KEY INFORMATION AND SITE PLAN
PROJECT CORE VALUES
Mcginty & Son is located in the busy town of Ipswich on a main high
street with access to the local bus routes and just a small walk from the
main high street in the town centre, making it a good location for local
and passing trade. The site is also open to healthy competition due to
its town centre / high street location.
The pub is currently split into four main areas, a small bar area to the
front of the pub, benefiting from wall panelling, an old well feature, a fire
place and a darts board for local teams. Towards the middle of the site
up a small staircase is the main bar area with a full working fireplace,
fixed and loose seating and historic wall panelling. In addition to the
rear of the site past the toilet area is a large restaurant with a
commercial kitchen and a separate bar area with stable doors opening
onto a large courtyard garden including a projector screen for sporting
events and multiple external benches. The pub also benefits from an
upstairs function room with a large stage area and small bar used for
events.
Mcginty & Son will undergo a refurbishment to improve facilities,
creating defined areas and providing a more inviting environment for all
customers. In addition the site will be renamed The Halberd Inn as it’s
original signage. The new rebrand will receive a new signage scheme.
The offer is to be re-branded as Mainstream

Local Historic Images – 1882
The main export from Medieval Ipswich was
wool where it was woven. It was then fulled.
Which means it was cleaned and thickened by
pounding it in a mixture of water and clay.
Wooden hammers worked by watermills
pounded the wool. Afterwards men called
tenters spread the wool on frames called
tenterhooks to dry (which describes the saying
to be on tenterhooks). When the wool dried it
was then dyed.
