Baca Architects have a 100% Planning permission record in 11 years practice and find pre-application discussions both productive in terms of reducing planning risk and time-saving to the overall programme.

We have evolved a clear methodology that involves engaging with key stakeholders from the outset to develop design solutions that integrally embrace and resolve their concerns.

We never go to a Planning Authority with a single proposition as this strategy can result in abortive works and delays to the programme if this is not universally well received. We present a package of solutions that can be combined in a number of ways. This offers multiple benefits.For TFL these solutions test the site’s optimum permissible development

opportunities, and for planning we can demonstrate that the site’s constraints have been well considered, amongst other issues.

Armed with a comprehensive suite of proposals Baca Architects Project Team Leaders also have an advantage of being able to draw to a high standard by hand and in real time. This unique skill enables conclusive results with Planning Authorities at pre-application meetings – which unite the power of constructive argument with comprehensive illustrations. Being able to modify and refine sketch proposal in collaboration, side-by-side with the planning team enables a consensus of design from the package of solutions to be achieved on even the most challenging sites.
