Board Meeting Update At our March Board meeting discussion occurred with respect to legal fees in 2016 for the commu-nity. After review with the community manager, here are the facts. A total of $9,025.63 was spent for all legal cost not including ongoing litigation. The amount spent can be summarized as follows. Associated with individual homeowner complaints or request to change/reconsider CC&R rules or fines

or penalties—$3,654.73. Legal review of new contracts—$520.00 Questions concerning the use of a non-director treasurer—$749.90 Board Training—$812.50 Rules and regulations request from the Clubhouse Guidelines and Procedures Committee resulting in two

letters from our attorney (approved by the Board prior to the request to the lawyers) — $1,647.00 Procedural changes of interpretation of CC&Rs, Bylaws or NRS 116 — $1,479.50 Two request from Board President to the attorney — $162.00 on rules and regulations and the protection

of confidential information. With respect to the number of more than $16,000 in legal fees in 2016 incorrectly reported by some homeowners and discussed in the Board meeting, after discussion with the community manager, we have determined that the larger, incorrect number included duplicate billings from the law firm which were not actually paid. The correct total paid to the law firm in 2016 was $9,025.63 as stated above and which does not include litigation fees. As for 2015 which was also discussed, the current law firm ( Leach, Johnson et.al.) was not retained until Nov. 2015 which is why their fees seem abnormally low in 2015. The current law firm’s predecessor billed us both for litigation and other HOA activities, unlike our current firm which segregate the two cate-gories of legal cost.
