HVAC SystemThe HVAC system consists of a VAV air handling with chilled and hot water. In addition, fin-tube radiators provide heat along the floor-to-ceiling glass perimeter. VAV air terminals at a rate of 1 per bay for perimeter (approximately 300 SF) space, and 1 per 1000 SF for interior space, supply conditioned air for cooling. VAV air terminals receive conditioned air from central system via four existing medium pressure vertical duct risers and new horizontal trunks at each floor.

Electrical SystemThe following is available for tenant’s use: 6.5 Watts/USF for Receptacle Power, 1.5 Watts/USF for lighting, and 1.35 Watts/USF additional capacity.

SecurityThe building security system is monitored 24/7 by Datawatch and is supported by eight (8) security cameras which are monitored at the lobby desk. Key cards are required for access to the building common areas and garage after hours. In addition, a lobby attendant is on-site at the lobby desk 24/7.

ParkingThree (3) levels of below grade parking with a ratio of one (1) per 1,500 RSF leased.
