey Methodology

1. Description

In accordance with instructions received from Messer Star Pubs and Bars, Brownill Vickers Limited have carried out an

inspection of the subject premises to provide a Schedule of Condition.

At the time of inspection the weather was overcast but dry.

The premises were closed, having been secured by VPS Estates.

2. Orientation

All references to front, left, rear and right are as standing in the road looking at the front elevation with access to the car park

to the right. Our inspection was limited to those parts, which could be seen from ground level within the boundaries of the

property and from the public highway or rights of way.

3. Limitations

Brownill Vickers Limited undertake a non-destructive visual inspection, this means we do not take up carpets, floor coverings

or floorboards, move furniture or, remove the contents of cupboards. Additionally, we do not remove secured panels or undo

electrical fittings etc. We inspect roofs, chimneys and other surfaces on the outside of the building from ground level and, if

necessary, from neighbouring public property and with the help of binoculars, close examination may reveal defects not visible

from a ground level vantage point.

We do not inspect the roof structure from inside the roof space. We are not able to assess the condition of the inside of any

chimney, boiler or other flues. We do not report on the cost of any work to put right defects or make recommendations on

how these repairs should be carried out. Some maintenance and repairs we suggest may be expensive. The property was fully

furnished at the time of our inspection and no removal of furniture or floor coverings was undertaken. In particular floor

coverings were not removed or lifted at the edges and no inspection of any sub-floor voids was undertaken. We therefore

cannot confirm the condition of underlying floor timbers.

Fixtures and fittings, including all floor coverings, do not form part of the freehold. We assume that fixtures and fittings will be

valued as part of a fixtures and fittings inventory and separately assessed independent of this report.

It was not possible to inspect those parts of the property which were covered or unexposed at the time of the inspection and

therefore, we are unable to guarantee that some parts are free from defect.

No tests were carried out to any of the service installations, plant or beneath ground drainage neither was an asbestos survey

/ management plan carried out as part of this instruction. Due to the weather conditions being dry on the day of inspection

the guttering systems could not be checked fully due to the dry conditions.

This survey does not constitute an asbestos survey and therefore enquiries should be made with to ascertain if a Type 2 or

type 3 asbestos survey has been conducted and the findings thereof. Neither the whole nor any part of the Report or any

reference thereto may be included in any published document, circular or statement, or published in any way without written

approval from Brownill Vickers Limited of the form and context in which it may appear.

No access was gained to ground floor beer cellars.

Limited access was only available to the various boundaries around the site due to the premises being located adjacent to

private property.

F. Executive Summary

Internal Cellars – no access gained.

Public accommodation – generally dated throughout. A complete decorative overhaul is recommended. This should include to public toilet

areas and throughout the commercial kitchen to bring up to modern standards. Within the bar areas the quarry tiled floor surfaces require

complete renewal.

Private accommodation – in very poor condition requiring complete overhaul. Damp penetration is affecting surfaces, particularly to the left

hand side of the accommodation. All fittings are dated, damaged and non-matching and all decorations are extremely dated and damaged.

External

Main buildings – the building is of a significant age and requires ongoing maintenance to ensure it is maintained in a wind and watertight

condition. Repairs are required to roofs and projecting chimney stacks within roofs. Rainwater goods require some overhaul and damage

was noted to sections of external joinery forming doors and windows. To the rear left hand single storey building forming the main beer

cellar the felt covering is beyond its economic lifespan and requires complete replacement.

Site – comprising rear car park and decked areas. Heavily worn to car park surfaces requiring complete re-surfacing. Decked surfaces also

weathered requiring repairs prior to redecoration.

2.1.1 General No inspection. The premises were secured. Some keys were on site and these were used to try and get access to the ground floor cellar areas, which are beyond the left hand public toilet block and extend into the attached shallow pitched single storey building which extends into the rear car park.
