ACTION PLAN for Selling a Home…QUICK

You can’t predict the market. But history will give you clues. With this being an election year…there’s talk of possible hikes in interest rates . Strategies to sell may

need tweaking due to those issues and more. Here are 6 tips to sell your home fast… 1. Price the home right

2. Finance the sale yourself

3. Stage your home… to present it in it’s best light…before the sale. In a buyers market, buyers will wait on purchasing to see if the election results will affect their buying

power. They also wait to see what happens with interest rates. To help sellers present their best “home” forward…

• Deep-clean from top to bottom.• Clean windows and consider removing screens to let in more light.• Clear all walkways throughout the house. • Make sure all doors, closets, and cabinets can open easily.• Put out fresh fruit on the kitchen table and fresh flowers on bathroom counters.• Display clean towels in bathrooms.• Hide all personal items in bathrooms, including trash cans.• Pull furniture away from walls to create social sitting areas.• Give each room a purpose, especially oddly shaped or random rooms.• Paint the ceilings white, especially in dark rooms, to reflect more light.

4. Prepare for Weather• “It may seem strange that a weather event could have an impact on home sales, but knowing that weather is coming

can be a deciding factor for purchasing older homes, fixer-uppers, and anything with a roofing, foundation, or plumbing problem,” says Alexander Ruggie of 911 Restoration.

• Gutter covers for homes around leaves. Gutter heaters for lots of snow. • Sump pumps for basements• Environmentally conscious buyers like water catchment system to harvest rainwater.

5. Time the Sale• Springtime and early summer are traditionally good times to put your house on the market for a quick sale. And this

becomes even truer for 2016 since it’s an election year.

6. Target Millennials• In 2016, your target market will most likely be millennials, people between the ages of 18 and 34.• “Baby boomers will start to cash out of their houses, which will put more houses on the market,” says Sam Heskel,

CEO of Nadlan Valuation Inc., a New York City appraisal company. An increased inventory of homes combined with an improving job market “will enable more millennials to become homebuyers.”

• Features that are wanted: backyard decks, gourmet kitchens, open floor plans, balconies with views, and vegetable gardens. Key Tip: Highlight these amenities in your marketing.

6 Reasons Why Staging Works! 1. Get a quick sale for top dollar! • According to the national Association of Real-tors,

staging investments range from 1-3% of the asking price, and generate a return of an 8-10%. Homes that sit on the market for more than 30 days drop in price by 6%-20%

• Statistics show (NAR) that for every $100 you invest in Staging, your potential return is $400. Example – Spend $500 to $2,500 and make $2,000 - $10,000!

• Investing in Staging is always less than a price reduction!

2. Most home owners aren’t objective. • When buyers can’t envision themselves in your

house, they’ll never make it their home. 3. Online photos stand out from the

competition. • Over 90% of buyers view a home online before

deciding to visit it, according to the NAR. Give them a reason to come by showing a variety of fabulous photos!

4. Tax free gains and deductions. • According to Bankrate.com, “When you sell your

primary residence, you can make up to $250,000 in profit if you're a single owner, twice that if you're married, and not owe any capital gains taxes.” Also, your staging investment can be tax deductible since you are improving your home to sell. Be sure to consult with your realtor and account-ant, as each state may vary.

5. Leaving your home “as is” helps your competition.

• Depending on the market, competition can be stiff. Buyers have very high expectations. To compete successfully, you want to present your home in its best light. You only get one chance to make a first impression! Professional staging helps to drive traffic by creating compelling online presentations, and it turns prospects into buyers.

6.You can relax! • You’ll take pride in knowing you did all things possible

to help create a quick sale for top dollar. Your home is your most valuable commodity. Don’t ignore it.

Is It Worth It? Many consumers want to know if professionally staging their home is really worth the investment. Consider the statistics of a home not selling for months on end and requiring a price reduction to increase buyer interest. It’s worth it!

Think on this. • A consultation investment is $250-600, on average. • A full staging investment runs between three and five thousand dollars. • Professionally staged homes sell in an average of 35 days (compared to 175 days for non-

staged homes), according to StagedHomes.com. • After about a month on the market, most home-owners reduce the price of their home by

approximately ten percent. If your home is valued at $200,000, the first price reduction is $20,000. If the home owner invested five thousand dollars to professionally stage their home, and it sold within its first 30 days on the market, the home-owner would gain $15,000 in additional profit.

• Key point: there’s a big difference between an expense and investment. An expense simply involves the spending of money with the hope that there’s a benefit (good food, nice vacation, new house, etc) An investment is made with the hope that it’ll bring a return, like a sale!
