and allow for a variety of groups and activities. The synergy created by this mix would allow for new ideas to evolve,and new ways to understand and participate in a growing 21st century church.

This development proposal also includes market rate townhouse style housing, a single storey of undergroundparking, a daycare facility, and a central courtyard.

The community housing component of this proposal is for a cohousing development of 34 units for older adults.This condominium grouping of apartments would house people who desire to live in community, sharing meals afew times a week in the common dining room located to one side of the atrium. Cohousing apartments andcommon spaces would be clustered around a shared cohousing courtyard at the center of the site. This orientationwould allow for a greater sense of community identity. A shared Dining Room and Kitchen would be adjacent to theAtrium, with overflow seating in the Atrium.

This project proforma allows for St. Martin's to own and rent 4 of the cohousing units, as well as own 28 parkingspots and all the spaces identified as Worship and Worship+. The construction cost of these elements would bepaid for in the value of land sold for the other parts of the development. The ongoing upkeep would be paid for bythe rental income generated.

EXECUTIVE SUMMARY

The church community of St. Martin's and the Ottawa Cohousing group have a uniquepartnership opportunity that could allow both groups to co-develop a project to meettheir respective goals. The property at Lockhart, Prince Charles and Neepawa couldbecome a new community oriented cohousing condominium for older adults, togetherwith a renewed church home for St. Martins, complete with rooms for communityactivities, programs and casual gatherings. This place could become the heart of thispocket neighbourhood, and bring urban vitality and dynamic community life.

This partnership is essential to the success of the proposed project. The cohousingcomponent provides an anchor and critical mass of inhabitants that would bring life toshared community spaces, allowing the church to engage meaningfully within thisneighbourhood. The cohousing condominium purchasers bring financial credibility tothe project. And the larger shared rooms allow for a wide variety of use by both groups,and by others in the community.

The proposed development would include a new worship space, designed to be used forother activities throughout the week. An adjoining room would be rented and used forcommunity arts or other activities, but would also be available to the worshipingcommunity to expand their seating capacity on special days. Other activity rooms andchurch administration rooms would be located off of an atrium space, that would becomethe hub of this shared community. A coffee shop would serve residents, worshipers andcommunity members on Sundays and throughout the week. Spaces would be flexible

The design of the new worship space wouldtake it's cues from the existing building.

The warm honey-tone woodenfeel of the worship space wouldbe repeated in the design of thenew worship space.

The windows andtimber would be reusedas interior elements.

The coloured glass and ambientcoloured light that now

characterizes the view from thefront of the worship space, would

become the primary designfeature within the new Atrium.

REMEMBERING AND RENEWING

The existing building at St. Martin's isnoteworthy for the line work on its' bell tower,the plan of it's worship space with angledwalls and tall narrow windows spillingcoloured light toward the front of the room,elegant timber arches, and a series ofstained glass windows.
