For homeowners, when someone says your home is drastically overvalued, naturally, you worry. If you’re a prospective homebuyer, such news might cause you

to delay your purchase or otherwise change plans. ¡ e problem is – who and what to believe? One source

is saying Canada’s housing is overvalued by 60 per cent, another says by 30 per cent, and another still saying that it’s all just right.

“Far too many foreign economists try to make overly simpli¦ ed statements about foreign housing markets they don’t understand enough about,” Calum Ross, mortgage broker and real estate investor, told New Home & Condo Guide.

“Canada is home to a very diverse group of people with local economics that are vastly di ̈erent,” Ross says. “Saying there is a Canadian housing market is no less ridiculous than saying there is ‘Canadian temperature.’”

Thankfully, Canada Mortgage and Housing Corp. adds some perspective in its House Price Analysis and Assessment, which provides a market-by-market snapshot by Canada’s larger centres.

The report attached a risk level – low, moderate or high – for the major cities, using risk factors of overheating, acceleration in house prices, overvaluation and overbuilding.

With Regina and Winnipeg, of all places, the only major centres earning “high risk” assessments, CMHC’s report reminds us that housing markets must be assessed on a micro level. Canada’s most expensive market, Vancouver, earned a “low risk,” while Toronto, often mentioned in conversations about overvaluation, was ranked as “moderate risk.”

Whether you’re relocating from one coast to the other or moving to your ¦ rst place out of your parents’ home, moving can be hectic, exciting

and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with con¦ dence.

If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies

to ask about their services and then decide.Professional movers can do everything for you if you wish, from packing and

unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.

Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.

Empire Communities extends Empire Heroes Program TO COMMEMORATE 70TH ANNIVERSARY OF END OF SECOND WORLD WAR

This month marks the 70th anniversary of the end of the Second World War and Empire Communities is recognizing individuals who have served our country with the extension of the Empire Heroes Program.

“The Empire Heroes Program was launched in 2013 after marking 20 years of developing and building communities as a way for Empire to give back to these communities,” says Paul A. Golini Jr., co-founder and executive vice-president, industry

relations, Empire. The program assists those working in the hospital, law enforcement and other EMS services with purchasing a new home in neighbourhoods where Empire builds. With each home purchased through the Empire Heroes Program, Empire makes a $1,000 donation to the local hospital foundation.

“The Empire Heroes Program is open to police, firefighters, paramedics, doctors, nurses and other staff that are working in hospitals,” says Golini. “With the 70th anniversary of the end of WWII this year, it only made sense for us to extend the program to Canada’s Acting Members of the Armed Forces, Reservists and Veterans.”

On Thursday, May 14, Empire presented cheque donations to the Hamilton Health Sciences Foundation, Brant Community Healthcare System Foundation and St. Joseph’s Lifecare Foundation in the amount of $67,000, $10,500 and $10,500, respectively, as a result of the Empire Heroes Program.

These donations are a direct result of sales from Empire’s master-planned communities, including Lush and Victory in Stoney Creek, Summerlea in Binbrook and Wyndfield in Brantford.

June 30 is the busiest moving day of the year. If you’re planning to move on that day, it is time to book your mover now.

Two Men and a Truck - Canada has created guidelines to help customers make any moving day as stress-free as possible.

One approach that works well is to empty a closet a couple weeks before the move and place items you know you will need on moving day into that space. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff.

In your new place, have toilet tissue ready for each bathroom, along with hand soap and towels. Remember easy-to-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones.

Basic kitchen items will be handy too, such as dish

detergent, a sponge, plastic garbage bags, paper towels, paper plates and cups, a kettle and maybe a cooler. Remember a note pad, pen, scissors and pertinent phone numbers you may need, such as utilities companies (for both ends of the move), family members, real estate agent, lawyer and cable company. You’ll also need basic tools.

Think about the first 24 hours in your new place. You’ll need linens, soap, alarm clock, a change of clothes, phone chargers, important papers and money.

Be sure that your survival items are packed into the moving van last or transported in your vehicle with you. When you arrive, you’ll be fully prepared to begin life in your new home.

T his past February marked the start of a very exciting new project for Sifton Properties Ltd. It was the commencing of construction on the first Net Zero home located in Warbler

Woods, a new neighbourhood in west London. This is not only a first for Sifton – it is also a first for the City of London.

A Net Zero home is a home with net zero energy consumption, which means the total amount of energy used by the building and its occupants on an annual basis is roughly equal to the amount of renewable energy created by the solar technology on the roof. The Ontario Building Code is moving towards the goal of having all new

homes built to Net Zero standards by 2030, with Sifton leading the way.

When it’s completed, this home will look very similar to any of the other beautiful Sifton model homes. The Net Zero Home will be built as the Dogwood model (pictured), which is a 1,913-sq.-ft. bungalow. Looks will be deceiving, however, as this home will be jam packed with cutting edge Green and energy efficient technologies and it will be built with innovative construction techniques. Many of these products and techniques will be incorporated into the buildings across the road in Sifton’s new SMART community, West 5.

The first task faced in designing this home was to make it as energy efficient as possible and a number of changes had to be made to the standard framing and insulation details of

the home. All the exterior walls of the main floor will be constructed with two-by-six-in. wood studs, insulated with fibreglass batt insulation and three in. of exterior foam sheathing, giving it an R-value of 39, opposed to the standard two-by-four-in. (R22). The attic will be insulated to R70, whereas current code calls for R50, and the basement walls will be insulated to R27 as compared to R20. Additional, the home will have R10 foam insulation below the basement floor.

In addition to the home’s enhanced insulation levels, Sifton will also be utilizing an exterior air barrier system and extensive air sealing detailing to minimize any air leakage. As homes are made more “air-tight,” it is also critical to accommodate efficient air exchange between stale inside air and fresh outdoor air. This will be achieved through the installation of a high efficiency energy recovery ventilator, which will also balance humidity levels. Heating and cooling will be provided by an ultra-efficient air source heat pump and the domestic hot water system will include a high efficiency tankless water heater combined with a 72-in. copper drain water heat recovery pipe, which uses the hot water from a running shower to preheat the water going into the water heater. All of the lighting in the home will be LED and any appliance will be Energy Star rated.

Once the home is made as energy efficient as possible, in order to make it Net Zero, there needs to be a balance in what energy requirements there are by generating renewable “free” energy. In the case of this home, the “free” energy will be solar provided by integrated solar shingles. Solar shingles generate power in a similar fashion to solar panels, but they are much more attractive in appearance. By installing these shingles on both sides of the roof, a 10 kW solar array is created, which will be tied into the grid, allowing electricity generated to be sold back to London Hydro.

While Net Zero focuses on the energy efficiency of the home, Sifton also plans to incorporate a number of Green products including; a rain water harvesting system that uses rain water for irrigation and to flush the toilets in the home; ultra-conserving plumbing fixtures; environmentally friendly finishes such as flooring and cabinetry that are manufactured from recycled materials and are low in harmful VOCs.

These products along with the Net Zero features will make this a truly “SMART” house! Stay tuned to sifton.com as plans for the Grand Opening are set for summer of 2015!

The Ontario Building Code is moving towards the goal of having all new homes built to Net Zero standards by 2030, with Sifton leading the way.

Builders give Ontariobudget 1.5 thumbs up

Home builders in Ontario have given the 2015 Ontario budget the thumbs up – citing infrastructure investment that is ultimately good news for homebuyers.

In the Ontario budget released on April 23, the province committed to the largest public infrastructure investment in Ontario’s history – more than $130 billion over 10 years.

HIGHLIGHTS INCLUDE:» $31.5 billion over 10 years for Moving

Ontario Forward — about $16 billion in transit projects in the Greater Toronto and Hamilton Area (GTHA) and about $15 billion in transportation and other priority infrastructure projects outside the GTHA.

» $11.9 billion in 2015-16 on infrastructure, such as roads, public transit, water systems, hospitals and schools.

Along with reducing gridlock, new transit projects should support the province’s investment-ready communities initiative and the creation of new housing and employment centres, says the Ontario Home Builders’ Association (OHBA).

“People need better transit options,” says OHBA president Vince Molinaro. “� e province’s massive transit

investment should support the creation of transit-supported communities across Ontario. Building complete communities along those transit lines makes sense and will provide new housing and employment options, and choice where people can live, work and play.”

� e next step is for municipalities to support this provincial investment by creating land-use plans that generate the ridership necessary to support long-term operations for transit infrastructure, OHBA says. In the past, the association has recommended provincial funding be directly linked to a municipal requirement to immediately update the land-use planning and zoning in those transit corridors. � e province must ensure that there are strong municipal requirements to align all transit investment with land-use planning by requiring appropriate density zoning along those corridors.

“� e provincial investment in transit is a golden opportunity for municipalities to create investment-ready communities,” says Molinaro. “In the past, municipalities have failed to do that work, leaving developers and builders to � ght for appropriate intensi� cation in those transit corridors. It doesn’t have to be this way; municipalities must modernize zoning and create transit-supported communities to fully maximize the provincial transit investment announced in today’s budget.”

It’s a good budget, but not quite deserving of two full thumbs up.

OHBA CEO Joe Vaccaro points out that certain tax credits need to be adjusted to re£ ect rising home values – in particular, the 2009 HST New Housing Rebate.

“� e current provincial threshold is $400,000, but with the cost escalation in new neighbour taxes and housing prices, the threshold should be adjusted every � ve years to support housing a ̈ordability for new-home buyers.”
