Welcome to this latest edition of our Sporting Brochure. You will see a number of changes. Firstly, the look of the brochure. Very sadly, our longstanding designer, David Martin-Thomas, died suddenly in mid brochure production in November last year, and we include a short obituary at the end of the brochure.

We hope you enjoy this brochure, it is intended as a guide only and we encourage you to contact us to discuss the sport available from each estate, the detailed costs and other relevant information. Demand from UK and international buyers looking to purchase Scottish Sporting Estates continues to remain healthy.

Our experience at the very forefront of the estates market suggests that the continuing economic turbulence and the political uncertainty currently facing Scotland so far appears to have had little effect on the sporting estate market. We now have a healthy number of prospective purchasers registered with us who are actively seeking to buy an estate. This is in addition to the enquiries we

receive on a case by case basis.This has created a healthy

environment for both buying and selling sporting estates.

Scotland continues to offer outstanding estate properties of varying sizes. In recent months, we have marketed two prime examples - Innerwick in Glenlyon, Perthshire and Urrard, also in Perthshire.

Innerwick Estate is a rarity. Stretching over more than 5600 acres, the estate lies in the heart of Scotland’s longest and one of its loveliest glens and is a manageable sporting estate in a beautiful and

accessible part of Scotland which offers excellent stalking, and over two miles of salmon fishing as well as grouse shooting. In addition, there is low ground rough shooting and duck flighting. At its core is a lovely principal house. As we go to print, Innerwick is currently under offer.

As with so many estates, Urrard Estate, in Highland Perthshire, is steeped in history with the famous battle of Killiecrankie of 1689 having been fought nearby.

Urrard is a mixed sporting and residential estate offering traditional stalking, salmon fishing and grouse and

one of the most successful resurgences in living memory with many moors exceeding their past records, 2012 was perhaps more patchy, though again very successful for some.

It is of course also a case of supply and demand and with generally only a handful of estates coming to the market in any one year and individual estates changing hands on average only once every 16 years, there are really very few opportunities to buy.

Owning a sporting estate bestows great responsibility. Shooting stalking and fishing generate significant income for the fragile rural sector, not just from the revenue from letting the sport itself but from ancillary accommodation, servicing, travel and outfitting revenues,

pheasant opportunities. There is a solid agricultural enterprise on the estate and an excellent portfolio of residential property. The centrepiece of the 1800-acre estate is a charming, historic renovated mansion. We are pleased to report that missives are now concluded for this estate.

But why do wealthy individuals want to buy a Scottish estate? Potential deterrents, such as ongoing land reform and of course the possibility of an independent Scotland, perhaps remarkably, appear to have had little effect on the sporting estate market to date.

Government is and will remain relatively stable in Scotland, and Scotland still has some of the true remaining wilderness areas in the world, where individuals, both British and foreign, can buy large tracts of land without limitation. And of course rural Scotland offers some of the best sporting opportunities in the world.

Record grouse numbers have been recorded over the last two years, many rivers have been teeming with salmon and it is these natural resources that drive the market forward. The added attraction of renewable energy potential can also fuel demand from buyers.

where estimates have put the revenues generated at something like £275 million a year – grouse shooting alone generates some £30 million a year and supports over 1000 full time jobs in Scotland as a whole.

What goes on within a Scottish sporting estate?Red deer stalking, grouse shooting, salmon spawning grounds, forestry, renewable energy, valuable habitat, livestock farming, recreation and winter sports; in fact a great deal in a very fragile habitat and very often at great personal financial cost to the owner.

So why buy and not simply rent?Over the last 20 years, as a capital investment, Scottish estates have performed extremely favourably in comparison with the stock market. So while annual running costs can be high and buyers need deep pockets, not only will they get the lifestyle and pleasure they are seeking from owning an estate but if this trend continues, they will also have also a sound capital investment.

In 2012, 22 sporting estates in all were sold in Scotland, totalling around 70,000 acres, for a combined value of over £75million.

As a firm, CKD Galbraith also manages well over a million acres of sporting estates across Scotland, being particularly strong in the Highlands, Perthshire and the Central Belt, which offer some of the best and unrivalled sporting in the world.

This leaves the firm well-placed to market new sale listings to the widest possible audience, with Innerwick and Urrard amongst others, proving to be prime examples.

The Highlands and Islands have been described as one of the last great wilderness areas in Europe. This is an area of wild landscapes, rugged and majestic mountains, remote tranquil glens and fast flowing rivers. It is an area that offers adventure and excitement for those

prepared to explore it, from the towering hills of Sutherland to the pristine beaches of the west coast and the Outer Hebrides.

This is the land of the deer stalker and garron where the hills offer the opportunity for exhilarating stalks amongst breathtaking scenery, on famous estates such as Reay Forest in Sutherland and Eishken on Lewis.

For the fisherman, there is a wide choice of rivers and lochs from small exciting Hebridean spate river systems to the wild seatrout and salmon lochs of the North and West.

The area also offers walked up grouse and some of the best woodcock shooting in this country.

AlInE ESTATE IS a seacoast estate, on the boundary of Lewis and Harris, covering 8,000 acres of hills, moors, and lochs. The lodge looks onto Loch Seaforth, which because of its mountains and wildness forms part of a Scottish National Scenic Area. The estate includes several miles of seacoast, including Seaforth Island, plus an additional 1,600 acres of further shooting and stalking rights.

AccommodationIn 2009, the 18th century lodge was completely refurbished (as were the boathouse, sauna complex, cottages, and byre), with new bedrooms, bathrooms (four of them en suite), kitchen, gunroom, sunroom, study, games room, and dining room. With no road between the lodge and the sea, most rooms enjoy magnificent views down Loch Seaforth to the Isle of Skye. The lodge has five double or twin bedrooms and one single bedroom (with four more bedrooms available in the nearby cottages) and provides comfortable accommodation for 11.

FishingThere are four main systems on the estate. Loch Langavat is the headwater of the Grimersta system and provides excellent salmon fishing. Fishing is largely done by boats on Langavat: however, the estate also fishes one bank of the Langadale River at the head of the loch. Langavat itself can be fished from the shoreline, of which Aline has approximately four miles.

The Tiorsdam system consists of a small river with several productive pools and a loch which offer exciting salmon and sea trout fishing from July onwards. The Scaladale is a picturesque river which historically has had good sea trout fishing and which today fishes salmon in spate conditions. The rarely fished Vigadale has salmon and trout and, like the Scaladale, runs through a pretty, secluded North Harris valley near the lodge.

In 2007 94 salmon were caught in August alone at Aline, with the best day producing 14 salmon and the largest being thirteen and a half pounds. In October 2011 the largest salmon caught was 36 inches and approximately 18 pounds. Catch records depend mostly on the extent of fishing done; and weather conditions are, as everywhere, crucial.

Numerous little hill lochs offer a choice between a few large brown trout (up to 4lbs) or a plethora of small ones ideal for a family outing. Weather permitting, our sea boats can take up to 8 people sea fishing for mackerel, pollock, or skate and putting down and pulling up the estate’s prawn and crab pots.

ShootingAline has several English pointers and birds are mostly shot over pointers, with grouse beginning in September. Snipe are available from October onwards and woodcock from November onwards. In addition to shooting over pointers, the estate conducts very challenging driven woodcock shooting in the forestry, with daily bags ranging from 15 to 30 or more, depending on the experience of the guns. In some years, as many as 120 woodcock have been shot each season both in the forestry and on the moor. Two-day shooting weekends can be arranged consisting of driven woodcock in late November, December, and January.

Duck shooting in the evening is done on our flight ponds; occasionally geese are shot as well.

StalkingRed deer stalking is available on the estate’s hills and in the adjacent forest. The main stalking period commences in September, although earlier stags may be found in the forestry. Hind stalking begins toward the end of October.

Aline is an all round estate offering a variety of sporting and spectacular scenery. The highest mountain in the Outer Hebrides, Clisham, is next door (and viewed from the Lodge) and makes a challenging hike. Wildlife abounds, golden eagles, peregrines, merlins, sea eagles, snowy owls, puffins, divers, seals, otters, dolphins and whales all may be spotted, sometimes from the Lodge, sometimes from one of the sea boats. The beaches of Lewis and Harris are nearby and ideal for a Sunday picnic. Day trips to the 800 acre Seaforth Island, which is part of the estate, can be done via one of several sea boats, to enjoy walks and picnics.

A Head Gamekeeper and Trainee Gamekeeper live on the estate and are responsible for conducting the sport.

AmHuInnSuIdHE CASTlE IS situated in a stunning and romantic seaside location with views to South Harris and the islands beyond. It is acknowledged as one of the finest sporting estates in Scotland, with excellent Salmon and sea trout fishing on a number of River and Loch systems and spectacular stalking.

AccommodationThe Castle, built in Scottish Baronial style in 1865, lies in a sheltered bay overlooking the Atlantic. The name “Amhuinnsuidhe” is the gaelic for “sitting by the river”, and indeed one of the salmon and sea trout systems enters the sea next to the castle. It provides extremely comfortable accommodation for up to 18 guests in twelve bedrooms, all of which have their own bathroom. In addition, the Castle boasts a drawing room, panelled dining room, billiard room, rod room and well-equipped drying room. Weekly lets are on a full board basis (excluding wines and spirits) with household staff.

Salmon & Sea Trout fishingTenants have the use of six river systems, which include nine freshwater lochs, the most famous being Voshimid, Scourst and Ulladale. Five ghillies are available. The bulk of the fishing is from boats although tenants may prefer to fish the lochs from the bank. The rivers and burns can be productive just

after a spate. All fishing is by fly only, with the wet fly and the dap the most effective. Hebridean salmon typically average from 5-8lbs, with sea trout reaching up to 7lbs. Despite the dry Spring, there was no shortage of fish, with a season’s total on 2012 of 288 Salmon and 700 Sea trout, comfortably exceeding the five year average.

StalkingThe deer forest is estimated to cover about 35,000 acres and this rugged part of North Harris with its deep Corries makes for exciting stalking. The overhanging cliff known as the “Amphitheatre Buttress” above Glen Ulladale is a particular feature. Walked-up grouse is also available, subject to numbers. Guests may achieve an Amhuinnsuidhe MacNab!

ExTEndIng OvEr SOmE 43,000 acres, Eishken Estate lies on the south east shores of the Isle of Lewis. It offers stalking, loch and sea fishing, game shooting and watersports.

AccommodationEishken Lodge lies in a stunning position on the shores of Loch Shell, one of the sheltered anchorages on the estate and overlooks the main deer forest on the other coast. The lodge lies in a secluded and sheltered situation 7½ miles from the main Tarbert to Stornoway road. The lodge, built in the late 1800s in a classic Victorian style, is well proportioned. It has recently been refurbished to a very high standard with mains electricity and oil fired central heating and a substantial hot water supply. The accommodation consists of:• Ground floor 4 public rooms, billiard room, gym, sauna, turkish

bath and drying room. • First and second floors there are 12 bedrooms (7 double and

5 single with 6 bathrooms). Maximum number allowed in the house at any one time is 14 including children. The lodge is equipped with broadband and wifi.

Vodafone signal strength is strong and O2 signal strength is good in the lodge.

Fully catered accommodation including the services of permanent domestic staff. All transport for the fishing and stalking on the estate is provided.

There are numerous estate boats for use by the guests as part of the rent, including water ski boats, sailboats, pedalos and canoes and, in addition, there is a 38ft sea boat available for charter at extra cost.

SportingEishken is well known for its sea trout fishing with the main fishing taking place on five different lochs and also on the River Eishken. The main season is July to the end of October. The principal salmon and sea trout lochs all have boats. These include Lochs Eishken, Loch Mor Stomrabhaigh, Loch na Beirighe, Loch Sgibacleit, and Loch Lacasdail. Ghillies will be

available for lodge tenants until the stalking starts and their services are included within the rent.

StalkingEishken deer forest is divided into 4 stalking beats, 3 of which are accessed by boat each day. Three experienced stalkers are employed and up to 3 stalking parties may go to the hill each day. Stags are retrieved from the hill in the traditional way with the use of garrons.

game shootingThere are some grouse on the estate and one day’s walked up grouse shooting over pointers is available to shooting parties from late August. Later in the season there can be excellent snipe, duck and woodcock shooting.

WatersportsThe sea loch in front of the Lodge provides an opportunity to engage in a variety of watersports including : Sailing, Pedaloes, Canoes and Waterskiing.

Sea FishingSea fishing is available and tenants may charter the 38ft sea boat at extra cost, manned by the estate staff. All sea fishing equipment is provided.

mOrSgAIl ESTATE IS a wonderfully secluded estate of some 14,000 acres situated on the west coast of the Isle of Lewis with a very comfortable fully refurbished modern lodge and excellent unspoilt salmon, sea trout and brown trout fishing, exciting red deer stalking and walked up grouse shooting over pointers. In addition there is a rigid inflatable boat for sea fishing expeditions and waterskiing.

The estate and lodge are accessed by a two mile private road from the coast road, and this is the only road on the estate.

AccommodationMorsgail Lodge is sited in a spectacular secluded position, nearly two miles from a main road, in a south facing position overlooking Loch Morsgail. Built in 1986 in a traditional style, the lodge has been extensively refurbished and modernised in 2006/2007 to provide very comfortable accommodation for 10 in 5 ensuite double/twin bedrooms on the first floor. Additional accommodation for a further two can be made available with a sofa bed downstairs. The public rooms include a sitting room with wood burning stove, looking over Loch Morsgail, a large kitchen, separate dining room,gun/rod room with amazing views over the loch, drying room and utility room. It provides ideal accommodation for both fishing and family parties.

Dogs are welcome on the estate, but not in the house. Kennels are provided nearby

FishingFishing is available for salmon, sea trout and brown trout on both river and loch. The principal system is the Morsgail, which has two boats on the loch and two rods fishing the upper and lower rivers. There can also be exciting fishing in the Loch Ken Resort estuary, particularly early in June and July. There is a further boat on Loch Langavat.

StalkingMorsgail offers exciting red deer stalking for one rifle on two beats, with an expectation of up to 5 stags per week.

ShootingThe estate offer walked up grouse shooting over the estate pointers, and snipe and woodcock later in the season.

during the last fifteen years. During the 2012 season, 555 salmon were caught, making a five year average of 227, the bulk of the fish caught from July onwards.

ShootingIn addition to the walked up grouse and snipe shooting which usually starts at the beginning of September, the jewel in the crown is the exceptional driven woodcock shooting. This unique shooting is offered on a very limited basis for parties of 10 guns from November to January each year. Parties usually shoot two days

over a long weekend. A record bag of 76 woodcock was shot in one day in 2005, but bags of 30-50 birds are regularly achieved.

Garynahine is a wonderful all-round Hebridean sporting estate, with a mix of sport through the summer months and a very comfortable family sized lodge. It is ideal for family sporting parties.

The winter woodcock shooting is very special, and more suited to experienced shooting parties.

FishingLoch Suainaval, about 3 miles long, is the headwater of the Fhorsa system and fishing from an estate boat provides salmon, ferox and brown trout. From there the river runs into Loch Slacsavat where salmon and brown trout can be fished from the bank or 2 boats. From the bank the river is then fished down through 15 named pools, 7 of which are tidal, to the sea and the renowned Bruton Stream providing one of the few opportunites to catch salmon and sea trout in salt water. Many of the tidal pools are ideal for beginners wishing to catch an estuary trout.

Uig Lodge & Fhorsa Fishery | ouTer heBriDeS

The resident ghillie can also organise sea trips on the estate’s RIB whether to fish for mackerel or for exploring the coast line and lagoons, weather permitting. Recent catches of over 100 salmon, 50 sea trout & 400 brown trout make Uig a tremendous all round fishery complimented by a lodge in a fabulous situation.

Other ActivitiesStalking and shooting can be let by arrangement on neighbouring estates. The Uig sands are ideal for kite surfing and sand yachting and together with other nearby beaches are popular for kayaking and beach combing. FishingThe estate has the exclusive fishing rights on the Hamanavay and Red River Systems, both enjoying good runs of sea trout and salmon. With four principal lochs, Craobhaig, Cro Criosdaig, Dibadale and Raonasgail, and two river systems, there is considerable variety available. This includes extensive river fishing (subject to water conditions) consistent loch fishing from boats and estuary fishing at river mouths. The sea trout fishing has been carefully conserved and is of outstanding quality. This is some of the most private and secluded fishing in the British Isles. There is a 9 mile private road which requires the use of a four wheel drive vehicle. The estate applies a strict fly-fishing only policy.

Stalking and ShootingThe estate offers stalking and shooting in remarkable scenery. The current stalking target is at least 40 stags and 30 hinds each season. Grouse are shot over pointers or walking up.

Excellent snipe and woodcock shooting is available and the estate welcomes parties of guns in November, December and January when good mixed bags may be expected.

mixed weeksWeeks in September and October offer a rare combination of fishing, shooting and stalking allowing tenants to fit their daily activities to the weather. The estate, while not setting out to achieve the accolade, has provided a number of ‘McNabs’ to guests over recent years.

The estate house which is open from April, is at that time of the year an ideal location for walking in the hills and wilderness, or for relaxation.

Loch Choire | SuTherLAND

lOCH CHOIrE ESTATE is located in central Sutherland, approximately 100 miles (by road) north of Inverness. It extends to approximately 32,500 acres and runs from typical Caithness flow country in the east to the sub-alpine summit of Ben Klibreck (961m) on the western edge. The estate falls between Loch Naver to the north, Badanloch to the east, Ben Armine to the south and Loch Shin to the west and comprises one spectacular central glen running south-west to north-east, with Loch Choire as the main feature.

SITTIng In A commanding position overlooking Loch Shin, Lairg Lodge offers three miles of double-bank fishing on the Upper Shin.

lodge AccommodationThe Lodge was built in 1886 as one of the Duke of Sutherland’s sporting lodges. For the past 40 years it has been in the ownership of the same family. Recently refurbished, the Lodge retains its original character whilst offering the highest levels of comfort. There is plenty of hot water, deep Victorian baths; bedrooms have new beds including two impressive four posters, one with en suite bathroom. Tenants often comment on the quality of the bath towels and bed linen. There are two large sitting rooms, the dining room seats up to 14 comfortably and there is a billiard room. The Lodge’s various levels and wings provide a series of complex spaces and its 10 double/twin bedrooms and one single ensure that large numbers are absorbed effortlessly, whilst smaller groups suffer no lack of intimacy. With seven bathrooms and three further loos, laundry room, drying room and a big kitchen, guests feel instantly at home. The Lodge is let for 12, but can accommodate up to 16 for an additional fee.

Lairg Lodge is staffed with a resident housekeeper and two further staff to ensure high levels of domestic service. We can produce a list of splendid cooks on request. A ghillie is also included for all sporting requirements.

The Lodge is a two minute drive from Lairg village centre and approximately an hour’s drive from the city of Inverness with its main line rail terminal and nearby international airport (20 minutes from the city centre).

FishingThe River Shin is a short and exciting river running from Loch Shin into the Kyle of Sutherland which it shares with the Oykel, Cassley and Carron. Having a dam at the top of the river ensures plenty of water year round in order for the fish to run. The upper river enjoying consistent sport once the fish pass the Shin Falls in early June. With three miles of double bank fishing and thirty named pools, the upper river is divided into two beats, each fishing four rods.

Cottage AccommodationIn addition to the Lodge, the Estate has two cottages, which are ideal for smaller parties. They are available on a self catered basis and let from Sunday to Sunday during the fishing season, which runs from June to the end of September, but this is negotiable thereafter if Saturday changeovers are more convenient.

Built in 1765 and a former home of the Chief of the Sandwood Branch of the Clan Mackay, Bighouse Lodge offers all the warmth, comfort and charm expected of a traditional Scottish Highland house.

The drawing room, study and dining room all feature open fires whilst outside, the walled garden with its unique pavilion extends to 2 acres and provides fresh herbs for the kitchen. The menus make advantage of wild game from the estate and quality local produce, marrying fine Scottish fare with a contemporary approach.

In terms of leisure, there is an abundance of scenic coastal walks, with beautiful beaches and gardens. Reay golf course, the most northerly 18 hole links course on the UK mainland is only 10 minutes drive from the lodge (designed by James Braid). OnE OF SuTHErlAnd’S best salmon rivers, the Brora has a catchment area covering 165 square miles. The two main tributaries, the upper Brora and Blackwater meet near Balnacoil, and after a short run enter Loch Brora, a sheet of water four miles long and a mile wide.

The Lower Brora flows from the loch for about three miles through some delightful countryside before falling into the sea. The north and the south bank are operated on a rotational arrangement whereby tenants, although fishing their own bank, never fish opposite each other. There is an ongoing programme of river improvements to enhance the fishing in all conditions, and a feature of the lower river

is that it often fishes best in low water. There are now 29 named pools including the Ford, Rallan, Bengie and Madman.

Bank can be accessed by vehicles. North Bank access is good, and there is a recently modified hut in the middle of the beat.

Apart from providing some wonderful fly water, The Lower Brora enjoys a full season from February through to October, and continues to enjoy a consistent spring run, excellent summer grilse fishing and a true autumn run in September and October, with fresh fish being caught up to the last day of the season. In recent years, catches of over 20 fish per week have not been uncommon, one week recording over

40 fish during two consecutive seasons. A recent highlight was the 30lb fish caught in July 2011.

There are no resident ghillies although ghillies can usually be arranged given adequate notice.

River Inver | SuTherLAND

THE rIvEr InvEr lies a short distance from the picturesque village of Lochinver in the unspoilt North West of Sutherland, overlooked by Benmore Assynt. The River is approximately 6 miles in length and flows out of the sizeable Loch Assynt at it’s head. Below Loch Assynt, and really part of the loch, is Loch Garbhe Uidhe and a short distance downstream Loch An Iasgaich, both of these lochs being incorporated into the Upper Beat fishings. In the early part of the century, the exit at Loch Assynt was dammed in order to control the flow of water into the river. The sluices were renovated in 1976, with a fish pass to allow the free ascent of fish.

In recent years, a lot of improvement work has been carried out, particularly to the lower river, and this includes jetties, groynes and walkways. This has created better holding water and made the pools more accessible.

Fishing on the Inver is by fly only, the season runs from 11th February to 15th October, the main fishing months being July to October inclusive.

upper BeatThe Upper Beat starts at the sluice gates at the lower end of Loch Assynt and finishes where the burn from Loch Badnam Aighean enters the river at the west end of the Battlefield Pool. The Beat includes Loch Garbhe Uidhe and Loch An Iasgaich, the latter reputedly the best holding pool on the river. In addition to

the two lochs there are two pools on the stretch of river between the two lochs. The Beat lies alongside the A837 and is easily accessible from the road side. A boat is available on Loch An Iasgaich.

middle BeatThe Middle Beat is a daily rotating Beat for two rods between the Lower Middle and Upper Middle. The Upper Middle Beat starts at the Grilse Burn and continues down to the Upper Bridge. The Lower Middle Beat runs from below the Upper bridge to now include the Long Pool below the Brackloch Pool.

lower BeatThe Lower Beat is two x 2 rod Beats with changeover at 1pm. The Top Lower Beat consists of 8 pools from the Whirl Pool at the top down to and including The Scramble. The Bottom Lower Beat comprises 13 pools from the Cow Pool to the Carpenters Pool.

Inver lodge HotelFishing parties are no longer required to stay in the Inver Lodge Hotel, but it remains a convenient and very comfortable place to stay in Lochinver, and now includes the famous Albert Roux restaurant.

River Kirkaig | SuTherLAND

THE rIvEr KIrKAIg lies in the unspoilt North West of Sutherland with a backdrop of the mountains of Suilven Canisp and Ben More Assynt. The river lies in a wonderfully unspoilt gorge with a series of rocky pools and runs. The Falls of Kirkaig, two miles upstream from the mouth are an impressive barrier to the further upward migration of salmon and sea trout, and the river below this is divided into three Beats, each of two rods, which are fished on a daily rotation. Each Beat has a variety of excellent holding pools, some of which are rocky and only accessible to the most agile. The Kirkaig is very much a spate river, and restricted to fly only with the season running from 11th February – 15th October, the main fishing months being July – October.

upper BeatThe top of this Beat, the Kirkaig Falls is approximately 2 miles walk from the car park at Kirkaig bridge. Access is provided by reasonably maintained footpath. The Beat consists of 13 pools and provides exciting and challenging fishing for two fit and agile rods.

middle Beat The Middle Beat is only one mile from the car park and is much less precipitous than the Upper Beat. It consists of 10 pools and provides fishing for two rods and best fished in medium to high water. It includes the Little Kirkaig, Turn and Hazel Pools which are productive in all heights of water

lower BeatThis is the most accessible Beat with many of the pools beside the road. It is a particularly good Beat in medium to high water and comprises seven pools including the Sea Pool, and is fished by two rods. This includes the Heather, Bridge and Elder Pools which can all be productive.

Inver lodge HotelFishing parties are no longer required to stay in the Inver Lodge Hotel, but it remains a convenient and very comfortable place to stay in Lochinver, and now includes the famous Albert Roux restaurant.

Dounie | SuTherLAND

dOunIE IS A picturesque double bank beat and lies immediately upstream of Cornhill and Gledfield.

Dounie had a record season in 2012 with a total of 185 salmon and grilse caught, of which all but 11 were released. An average of 110 fish are caught each year.

As with all spate rivers, the conditions at Dounie change from day to day and from season to season. Although our visitors can reasonably hope for some excellent sport, their only certainty is that they will fish an absolute gem of a beat – with plenty of Scabious Blue, Yellow Daisy, Bluebells and Daffodils to soothe the soul.

There is a wide variety of pools which will satisfy both beginner and expert alike. The open landscape of the upper section contains a number of large pools interspersed with rapids; in the middle section there is a series of slower pools in deep gorges; in the lower section the river banks open out through

fields and woods. There are twenty two named pools, most of which are easily accessible.

The resident ghillie will show new anglers the beat, and is available for advice if required.

Two beats are let, each of two rods. The estate owns both banks for the majority of the beat, but only the south bank is let. Beats are exchanged at lunch time each day. In common with all beats in the Kyle of Sutherland area, all fish are returned until mid-June, and thereafter the vast majority are returned.

This is a well-loved beat, with many anglers returning year after year. Wading when required is easy, with some staging and platforms to help anglers cover the best lies.

The setting is beautiful and unspoilt, the pools are hugely varied and provide the fly fisher with some of the finest fly waters available. It is part of a prolific group of rivers including the Oykel, the Cassley and the Shin, which all flow into the Kyle of Sutherland, together offering

some of the best Salmon fishing in Scotland.

The Carron has a comprehensive and cohesive river management system and as a result, the river enjoys a healthy run of fish throughout the season, with a notable spring run, followed by a prolific grilse and summer salmon right through to the season’s close on 30th September.

COrnHIll IS lESS than two miles from Bonar Bridge, and is a renowned spring beat on the Carron due to the Gledfield Falls which form a temperature barrier early in the season. Extending to over a mile of left bank, the beat provides excellent fishing for two rods.

There are twelve named pools including Clump and Whirl, which offer a variety of fishing at varying water levels. Access to the water is good with well maintained paths and some staging and platforms to ensure that anglers are able to cover the best lies.

There is no resident ghillie at Cornhill, although it may be possible to organise one. However, all new tenants will be provided with a detailed map of the beat which marks clearly the pools, access paths and fishing huts.

THE glEdFIEld FISHIngS extend from below the Carron Bridge for approximately a mile up the south bank to a point above the Macgregor pool. This is traditionally a renowned beat for the early springer and in latter years has also had a healthy grilse return. It shares with the Cornhill beat, such inviting pools as The Raven, The Little Falls and The Gledfield. The beat provides salmon fishing for 2 rods on some classic fly water and there are 14 named pools. There is good access to the river, and fishing is eased by the platforms and walkways, which have been constructed on some of the pools.

Carron CottageThe comfortable Carron Cottage offers a very high standard of accommodation and is taken with the fishing. This traditional cottage is attractively situated in an acre of garden and stands on the banks of the River Carron. It faces south, is well equipped and provides accommodation for 6/7 people in one double, two twin and one boxroom. Relaxation is guaranteed with the luxury of the sauna installed in the adjacent anglers’ pavilion.

AccommodationKinloch Lodge is currently being fully refurbished and therefore is unavailable for 2013. We hope to be able to offer it again in 2014. In the meantime, accommodation is available at Hope Lodge. Alternatively, there are a variety of local hotels which we would strongly recommend.

SportingThis most attractive estate provides a wide range of sport from mid-March when the first salmon can be caught until mid-February when the last hind has been shot. It offers an ideal family holiday, excellent river and loch fishing, superb stalking, walked-up grouse, sea fishing, birdwatching and lovely walks through some of the finest scenery in the north of Scotland.

There is always the possibility of a Macnab, one having been obtained by tenants almost every year over the last five years.

FishingThe estate owns the whole of the Kinloch River, which has over 50 pools and a 10 year average of nearly 50 salmon. The river has been much improved and the recently created estate hatchery is starting to pay dividends. The last few years have had particularly good summer grilse fishing, with the 2007 season recording 104 fish, a record for the river and 2008

recording over 100 sea trout. The river is ideal for expert or novice alike, and many “first” fish are recorded here. There is always the chance of a good sea trout and a seven pounder was caught in 1993. There is also outstanding brown trout fishing on the various lochs on the estate with a fish of over 7lbs from Loch an Dherue in 1997 and another in 2005. The average brown trout catch is in excess of 500 per annum. There are excellent boats with outboards on a number of the lochs and there is a further comfortable boat with an outboard for sea fishing in the Kyle.

StalkingThis is typical Sutherland deer ground and

has excellent access with 15 miles of new hill road and established pony paths. An average of 35 to 40 stags are shot each year with an average weight of nearly 14 stone, along with a controlled cull of hinds.

Sea Boat The estate can make available at additional cost, a new sea boat, for sea fishing excursions and trips to the various islands situated off the coast (including Orkney, weather permitting). Normally only available when no salmon fishing is possible, this really is a superb way to spend a day. There is a beautiful 9-hole golf course, 45 minutes away, at Durness.

AccommodationHope Lodge is a classic slate-clad sporting lodge built by the Duke of Sutherland in the 1870s, Hope Lodge has magnificent views along Loch Hope towards Ben Hope, 8 miles to the south. loch Hope FishingsWith 11 boats at three mooring locations, Loch Hope is reckoned by many to offer the finest sea trout fishing in Scotland. We’re now taking bookings for the 2013 season. Boats can be taken at the North End, Middle Bay or South End, on a daily or weekly basis.

The dominant and stunning feature of the estate is Ben Loyal itself, the queen of Scottish mountains, with its four granite peaks rising dramatically from the boggy ground south of Tongue village to a height of over 2000 feet.

SportThe sport can be taken in conjuction with Hope Lodge and sport on Loch Hope and Kinloch estates, providing a truly all round sporting adventure.

Ben Loyal | SuTherLAND

The estate is able to provide some of the finest traditional stalking in Scotland.

In addition to Loch Loyal itself, the Estate is studded with a wonderful variety of hill lochs, all of which contain hard fighting wild brown trout-wilderness fishing at its finest.

There is also some superb woodland stalking in the 1000 acres of natural birch, rowan, holly and juniper on the western slopes of the Ben and, occasionally, roe and sika in the

un-fenced commercial forestry at the Altnaharra end of the estate.

Woodcock banks of gorse, bracken and birch scrub on parts of the low ground provide some wonderful ‘cock-shooting in December and January

THurSO rIvEr EnTErS the Pentland Firth about 20 miles west of John o’ Groats on the north coast of Scotland. Rod catches during the last 5 seasons have increased by more than 100% and the 5 year average for beats 2-13 now exceeds 2,000 salmon with the last 3 seasons being the best ever recorded. Last year saw the Thurso River enjoy a particularly prolific spring run with large numbers of strong “springers” running the river in April, May and June (June 2012 was the most productive since June 1931).

Whilst favourable weather conditions have played a part in this, we are undoubtedly seeing the results of 6 years of solid investment by the owners, Thurso River Ltd, who took over the fishing rights in 2006. This has resulted in improved access to the more remote beats and a management regime focused on maximising the smolt numbers returning to sea.

FishingThere are 12 beats varying in length from 1 to 3¼ miles. Anglers rotate beats on a daily basis, working down the river system, fishing both banks. Breast waders are not necessary. The River offers a good variety of fishing with something to suit every taste. Some beats are fast and streamy, others long and deep, and Loch Beg on beat 12 is usually fished from a boat. With the aid of a ghillie and a reasonable wind, fishing the “slack water” can be a very satisfying and fruitful

experience. Whilst the season begins on the 11th of January, the fishing really gets into full swing during March. At this time, upper beats tend to be most productive although during the last 3 or 4 seasons the whole river has fished well from April onwards. The majority of fish taken up until the end of June 2012 exceeded 10lbs. Grilse begin to arrive towards the end of June and catches during July, August and September often exceed 500 fish per month.

Salmon ConservationFrom 11th January until 15th June, all salmon and sea trout should be returned safely to the River. From 16th June until 5th October, anglers fishing for a week may retain up to two fish, provided they do not exceed 8lbs in weight or 70cm in length. Any fish incapable of being safely returned must be handed in to either the River Superintendent (Eddie McCarthy) or the Head Ghillie (Dougie Reid) on the day the fish is removed from the River. Treble hooks are not to be used at any time during the season and from 1st September until the end of the season (5th October) all hooks must be barbless.

ghilliesThe use of a ghillie is strongly recommended to every fisherman but particularly those who do not know the river well. The Thurso ghillies are steeped in local knowledge and river lore and will undoubtedly enhance the whole experience and greatly increase the chances of success.

Transport For those travelling by car, Thurso River is 2 hours north of Inverness. There is an airport at Wick, 20 minutes from the river and a train service linking to Inverness. Guests can be collected from both Wick and Inverness Airports and Thurso train station.

Accommodation The Ulbster Arms Hotel is ideally situated on the banks of the River Thurso in the village of Halkirk and specialises in catering for anglers. Recently refurbished, the rooms and facilities have all been up-graded and anglers who stay here will enjoy priority treatment and generous discounts when they book a hotel and fishing package.

AccommodationThe impressive Kinlochewe Lodge enhances this first rate sporting estate, and provides accommodation of the highest standard for a maximum of 18 people including staff. This is a traditional Highland lodge, which is located close to the rivers with good access to the hill. Dogs are allowed in the lodge preferably in the gun room and there are kennels available. McLaren, author of Seatrout Fishing, always favoured May as his favourite month on these rivers. The estate provides excellent wild brown trout fishing on Lochs Maree, More, Beg, Loch a’Chroisg and Fannich as well as a number of smaller hill lochs, and five miles of the River Braan, a tributary of the River Conon.

Shooting and StalkingFrom the middle of August until early September mixed sporting packages are available with walked-up grouse and stalking. From the second week in September onwards the lodge is let with stalking and fishing, initially with 5 stags each week and once into October with up to 10 stags each week.

According to the late G. Kenneth Whitehead, Lochrosque, Cabuie and

Nest of Fannich have some of the most challenging stalking grounds in Scotland, especially as there are a number of punchbowl-like corries which demand great skill in order to complete a successful stalk. Kinlochewe is an ideal estate to try for a Macnab. Christopher Birrell, on his 21st birthday, was successful in achieving a Macnab on 26th August, 2008. On 3rd August, 2012, Angus Yellowlees age 19, caught a salmon in the river on his 3rd cast using a trout rod, never having fished before.

Being only an hour’s drive from Inverness, Kinlochewe and Lochrosque are easily accessible from all parts of the UK and are an ideal location for family holidays throughout the year.

StalkingCoulin offers excellent stalking in exceptionally beautiful surroundings beside Beinn Eighe National Nature Reserve. Extending over some 23,000 acres of the Torridon mountains, the estate offers the opportunity of challenging stalking over two beats with two parties

per day. The stalking begins promptly in late August, the estate being a stag forest, and it runs through to the close in late October. Hind Stalking is available from October to February. Stags are extracted either by Argo or stalking pony. ExTEndIng OvEr SOmE 20,000 acres of the most spectacular scenery, Rhidorroch is one of the best mixed sport estates in the Highlands, with a unique variety of salmon and wild brown trout fishing together with red deer and sika stalking.

AccommodationAccommodation is in Rhidorroch House, a delightful, traditional lodge which sits above Loch Achall with unrivalled views to east and west, and epitomises all the best in a sporting lodge. Features of the house include an oak panelled dining room, full sized billiard table and it provides comfortable accommodation for up to 14.

FishingRhidorroch is quite unique in having two salmon rivers, one flowing to the west coast and the other to the east coast. Flowing westward the Ullapool River, although a spate river, holds up well for 4 or 5 days due to the 2 mile long Loch Achall at its head. It provides superb fly fishing on two beats, for up to 4 rods from the end of June, when the first grilse appear, through August and September when a steady stream of salmon and grilse run. Loch Achall itself offers salmon and breakfast sized brown trout from bank and boat.

Flowing east, the Rappach, a tributary of the famous Oykel, is probably the most remote salmon river in Scotland. It has glorious fly water and can provide spectacular sport for four rods given good conditions, from July until the end of September. Additionally, there are a dozen hill lochs with some of the best wild brown trout fishing in the Highlands. As part of the Wester Ross Fisheries Trust management initiative, the estate are

operating a Catch and Release Policy on both rivers.

StalkingDuring July, August and September, one stag can be taken per week and in October up to five red stags per week. In addition Sika stags and additional stalking can be arranged with prior notice.

Other ActivitiesFor the non-sporting guest the estate offers gentle hill walks amidst spectacular scenery, and for the more adventurous there are several Munros, including An Teallach, Seana Bhraigh, and the famous peak of Stac Pollaidh, within a short distance. The house itself supplies

badminton, croquet and mountain bikes. There is also a games room adjacent to the house with table tennis and table football, clay pigeon shooting is also available. Just 4 miles away is the unique fishing village of Ullapool with its traditional fishing boats landing prawns, lobsters and crabs daily.

A stroll along the pier will be memorable. There is also a magical nine hole golf course by the shores of Loch Broom, a sports centre with tennis courts, a 25m first class swimming pool, a large variety of interesting shops and restaurants as well as sea trips to the famous Summer Isles.

Inverbroom lodgeInverbroom is a lovely Victorian sporting lodge situated in one of the most beautiful valleys on the west coast, half a mile from the head of Loch Broom and 8 miles from the idyllic fishing town of Ullapool. The lodge has been completely refurbished to provide very comfortable accommodation with eight double bedrooms, 2 smaller bedrooms, plus cook’s accommodation and now comfortably sleeps 14 plus. There is plentiful trout fishing on lovely remote hill lochs and a boat is available by arrangement on the largest of these.

StalkingThere is stalking available from mid July with up to 6 stags being taken each week.

Hind stalking is availbale from late October to December.

all.  The river has a progressive hatchery programme developed by Bob Kindness in collaboration with the University of Highlands & Islands.

The house is set in open land so there is great seclusion along with outstanding views to the sea and the mountains behind.

New Kelso is just a few minutes drive to the railway station; trains run from Inverness to the Kyle of Lochalsh and Inverness is the station to change trains even if you come as far away as London. The village of Lochcarron, by car, is 5 minutes away where there are bistros and local shops.

StalkingKildermorie is a well known deer forest in the heart of magnificent scenery. The

topography makes it possible for two rifles to stalk red deer in any wind. Resident stalkers use garrons and argocat/quad for bringing home up to ten beasts in the peak weeks to one of the finest Victorian deer larders in Scotland. The Estate also offers exciting Sika stalking in the forest areas.

ShootingLimited grouse shooting is provided over the Estate’s pointers, together with ptarmigan shooting for the more adventurous. Clay pigeon shooting is available on the Estate for both beginners and those “getting their eye in”.

druIdAIg And BEOlAry Estates offer west coast stalking over 6,000 acres in stunning scenery. The Estates lie on the south side of Loch Duich overlooking Eilean Donan Castle and the Five Sisters of Kintail. On good days it is possible to look out west to the islands of Rhum, Eigg and Muck. Although this is rugged west coast scenery at its best, Druidaig is not as steep as its neighbours.

AccommodationDruidaig Lodge lies in a superb position on the southern shores of Loch Duich with views across the loch and to the Five Sisters of Kintail from most of the windows. The area fully justifies its reputation as one of outstanding natural beauty.

The lodge lies in 5 acres with two small trout streams running through the grounds. Every year, each Scottish estate should review its management principles and style to ensure that it continues to deliver the

objectives of ownership in a fast changing economic and political environment.

Owners who take such pride in their role as custodians of Scotland’s natural and built heritage also know that, more than ever before, a progressive business approach needs to be taken to estate management.

At CKD Galbraith, we have been working with estate owners for generations to make sure that the reasons their property was acquired or is being retained, be those reasons business or pleasure, or more challengingly and more often a bit of both, are examined and met.

Rob Whitson ([email protected]), an army officer before joining our firm as a Chartered Surveyor, manages one of the most iconic Scottish estates – Ardverikie on the shores of Loch Laggan and at the western edge of the Cairngorm National Park.

The ‘star’ of BBC’s Monarch of the Glen and more recently, the award winning film Salmon Fishing in the Yemen, Ardverikie has remained in the same family since 1871. The estate provides a variety of activities and accommodation for tourists and local residents, and operates a commercial forestry programme and a long-established hydro scheme in addition to the more traditional stalking and sporting enterprises.

“Through diversification and some bold business decisions over the years, Ardverikie has been able to sustain itself through almost 150 years of unbroken ownership”, says Rob. “Recent improvements to the energy infrastructure combined with proactive investment in forestry, tourism and other business enterprises carried out on the estate, will go a long way towards ensuring that next generations of the family can continue to enjoy this beautiful place”.

A very different environment, Elderslie Estate is located to the West of Glasgow, centred around the villages of Houston and Bridge of Weir in Renfrewshire, and is an amalgam of small estates and farms which were bought by the tobacco merchant Lord Archibald Speirs in the 18th Century. In its present form, Elderslie Estate extends to 4000 acres, comprising a balanced land use portfolio of agriculture, commercial forestry, native woodland and both commercial and residential properties.

FishingThe Findhorn needs little introduction to salmon fishermen, and here at Tomatin it flows within 100 yards of the house and offers delightful salmon fishing right on the doorstep.

The Tomatin beat extends over some 2½ miles of single left bank fishing with 10 named pools offering fly fishermen some wonderful fishing for up to 6 rods, all within easy walking distance of the house. The Findhorn still enjoys a healthy spring run and the first fish usually arrive at Tomatin during April or May, and the months of May and June can often provide some excellent fishing, some springers still retaining their sea lice. July heralds the start of the grilse run which is enhanced by a run of summer salmon during August, with the beat normally well stocked with fish in September.

Fishing is by fly only, with many pools easy for novices to cover. In addition to the salmon there is a healthy stock of brown trout, and occasionally sea trout.

Embracing both high and low ground heather moor, Dorback has an enviable reputation for both driven and walked up grouse shooting. The Estate is well butted and roaded and now includes an outstanding lunch hut at Fae Bothy, and two other lunch huts on separate beats. The experienced keepering team provide an enjoyable and relaxed but well organised day’s sport.

Grouse numbers continue to improve with excellent covey sizes and a good density of birds throughout the estate. As a result, Dorback had a successful driving programme in 2012, and with a good stock of birds left, look forward to another successful season in 2013.

Dorback is once again, making available to the general public some previously exclusive days sporting pheasant and partridge shooting on the low ground, a mix of Birch and Caledonian Pine. Driving birds from the fringes of the Estate’s grouse moor and

Inverpattack lodge Inverpattack Lodge is available with accommodation for up to 12 on a self catering basis. The lodge is South East facing and is comfortable, with open fires in the drawing room and dining room. FishingBrown trout fishing is available on Loch Laggan and a number of hill lochs. In addition Loch Laggan is renowned for its ferox trout and large pike, which offer a sporting alternative. In recent years the largest fish were an 11¼ pound ferox trout and a pike of over 18 ½ pounds.

StalkingStag stalking at Ardverikie has been largely retained by the family in recent years and we are very pleased to be able to offer an unrivalled opportunity to stalk in some of the most dramatic and challenging country.

sport. One boat with outboard is available for lodge guest’s use. Sea fishing and alternative trout and pike fishing can be made by separate arrangement.

StalkingWith the greater part of the stalking ground on the south side of Loch Quoich, Kingie is considered as one of the west coast’s finest deer forests, offering challenging and rugged stalking in one of Scotland’s great wilderness areas. Much of the stalking ground is accessed by boat on the south side of Loch Quoich, which adds a unique flavour to a day’s stalking. Additional stalking can be arranged on a nearby family owned estate, Correlair, near Cluanie. The main stag stalking season is end of August, September and beginning of October with hind stalking weeks available from November to February.

Other ActivitiesA short drive to Kinloch Hourn will bring you to the dramatic west coast, which offers rugged and wonderful walking on the rough bounds of Knoydart with views across to the Cuillins of Skye. For

the Munrobagger there are a number of peaks over 3,000ft on the estate and nearby. A drive of an hour or so on the road to the Isles will take you to Skye across the new bridge. In addition, loch, river and forest walks and cycle routes, and golf courses in Fort Augustus and Fort William will keep the most energetic occupied.

Pheasant and Partridge ShootingRalia is a well established and compact driven partridge shoot encompassing heather moorland and steep wooded banks. The estate is able to offer a wonderful mix of drives from classic partridge drives to high birds. With 35 driven days a year, bags range from 500 bird days early season to 100/150 birds in January. Pheasant shooting starts on 1 November, but with only a limited number of pheasant drives, days are on a mixed pheasant and partridge basis. Rough shooting is also available for parties of 2-6 guns on a walked up or mini driven basis for a wide variety of game including pheasant, partridge, grouse, snipe, woodcock, duck and hares.

StalkingRalia has both stag and hind stalking for up to two rifles per day on the dramatic North Drumochter hills as well as the more accessible low lying Ralia Hills. Stag stalking takes place in the first three weeks of October.

THE rIvEr AvOn (pronounced A’An) is the largest tributary of the River Spey and attracts good runs of salmon, grilse and sea trout which start appearing in late April until the season ends on 30th September annually.

Over 4 miles of the best water with fishing on both banks from Livet Mouth downstream to Butler’s Pool below the Bridge of Avon have been divided up in six beats known as the Lower Beats. Each beat is fished by 2 rods on a daily rota system. There are over 30 named pools on these beats which may be fished twice during a week’s stay at Ballindalloch. Good access to the river has been provided for vehicles and most beats have small fishing huts. From Livet Mouth upstream to the march with the Crown Estate fishing is from the left bank only. This stretch of water is known as Beat A and is let separately.

Fishing is let by the week but day permits may be issued if there are any rods available.

AccommodationCottage accommodation is available on the Estate. Please contact us for further information. Alternatively for those not wishing to self-cater the Delnashaugh Inn is on the estate and conveniently situated near the river at the Bridge of Avon. It has consistent runs of salmon from April right through the season’s close on October 31st.

In addition to its salmon fishing the River Deveron is also well known for its sea trout fishing. This gets under way in May with the cream of the night sea trout fishing in June when some hefty specimens may be encountered. Like the nearby River Don, The Deveron also has a healthy head of wild brown trout and produces some of the best river brown trout fishing in Scotland.

Accommodation Waterside Lodge provides very comfortable accommodation in two converted cottages overlooking the Carnousie beat which have been extensively refurbished to provide one single house to sleep up to 10 in great comfort.

The FishingCarnousie and Upper Netherdale fishings lie upstream of Turriff and fishing for four rods on three rotating beats for salmon, sea trout and brown trout. Each beat has a modern fishing hut and there is a wide variety of pools on each beat varying from fast rocky runs to slow holding dubs. Access to the beats is good although some walking is required to reach the furthest pools. The full-time ghillie is able to show you the water and provide local valuable advice.

A stocked brown trout loch lying behind Waterside Lodge is available to its tenants.

THE KnAPPACH BEAT of the River Dee comprises just under three quarters of a mile of right (south bank) fishing for 2 rods. The whole length is fishable, but there are some notable pools including Lower Floating Bank, Island Pool, Upper Birkenbaud and Lower Birkenbaud. The beat is normally let without a ghillie although someone from the estate is available to show rods the water. A ghillie may be available by prior request.

Knappach lies about 18 miles from Aberdeen and one mile east of Banchory and is accessed via the south Deeside Road. There is a fishing hut available and the setting is very secluded.

No doubt in part due to the cohesive conservation policies adopted by the proprietors on the river, the River Dee is enjoying some of its best fishing for a number of years. The Dee has some

Based in Perthshire, the heart of good grouse shooting country, we arrange driven grouse shooting for parties of 8-10 guns on a wide variety of Scotland’s

finest moors, from the Lammermuirs in the south, Aberdeenshire in the east to the high swept moors of Speyside and the Monadliaths in the north.

Our main season for driven grouse shooting is 12th August to the end of September, although in good years we are often able to offer late season days into October and November, as indeed has been the case in 2011 and 2012. These late season days will not be offered until the moors have been driven in August and September, and are therefore, usually let at short notice.

In recent years, there has been a resurgence in interest in walked up grouse shooting. We are able to offer days from 5 to 20 brace for 2 to 8 guns, either walking in line or over pointer dogs. We have walked up shooting on a wide variety of estates, which can be taken as individual days or as part of a package to include accommodation, whether it be a local hotel or fully staffed and catered luxury lodges.

Persie House lies within its own estate of 1500 acres, including two trout lochs and a small salmon beat. It offers peaceful seclusion surrounded by Perthshire countryside. programme, grouse stocks have increased dramatically. Following recently successful seasons in 2008, 2009 and 2010, 2011 has been the best season to date, with an all time Glenogil record bag of 447 brace in one day. Unfortunately, and in line with several other moors in Angus, 2012 was a poor season for a variety of reasons, principally very poor weather at critical times, so little shooting took place to preserve stocks for 2013. This decision appears to have been vindicated with a healthy stock of birds seen on the ground in the autumn of 2012.

Pheasant and Partridge ShootingOccupying nearly 3,000 acres of low ground and woods, the pheasant and partridge shooting at Glenogil has earned a deserved reputation as one of the best driven shoots in the area. The mix of established woods, marginal bracken on the fringe of the grouse moor, and deep gullies provides a wonderful mix of drives to show high and testing birds for the best of guns. Drives include The

Beaches, Auchnacree, Glenley, Mochrie and St Arnolds rivalling anything in the country. Partridges are shot from late September with pheasants following on from late October to the end of the season. Days between 150 and 300 birds will be available for full teams of up to 9 guns in 2013.

dOWnIE PArK And Cortachy Castle Fishings are situated in the middle of the South Esk river and offer over 3 miles of double bank fishing returning an average of 155 Salmon and 200 Seatrout in a season with the prospect of higher numbers when conditions allow. Average salmon weights are 9-10lbs with fish over 20lb caught every year and the largest being some 28lb caught in 2011. Sea trout average 2-3 lbs although some in the 5-6lb class are caught each year and the largest at 8lb caught in 2010.

The fishing is divided into two 3 rod beats rotating on a daily basis (midnight on a Wednesday for half week parties. Both beats are double bank offering secluded and private fishing. Access up

including the Beechtree, Drain, Carity Moo and the three Kaimbridge pools and is around 1.25 miles in length whilst the upper Cortachy Castle beat has 15 named pools including the Sawmill Dam, Dairy and Laundry, and the famous Meetings pool where the river Prosen meets the South Esk. FishingSalmon fishing is available on the rivers Garry, Tummel and Tilt. Together, these fishings provide an excellent contrast of water and scenery from the calmer stretches of the Lower Tummel to the dramatic spate waters of the Tilt. Wild brown trout hill loch fishing is also available.

StalkingAtholl has long been known for the quality of its red stag stalking, although hinds and roe deer are also available. Ponies

are used in the traditional way to retrieve deer from the hills wherever possible, and all stalking guests are accompanied by an estate stalker.

SOuTH CHESTHIll ESTATE lies on the south side of Lower Glenlyon, the longest and one of the most beautiful and secluded glens in Scotland. Being in central Perthshire it is an ideal base for exploring the central Highlands, within 12 miles of Aberfeldy, 20 miles of Pitlochry and less than two hours to Edinburgh airport.

AccommodationChesthill House is the principal sporting lodge on the estate, and lies on the north side of the glen in a commanding south facing position overlooking the River Lyon and the deer forest. It is ideally suited to sporting parties with spacious accommodation and all the necessary amenities for a party of 12. It is very convenient to both river and hill.

Chesthill House is a traditional stone built sporting lodge, comprising 5 twin and 2 single bedrooms (all with wash hand basins) with 3 bathrooms (2 with showers), and 1 twin and 1 single bedroom with a further bathroom in the staff wing. Adult parties are limited to 12, with the other accommodation available for staff and children.

The ground floor includes a main entrance hall, sitting room and TV, a bright spacious drawing room, small study and large dining room. The kitchen is equipped with a double Aga, electric cooker, fridge & freezer and two dishwashers. There is a drying room, cloakroom with wc, and gun room with secure cabinet, and laundry with washing machine and tumble dryer.

There is a separate games room above the garage with table tennis, darts, piano and small billiards table.

The lodge is let on a fully furnished basis including all linen and towels. Daily housekeeping is provided and it is strongly recommended that a cook be employed.

FishingThe principal fishing is on the River Lyon, one of the main River Tay tributaries, for both salmon and brown trout, with 4½ miles of exclusive double bank fishing. The lodge fishing usually includes 6 rods fished as three beats of 2 rods (except mid August when only 4 rods are available).

The Lyon has a long season, from April to the end of the season on 15th October. The river has both a spring run and an autumn run of salmon, with grilse in the summer months. In addition there is excellent brown trout fishing on the river, and also on Loch Creag a Mhadaidh, which is stocked with brown trout.

There are suitable picnic spots along the water and one or two boats; the estate keeper is available to show tenants the water although is not generally available on a daily basis. Dalguise has nine major named pools, several of which can only be described as a fly fisher’s dream. Within most of these major pools there are distinctly different and separate ‘bits’ resulting in a pool count closer to fifteen. The beat can fish well in all heights of water.

ShootingThe estate offers both high quality driven pheasant and partridge shoots with bags of 150–300 being achieved. There are over 30 named drives across the estate with the most popular amongst guests being The Lera, The Cairns and Crams Point. The varied topography of the estate allows for a range of differing birds to be offered, with birds driven over deep woodland gulleys and off open heather hill. In addition, there are a number of ponds on the estate hosting duck throughout the season. Arniefoul pond provides

challenging driven duck and a great end to a day’s shooting. Rough shooting is available on request. 

roe Stalking Strathmore is renowned for consistently providing exciting roe stalking throughout the season with first class medal standard bucks on offer. The buck stalking has attracted guests from around the world for many years with most returning annually. FishingThe River Luce is a spate river and Galloway’s most westerly river system and is a founder member of the Galloway Fisheries Trust.

The Home Beats on the Luce comprise of 2 miles of predominantly double bank fishing, with a fine mixture of 16 pools, a fishing hut and a Ghillie. Stair Estates offers two double rods per day, rotating over 3 beats.

The Luce fishing season is from June until October. The four year average of 222 fish improved in 2011 with a final catch of 243 salmon and grilse and 87 sea trout. The largest salmon caught was 21 lbs.

ShootingThe shoot takes place around Lochinch Castle which holds the historic record for the greatest mix bag. Wild wintering birds include geese, ducks, woodcock and snipe. The woodland, rough ground and marsh land, combined with some steep ground and

gullies provide a wonderful mix of drives. Days between 150 and 200+ birds are available for full teams of up to nine guns. The estate also excels at providing challenging and exciting mini driven days.

StalkingSouth West Scotland has the largest red deer in Scotland. Stalking is available for both red and roe deer in the woodland and hill ground. All stalking guests are accompanied by an estate stalker.

THE ByWEll FISHIngS on the River Tyne lie on the main stem of the river below the junction of the North and South Tyne rivers, but more significantly lie immediately below the Fish Pass which acts as a temperature barrier for early running fish.

AccommodationAccommodation for fishing parties is available in Sod Hall, ideally located within a 5 minute walk of the river on the edge of Bywell Park. Sod Hall has recently been completely refurbished under Lady Allendale’s direction, and provides an extremely comfortable accommodation for a party of 8 in 4 bedrooms (Twin/Double), each with en-suite bathrooms/shower rooms. It also boasts a very well designed rod room with drying facilities.

Alternative accommodation is available in a number of local hotels, pubs with rooms, and B & Bs.

FishingThe Beats at Bywell comprise two and a half miles of double bank fishing, with a fine mixture of long fast running powerful pools slowing into good tail runs along with one or two longer stretches of slower water which fish well during high water levels.

Allendale Estates offer two 4 rod daily rotating beats on the Bywell fishings, each beat having the exclusive use of a well appointed fishing hut and the services of a Ghillie.

There are 12 main named pools, and others during high water conditions, with good access to pools and boats also available.

Much of the fishing at Bywell flows through Bywell Hall Park in total privacy.

The 2011 season has been the most successful in recent years, with the 250 fish 5 year average significantly improved with a final taking of over 600 fish. The 2012 season exceeded expectation once again, with a total catch of 576 salmon and 81 seatrout. Record catches were recorded in February, when 22 salmon were landed, and July where 70 salmon were landed.

Ballywalter Park

Since 1997 the shoot has been run on a traditional Pheasant shoot, with two spectacular duck drives added in 2004. A number of

varied days of 250 to 400 birds will be on offer next season with accommodation in wonderful Ballywalter Park.

BandirranNestling in the Sidlaw Hills between Perth and Dundee, the 5000 acre Bandirran Estate has exceptional partridge and pheasant shooting. Using the steep valleys and hillsides, many stunning drives have been developed. Driven days from 100-400 birds are offered as well as walked up days. Lunch is provided in front of a roaring fire in the estate’s converted Mill.

BaronscourtIn addition to their well known Pheasant shoot, with a reputation for quality birds, Baronscourt attracts high numbers of woodcock, and we are able to offer a limited amount of exclusive driven woodcock shooting for parties of 8 guns, two days back to back, in November, December and January.

dellDell is a superb 7,000 acre mixed sporting estate in Stratherrick, 30 minutes from Inverness on the south shore of Loch Ness. It offers excellent partridge and pheasant shooting and evening duck flighting. Expected bags

of up to 300+ birds can be taken with accommodation in Dell House which comfortably accommodates 14 guests.

dorbackRecently established on Speyside to complement their exceptional driven grouse shooting, Dorback’s low ground shoot offer testing pheasants in a wonderful highland environment, with daily bags of 150-200 birds, ideally to a line of 7 guns.

dryhope & Kirkstead Set in the most scenic parts of the Scottish borders on the side of St Mary Loch, the topography varies between soft and gentle rolling hills to quite dramatic high escarpment, which are ideal for showing high and challenging birds. The shooting isn’t for the inexperienced, testing even the most experienced and capable high bird shots. The shoot

is organised to be a predominantly partridge shoot commencing on 1st September, some pheasants later into the season, with most of the shooting completed by Christmas.

In the New Year, the shoot is able to offer smaller days of 50-75 head, and a limited walked up programme. For the early season shooting, with days of up to 300+, we recommend double guns and loaders.

glendelvineGlendelvine lies along the banks of the Tay in the Dunkeld district of Perthshire. It was on the Glendelvine water that Miss Ballantine caught her record breaking 64lb salmon in 1922. The estate has wonderful topography for pheasant shooting and provides high and challenging birds in beautiful surroundings over two days. The emphasis is on quality with bags of 100-150 birds to suit. Lunches are a cosy affair in a wood lined bothy with an aga and open fire. Accommodation for up to 14 is available in the heart of the estate with a cook and housekeeper if required.

glenogilSituated on the eastern edge of the Grampians, Glenogil is a renowned all-round sporting estate with an enviable reputation for the quality of it’s partridge and pheasant shooting on the low ground.

Partridge days are usually 200-300 birds, with early season pheasant days of 250-300, January days 150-200.

The shoot is exceptionally well run with very comfortable lunch facilities, and provides top quality and challenging shooting. The Beeches drive will rival anything in the country.

glamis The estate offers both high quality driven pheasant and partridge shoots with bags of between 150-300 being achieved. There are over 30 named drives across the estate with the most popular amongst guests being The Lera, The Cairns and Crams Point. The varied topography of the estate allows for a range of differing birds to be offered, with birds driven over deep woodland gulleys and off open heather hill. In addition, there are a number of ponds on the estate hosting duck throughout the season. Arniefoul pond provides a challenging driven duck and a great end to a day’s shooting. Rough shooting is available on request.

glenquaich The headkeeper Stan Riches, has continued to build a top quality driven pheasant shoot. Combining the excellent topography with the plantations on the estate, we are able to offer a limited number of 100 to 150 bird pheasant days for full teams of up to 8 guns, with the emphasis on quality rather than quantity. Ideally placed in Highland Perthshire, but within easy reach of Perth, Glenquaich is able to offer excellent rough shooting during the winter months which can include pheasant, partridge, snipe and woodcock.

Islay Over 50,000 acres of farmland, woods, moors, lochs and hills, never far from the sea, the Islay Estates provide a wonderful mix of island shooting. From ducks and geese to driven days for woodcock and snipe. Hotel or estate self catered accommodation is available.

Kinnaird – South EskThe in-hand shoot covers 2500 acres though most of the shooting will take place within the walled park. There is minimal travelling between drives and transport for all 8 guns will be provided. We can offer 150-300 bird

days November and December and max 200 bird days in January, subject to availability.

newlands ShootingsThe adjoining Estates of Blackwood, Dalswinton and Newlands situated in the renowned Nith Valley in Dumfries-shire. Under the management of the Duncan family and their experienced team of keepers, Newlands provides quality driven pheasant and partridge shooting, with many spectacular drives of fine quality, in beautiful surroundings. The shoot is run from the very hospitable Newlands House.novar A traditional, mixed highland estate extending to 20,000 acres between the River Glass and the River Alness, only half an hour from Inverness. The estate offers a high quality driven partridge shoot, driven pheasant shooting, rough shooting, duck flighting, walked up

grouse and grouse shooting over pointers are available to guests at Ardtalla, a newly refurbished lodge sleeping up to 18.

Phoines Phoines is one of the most well-established moorland partridge shoots in Scotland. Set over 2,500 acres of moor, woodland and rivers and with over 20 different drives the estate provides a varied and challenging day. Whether a team takes a partridge or pheasant day guests are guaranteed an excellent day.

raehills Raehills Estate, a well managed shoot with an enviable reputation in Dumfriess-shire, offering everything from mini driven days of 70-100 birds with wildfowling to formal driven pheasant days of 200-400 + birds. There is also the opportunity for accommodation as guests of Lord & Lady Johnstone at Raehills.

ralia Ralia Estate offers partridge/pheasant shooting from September through to January in the magnificent surroundings of the Cairngorms National Park. Ralia offers a spectacular array of drives and can provide bags to fit all requirements. Shoot days are hosted by the owner who likes to run the shoot on an informal and friendly basis with lunch provided in the lodge. This incredibly comfortable and atmospheric lodge can provide accommodation for up to 16 guests on a fully catered basis.

rossie OchilRossie Ochil is situated in the Ochil Hills, 20 minutes south of Perth and only 10 minutes from the M90 or A9, extending over 2000 acres of countryside with spectacular views. The exceptional topography provides a good mix of drives

from traditional wood drives to open hill shooting incorporating game crops. Our dedicated Shooting Lodge has excellent facilities which complement the shoot and make your Rossie Ochil shooting experience complete. Shooting parties may be accommodated in Rossie Ochil House “by special arrangement.”

Berryhills, Scone PalaceJohn Cruickshanks has built a top quality mixed pheasant and partridge shoot over 3800 acres of excellent topography of mixed woodland and steep banks overlooking the River Tay. The Estate can offer 100-250 bird days for teams of 8-10 guns with lunch included either in their own shoot room or Scone Palace itself. Rough shooting and mini driven days are also available.

Snaigow The driven pheasant shoot at Snaigow is well established and under the present family ownership has a deserved reputation for offering some spectacular shooting.

The shooting is largely retained by the family, but a limited number of driven days will be available for the 2013/2014 season, offering days of 100-150 birds, with the emphasis on quality rather than quantity.

In addition to the driven shooting, the estate is able to offer smaller walked up rough shooting days from October, for up to 6 guns, which has proved very popular with smaller parties.

StairThe estate offers a variety of wild wintering birds which should test all abilities. The shoot is run in a traditional way and takes place around Lochinch Castle in West Galloway which holds the historical record for the greatest mixed bag.

Wild wintering birds include geese, ducks, woodcock and snipe. The mix of established woodland and the marginal rough ground and marsh land, combined with some steep ground and gullies and stunning sea views provide a wonderful mix of drives. Days between 150 and 200+ birds are available for teams of up to 8 or 9 guns. The estate also provides challenging and exciting mini driven days. Accommodation can be provided at Lochinch Castle or elsewhere locally.

Teasses Teasses is a lowland sporting and agricultural estate situated in north-east Fife, one hour from Edinburgh and twenty minutes from St Andrews. It extends to approximately 1,000 acres, comprising mixed woodland, parkland, and moss and is keepered by Kenneth Horne. Main days of 150-250 birds can be expected; the drives offering a variety of sport to the most testing standards. Teasses also offer mini driven days with a mixed bag of around 40 head comprising pheasant, duck, partridge and snipe.

Tulchan Tulchan Estate lies on the River Spey downstream of Grantown-on-Spey. The glens adjoining the Spey Valley provide the ideal terrain for presenting high and testing pheasants in beautiful surroundings. Tulchan can offer 4 separate beats of 150-300+ birds with drives such as Flagpole, Culdorachmore and Knocktulchan some of the best in the country. Luxury accommodation in Tulchan Lodge is available for shooting parties.

Woodcock ShootingWe have a number of estates offering Woodcock shooting during the winter months. Traditionally, one can expect a fall of these enigmatic birds around the period of the full moon in October to January. Estates in the North and on the Islands are able to offer walked up shooting for 4-6 guns, with one or two estates offering full driven woodcock shooting with Lodge or Hotel accommodation.

Las Beatas La Cuesta can cater for a wide range of requirements – from full accompanied shooting team of 9 guns and partners, to single guns joining a mixed

group. The great feature of shooting in Spain is that you have both a loader and a secretario, the latter’s duties include keeping an accurate count of the birds that you individually shoot. You only pay for the birds that you yourself wish to shoot. You do not pay for other gun’s birds. In this way you can relax and enjoy shooting only the birds you wish to shoot.

Finca la Cuesta de la BorrachaThe Finca La Cuesta de la Borracha has been built on a prominent hill and has outstanding views south to the Sierra de Alcaraz. Newly constructed in October 1999, the house itself is slightly smaller than Las Beatas having 14 bedrooms with en-suite bathrooms. It is also offered on a fully staffed and catered basis.

Both Fincas have a full time staff, and if non-shooters prefer to stay behind and join the party at lunchtime, this can be easily arranged. After shooting, guns and boots are cleaned for you and there is also a laundry service. Each room has a telephone, and there are e.coms facilities available for guests use in each lodge.

CommunicationTravelling to Spain and onward to La Mancha couldn’t be simpler. Guests can

fly to Madrid (Barajas) where you will be met by the estate’s representative who will assist with the process of gun importation. Transfer is either by luxury coach or car, and available to collect you from the airport or your hotel in Madrid. The driving time to Las Beatas is approximately two and a half hours and can be interspersed with lunch en route if you wish.

Alternatively, guests can fly privately to Albacete which is only about one hour’s drive from Las Beatas.

Many teams who have shot with us return year after year, and believe it to be the best shooting experience they have ever had.

irelandIreland is easily accessed from Scotland and England and offers the sportsman a wealth of sporting opportunities. There is salmon fishing on wonderfully wild semi spate rivers and some of the most exciting wild brown trout fishing on the

famous limestone lochs. There is wild and rugged shooting for snipe, woodcock and duck as well as formal driven pheasant shooting on some of the most beautiful estates in the country. Where else can you shoot driven snipe from a boat?

True Irish hospitality combined with a wide range of accommodation from stately homes to self catered lodges enables us to tailor the ideal sporting package.

BEllE ISlE IS situated in County Fermanagh, Northern Ireland, and comprises eight islands at the northern end of Upper Lough Erne, and has the shooting on the estate and much of the surrounding area, providing plenty of scope for shooting parties. Fermanagh is renowned for its snipe and woodcock shooting, and the countryside on the islands and shores of Lough Erne and the surrounding birch woods and bogs provide an ideal habitat for these most sporting birds. A particular feature of Belle Isle is the opportunity to include one or two drives with guns positioned in boats along the shore line.

Shoots are arranged over a weekend with one or two day’s shooting for up to 8 guns and accommodation in the Castle. The Castle, which overlooks the lough, dates from the early 17th century, and has been refurbished to create luxury accommodation for up to 14 people, on fully staffed and catered basis. Additional accommodation is available in a renovated coach house and adjoining courtyard nearby. A chauffeur service can be provided to collect shooting parties from the airport at Belfast, approximately 1½ hours drive away.

It is also possible to arrange a further day’s shooting at Barons Court, either a walked-up snipe/woodcock day or a formal driven pheasant day.

They are fully equipped and modern throughout. All guests who either fish or shoot at Baronscourt stay in either the Clock Tower or Governors Lodge. Abercorn is available only to guests staying in the estate’s accommodation.

Salmon FishingThe River Mourne is certainly one of Ireland’s salmon fishing jewels. The estate has a private beat comprising of over 20 named pools, close to the junction of the rivers Derg and Mourne. The most renowned and famous pool is the Snaa which is a large holding pool before the confluence of the River Strule and River Derg. This high quality fishery is a “fisherman river” where good wading skills are necessary. It is mainly fished from the left bank. The fishing is let on a beat basis with two rods per beat and local expert knowledge can be provided by the Estate’s ghillie. The rolling catch average over the last 5 years is over 128 salmon per year from June to October.

Fly Fishing for PikeThe Estate has three interconnecting private lakes which are the perfect place to fly fish for pike. Open year round pike fishing is a challenging and rewarding sport. Fishing packages can

driven Woodcock ShootingBaronscourt attracts a high number of woodcock due to its mild winter climate, ideal cover and good quality feeding ground. Much of the woodland cover has been carefully managed to create the perfect habitat for woodcock and allows the guns to take both a sporting and safe shot. The shoot is led by the Head Gamekeeper together with a team of highly experienced beaters together with their well-trained dogs drive the

woodcock towards the waiting guns. The ideal number of guns is eight. There is a minimum charge per day based on eight guns. All the arrangements for shooting are made by the Estate including transport and a light lunch.

Driven woodcock shooting is offered in November, December and January providing the team of guns a two day back to back shoot. As a guide the average bag expectancy is 15-20 birds per day, as this is wild game shooting no guarantees can be given.

BAllyWAlTEr PArK HAS provided the perfect environment for a traditional driven shoot since the early years of the 20th Century, when the 2nd Lord Dunleath planted woods and established cover to create a shoot which attracted such famous sportsmen as the Duke of York, (later King George VI) in 1924 and the Duke of Gloucester in 1935.

The shoot fell into abeyance after the Second World War but was resurrected in the 1990s with each shoot now being managed personally by Lord Dunleath or his son William Mulholland.

Since 1997, the shoot has been run as a traditional pheasant shoot, with two spectacular duck drives added in 2004. A number of diverse days of 150 – 300 birds are available from mid October to the end of the season.

AccommodationBallywalter Park has been the home of the family for over 150 years, and is still very much a private home whose fabric and contents continue to evolve, as they have, over time according to the tastes and whims of the incumbent members of the Mulholland family. The present Lord Dunleath has been committed to an extensive renovation and modernisation programme which was largely completed

in 2004, with the final works – the total restoration of the magnificent domed conservatory – being completed May, 2009.

Parties of guns shooting at Ballywalter Park are invited to stay in the listed Mansion House, which offers 12 luxurious en-suite twin or double bedrooms.

Non shooting partners are also most welcome, and advice can be given as to alternative attractions and places of interest to visit. All of the catering is undertaken by Ballywalter Park’s in-house dedicated team under the personal supervision of Lady Dunleath, who is a professional food historian and the dishes are complemented by vintage wines from the house cellars’ stocks of in excess of 3,500 bottles.

Booking Terms and Terms of hire1. dEFInITIonSIn these booking terms and terms of hire the following terms will have the following meanings: “Accommodation” – any accommodation included in the booking contract; “Agent”– CKD Galbraith LLP, a limited liability partnership registered in Scotland with registered number 300208 and having its registered office at 59 George Street, Edinburgh EH2 2JG acting as agent for the Owner; “booking” – the hire of the Sporting Rights and the Accommodation (if any) for the period specified in the booking contract; “booking contract” – the contract between the Owner and the Hirer comprising these booking terms and terms of hire and the Tenancy Agreement (even if not signed by the Hirer); “deposit” – 50% of the total hire charge or such lesser figure as the Agent specifies; “Hirer”- the person or persons entering into the booking contract with the Owner; “Hirer’s party”- all persons included in the booking including those that may be substituted at a later date; “hire charge” – the amount payable for the hire of the Sporting Rights and Accommodation (if any) as specified in the Tenancy Agreement; “hire property”- the Sporting Rights and the Accommodation (if any) described in the Tenancy Agreement; “hire property description” – the description of the Sporting Rights and the Accommodation (if any) in the Agent’s brochure, on the Agent’s website and in the Tenancy Agreement; “Owner”- the owner or owners of the Sporting Rights and the Accommodation (if any); “Owner’s staff”- all employees and agents of the Owner involved in the provision of services included in the booking; “Sporting Rights” – the stalking and/or fishing and/or shooting rights described in the Tenancy Agreement; “stalker” – the person nominated by the Owner to accompany the Hirer and any member of the Hirer’s party who are engaged in stalking; and “Tenancy Agreement” – the agreement for the hire of the Sporting Rights and the Accommodation (if any) to be entered into between the Owner and the Hirer.2. BookInG EnQuIRIESBy telephone: a Hirer can phone 01738 451600 to check availability and reserve and pay for a hire property. By email or post: a Hirer can check availability by emailing [email protected] or writing to us at: CKD Galbraith LLP, Lynedoch House, Barossa Place, Perth PH1 5EPWebsite: late availability holidays can be found on the Agent’s website www.sportinglets.co.uk3. dEPoSITA reservation of a hire property only becomes a confirmed booking when payment of the deposit is received. If a booking is made more than 12 weeks before the start date of the booking, the deposit must either be paid when the hire property is reserved or within 7 days of the reservation. If payment of the deposit is not made within 7 days of the date of the reservation the reservation of the hire property will automatically be cancelled. 4. BalancE oF hIRE chaRGEThe balance of the hire charge is payable no later than 12 weeks before the start of the booking. The date by which the Agent needs to receive the balance of the hire charge is clearly stated on the acceptance of the booking and no reminder will be sent. If a booking is made less than 12 weeks before the start of the booking then payment of the full hire charge is required within 7 days of the date the reservation of the hire property is made.5. METhodS oF PayMEnTPayment can be made as follows: Debit or credit card – 2.5% of the sum being paid is charged on credit card payments. All bank charges are payable by the Hirer.6. auThoRITy To SIGnBy completing the booking of the hire property the Hirer confirms that: he/she has the authority to accept these booking terms and terms of hire on behalf of the

Hirer’s party to the effect that all persons using the hire property during the booking will be bound by and will implement the booking contract; he/she is over 18 years of age and is one of the persons who will be occupying the hire property during the booking; and he/she will be responsible for the Hirer’s party during the booking. full details of all members of the Hirer’s party have been provided to the Agent.7. ElIGIBIlITyThe Agent will not be required to accept a booking for a hire property from groups of single persons unless approved by the Agent in advance.8. Good houSEkEEPInG dEPoSITAn Owner may require a good housekeeping deposit to be paid. This requirement is either identified in the hire property description or the Hirer will be advised when the booking is made. Any good housekeeping deposit is payable 12 weeks before the start date of the booking. Details to whom the good housekeeping deposit is payable to will be included in the Tenancy Agreement. Any good housekeeping deposit paid to the Agent will be banked when received and held in a separate non interest bearing account whether the good housekeeping deposit is paid by cheque or debit/credit card. The Agent recommends to the Owner that any good housekeeping deposit paid to the Owner is banked when received. If it is a requirement of the booking contract that a good housekeeping deposit is paid and it is not paid with the balance of the hire charge the Owner will be entitled to refuse the Hirer entry to the hire property. The Hirer will not be entitled to any refund of the hire charge in these circumstances. Any good housekeeping deposit will be returned to the Hirer by the Owner or by the Agent, if held by the Agent, within 10 days of the end of the booking less any deductions for any loss suffered by the Owner as a result of any Hirer’s breach of the booking contract. If the Hirer disputes any deductions, and the Agent hold the good housekeeping deposit, then the Agent will hold the disputed deduction until agreement is reached between the Owner and the Hirer.9. cancEllaTIon By ThE hIRERAny cancellation must be made by phoning the Agent on 01738 451600 during office hours, 9am to 5.30pm Monday to Thursday and 9am to 5pm on Friday, and then confirmed in writing. If a Hirer cancels a confirmed booking the Hirer remains liable for payment of the balance of the hire charge if not already paid. On receipt of written confirmation of the cancellation the Agent will endeavour to re-let the hire property. If the Agent is successful, the Hirer will receive a full refund of the hire charge under deduction of an administration charge of 15% plus vat of the hire charge and any other expenses incurred in re-letting the hire property including any incentives or discounts. 10. cancEllaTIon By ThE oWnER10.1 If the Accommodation becomes unavailable for whatever reason, the Agent will endeavour to find the Hirer a suitable alternative. If no suitable alternative can be found or the Hirer does not wish to accept the offer of alternative Accommodation the Owner will refund the hire charge to the Hirer. No compensation or damages will be paid to the Hirer or any other costs reimbursed if the booking is cancelled. It is recommended that the Hirer arranges cancellation insurance cover.10.2 It may be necessary for an Owner to cancel shooting or stalking due to adverse weather conditions. No refund of the hire charge will be made in these circumstances and no compensation or damages will be paid to the Hirer or any other costs reimbursed if any shooting or stalking is cancelled. It is recommended that the Hirer arranges insurance cover for cancellation due to adverse weather conditions.10.3 Occasionally an Owner may cancel grouse shooting due to low stocks. If grouse shooting is cancelled the Agent will endeavour to find suitable alternative grouse shooting for the Hirer. If no suitable alternative can be found or the Hirer does not wish to accept the alternative offered then the Owner will refund the hire charge to the Hirer. No compensation or damages will be paid to the Hirer or any other costs reimbursed for cancellation of the booking.10.4 Occasionally a river may be deemed to be unfishable. No refund of the hire charge will be made in these circumstances and no compensation or

damages will be paid to the Hirer or any other costs reimbursed for cancellation of the booking.11. occuPancyThe number of persons occupying the Accommodation or enjoying the Sporting Rights must not exceed the number stated in the hire property description. If the maximum number is found to exceed the permitted number, the Owner will be entitled to either cancel the booking and request the Hirer to leave the hire property immediately or to demand immediate payment of an additional charge. If the booking is cancelled or the additional payment is not made the hire charge will not be refunded and no compensation or damages will be paid to the Hirer or any other costs reimbursed. 12. SuITaBIlITy oF hIRERThe Owner may decline to hand over the Accommodation or permit access to the Sporting Rights if the Owner has justifiable grounds for considering the Hirer or any of the Hirer’s party unsuitable to occupy Accommodation or use the Sporting Rights. If any booking is cancelled for this reason the hire charge will be immediately refunded to the Hirer. The Hirer will not be entitled to any compensation or damages for cancellation of the booking or the refund of any other costs if the booking is cancelled for this reason.13. PERIod oF hIREThe hire property is let for the period specified in the Tenancy Agreement.14. EQuIPMEnT, lInEn and FuEl coSTSThe Accommodation is furnished and equipped for the number of persons permitted to occupy the Accommodation as stated in the Tenancy Agreement.Details of equipment in the hire property description were correct at the time the hire property description was prepared. The Accommodation is supplied with pillows and duvets or blankets and unless otherwise stated in the hire property description, all linen is included in the booking. All fuel is included in the booking unless specifically stated otherwise in the hire property description. If any type of fuel is excluded then the Hirer will make payment for fuel consumed to the Owner.15. accuRacy oF hIRE PRoPERTy dEScRIPTIonWhilst every effort is made by the Agent to ensure that the hire property description was accurate and all information was believed to be correct when the hire property description was prepared, the Agent will not be liable for any changes including those made by the Owner. Photographs of the hire property are for guidance only and the Agent does not guarantee that the photographs show all of the hire property or its location and surroundings.16. PETSThe hire property description will state whether dogs are permitted. If dogs are permitted, details must be provided when the hire property is reserved. The Hirer will be responsible for ensuring that all specific restrictions contained in the hire property description are complied with and that any dog is kept under strict control at all times. No dogs may be left unattended. The Hirer is responsible for removing all dog excrement from the hire property. Registered guide and support dogs belonging to those with visual and / or hearing impairments are allowed in the hire property. Details must be provided when the hire property is reserved. No other pets are permitted except with the prior written agreement of the Agent.17. WaTER SuPPlIESDepending on the location of the Accommodation, it may have a water supply from peaty ground which can make the water very brown. If the Hirer is concerned about the water then the Agent recommends boiling water for drinking or using bottled water.18. hIRER’S oBlIGaTIonSThe Hirer will;take good care of the Accommodation and its contents and leave the Accommodation and its contents in a clean and tidy condition;inform the Owner or the Owner’s employees of any damage or breakages and pay the Owner at the end of the booking for any breakages or damage to the Accommodation and its contents caused by the Hirer (reasonable wear and tear excluded);not permit the maximum number of occupants permitted at the Accommodation to be exceeded at

He specialised in advertising, brochure and web design for country sports based clients and the gun trade.

Not surprisingly, David was a

keen sportsman and was able to combine his wide knowledge and love of fieldsports with his creative and design expertise to produce what was the definitive Scottish Sporting Letting Brochure in the market.

David’s real passion was deer stalking, both in Scotland and nearer to home in Thetford. He

was closely involved in many aspects of the sport, including his keen support of the Saint Hubert Club of Great Britain.

David died suddenly in early November 2012, just before departing on a wild boar hunting trip to Croatia. We extend our deepest sympathies to Hilary and the rest of his family.

any time including short stay guests.allow the Owner and the Agent (with or without workmen) access to the Accommodation at reasonable times and on reasonable notice (other than emergencies) for inspection purposes and to carry out any repairs or maintenance ( routine maintenance and repairs will not be carried out during the booking);not cause undue noise or disruption or become a nuisance to the occupants of any neighbouring properties;not use the Accommodation for any purpose other than that of a private holiday residence; not alter the Accommodation or its contents or remove any contents from the Accommodation; return all sets of keys to the Accommodation in accordance with the instructions given to the Hirer; not use any flammable materials, fireworks or candles in or on the Accommodation; keep the Accommodation secure during the booking; comply with any specific conditions and restrictions relating to the Accommodation and/or its contents contained in the hire property description and in any instructions held in the Accommodation; comply with any current bio security measures relating to the Sporting Rights; comply with the ban on the sale of rod caught salmon and sea trout; not assign or sub-let the booking; not rod share without the prior written agreement of the Owner or the Agent; not enjoy the Sporting Rights, and will not permit the enjoyment of the Sporting Rights by any members of the Hirer’s party, during any statutory closed seasons affecting any of the Sporting Rights [or on a Sunday]; comply with any reasonable conservation measures made by the Owner in respect of the Sporting Rights and any conservation measures in respect of the Sporting Rights which are required by law; complete, within the specified time period, a sporting return of the game and fish taken during the booking if required in the Tenancy Agreement; sign, date and return the Tenancy Agreement to the Agent within 14 days of receipt or before the start of the booking if earlier comply with the terms of the Tenancy Agreement (whether signed or not) including any term relating to extra payments for additional game taken; comply with all legislation relating to the enjoyment of the Sporting Rights and respect the nature of the terrain and facilities and the vagaries of the Scottish weather.19. coMPlIancE WITh InSTRucTIonSIt is imperative that the Hirer and the Hirer’s party comply at all times with any reasonable instructions and decisions of the Owner and the Owner’s staff. Failure to do so may result in the immediate termination of the booking without any refund of the hire charge or compensation or damages for the loss of the booking or refund of any other charges.20. GRaTuITIESThe tipping of keepering staff and domestic staff is a traditional part of British sporting etiquette. Payment of tips should be made directly to the Owner’s staff by the Hirer. Guidance on tipping can be found on the Agent’s website. 21. GuIdancE on RISkS EncounTEREd In SPoRTInG acTIvITIES and SaFETy EQuIPMEnTThe Agent’s website www.sportinglets.co.uk includes a section on the types of risks commonly

encountered in the enjoyment of Sporting Rights and guidance on appropriate clothing and equipment. The Hirer and the Hirer’s party must read this guidance before the start of the booking. The Hirer and any of the Hirer’s party enjoying the Sporting Rights are responsible for the safe use of any safety equipment provided by the Owner. The Hirer and any of the Hirer’s party enjoying the Sporting Rights will use any safety equipment provided by the Owner in accordance with all instructions given by the Owner or the Owner’s staff. Personal safety equipment such as ear defenders and eye protection are not normally provided by the Owner and it is recommended that the Hirer and any of the Hirer’s party who intend to enjoy the Sporting Rights bring their own personal safety equipment.22. ThIRd PaRTy and PuBlIc lIaBIlITy InSuRancEThe Hirer and all members of the Hirer’s party who intend to enjoy the Sporting Rights are required to have third party and public liability insurance cover for sporting activities for a minimum of £5,000,000 (five million pounds sterling) per claim. The Hirer will provide written evidence of this if requested by the Owner or Agent. 23. PERSonal SaFETy and uSE oF FIREaRMSThe Hirer and all members of the Hirer’s party are responsible for their own safety at all times. If the Hirer or any members of the Hirer’s party who intend to enjoy the Sporting Rights have no experience of using sporting weapons then this must be notified to the Agent before the start of the booking. Any sporting equipment provided by the Owner will be used at the risk of the Hirer and all members of the Hirer’s party. Any Hirer and each member of the Hirer’s party who will be using firearms during the booking must have current licences and permits for the use of firearms and the enjoyment of the Sporting Rights. The Hirer will provide copies of all licences and permits if requested by the Owner or the Agent. Any firearms belonging to the Hirer or any members of the Hirer’s party must be fit for purpose and conform to all statutory requirements for use in the enjoyment of the Sporting Rights. All stalking firearms will be zeroed under the supervision of the Owner’s staff before use. The Hirer and the Hirer’s party are responsible for the security of all weapons and ammunition during the booking. The Hirer and each member of the Hirer’s party will comply with all relevant legislation relating to the Sporting Rights during the booking. Under 14’s may not shoot deer and those aged over 14 and under 18 may only shoot deer if they have a firearm certificate in their own name and use the weapon listed on that certificate. Anyone aged 18 or over may stalk under supervision. The use of automatic and semi-automatic weapons is prohibited as is the use of lead shot over wetlands.24. STalkInGThe stalker will be solely responsible for the direction, conduct and organisation of the stalking. No Hirer or any of the Hirer’s party may take a shot unless instructed by the nominated stalker. If a beast is wounded by the Hirer or a member of the Hirer’s party, no further beasts will be shot until sufficient time has been spent searching for the wounded beast. It may be necessary for any wounded beast to be shot

by the stalker to ensure that it has a fast and humane death. All missed shots taken by the Hirer or any member of the Hirer’s party will count as a shot in the calculation of the hire charge. Venison will remain in the ownership of the Owner. If a Hirer wishes the head of a beast as a trophy then it may be possible for this to be organised directly with the Owner. The Owner, the stalker and all members of the Owner’s staff can refuse to permit the Hirer or any member of the Hirer’s party to take part in the stalking party and can request the Hirer or any member of the Hirer’s party who are behaving dangerously to leave the stalking party. No part of the hire charge will be repaid to the Hirer or compensation or damages paid to the Hirer or any other costs reimbursed in these circumstances. 25. coMPlaInTSAny complaint or problem relating to the hire property should immediately be notified to the Owner or a member of the Owner’s staff so that an opportunity is given to rectify the problem or deal with the complaint. No refund will be considered if the Owner has not been given the opportunity to rectify any problem during the booking. If the Hirer has a complaint about the Agent then this should be made in writing to the Agent who will provide the Hirer with details of the Agent’s complaints procedure.26. lIaBIlITy oF ThE aGEnTThe Agent is booking agent for the Owner and when the Hirer books a hire property the booking contract is made between the Owner and the Hirer. The Agent has no liability for implementation of the booking contract or for the acts, omissions or neglect of the Owner, the Owner’s staff or any other person or party represented or employed by the Owner. The Agent has no liability for the condition of the hire property or the contents of the Property or the quality of the Sporting Rights which are the sole responsibility of the Owner.27. holIday lETTInGBy entering into the booking contract the Hirer agrees that the booking contract confers a right to occupy the hire property for a holiday only and is not an assured tenancy by virtue the provisions of Section 12 (schedule 4 paragraph 8) of the Housing (Scotland) Act 1988.28. chanGES In BookInG TERMS and TERMS oF hIREThese booking terms and terms of hire and the hire property description are correct at the time when this brochure is printed. Unforeseen circumstances and changes in the law may require the Agent to make changes to these terms and conditions and/or the hire property description. The Agent’s website will have the latest version of these terms and conditions and the hire property description. A copy of the latest version of these terms and conditions and/ or the hire property description can be provided on request.29. vaTValue added tax is included, where applicable at the appropriate rate, which may vary from time to time.30. GovERnInG laW and JuRISdIcTIonThe Owner and the Hirer agree that the booking contract shall be governed by and construed in accordance with the laws of Scotland and the Owner and the Hirer agree to submit to the exclusive jurisdiction of the Scottish Courts.
