Welcome to our Autumn Suburb News. With cooler weather conditions on the way we seasonally expect a softer market, however this was not the case in the 2012 March Quarter. In our Summer edition of the Suburb News we indicated that there may be an up surge in Buyer activity for January, February and March which turned out to be correct. With 6 of Rockingham’s suburbs when compared to the same period in 2011 experienced between 40% to 112% increase in the number of homes sold. Safety Bay has shown the biggest improvement in the number of homes sold with an increase of 112%. The change in this number of sales or clearance rate can be put down to increasing rents across all suburbs and lower interest rates which has seen local first home buyers and investors return to the market and start to buy up the sub $400,000 price range. There was approximately 52 homes listed for sale in the March Quarter in Secret Harbour. Here’s a snap shot of what happened in Secret Harbour when compared to the same sales period for 2011. Although we have not yet seen an increase in property values we would expect that with continued clearance and falling days on market, some positive growth may well be on the horizon in 2013.
