We have recommended this policy because:-

� Cover includes the replacement of locks following loss or theft of keys - limit - £1,000 any

one claim

� Terrorism cover is excluded under the standard policy, (some cover is available as an optional

extra for which a quote can be provided and a seperate policy issued)

� Cover of £10,000,000 is included in respect of your legal liability to pay compensation for

accidental bodily injury to a domestic employees

� The policy offers comprehensive cover for the owners of blocks of flats, and private dwellings

� "All Risks" cover including subsidence is included as standard being subject to certain

exclusions

� Cover in included for tracing and making good leaking underground pipes, drains and cables

up to £25,000 in any period of insurance

� Cover of up to £25,000 is included for damage to landscaped gardens caused by Emergency

Services

� Loss of Rent and Alternative Accomodation cover is provided as standard. If the property is

rendered uninhabitable as a result of loss or damage by an insured peril, then the insurer will

pay the reasonable alternative accommodation expenses up to a maximum of 20% of the

buildings sum assured

� Malicious damage by tenants to buildings is covered as standard by this policy.

We would like to make you aware of the following significant points:-

� The various liability sections included under this policy do not meet your legal requirement as

an employer to hold Employer’s Liability Insurance

� The cost of replacing any undamaged item or part of any item just because it forms part of a

set, suite, or one of a number of items of a similar type, colour or design is excluded

� Damage arising from any building work comprising of alterations, renovations, additions and

repairs to the building is excluded

� The policy does not cover loss or damage arising from wear and tear, settlement or shrinkage,

action of light, wet or dry rot, corrosion, pets, vermin, fungus, infestation, damp, rust,

atmospheric climatic or weather conditions or any gradually operating cause, faulty design,

specification, workmanship or materials, any building work comprising of alterations

renovations additions or repairs to the buildings

� The policy is subject to a material facts condition, this means that any material information

provided by you to your insurer is to the best of your knowledge and belief deemed to be true.

In the event of misrepresentation misdescription or non-disclosure of any information then this

policy will be voidable

� You must inform your insurer before you start any conversions, extensions or other structural

work to the buildings. When they receive this notice they have the option to change the

conditions of this insurance

� You must meet all current local and national authority regulations govening rented

accommodation. Failure to do so could result in your insurer failng to pay a claim

� The property must be maintained in a good state of repair and reasonable precautions must be

taken to avoid any loss

� Exclusions apply when the flat, or block of flats, or private dwelling house becomes empty.

We must be notified immediately whenever a block of flats or private dwelling house becomes

empty.

� Terms and conditions apply regarding unoccupancy and when any property is left without an

occupant for more than 30 consecutive days.

Additional Issues Discussed -

� You have stated you do not require Legal Expenses Insurance

We would recommend that you check the copy application and policy document very carefully to

ensure that this policy fully meets your requirements.

It is also your responsibility to inform your insurers of any material change to your circumstances as

soon as possible so that these may be recorded and, where appropriate, revised documentation issued.

Failure to provide your insurers with details of changes to the risk, may affect the cover provided by

this insurance and thus your insurer’s liability for future claims.
