Dear Marbella Homeowners, After a harsh rainy winter season our region is experiencing beautiful spring bloom with renewed growth of deeply rooted plants and trees. The spring season is underway and I would like to share a few tips and provide some updates with the community. As fiduciaries, the goal of community associations is to reach all homeowners by promoting the understanding of responsible governance and monthly operations with the highest duty of care and loyalty. Marbella in Oceanside Community Association has the distinction of being nominated as “2018 Community Association of the Year by the San Diego Chapter Community Associations Institute. This January 18th, 2019 nomination brings added value to our community in the event you are considering reassessing the overall value of the neighborhood.

In terms of residing in Marbella we have become one to the top neighborhoods in all of north county. Less than a year ago one of our prime properties sold for $685,000. Please note the Community Associations Institute, is the premier provider of education, advocacy, and resources for community associations. A service the institute provides is access to membership e-directories complete with approved vendors who provide all services related to homeowners. Services such as home painting, property restoration, roofing and solar contractors are just a few. If you are in need of a reference the board will be pleased to provide contacts for your consideration. Recently one or more community homeowners submitted concerns regarding increased rodents within the community. For several years Animal Pest Management Services, Inc. (APMS) has provided monthly rodent/insect treatments in our community common areas. During applications APMS routinely treat for Gophers, Ground Squirrels, Meadow Mice, Rats and Snails. The treatments are administered with state certified pesticide applications. Inasmuch as APMS is providing

services the board is considering the possibility of increasing the numbers of bait feeders and humane traps to decrease to number of rodents this season. Currently we have 24 bait feeder stations located throughout the common areas. Additionally I am proposing developing an APMS committee to check the stations on a monthly basis and provide notification to the board when said animals and others such as Opossums, Rabbits, Skunks or Coyotes are seen about the neighborhood. I want to assure you the HOA Board is acting in the best interest of Marbella in Oceanside Community Association to reduce the number of unwanted pest.

Recently I experienced a foundation-plumbing leak. As such I want to share some information regarding: I recently read an Environmental Protection Agency report that noted 10 percent of homes currently have a water leak wasting nearly 90 gallons of water each day. Plumbing leaks such as toilet and slab leaks can go unnoticed with increased utility bills. In addition to drain lines and leaks caused by deep tree roots. If you reside on a lot with very large trees consider an arborist

inspection this spring. Also air conditioning tune-ups and replacement of interior duct filters help provide cleaner air during warm summer months. Please don’t overlook your plumbing, heating and air conditioning system checks. I’m sending kudos to our volunteer HOA board members for completing a much needed neighborhood landscape project, which saved our community several hundred dollars. On Saturday March 16th board members Alan, Maureen and her husband gathered to apply mulch to the 100-yard planter bed along Palermo Drive. This group project was lead by Maureen and her husband with the help of Alan and I. Together we loaded eighty bags of premium mulch for the planter bed. The final cost was $290.93 for the 160 cubic feet/5.93 cubic yard spread as compared to $1,125.00 proposed by professional landscapers.

Vehicle restriction reminders: CC&R Article 4.13 Vehicle Restrictions. No trailer, recreational vehicle, camper, boat, mobile home, motor home, house car, commercial vehicle, truck over ¾ ton, inoperable automobile, or similar equipment shall be permitted to remain upon any residential lot other than temporarily for purposes of loading, unloading or cleaning… Upcoming reminder/events: Community open board meeting May 30th, 6:30 pm.
