This really is a lifestyle property for someone looking to live

by the sea and to escape the hustle-bustle of mainland life.

There is an opportunity to further modernise and enhance the

existing accommodation to create something really breath-

taking. Outbuildings and garaging offer extensive storage

whilst the land could be used for smallholding, equestrian or

garden uses. Glamping or other low-key enterprises may be

possible subject to obtaining any necessary planning,

highways or legal consents.

MAIN HOUSE Seagulls Cottage is believed to date from

the mid 19th Century and to have been built as a beach or

boat house for a nearby manor. It is constructed of stone

elevations beneath tiled roofs in the 'cottage orné' style with

steep pitched roofs, pillared verandah and attractive oriel and

dormer windows. It has living accommodation extending

over two storeys comprising entrance porch, lounge leading

to an open plan sitting room and dining room. A pretty

verandah extends along the seaward side of the Ground

Floor overlooking the pond and from which to enjoy the sea

views. The spacious Kitchen opens on to the Breakfast

Room. On the first floor there are four double bedrooms, two

of which have far-reaching sea views and a family bathroom.

Player’s Cottage - this detached Annexe was built 15 years

ago to provide additional accommodation; it comprises: a

large open plan lounge/kitchen and bathroom on the ground

floor. On the first floor there is a bedroom with shower room

'en-suite' and a spacious sitting room with sea views and

access to the balcony offering the perfect place to sit, relax

and enjoy the Solent views.

This stretch of the Solent–Spithead is a constant hive of

waterborne activity. The scene of Royal Fleet Reviews and

witnessing the passage of warships to Portsmouth and cruise

ships to Southampton as well as a myriad of sailing and

The properties have extensive beach frontage with direct access to the beach and thence to miles of coastline, the property

would make an ideal family home or holiday retreat. The detached guest house, Player's Cottage, offers additional

OUTSIDE

The property is approached over a tree-lined driveway which

commences close by to Binstead Church and which leads to

a large area of parking and a detached garage. The mature

gardens/grounds extend to approximately 3 acres and include

a former orchard with some surviving trees and paddocks

recently used for sheep, areas of lawn and mature specimen

trees. To the side of the property there are lawns from which

you can enjoy the panoramic Solent views and with beach

access to the shore. There is a range of outbuildings

(originally a piggery), which provides useful storage for

sailing and beach equipment. Next door to the property is a

useful jetty that is currently being restored, this belongs to

the Tacklers Fishing & Boating Club which offers

membership and housing for small boats; a facility that has

been used by the owners of Seagulls.

Tenure & Possession, Fixtures & Fittings

The property is offered Freehold, with vacant possession on

the whole upon Completion. The seller does not include in

the sale any gas or electrical appliances, however connected,

or any other fixtures, unless expressly mentioned in these

particulars as forming part of the sale. Some items may be

available by separate negotiation.

Services and Heating

We are informed that the following mains services are

connected to the property (subject to the conditions and

stipulations of the relevant utility companies) electricity,

water and foul drainage. The Seagulls heating system is

provided by an LPG gas-fired boiler via radiators.

The Isle of Wight, situated off the South Coast of England,

is becoming an ever-more popular location for permanent

and second homes. Made popular by Queen Victoria, who

had her maritime residence at Osborne, the Island is famous

for sailing in the Solent; for Cowes Week; for its beautiful

coastline including sandy beaches and The Needles;

spectacular countryside and long sunshine hours. Sainsburys,

Tesco, M&S, Waitrose, Lidl and Aldi all now have a

presence as have many other national chains.

Communication and transport links are excellent; regular car

ferries connect with the national motorway network and fast

catamarans have connections via Southampton and

Portsmouth with direct trains to London Waterloo which can

be reached within 2 hours of leaving the Island shore.

Government-funded schools are numerous and independent

schools (Ryde School & Priory School) thrive on the Island

with some children attending prep and public schools on the

mainland. Leisure opportunities abound - walking, riding,

paragliding, hang-gliding, team sports, sailing, wind surfing

and other water sports, rugby, football, cricket and golf

clubs. Good transport links enable day trips to the shopping

centres of West Quay, Southampton and Gunwharf Quays,

Portsmouth.

Ryde is the largest town on the Isle of Wight and has an

array of fine Georgian and Victorian buildings, pubs,

restaurants, a sea front promenade, marina, shops and

entertainment. Ryde has 6 miles of beaches and shallow

coastal waters which is ideal for swimming. Reaching almost

half a mile, Ryde Pier is one of the oldest piers in the

country. This is considered the gateway to Ryde as the

Wightlink Catamaran operates from Portsmouth to the end of

the pier and there is a direct train from the pier through to

Shanklin. To the East of Ryde there are the popular sailing

villages which include, Seaview, St Helens and Bembridge.

To the West of Ryde is Newport which is the main shopping

district with many popular high street shops.

Binstead is a village located between Ryde and Newport, it

has post office/general store, church and a public house.
