1. Conditions and Limitations

The inspection that has been carried out has been of the visible elements readily accessible

and available for examination from ground level and with the use of binoculars high level

features such as roof and ceilings.

This report is not an inventory of every single defect. Its intention is to outline the general

condition of the structure of the property, highlighting the main points of disrepair and

concern that are likely to cause trouble or expense in the future.

Measured drawings and photographs do not form part of this report.

This report is not a specification for repairs and should not be used as such

Engineer's reports on electrical installations and heating systems do not form part of this

report. These should be arranged by the parish and filed with this report. An earthing test

of the lighting conductor should also be included.

Church Comprises

Built in 1881 the church comprises a Nave and Chancel, South Porch and Vestry. A Kitchen and WC extension was added in 1972. Built in natural stone with ashlar dressings to openings and a pitched roof of clay plain tiles, except the 1972 extension which is flat-roofed.

General Condition of Church Very good. A well cared for building.

4. Outside the Church

4.1. Masonry and Walls

4.1.1. Nave/ Chancel

The south wall is divided into two bays with corner and central buttresses. The stone is well

weathered. The wall is in good condition. The pointing is in good condition. Low level shrubs

that previously clung to the wall have been cleared but visibility of lower portion of the wall

is restricted.

The central buttress shows signs of slight movement and should be monitored for

deterioration.

The north wall comprises of 6 buttresses. The stone is well weathered. The wall is in good

condition. The pointing is in good condition.

Works to the east wall were undertaken in 2017 to stabilise the wall, make good some

cracking in the pointing and to rebed coping stones. This wall is in good condition. The

pointing is in good condition. The stone is well weathered.

The west wall comprises the bell cote. Works to the west walll and Bell cote were undertaken

in 2014. The wall is in good condition. The pointing is in good condition. The stone is well

weathered.

Continue to monitor the stability of the cross.

There is some gapping in pointing to the end buttress and this needs to be made good.

4.1.2. Porch

The south and west walls are in good condition. The pointing is in good condition. The stone

is well weathered.

4.1.3. WC

The south and east walls of the WC are in good condition.

The Chancel wall above the WC extension is in satisfactory condition. Ashlar Quoins are

delaminating but no action is required at this stage.

4.2. Roof

The roof is covered with clay plain tiles.

4.2.1. Nave/ Chancel

The roof to the Nave and Chancel is generally satisfactory but there is some evidence of

bowing of the roof at eaves level. Ashlar copings at both the west and east ends are in good

order. Coping stones to the east wall were rebedded in 2017 and are in good order.

4.2.2. Porch and Vestry

The roof to the Porch and Vestry are hipped and in good order. Viewed from binoculars the

valley gutter between the Vestry and Chancel appears in good order but this should be

checked at the first opportunity.

4.2.3. WC and Kitchen

Access to flat roof over the WC and Kitchen was not available. This roof should be checked

at the first opportunity.

4.2.4. Lightening Conductor

The lightening conductor is in good condition.

4.3. Rainwater Goods

The rainwater goods are UPVC.

4.3.1. Nave/Chancel

UPVC gutter and downpipes are in satisfactory condition. The original black colour has faded

to grey in part.

4.3.2. Porch and Vestry

UPVC gutter is in satisfactory condition. The original black colour has faded to grey in part.

4.3.3. WC

The flat roof drains to a hopper on the north east side. This hopper is in good condition.

4.3.4. General

Ongoing maintenance of gutters to keep them free from debris and vegation is required.

4.4. Windows

Most of the windows have metal mesh or polycarbonate protective covers. Paint is flaking

from some of the metal mesh covers.

Starting from the south west corner and working in an anti clockwise direction:

East Wall

W9-10 Timber windows to Kitchen are in is in good condition.

W11-12

Two narrow stained glass windows either side of high level

stained glass east window is in good condition.

These windows are not protected

W13

Chancel window on east wall is in good condition. There is

some slight bowing of the glass at Christ's head.

This window is not protected

North Wall

W14 Narrow rectangular window on the north wall of nave is in

good condition. (Polycarbonate protection)

4.5.1. South Entrance Door

4.6. Paths and Drives

4.6.1. Car Park and Entrance

The Car Park and entrance are in good condition. Brick pavers form a lay-by and path leading

to the Porch. This path is in good condition. Ongoing maintenance required to keep pavers

free from grass and vegetation.

Gravel car park to the rear of the church is in good condition.

4.6.2. Concrete Paving

Concrete paving forms a path around the Vestry/Kitchen, this path is in good condition.

Ongoing maintenance required to keep this path free from vegetation and grass.

4.6.3. Path adjacent to East Wall

Rough uneven path adjacent to east wall. Ongoing maintenance required to keep this path

free from vegetation, grass and debris.

4.6.4. Shed and Storage Container in Church Yard

A Shed and a Storage Container are located on the north side of the church. The Shed is

timber construction, the Container is steel. Both are in good condition.

4.7. Boundary Wall

4.7.1. South Boundary Wall

The wall on the southern boundary is constructed in random stone and is in good condition.

Pointing is in good condition.

4.7.2. East Boundary Wall

The wall on the eastern boundary is in stone and brick. It returns to a close boarded fence

which continues for the remainder of the northern boundary. There is some bowing to the

wall and in due course it will need rebuilding. This wall requires repointing and monitoring.

4.7.3. West Boundary Wall

The wall on the western boundary is brick and forms a retaining wall with the adjacent

property. There is evidence this wall has been repointed in part and some of the copings have

been replaced. However, some copings remain missing from piers and there is some gapping

in the pointing. This wall needs to be monitored and subject to ongoing maintenance to

ensure the structural integrity of this wall is maintained.

4.7.4. Low Timber Fence

Low open timber fence returns to the gateway. This fence is in good condition and would

benefit from being treated regularly with preservative to extend life.

4.7.5. North Boundary Timber Fence

The Close Boarded Timber Fence on the northern boundary is in good condition and would

benefit from being treated regularly with preservative to extend life.

5. Inside the Church

5.1. Walls

5.1.1. Nave

The north and south walls of the Nave are in good conditions but there is some evidence of

damp in the lower part of the south wall which is discoloured and flaking in part. Monitor.

Paint work on the lower part of the buttresses supporting the roof trusses are flaking and this

may indicate damp. Monitor.

5.1.2. Chancel

Work to the east wall was undertaken in 2017 and this wall is now in good condition. The

timber trim at the junction between the east wall and barrel vaulted ceiling were identified in

the previous report as needing repair. This work was undertaken in 2017 and this is now in

good condition.

5.1.3. Baptistery/Chancel

The walls in the Baptistery and Chancel are in satisfactory condition. Paint work on the lower

part of the walls are flaking and this may indicate damp. Monitor.

The stonework to the base of the archway to the Baptistery is slightly eroded but no action

is required at this moment in time.

5.1.4. Porch

Uneven plasterwork but otherwise satisfactory.

5.1.5. Entrance Lobby

Plasterwork in reasonable condition but some repair at doorway at low level is required.

5.1.6. Vestry

Walls in the Vestry are in satisfactory condition. Two steps up into vestry are in satisfactory

condition

5.1.7. Kitchen

Walls in the Kitchen are in good condition

5.1.8. WC

The WC provision was remodelled in 2014 to create a lobbied WC facility. The Walls in the

WC are in good condition

5.2. Ceiling

5.2.1. Porch/Entrance Lobby

The Porch and Entrance Lobby ceilings are plastered and painted and are in good condition

5.2.2. Vestry

The Vestry ceiling is plastered and painted and in good condition. An access hatch to roof

void provides limited access. Access into this space was not possible during the inspection

5.2.3. Nave

The roof to the Nave has 4 exposed collared trusses and purlins either side and has been

strengthened with additional strutting to prevent spreading. Overall plasterwork is in good

condition but in the North West corner there is discolouration indicating possible damp and

this needs to be investigated/repaired.

5.2.4. Chancel

The Chancel has a Barrel Vaulted roof with painted timber boarding which is in good

condition. A circular hatch provides access into the roof void. Access into this space was not

possible during the inspection but the condition of the roof void was confirmed as good when

works were being undertaken in this space in 2017.

5.2.5. Kitchen/WC

The ceiling in the Kitchen/WC is plastered below a flat roof and this is in good condition.

Some windows have metal brackets over which were probably used to hold blackout curtains

in the war.

5.4.1. Porch/Entrance Lobby

The Entrance Lobby has coir matting and this is in good condition. The Porch has stone paving

with open joints and this is in satisfactory condition. A timber access ramp provides

wheelchair access and this is in satisfactory condition.

5.4.2. Vestry

The Vestry has carpet tile fitted and this is in good condition.

5.4.3. Nave/Chancel

The Nave and Chancel is carpeted and this is in good condition.

5.4.4. Baptist

The Baptistery, with one step up, is carpeted and this is in good condition.

5.4.5. Kitchen/WC

The Kitchen and WC have non slip vinyl floor covering which was laid in 2014 and this is in

good condition.

5.6. Furniture and Fitting

A detailed inspection of the furniture and fittings was not made other than the following:

• Font - Stone face is deteriorating. Remedial work is required to prevent further

erosion

• Loose seating that previously replaced the pews is in good condition.

7. Appendix 2: General Guide to Maintenance

The P.C.C should appoint a Fabric Committee to keep a weekly observation of the building.

Records should be kept of any minor problems arising and how they were dealt with. These

records will be useful to the Architect when carrying our Quinquennial.

Church Log Book

Parishes are required to keep a Log Book, in which all work done should be entered, and the

name and address of the Architect, Tradesman, or Firm involved, as well as the state of the

building, as reported at the Annual Meeting. This will help to preserve continuity.

External

Surface Drainage

No water should stand in garden puddles or paths against Church walls

Downpipes

Downpipes should be kept clear of blockages and fitted with gullies. Watch out for cracks

and leaks at the back of pipes.

Gutters

Clear twice a year - late autumn and late spring. Paint inside of cast iron and timber gutters

regularly.

Walls

Always consult and Architect before pointing

Windows

External ironwork should be regularly painted. Guards should be regularly painted

Roofs

Watch for slipped tiles and displaced lead work and corroded valley gutters
