PROPOSED HOTEL ON PLOT LR 4953/1980

Site analysis

LOCATION

The land is in Westlands approximately 10 kilometers from the central business district. Its

proximity to the city will ensure adequate provision of services and accessibility.

NEIGHBOURHOOD

The site is located in Nairobi County. The neighborhood includes high executive offices for

instance Safaricom Kenya headquarters and above average residential houses. The area is

characterized by numerous upcoming commercial projects and majority of which have been

completed in the near past for instance the west end towers. The area is also home to various

malls for instance the Sarit centre.

SIZE AND ZONING

The site is approximately two acres in size. The ground coverage ratio should be 35% and plot

ratio is estimated at 80%. Types of developments allowed are commercial, residential, hotels

offices and high-rise flats. The height is restricted by plot ratio.

LEGAL OWNERSHIP

The proposed development site is on Plot LR No 4953/1980. The deed is held by a private body

under the jurisdiction of the Government of Kenya

TOPOGRAPHY

The site is relatively flat. Existing features include small trees, bushes and grass. The soil is red

soil with the bed rock 800 mm from ground.

The site is currently fenced with a 2.4m boundary wall made of masonry on eastern side and

barbed wire mesh on the west

The site can be accessed through Mvuli lane joining Waiyaki way .Mvuli lane is tarmacked and

passes adjacent to the site

UTILITIES

Utilities include a metered water supply and available electricity connection point. There is a

need for providing for a septic tank on site.

CLIMATE

The climate is moderate tropical with sunshine most of the year round and typical average

temperature of 25 0C during the day, with the hottest period in January and February leading to

the long rains and the coldest in July. The “long rains” season lasts from March and April to May

and June. The “short rains” season is from October to November.

The wind is localized. Due to the above factors the resort should therefore be placed in way

that it uses the localized wind for cheaper air conditioning. The warm sunny climate should be

utilized to provide manageable energy sources like the uses of solar. Some data as to the

various climatic data around the site as sourced from the meteorological department include;

Solar radiation intensity to site indicates that higher intensities are overhead and on the

west side.

DESIGN BRIEF

External works

The access road and parking will be paved with cabro on a well compacted base. Landscaping will consist of Kikuyu grass serviced with automatic sprinklers supplied by collected rain water, trees, climbers and pot plants along the chain-link fence. Boundary walling will be done according to the architectural details Dustbins cubicles, storm water drainage, and other civil service works will be done as per the council regulations and building code. SUBSTRUCTURE Shall be strip foundation in reinforced concrete slab and masonry wall, hardcore fill and murram blinding. SUPERSTRUCTURE The superstructure comprises reinforced comprises reinforced concrete columns, beams and floor slab and masonry stone walling internally and externally. The roof covering is Portuguese clay tiles with polythene sheet underlay on timber trusses. Walling The wall will be dressed stone with key joints. External walling will be bush hammered on the exterior side and finished appropriately to suit the internal finishes required. Internal walling will be masonry and brick depending on location and purpose. “Ruiru” cut stone will be commonly used and plastered to provide appropriate finishing. All walling will be reinforced with 20 gauge hoop iron at every alternate course and laid over damp proof course. Hardwood skirting with parquet will be provided in other floor areas. Bituminous paint will be applied to plinths; emulsion paint will be applied to internal walling. Precast concrete and metal sections will form the balustrades at the balconies. GATE AND GUARDHOUSE 10 SM •Should serve the purpose of security and as the main entrance to the compound. •House at least two people working in shifts The gate is of steel panels with rollers. •Provide circular openings on the panels to serve both aesthetic and viewing purposes. •The outside finish on the gate house wall should be of random round pebble stone fixes.

Have sliding doors leading to the extensive front balcony. There will be a balcony laid with waterproofing material and finished with clay “quarry” tiles

DRIVEWAY Will be paved with cabro on a well compacted base.

MASONRY WALLING 450 M Contain columns at intervals of 4 meters and extension joints after every 28 meters. The columns should be higher than the wall to provide support for the electric fence. The wall should have recess keying on both sides. Provide lighting mounted at the top of columns at intervals of two columns.

WASHROOMS 24 SM for gents and 24 SM for ladies

provided with ceramic tiles finishes on the floor and walls for a height of 1800 mm

Doors and Windows Internal doors will be mahogany panel doors. Windows will be aluminum top hinged windows and composite windows will be featured in the balconies. All ironmongery for internal doors shall be brass colour. Mahogany panelled doors will be varnished. CASE STUDY The case study for the hotel is a hotel in Thika town that was built for upper middle class in the area. The plans are as follows;
