AUCTIONEERS COMMENT: Excellent acreage with nice mobile home and outbuildings. There is a small spring-fed dam in the pasture, with good grass and fences and a good submersible well. There are approx. 10 acres of cropland. The owners are moving out of the area. This quality acreage is very hard to find, especially so close to Norfolk. REAL ESTATE TERMS: Cash with a 10% non-refundable down payment the day of the auction, and the balance payable in certified funds. Buyer will receive full possession at closing. Owner’s policy of title insurance will be divided equally between buyer and seller. Sale is not contingent on buyer; all preliminary financial arrangements must be made prior to sale. Sale is subject to seller confirmation; however, it is their desire to sell to the highest and best bidder. Announcements made day of auction will supersede earlier announcements, ERA Premier Team and its associates are representing the seller and seller’s agent.
