From the EditorLetter

Dear reader,I’m thrilled to have achieved the milestone of my first year in publication. I can

clearly remember the anticipation I felt as my first issue was being printed. One thingwas certain, I felt our community needed a voice. The immediate outreach byresidents via phone call, email, and standard mail confirmed that you felt the sameway. Thank you for your continued support.

As we all enjoy this wonderful time of year in the Valley of the Sun, I can’t help buttell my friends in New England who are buried under several feet of snow that we justcame home from the park and it’s 70 degrees outside. They say they love the changeof seasons, but I still hear the weariness in their voices after 4 months of cold, graydays. I would have to argue that we experience a change of seasons here too. Sure,fall seems to happen around Christmas and spring starts in February, but there is adefinite change in the air, the foliage, the temperature. Of course, I’d love to spendmost of the summer somewhere else, but I don’t see that in my near future. Actually,I’m expecting our second child at the beginning of July.

In preparing topics ahead of time for the rest of 2008, I’m constantly reminded ofhow lucky we are to live here. For example, in this issue, you may discover all thewonderful classes and amenities available at our hospital Scottsdale Healthcare. Lookforward to information on the Scottsdale Culinary Institute and happenings at our localresorts in upcoming issues.Sincerely,

Would it surprise you to hear of an upscale Italianrestaurant without a Signature Dish? The concept sounds abit unusual, but the lack of a signature dish is the goal ofMichael Lepore, chef and co-owner of Vocé Ristoranté andLounge - and for a very good reason.

“There is no signature dish because they are all sogood,” Lepore explains. “There are a lot of restaurantswhere they say, ‘This is good and that’s good, but this otherdish is not that good.’ That’s not the case at Vocé.Everything here is unique and not what you’re going to findat another Italian restaurant. It’s all high quality, and no onedish is more important than any other.”

Formerly known as Leccabaffi, the restaurant’s new name- Vocé, meaning voice in Italian - reflects not only anupdated menu, but the addition of a hip lounge featuring liveentertainment Tuesday through Saturday night, includingsome of the valley’s most popular singers and musical acts.

The entertainment kicks off Tuesday with hot Latin jazztrio Cascabel, offering an upbeat Afro-Cuban-Latin blendthat has already proven popular with guests.

Wednesday features Vocés house band fronted by “TheSaxman”, Marion Meadows, who has performed or recordedhis smooth yet funky jazz with Eartha Kitt, the Temptations,and Michael Bolton among other well-known artists.

Thursday through Saturday, Vocé presents internationalrecording artist Khani Cole, who co-owns theestablishment with husband Mike Florio and Chef Lepore.Cole’s Nu-jazz vocals have made her a favorite on the localmusic scene including an unprecedented ten-year run atthe Pointe Tapatio.

Complementing the eclectic flavors of the live music isan innovative new lounge menu that picks up where thekitchen leaves off after it closes at 9 pm. Florio notes thatthough it offers a more affordable price point than the fulldinner fare, the lounge menu items are prepared with thesame passion and quality. “It’s not your average bar fare,”he said. “There are no chicken wings here.”

A sampling of the lounge menu confirms his assessment,with delicacies such as the arancini - rice balls made in theSicilian tradition served with meat sauce - the grilledmarinated calamari, and the baby meatballs on a bed ofparmigiana mashed potatoes.

Whether it’s the lounge menu or the dinner entrées,guests will appreciate the use of fresh quality ingredients.“We use all extra virgin olive oil and sea salt when we cook,”notes Lepore. “The white wine that we use is like some otherrestaurants’ table wine. That kind of quality makes all thedifference in our dishes.”

The valley of the sun, as well as the country as awhole, continue to feel the corrections taking placewithin the real estate market. Last year the marketexperienced the largest drop in new home constructionin 27 years. As new home construction slowed theMetro-Phoenix market also saw the median home pricefall last year to values only seen prior to the real estateboom of 2005 and 2006. All of these market conditionsindicate that the market is still in a cycle of correction.However, this cycle of correction has createdopportunities within the market place, which areattracting the attention of Canadians, first time homebuyers, qualified buyers, and investors.

The median home price is a measurement that isused to determine the average home price within aparticular market or sector. In December this marker fellby 11 percent from the beginning of 2007 to $232,000for Metro-Phoenix existing home sales. Although thisrepresents a decrease in value for home owners itironically could be indicating that the market is close toa bottoming out. Many market experts felt that valleyhome prices were inflated as much as 20 to 30 percentdue to the boom of 2005 and 2006. December’s medianprice was the lowest since the spring of 2005. Themedian price for existing home sales in Metro-Phoenixin April of 2005 was $221,000. Based on the valley’sannual appreciation rate of 6 to 10 percent prior to theboom, a median home price of $232,000 is fairly closeto where the median home price would have beenwithout the boom. The west valley experienced thelargest decrease in median price at roughly 9 percent,where as Phoenix had no drop, and Tempe, Chandler,and Scottsdale experienced declines of 3 percent orless. The median price in Chandler for 2007 was$290,000 representing a drop of 2.7 percent. Tempesaw $276,000 in 2007 representing a drop of 3 percent,and Scottsdale had a median price of $579,000representing a drop of 2.7 percent. The largest drop inmedian price was seen in Avondale, where the medianprice fell by 12 percent to $225,500.

Qualified buyers and serious investors begin to make acomeback within the real estate market as foreclosurescontinue to hit the market in higher numbers. Thepresence of foreclosures within the market is drivingbuyers and investor to seize the opportunities ofacquiring bank owned foreclosures as well as short saleproperties. The Arizona market is beginning to see deepdiscounts and significant financial incentives as lenderspush to get foreclosed properties off of their books. Oneexample of tremendous opportunities awaiting buyers is ahome in Gilbert that was listed for $515,000 in June of2007 and is now on the market for $430,000 with thelender offering an additional $5,000 towards the buyer’sclosing costs and an allowance of $6,000 for repairs andre-painting. Deals like this are beginning to catch theattention of first time home buyers as well as qualifiedbuyers who had decided to wait until the market offeredspectacular bargains. Also the presence of foreclosuresis attracting the attention of investor who are looking topurchase properties in need of repairs. By the investorpicking up a property with deferred maintenance ordamage, the investor can remedy these conditions andrealized inherent value added in the investment property.

While all of these market conditions continue toindicate a market slow down, ultimately these conditionsare necessary to help stabilize the market and lead to theeventual growth of home values in the future. Despite thedownturn in the market new opportunities are becomingavailable for individuals who were either turned off by themarket frenzy of 2005 and 2006 or who were just unableto complete with other more affluent buyers. As thepresence of foreign buyers, qualified buyers, andinvestors capitalizing on weakened home prices is feltthroughout the market, the excess surplus that exists inthe market will begin to decrease. This decrease coupledwith new home construction declining will have a positiveimpact on the real estate market and its the inevitablerecovery. MCRL

It’s hard to deny the wonderful scent of citrusthat blooms this time of year. Surprisingly, theweather in the Arizona desert produces someof the best tasting citrus in the world. Heatproduces sugar in citrus fruits making themsweeter and cool weather produces acidmaking citrus more tart. Citrus grow extremelywell in the lower desert and have been acommercial crop here for over 100 years.

The most important aspect of growinghealthy citrus is proper watering. Citrus like todry out between waterings. In the hottest partof summer this schedule equals watering onceevery one to two weeks, and in the winter onceevery four to six weeks. It should also befertilized three times a year.

The trunk and branches of citrus trees whensubjected to direct sun can burn badly. Citrusnaturally branch to the ground to protect theirtrunks. This is the reason that trimmed up treeshave their exposed trunks painted white. MCRL

Resident Recipe:

EasyChocolateCakeIngredients:

• 9 ounces semi-sweet or bittersweet chocolate, chopped

• 1 cup + 1 tbs. butter• 4 eggs• 1 cup + 2 tbs. Sugar• 3/4 cups flour• 1 tbs. Cocoa powder

Preheat oven to 400 degrees.Combine chocolate with 1 cup butter andmelt slowly in a double boiler.

Remove from heat and add eggs one at atime, beating well after each addition.Continue mixing while adding sugar and flour.

Prepare a 9-inch cake pan by fitting a pieceof parchment paper at the bottom and greasewith 1 tbs. butter. Dust with cocoa powder.Pour cake batter into pan.

Place cake pan in a larger pan half-filled withwater. Bake for 25 minutes. Center should bevery moist. Let sit until cool then turn out ontoa serving plate. Garnish with powered sugar.

Carol Davis, Operations Managerat the Cancer Center says, “The resources availablehere make the journey so much better. Marlin Kirsch and Bruce Keim have brought theinnovative idea of Value-Builders to Phoenix. It startedfour years ago in Denver with a simple concept: if youhave a home that you want to sell quickly for top dollar,but it doesn’t have the upgrades that the current marketdemands, they will fix it up so you can make more moneyon the sale of your house with no out of pocket costs.

Kirsch felt Phoenix was a natural extension from theDenver area. “I really liked the idea because everyone ison the same team instead of beating each other up onprice. Our business is based on trust.” In fact, thecompany’s No. 1 rule is: “If you can’t make thehomeowner more money, leave it alone.”

Home remodeling is a daunting task spent makingcritical decisions, supervising and writing checks. Marlinexplains, “Most homes over the age of 15 years needremodeling and homeowners don’t have the knowledge orexpertise to do it right.” Sellers also get the benefit ofpaying wholesale on the remodel price because of Value-Builders established relationships with contractors andother specialists.

For those of you thinking there must be a catch, here’sa sample break down of how the program works: If yourhome is valued at $500k and it needs $50k in remodelingwhich gets you a sale price of $650k, at the time of saleyou pay back the $50k and then split the profit of $100k.The homeowner only shares in increased profit, so it’s awin for everyone involved. The two caveats are that thehouse must be vacant and the homeowner has no say inhow the remodel is done. The National Association ofRealtors reports that the decision to buy a home is madein two minutes.

So after the remodel is complete, the home isprofessionally staged with furnishing and designerelements to look like a model. Keim says, “People wantsomething that’s move-in ready. We’re motivated to get itdone and help in any way we can because we don’t getpaid until the sale.” And if your home does not sell for apre-determined price, you owe nothing for the remodel.

Bruce has been a contractor for 25 years. He says,“Wework strictly for the seller. Remodels are done quickly,averaging 8-10 weeks. Areas of focus tend to be surfacesthat get used and dated, like the entryway, kitchen,bathrooms and flooring.” To date, there have been 200renovations in the Denver area and these homes sell 40%faster with 25% greater value. Current average days onmarket for these properties, even in today’s market, is 23days.

Recently, there was a man on the news who lost 3 ofhis 4 dogs to a coyote attack in his own backyard.This got me thinking about the safety and security ofyour furry loved ones and prompted me to do someresearch. Here is what I found from the Arizona Gameand Fish Department:

• Coyotes have adapted to living in cities,suburbs and rural towns. They live in ourneighborhoods and do not just “come down from themountain to have a snack.”

• If one appears in your backyard or while walkingyour pet you should try and appear as large and asthreatening as possible moving your arms and legsaround.

• It is suggested that you keep a “coyote shaker”in your backyard near the door. This is a soda canwith pennies or rocks in it sealed with duct tape.When shaken it makes a loud rattle and will scare acoyote off.

• Discourage them from your yard by:

• eliminating any sources of food• store garbage in a secure place• keep bird seed and water off the ground• have an 8ft or higher fence since coyotes can easily

jump 6 ft.• When outside with your pets - supervise your dog or

cat at all times. Coyotes and other wildlife will not hesitateto take your pet while you are with it or even when it is on aleash. NEVER let your pet off the leash! (besides – it’s thelaw!)

• Do not let your cat or small dog outside. Even if thereis not a coyote present, owls, hawks and other wildlife havebeen known to prey on these types of animals.

• Having a coyote in your neighbor’s yard is the same ashaving one in yours. Be extra careful if there is an attack inyour neighborhood. Coyotes remember and come back formore.

She’s an artist. She’s our neighbor. And shewas married to Guy Stillman — an importantpart of the McCormick Ranch legacy — for 26 years.

Mrs. Stillman bought her home onMcCormick Ranch 5 years ago, just a fewyears after her husband had passed. Originallyfrom Canada, Patricia had always loved thisarea and could no longer take care of theirhome on Mummy Mountain. She rebuilt 90% of the house here and filled it with art, historicfurniture and family heirlooms, so it feels morelike a Fifth Avenue showplace than aScottsdale retreat.

For those of you who aren’t familiar withMcCormick family history, Guy was thestepson of Mr. Fowler McCormick whodonated part of his land to the City ofScottsdale for use as a park. The McCormickfamily had invented the mechanical reaperand Fowler was also the last remaininggrandson of John D. Rockefeller. Guy, whohad a passion for trains, donated theParadise & Pacific railroad and train cars thatstill run at the Railroad Park today. Patriciaalso participated in the park by earningenough money from her successful cookbooktitled “Dinner in the Diner” to move Aguilastation to its current site.

Originally from New York City, Guy neverreally liked the feeling of a big city anddecided to move his family here while heserved in the Navy during World War II.Patricia and Guy met through a mutual friendand when she made her first visit to Scottsdalein 1960 they had several dinner dates. “Hepursued me until I caught him,” she says witha smile. This was a second marriage for eachof them with a total of seven children betweenthe two.

Patricia has always been creative, withprofessions in modeling, fashion design for abusiness in Texas and also as a theater setdesigner. In 2004, she received the honor ofArtist of the Year by the town of ParadiseValley. Some of her work is also displayed atthe Scottsdale Artist School in Old Town and inStillman Station at the Railroad Park. Whetherit’s painting, sculpting or traveling, she says, “I want to do things that please me at thisstage in my life.”

Mrs. Stillman shares some things most people

don’t know aboutMcCormick Ranch:

• Anne McCormick (Guy Stillman’s mother) had a prize-winning stallion named Naborr. In 1969, Tom Chauncey and Wayne Newton bought him for a record $150,000.

• The Arabian horse stables were located where the post office is now.

• Annual dove shoots were held at the Scottsdale Conference Resort location.

If you’ve lived here on the ranch for a while,you’ve no doubt received the annual Arizonacalendar courtesy of Ray & Paul Slaybaugh. The sounds of silence as I stroll the neighborhood streetsof McCormick Ranch. Solitary, single-minded, seeing withmy ears.

The sounds are circular in origin. Garbage bins onwheels, waiting patiently by the curb to have their tummiesemptied. Lawnmowers tugging on fresh grass, still wetfrom last night’s rainfall.

A bicycle spinning past me, pedaled by an energeticsenior, her silver hair spunky, peeking from a helmetperched precariously atop her head.

A double-barreled baby stroller approaches head-on.One side nestling a newborn, the other side intermittentlyinhabited by a toddler, the older sibling who wants to beboth big sister and baby. In and out, up and down.

Golf carts humming happily along manicured greens,depositing their riders at the designated holes, resumingtheir journeys at a leisurely, collegial pace. Tires

transporting them to the next tee-off where feet onceperformed that task.

Delivery trucks perusing the streets in search of theright address. Motorcycles speeding by, making annoyingnoises, staccato and rude. Delighting in their defiance.

An insatiable stream of cars – relentless, endless.Wheels carrying metal carcasses on important morningmissions. To work, to school, to day care…to Starbucks.

A recumbent bike with a friendly rider advances, softlyturning plump, predictable tires, enticing me to give it a trysome time. And roller blades, clicking fast andaggressively on the pavement. Wistful longing erupts inmy middle-aged soul, wishing I could echo their pace.

The sounds of the neighborhood. Circular, multi-faceted, all man-made. Strangely symmetrical, simply amatter of scale. It’s the nature of life in our little pocket ofthe world. MCRL
