Dear Friends, 2016 may well be remembered as the year that smallness became important because we started building Tiny Homes at Cass. The home ownership program was actually the result of research, due diligence and a decision to try something totally innovative. The program, which will be completed in 2017, has garnered worldwide media attention and an avalanche of volunteers and people interested in replicating the program elsewhere. Other major milestones from the year include the loss of two HUD funded residential programs that were located in three Cass Buildings – Mom's I, Mom's II and one floor of the Scott Building. These were transitional housing which allowed the residents to remain for up to two years to work on a variety of issues. Most of the transitional housing units were eliminated nationwide. The CARF accreditation survey in March went extremely well. Both Kim Hudolin, our first Deputy Director, and Gregory Stokes, the new Human Resources Director, were hired in time to participate in the three-day audit. Stacy Conwell-Leigh and her CQI Committee played a crucial role in securing our seventh accredita- tion. Once again, we earned the highest rating. Fundraising plans were challenged by the loss of the annual Fireworks event. Fortunately, the agency was able to add Roastin' the Rev in November. 500 people showed up to watch our Executive Director burn. The event grossed over $70,000 thanks to the hard work of board members Pam Vandekerkhove, Bonnie Mellos, staff member, Pat DeCarlo and Marcy and Spencer Hayes from C&B Scene. We were saddened by the death of former board member and Miss Cass, Shirley Carpenter, in 2016. The agency was pleased to announce that Mom's Place I would be re-named in memory of our former board member Sue Bath Thomasson. That facility will undergo a complete renovation in 2017. members of the Activity Center. She wanted them to have thelatest technology while working on their individual goals.When a friend of the agency heard about her unselfish act,that person matched her winnings and we were able to pur-chase six more. The members delight in using the machines.

Beyond this, expansion of the jobs program continued to be amajor focus in 2016. 33 members were employed in the CassDocument Destruction (shredding) business. One personjoined Green Industries making mud mats. Another one

began stocking theCass Union (canteen)with Gladys Ferguson.6 other adults work at businesses in the community and 6 moreown their own micro-enterprises.

This involved studying the Standard Operating Procedures,Personnel Policies, Recipient Rights and a number of othersubjects. The test had 100 true and false, multiple choice andessay questions. For the first time in the eighteen-year historyof administering the exam, one of the employees won with aperfect (100%) score.

Cheryl Linari had crammed for the exam in the hopes that shewould win. When she did, Cheryl took the $500 prize moneypromptly to Best Buy and ordered six computer tablets for the

Combined, these organizations saved the agency thousandsof dollars and they allowed the kitchen crew a respite fromthe constant gleaning, prepping, cooking and serving 3 mealsa day, 7 days a week.

Weekly volunteers - Bob and Sara Holmes, Jo Ellen Gilchristand Lenore Hawkins - not only augmented the regular staff,they helped out with the Cass Catering program. Under thesupervision of chef Matt Prentice and run by veteran staffmember Nichole Rubens, the catering program took full-

course meals to corporate meetings, church events, wedding receptions and other venues. This generated much neededfunding for the food program and raised awareness aboutfood and hunger.

Cass Board members Paul Smith, Pam Vandekerkhove, RobSickels and Diana Freeburg spent a spring day building shelving and potting plants in the new greenhouse. The herbswere used all summer and half of the fall. Ann Arbor FirstPresbyterian also put in gardens.

A couple hundredmore attended the Sunday afternoon event at theAssumption Greek Orthodox Cultural Center. Assumption isthe Empty Bowls sponsor. The Celebrity Online Auction wasalso once again a part of Empty Bowls.

We were also fortunate to have an army of volunteers on ThanksgivingDay and three crews on Christmas Day - The RenaissanceBaptist Youth Group, Saline United Methodist and theJewish Community Relations Council.

In preparation for the accreditation survey in March, Cass staff members were

challenged to compete with one another towin the CARF Cup.

Mom's Place I and II as well as the transitional housing for men inthe Scott Building were shut down in the summer after the staffspent months helping residents identify new housing elsewhere.Two of the three program spaces were converted by volunteers sothey could be utilized by new permanent supportive housing programs in the fall. The third, the Mom's Place I building, will berenovated in 2017 to accommodate a new program. When thefacility is re-opened, it will be called the Susan Bath ThomassonBuilding, in memory of one of the agency's former board mem-bers. In the interim, the Mom's Place I building housed theWarming Center for Women and Children for the winter.

The other major change in the housing programs was the intro-duction of Tiny Homes. The model home was opened to the pressin September and six more were started. The goal is to build 25250-400 sf homes that will link affordable housing with homeownership. We anticipate having all of the houses done by the endof 2017. The RNR Foundation, the Ford Fund, the Junior League ofDetroit and several churches in the metropolitan area took thelead in supporting the development financially.

The Transitional Housing programsat Cass and most other nonprofitagencies across the country were

eliminated in 2016.

A Little Free Library was installed inthe front of the Scott Building and theyoung readers were elated.

Mark Wood and his team from Brighton First UMC take a break from renovating apartments at Mom's Place II. The men took several rooms down to the studs and created beautiful, functional new living spaces.

Green Industries produced anupdated, glossy catalog of products

in 2016.

It was necessary because the employment program launched a number of new items -pallet Christmas trees, draft dodgers, "D" key chains and Tiny Homes coaster sets.

The workers were shifted to the World Building to free up space for the Tiny Homesbuilding materials in the warehouse. The relocation gave the employees and volunteers more room (11,000 square feet) and the third floor HVAC system meantthat they stayed warmer and cooler.

A dedicated group of cyclists participated in the Tour de Troit to raise money forGreen Industries. They called their fundraiser, "Ride to Work."

Income increased by $66,555 in 2016 despite the loss of two HUDtransitional housing grants. We were able to secure new HUD per-manent supportive housing programs to replace the grants. Therewas a funding gap between the end of one set of grants and theimplementation of the new ones. 2016 also launched Tiny Homesat Cass. Between April and the end of the year, over half a million dollars was received for Tiny Homes.

Expenses decreased for the calendar year corresponding to thechanges above. The expenses in this report include depreciation.The endowment account had $45,765 at the close of 2016.

The financial information presented in this report is based onactivity for the period of January 1, 2016 - December 31, 2016.Each year an independent audit is performed by an outsideaccounting firm for the fiscal year in accordance to generallyaccepted accounting and auditing standards. The currentauditor is Doeren Mayhew.

For the seventh consecutive time, Cass received the highestrating of accreditation from CARF. The agency scored a

conformance in satisfying 1,000 standards.

The residential programs at Cass maintained a vacancy rate of under and every HUD-funded program at Cass had a waiting list.

An external audit of Medicaid records at the Activity Center once again demonstrated 100% compliance. Therewere no billing errors.

Kim Hudolin was hired as the organization'sfirst Deputy Director.

Five Cass employees took advantage of thecollege tuition program.

6,426 people volunteered at Cass in 2016,providing 39,117 hours of service.

Rev. Fowler received the Eleanor Josaitis Shining LightAward from the Detroit Free Press and she was inductedinto the Michigan Women's Hall of fame.

Nine additional lots were purchased from the Land Bankfor the Tiny Homes project phase two.

A $600,000 renovationgrant was securedfrom HUD to convert Mom's Place I into permanent supportivehousing. Therehabbed facility willbe renamed the SusanBath ThomassonBuilding.
