SOUTH DOWN NEWSLETTER Letter from the President

I hope everyone is doing well and staying safe. Thank you to all who are on the front lines fighting this terrible pandemic. Now that the end of summer is rapidly approaching, we had hoped COVID-19 would be behind us by now. Unfortunately, it has been more persistent than we imagined and it seems that it will continue to be a factor for the rest of this year and into next. Everyone has been affected by the pandemic in some way or another and shares varying opin-

ions about what should be done. Our approach has been to balance pro-tecting the community with implementing restrictions so that people can continue to enjoy visiting and living in our community. We understand that some owners would like to see more restrictions, while others would like to see the restrictions lifted. We have taken the advice from the State of NH, legal experts, our management company, and you - our neighbors -into consideration. We very much appreciate your patience and under-standing, even if our decisions have limited your enjoyment in some way.

It has been nice to see people enjoying the community, however, there have been some incidents that have caused concern. Incidents include damage to common property, theft of street signs, and most commonly, irresponsible golf cart use. Golf cart incidents can be prevented with your help, by registering your golf cart (required annually) and following the rules of operation. Frequent issues involve younger and inexperienced drivers driving erratically, being loud and sometimes reckless particularly later in the evenings and overnight. Incidents like these have led our neigh-bors in Long Bay to introduce a golf cart curfew. It would be beneficial to know if our owners feel a curfew in South Down is necessary.

SOUTH DOWN NEWSLETTER Letter from the President

Another important issue is that some people believe that be-cause we have private roads, they do not need to adhere to the speed limits and stop signs. We have had cars speeding through the neighborhood and not slowing down or stopping as they approach intersections. We were contacted by mem-bers of our community telling us that they did not feel safe walking or letting their children play outside. In a community where most of us enjoy being outside, this is unacceptable and we have been forced to take action. There are now two sets of speed bumps at the two main intersections on Outerbridge Drive; we have received some objections to the new speed bumps, as well as strong support. We initially placed the speed bumps on only one lane at each of the intersections; however, some drivers chose to go around them and drive into oncom-ing traffic. This required us to extend them across both lanes to prevent the near head

on collisions we witnessed. We would not have had to install the speed bumps if we could all adhere to the speed limits and stop signs, and it was critical for us to address our community’s safety concerns to prevent someone from being injured or worse. If we could ALL make an effort to remember that we are here to relax and enjoy the community, drive slowly and stop at the stop signs, the speed bumps could be removed. If people continue to speed and disregard the stop signs, we will have to install additional speed bumps. We ask you to please, please slow down and be respectful of others outside walking, riding and driving. It is the few that are creating the issues for the community. We hope to see you all on the virtual annual meeting on September 30th. Please let us know how we are doing and where there is room for improvement, keeping in mind that this community depends on volunteers doing their best and committing a lot of their time and effort. Our legal advice told us that our bylaws do not allow for voting at virtual meetings, so next year’s budget and dues will remain the same as approved at last year’s annual meeting. Please submit your feed-back and questions ahead of the meeting, if possible. Thank you for your support, enjoy the rest of the summer, and let’s hope for a wonderful fall. SOUTH DOWN BOAT CLUB Summer is sadly coming to an end and it is time to think about putting the boats away. • Starting September 8th, operations will be with a 24-hour notice Monday – Thursday. Anyone wanting

to use their boat MUST call in before 8am on the day requested. We will not launch any boats that have not made arrangements before 8am. Operators will be on duty for launching from 8am – 5pm on Fri-day, Saturday and Sunday.

• Operations will shut down at 5pm on Columbus Day, October 12th. After Columbus Day, they will only launch boats the day the boat is scheduled to be removed from the facility to go to their winter storage location.

• Please start to make plans with your winter storage providers and let me know if you will be spending the winter at SDBC or removing your boat to another location. Boats will not be allowed to be stored on trailers in the SDS trailer lot this winter.

• If you are storing your boats off premises instead of in the dry berths, the boat must be removed from the boat club no later than Friday October 16th. Boats may not be left in slips 1-10 for dry berth users to use, they must be removed from the boat club or placed in the berths for winter storage.

• We will begin removing all moorings after Columbus Day. All PWC’s need to be removed from moorings no later than October 16th. Boats in the private slips must be removed from the docks no later than Fri-day, October 23rd.

Rack Extensions will be done this Fall one rack section at a time. The South Down Boat Club annual meeting date is to be determined. Carl Downing

LONG BAY NEWSLETTER Letter from the President

Much has happened at Long Bay since the last President’s letter in June. In that letter, Dick Bordwell reported our ongoing struggles with opening amenities in light of the COVID crises. However, he rightly noted that Long Bay is resilient, and we will get through these challenges.

Well, we are getting through, but not without some bumps, bruises and additional challenges along the way. We wrestled with how and when to safely open amenities such as our tennis courts, swimming pool and beach-es. Together with South Down we had to confront some serious security problems that were disturbing to the residents of both communities. These included the unauthorized and dangerous shooting off of fireworks, late night disturbances at our beaches and along our roads. We also saw some issues with our neighbors at South Down, including disagreement on the use of amenities. We have recognized these problems and have had several productive meetings looking for solutions. The Presi-dents of both Associations will be circulating a joint statement on this subject. In the midst of all this, we saw a major change in the makeup of our Board. Dick Bordwell resigned as President after many years of excellent service. After some soul searching, I agreed to take over the Presidency, with full realization that I have some big shoes to fill. Heather Sporano has been elected to fill Dick Bordwell’s Board seat and we have high expectations for her. Dick Hassey has indicated he is resigning as treasurer, again after years of excellent service. Board member Susan Reilley, who has experience in accounting, will be taking over his po-sition with the help of a newly formed finance committee. Susan has already shown her dedication and forward thinking as a new Board member and we know she will bring these good traits to her new position. We have also formed a security committee to assist Arnie Pierce. We thank Arnie for his work on this task that has been challenging, particularly this year. We do have some good news. Our long-standing culvert replacement project is completed. The entranceway island has new lighting. After some unexpected delays, our Beach House construction project is nearly com-plete. We thank Board member John Perkins for staying on task with these projects. Since this is my first President’s letter, I asked Dick Bordwell for some guidance about what to write. One of his suggestions was to let our Association know our plans going forward. A large part of this is more involvement by the community in the operation of Long Bay. The formation of two new committees is an excellent first step in this process. We are looking for volunteers and encourage residents to take part. Another important step is the implementation of Board liaisons with the Village Presidents and single-family homeowners. We hope to use this as a tool to a better understanding of how to manage the business of the Association in a way that meets the needs of our residents. Susan Reilley and I recently discussed the best ways to move the Association forward. She stated she’d like to be able to meet our residents and receive a “thumbs up.” We know we have some work to do and there may be more bumps and bruises along the way. However, I join in her suggestions and welcome any positive sugges-tions to help achieve that goal. Best regards. Jay Niederman President

LONG BAY IMPORTANT UPDATES

Clubhouse – The newly renovated clubhouse is nearly complete now and is just waiting the finishing touch-es from the electrician which will occur the first week of September. This 30-year old key Association amen-ity is now up to date with electrical, plumbing, and is now structurally sound, with a center support beam and new corner footers. In 2021 we will be concentrating on furnishings and entertainment for the meeting room and we are fortunate to already have donation pledges from some of our owners. The new clubhouse will be a key addition to Long Bay as it continues to mature and grow and give enjoyment for many years to come.

Social Committee – The highlight of our Summer was the Golf Cart Parade on Memorial Day! The excite-ment and enthusiasm from our communities was so uplifting! Over 136 decorated golf carts joined us on our extended route through both Long Bay and South Down. Uncle Sam and RoRo, our famous clown, waved and were cheered on by the crowds all along the way! It was a wonderful event – thank you to all who participated! Sadly, our Social Committee had to cancel all our planned group socials this Summer for the safety and wel-fare of our friends and neighbors! Our committee is already gathering ideas and making plans to make next Summer full of fun filled times together bringing back our social gatherings and putting together new events to make it an exciting and happy time for all!
