# One each of the two occupied units is for manufacturing of wearing apparel and manufacturing of electrical equipment and other machinery/equipment respectively (based on the Hong Kong Standard Industrial Classification Version 2.0 adopted by the Census and Statistics Department).

Area Assessment
The area (about 3.4 ha) comprises two strips of land fronting a public cargo working area (PCWA) and a typhoon shelter. There are three industrial buildings in the area (Plan A21). No new development/redevelopment has been undertaken since the completion of the 2009 Area Assessments. The industrial stock retains at about 0.04 million m2
GFA. All three industrial buildings in the area are in fair condition. They are 7-16 years and have 2-8 storeys. Two buildings are under single ownership while the remaining one is under multiple ownership.
Since the building at 18 Hoi Wah Road is found wholly vacant in the survey, the overall vacancy of the area is 37.4% which is much higher than the territorial figure of 3.5% and the 1.4% identified in the 2009 Area Assessments. Such vacancy is also significantly higher than the average of 3.5% for the seven areas in the Northwest New Territories. No subdivided unit was found in all the buildings. Warehouse/Storage and “Other Uses” are the two largest uses, occupying about 18.2% and 14.0% of the GFA respectively. The major types of “Other Uses” include domestic use (about 9.0% mainly in one of the buildings), studio (about 1.9%), training centre/educational institution (about 1.3%) and recreational facilities (about 0.9%). Office is the third largest use, taking up about 12.9% of the GFA. In terms of employment, about 206 workers are estimated to be engaged in the occupied non-subdivided units of the industrial buildings in the area, including about 4 workers (1.9%) in the manufacturing business and about 202 workers (98.1%) in the non-manufacturing business. The overall figure only accounts for about 0.3% of the total of 61,763 persons engaged (other than those in the civil service) in various business/industries in the Tuen Mun District identified by C&SD in June 2014. Since the completion of the 2009 Area Assessments, there has been no planning approval or building plan approval for proposed new development in the area or proposed redevelopment/wholesale conversion of the existing industrial buildings in the area.
