The revised site design / urban design plan addresses this challenge through the following design moves: 1.) Connect with the Stearns – Mosely Neighborhood Mosely St. is the east entry for the development. This street axis organizes the primary public spaces in the site design. Building street walls, pocket parks with existing Live Oak trees, public street parking, street trees and an architectural fence will contribute to the public space of the street and neighborhood. Stearns St. will terminate at a small park with preserved Live Oak trees. 2.) Address the Greenway as a Public Edge Other than Mosely St., the Greenway is the only public front that borders the site. Three (3) buildings have been located along the Greenway to reinforce the public way. The building locations on the Greenway are also consistent with CPTED (Crime Prevention through Environmental Design) principles. 3.) Establish the amenity space as a Village Center In addition to Mosely St. and the Greenway, the Village Center / Community Space establishes an additional public edge to locate the apartment buildings. The space between this gathering space and the pocket park adjacent to the Greenway is lined with bollards to make a pedestrian connection that links the sequence of public spaces to the Greenway. 4.) Create a pedestrian scaled architectural element at the Gaines & Lake Bradford St. intersection A pedestrian gateway will connect residents with the pedestrian crossing at the intersection. 5.) Create “usable” Pocket Parks & Greens Based on the urban character of the UV District and the Multi Modal Code, the plan includes numerous green spaces that can be used and occupied. These are consistent with the character of an urban neighborhood and are included to offset the standard parking islands that are a standard feature of suburban parking lots. In addition to the pocket parks, the plan includes 40 green space islands and existing trees are preserved along the edge of the property. These strategies are included in the plan in place of the standard parking island arrangement. 6.) Incorporate “Parking Streets” (vs parking lots) as much as possible. Most of the parking includes a 56’ wide (curb to curb) parking lane with street trees on both sides. In many locations, buildings define the parking streets in a similar manner to building placement in an urban district.

SITE DESIGN CONCEPTS

Site Design Concepts:• The central Social / Gathering (the Community Courtyard)

space is conceived as a Town Center that is formed by the site geometry.

• Buildings define coherent public spaces including:Courts, Pocket Parks & Streets.

• Mosely St. & the east entry sequence establishes a visual axis through the Community Courtyard to the Greenway. Pocket Parks are located along the axis.

• A Pocket Park is located on the Stearns St. axis that has a visual connection to the neighborhood.

• Buildings address the Greenway as a “street wall.”• Existing Trees have been preserved along the Greenway

& the prop. line at the Stearns - Mosely Neighborhood.• Parking “lots” have been redesigned as tree lined“Parking Lanes & Streets”.
