L01IntroductionThe site falls within the ‘Honeysuckle precinct’ of Newcastle City Council’s City Centre Public Domain Technical Manual 2014. The project site is described as Honeysuckle West. The project site is at the corner of Honeysuckle Drive and the worth Place.

This design statement has been prepared in accordance with City of Newcastle (CoN) DCP 2012, the OCULUS – Honey-suckle City Campus Public Domain Plan Report, September 2019 and the Honeysuckle Public Domain - draft Technical Manual. The project Site for Newcastle Honeysuckle Campus Stage 1A is ideally located at the nexus of new waterfront develop-ment and the shaking of the old industrial port label and past industrial uses combined with the urban grit of the CBD.

The site is registered as Lot 1, DP 11633446.The site is 48 m long x 57 m wide at its widest and around 2400 square metres in area as building adjacent landscape and about 865 sqm of south eastern landscape square. The site is generally flat.

The existing Honeysuckle drive and Worth Place roadway links the site from Hunter Street to the south and Newcastle Sta-tion to the West. Also, a visual and potential pedestrian access links the site to the light railway station at the south western corner.

There is no existing endemic vegetation or tree planting on site. Good views are possible from the site towards the harbour from north west and towards light rail corridor at south west. Solar access will be maintained over the site as the adjoining developments are not very high.

Land use in the immediate area is primarily split between residential and commercial spaces.

Site characteristicsVisual accessThe site is visually linked with harbour to the north, the cultural heritage to the east, and the urban grid to the south. The development will contribute to, and integrate with the evolving built form of the Honeysuckle area. Tree plant-ing on footpath and southern landscape court will soften and enhance the facade from some view points.

A number of design constraints exist on the site and have been addressed in the proposed site design.

Stormwater floodway – overland flow:

The Worth Place road adjoining the site at the western boundary provides a stormwater overland flow path that must be retained through the site to the harbour edge. This floodway level of RL1.3 has been retained. The Flood Plan-ning Level in this area is the 1% AEP flood level plus 370mm free-board which equates 2.80m AHD. Filling of the site will therefore be required to achieve the required minimum floor levels.

L02Design principlesThe design has been based on the general principles of Public Domain Plan concepts, visual & physical linkages and historical reference of this area.

Historic Overlay - Indigenous Landscape

Newcastle is known to local Aboriginal people as Muloobinba, while the Hunter River is known as Coquon. Shellfish wereharvested for thousands of years, their discarded shells formed enormous middens in this area which became Very common histroical reference of this area of Meekarlba (Honeysuckle).

Those shape of the shell middens inspired the basic shapes for the site which translated into circulation and softscape lines for the landscape layout.

Soft landscape and planting

The design incorporates areas of soft landscape within the active circulation areas to enhance the visual appearance and provide a soft barrier from the roads around the site. Small mass planting island areas with some feature seating has been included to permit small outdoor talk .Trees incorporated in footpath to provide shade and accent trees used to strengthen visual link.

Planting using predominantly native species has been incorporated throughout the softscape area to create notion of connectedness with the bushland or landscape of the Callaghan Campus Design. Consideration has been made to permit some visual permeability through the site and view corridors have been established to enhance visual linkage.

All new planting shall be planted in new imported soil. All areas of planting shall be provided with an irrigation system to enhance the quality of the landscape.

Steps around the building

The building footprints needed to be elevated above the flood level which enabled to design wide seating steps around the building in order to create a more accessible public space and to connect the building to the city. The subtle, but meticulous, detail design provides functionality to a space designed for durability. The materiality of the project consists of concrete, recycled plastic, granite paving, expressive metal paving inlay and vegetation. The inherent colours of these materials and the context provide the basis for the colour palette.
