A former elected official of the Village of

Asharoken, New York, Matt Kiernan was a

Regional Director for the American Management

Associations (AMA) and a consultant to the

American Society of Training Directors (ASTD),

President of a publicly held medical electronics

corporation, and a two year team member of a

USAID management development mission in

Egypt. He has lived in St. Augustine for the past

23 years where he is Broker/Owner of Oldest

event raised more than $20,000. A lift van

has been purchased and it was used this

week to transport Lee to be with his family

in Gainesville where the van will be used to

bring him to physical therapy. Century 21,

St. Augustine Properties is grateful for the

The extended Hutchins family would like to

The St. Johns Builders Council would like to invite members of the

2010 Charity Golf Tournament to be held at Marsh Creek Country Club

on November 1st, 2010.

This year’s tournament will benefit a young woman, Toby Hainesworth,

who lost her home and personal belongings in a fire.

It’s a sad but true fact that a lot of the products you use and a lot of

the things you do affect our environment in a negative way, often

causing irreparable damage. The good news is that by making some

small but simple changes you can help to reduce the damage that is

happening. Here are 10 more going green tips you can use to help

reduce damage to our environment.

1. The next time you think about having strawberries in the middle

of the winter, think again. Unless you live in a southern region,

chances are those strawberries are not local. Bringing foods like

this to local supermarkets, no matter where they are, adds to air

pollution and uses lots of energy in transportation.

2. Instead, consider freezing or canning locally available fruits and

vegetables when they are in season. This is a great way to reduce

“food miles” and still be able to enjoy a variety of foods.

3. Use your community library and check out books instead of

buying. Unless it’s a book you love and will want to reread or use as

a reference, borrowing is an environmentally friendly thing to do.

4. Say no to plastic bags when you shop. Plastic bags have a huge

negative impact on our environment both in the manufacturing

process and when it comes time to throw them out. Instead, keep a

few reusable cloth bags in your car or hanging by the back door so

they are handy when you go shopping.

5. Get a razor that uses refillable blades. That has a much smaller

impact on the volume of garbage generated in your bathroom than

using disposable plastic razors. Or better yet, use a straight razor

which doesn’t have blades to dispose of.

6. Shut off your computer monitor if you are not using your

computer and conserve energy.

7. Remove pests from garden plants by pinching them off by hand

instead of using poisons to kill them. If you’re squeamish, you can

use gloves or dump them into a can.

8. Plant a tree on your property. Trees keep the atmosphere clean

and soak up carbon monoxide. If you are renting or live in an

apartment you can do your part by getting a potted tree.

9. If you have a choice, opt for a gas stove rather than an electric

one. Gas is more efficient than electricity, so you’ll use much less

energy to cook.

10. Install a low-flow shower head and use a lot less water when

you shower.

The internet is big, really, really big, and if you want to use it effectively you have to be familiar with search engines. Google.com has become the search engine of choice for millions of internet users. There are others and if the past is any guide there will be a ―better than Google‖ search engine some day, but for now Google seems to be the best. Part of the reason they are the best is that they keep developing new ways of looking at the internet. Below are a couple additional features that Google offers that you might want to check out now and in the future as they continue to develop:

http://news.google.com/ Need a current event? Forget about the newspaper, use the internet like teenagers do to find stories that are only minutes old.

http://images.google.com/ Arguably the best image search engine in the world. Try finding a picture of something today.

http://www.google.com/products Looking to make a purchase. Shop and compare prices online first using Google's Product Search.

http://www.google.com/finance What to check the stock market, try this website for a quick overview.

http://maps.google.com/ Looking for an up to date map or satellite photo, check out these amazingly easy to manipulate maps and photos.

http://video.google.com/ Google has their own video search engine. Find an educational video on the internet that you can play for your class

cided to create an adapter that would plug directly into the phone. In this way the eKEY

How do I get eKEY for iPhone? eKEY for iPhone is issued just like the other

eKEYs. The Supra iPhone Adapter is available for purchase directly from Supra

and from most Boards and MLSs. After you have your adapter, you can download the

software from the App Store, and get an eKEY serial number and authorization code

from your Board or MLS. Once the authorization code is entered into the

software, you are ready to open lock boxes with your iPhone!

Moving from DisplayKEY or ActiveKEY is a very simple process. It will only take a few

minutes at your local Board or MLS (whoever issued your current key), and you will be opening

lock boxes with your iPhone.

What models of iPhones will be supported? eKEY for iPhone will run on all current models of iPhone (2G, 3G, 3Gs). It will also run on the new

iPhone 4. Note that for 2G, 3G, and 3Gs devices, you must have iPhone OS 3.1.3 or above.

How do I get the software on my iPhone?

The eKEY for iPhone app is on Apple App Store. The download is free. While the software

Ghostly Haunts and Tours Filled with hundreds of years of frightening legends, spooky shadows and scary stories, St. Augustine, is a

favorite to Halloween lovers around the World!

St. Augustine's Annual Halloween Events is offering an event sure to chill this year! Be prepared to be amazed, mystified and spooked this year!

Ripley’s Halloween Ghost Train

All aboard!!! Board this train for a ghostly experience that you will never forget. The train will stop at various locations throughout the haunted

streets of St. Augustine and tales will be told while guests can use Electro-Magnetic-Field Meters to identify the presence of spirits. Once the

haunting tales are shared, guests will enter the historic Castle Warden for an experience of actual events. Reservations are required for this

event. The tour starts at Ripley’s Castle Warden at 7:00pm. Tickets for children 6-12 are $12.00. Adult tickets are $24.00. Dates for this event

Creatures of the Night

Dress in your favorite costume and come enjoy some wild and creepy fun at the St. Augustine Alligator Farm Zoological Park. Animal keepers

Haunted Hospital

Come join the spooky fun at the Spanish Military Hospital in St. Augustine. Believed to be one of the most haunted buildings of St. Augustine,

this tour is not intended for the faint of heart or young children. Unexpected events occur behind each door and evil prevails inside each dark

and murky room. Watch the ―mad surgeon‖ as he demonstrates the ―cutting edge‖ of patient care. Tours start at 6:00pm at the Spanish Military

Come experience the “ultimate” in a frightseeing tour!

This tour explores the darkest side of St. Augustine. You will visit The Old Drug Store, The Spanish Military Hospital and The Old Jail.

These Three sites are considered the three most haunted sites in St. Augustine. The Old Drug Store was built on top of an Indian Burial

Ground. It is rumored to be a natural gathering place of lost and sick souls. Once inside, you will learn why so many people were buried alive

and the secrets to embalming. In the Spanish Military Hospital, you will visit a death bed and hear of outrageous medical practices that occurred

in the 17th Century. The Old Jail, which has been featured on Sci-Fi’s ―Ghost Hunters‖, built in 1891, and housed prisoners for over 60 years.

This has been a site for many supernatural events. The Old Jail is listed on the Florida and National Haunted Places Register. The tours begin

nightly at 8:00pm. The dates for this event is October 20-23, and 27-31. Adult ticket prices are $24. Children ticket prices are $12. If you would

Murders, Myths and Monsters

St. Augustine Ghost Tours is a fun walking tour that describes the many murders, myths and monsters that makes St. Augustine known for its

haunts. You will be lead by a costumed Guide through many scary alleys. You will meet ghostly characters throughout the tour. There are two

different tours that you may take. The North Side Tour starts at the City Gates area and tickets are $12. The South Side Tour includes admis-

sion to Potter’s Wax Museum’s Mysteries and Monsters. These tickets cost $16. Tours start at 7:00pm and run throughout the evening. The

When things go wrong in the real estate transaction, the buyer most often

blames the real estate agent if there is no clear place to be compensated

from. Only when homebuyers are well educated by their agent about risk and

risk reduction tools, do few buyers reject the opportunity to purchase those

tools. It all goes back to your customer’s managing expectations (see last

month’s article!). Do it well and you will have no complaints from your current

customers, and more referrals and business than you can manage!

First, you must understand that when someone buys a home, they purchase

100% of the home. They seek to use 100% of the home. They want the entire

house to be available to them all of the time. But somehow, there is a denial

of the risks associated with homeownership. The fact is that when someone

owns 100% of the home, they also own 100% of the risk.

A Home with a Side of Risk. When it is all said and done, we simply do not

want risk! We do not want risk with such passion that real risks are routinely

denied. Everyone would like to eliminate the risks. But that isn’t possible in its

entirety. So the first best way to manage risk is to first recognize that there is

risk. That is part of managing your customer’s expectations! Then guide them

in taking those steps that are reasonable, rational, and cost-effective to iden-

tify, reduce, or transfer risk to someone or some entity other than the home-

buyer. This is done by an exchange of fee! To get risk to the smallest amount

possible, we first take the whole bundle of risk then go about identifying and

handing off small pieces of that risk The thought is to spend a known amount

to preclude the loss of an unknown amount. After this process, the home-

owner is left with a smaller amount of risk along with their new home, and

they can more easily manage the risk that is left. That, ladies and gentlemen,

is risk management in the home buying process. While it may be impossible

or unreasonably expensive to eliminate all the risks, a simple look at some

risk reduction tools is important to understanding risk.

The initial risk reduction tool employed by most homebuyers is the selection of

a real estate agent. In the hands of an experienced professional to provide

guidance, many risks can be exposed or eliminated. The trail is always safer

with an experienced trail guide! The real estate agent has traveled the trail

many times before and often has a clear picture of the hazards along the way.

Appraise the Risks. The risk reduction provided by the appraiser is in the

determination of fair market value. If the homebuyer were to overpay for a

property, that overpayment is money at risk. In the event that the property

needed to be returned to the market, it is unlikely that it could be sold at a

price above the fair market value. The amount of the overpayment would be

lost. The appraiser can reduce a portion of the homebuyers risk.

Survey the Risks. The land surveyor can further reduce the homebuyer’s risk.

The surveyor will confirm that the property is of the size and dimension repre-

sented. Any buildings on the property will be depicted as well as setbacks and

easements that might affect present and future use. Flood zones will be iden-

tified. Position of fences, sheds, and driveways will be depicted. It is amazing

how many homeowners have unknowingly built fences, sheds, or driveways on

a neighbor’s property without problem or issue until one of the properties is

sold. The land surveyor can reduce a portion of the homebuyers risk.

Fund the Risks. Lenders are absolute experts at reducing their own risk, and

in the process, many of the benefits of the lender’s risk reduction are trans-

ferred to the homebuyer. Many of the mandatory verifications that the lender

puts in place to reduce the likelihood of the homebuyer defaulting on the

mortgage also insure that if the home is destroyed, the homebuyer is also

protected. Lenders can reduce a portion of the homebuyers risk.

Legal Risks. The pile of paper needed to purchase a home can be perplexing.

It is critical that every document be complete and correct to ensure that own-

ership is conveyed correctly to the new owner. A slip in the detail of the paper

work can have untold consequences that might not show themselves for years

or decades to come. On occasion, these flaws are not discovered until the

homeowner is deceased and the heirs are attempting to clear probate. We

may not live forever, but the paper trail is eternal and must be correct. Law-

yers can reduce a portion of the homebuyers risk.

Title Risks. Over the centuries, parcels of land may have changed ownership

dozens of times. Large parcels are sub-divided to make neighborhoods.

Often, multiple heirs have had claim to land that has long been forgotten.

Mortgage notes and taxes due are sometimes abandoned. But when the property

is sold or transferred, old debts and demons often rise. The title company can

discover this history and prevent a cloud from hanging over the parcel and the

buyer forever. And for an additional fee, the title company can insure against any

missed issue or future claim against clear title to the property. Title companies can

reduce a portion of the homebuyers risk.

Insure the Risks. Principally though the writing of homeowner’s insurance policies,

insurance companies reduce the financial risk to homeowners. These policies work

in two basic areas - peril and liability. Protection from peril would be fire, flood,

theft, and similar threats to the property. Providing payment to an injured or other-

wise harmed individual when some unfortunate circumstance occurs in or around

your home provides liability reduction. Insurance companies can reduce a portion

of the homebuyers risk.

Bond the Risks. Termites do more damage to homes each year then fire and flood

combined. In many areas of the country the question is not IF your home will have

termites, just WHEN. Termite bonding companies will treat or repair damage to

your home should a termite infestation occur. Termite bonding companies can

reduce a portion of the homebuyers risk.

Inspect the Risks. The role of the home inspector in risk reduction is to search for

signs, symptoms, telltales, and clues that would indicate some damage or defect

maybe located within the home. By discovering risk that is discoverable prior to the

purchase of the home, issues effecting performance, maintenance, or value can be

addressed. In some instances, the defects discovered are of sufficient magnitude

to eliminate the desire to own the home. Home inspectors can reduce a portion of

the homebuyers risk.

Warrant the Risks. There will always be unforeseen failures of the systems and

components of your home. Preparing for many of these unwanted and unpredict-

able expenses can be managed with a home warranty policy. These types of poli-

cies act to protect the appliances and system failures not typically protected by

homeowner’s insurance policies. Though home warranties do not cover every even-

tuality, home warranties can reduce a portion of the homebuyers risk.

Why the diatribe on risk? It has been my experience in having spoken to thousands

of real estate agents and homebuyers alike, when the concept of risk and risk man-

agement is explained, most understand it. And what’s more, they all agree on how

to handle it AND who is ultimately responsible for the risks. But surprisingly, few

real estate agents have this ―risk discussion‖ with their homebuyers. Homebuyers

NEED this primer on risk and risk management. It’s all a part of managing your

customer’s expectations! In the absence of this discussion and education, the

buyer ends up without the realization that along with their new home, the risk asso-

ciated with that home is completely theirs. That is, unless they are prepared to

either accept the full risk or take proper steps - that is, bear the expense of risk

reduction tools.

Back to the beginning; more referrals and more money in your pocket! Have this

―risk discussion‖ with your buyers. Empower them. Educate them on how using

risk reduction tools can protect their family and their investment (which will also

protect you in the process). This is how you manage expectations and teach your

customers how to make the best decisions for their situation. And they will love

YOU in the process, leading to fewer complaints, more paydays, and more referrals!
