LocationThe land is located in Bierley, to the southeast of the centre of Bradford. The site has a gross area of approximately 9 acres (3.65 hectares).
The site benefits from excellent road connections, with Bradford city centre just 3.5 miles to the north (approx.) and Leeds city centre around 9 miles to the northeast.
The site is in a sustainable location, with schools and retail opportunities within walking and cycling distance. The nearest railway stations to the site are Low Moor and Bradford Interchange, located approximately 2.5 miles to the south and north respectively. There is a bus station located on Shetcliffe Lane and further regular bus services from Tong Street.
To the east of the site is St John’s CE Primary School (awarded Ofsted Inspection Rating Outstanding in 2010). There is an ASDA supermarket around 1.5 miles to the northwest and IKEA is accessible via the A650, with the M62/M621 beyond.
DescriptionThe site is greenfield, being the former playing fields of the adjacent St John’s CE Primary School.
The boundaries are formed by Shetcliffe Lane to the south (which is currently gated) with an existing vehicular access off this point. The No. 83 public footpath runs along the western boundary outside of the red line. The site is bounded to the northwest by the gardens of residential dwellings, with woodland/shrubbery screening the site at the boundary. The gardens of dwellings at Burberry Close bound the western edge of the site. There are a number of trees to the eastern boundary on a slight slope; details of which are available on the Tree Survey.
The site is relatively flat, and predominantly falls from a steep bank on the northwestern boundary. The site contours are visible on the plan on the data room.
The site benefits from extensive views of open fields to the south.
