Add your styleStockland’s building partners have an abundance of great designs to help you build your dream home.

Tip:The more space and rooms you have in the home, will increase the costs and require a larger block of land.

New homes are already built to a higher specification and safety standard than many older homes, leaving you with the opportunity to focus your time and energy on adding personal touches to the design.

Your builder will be able to offer valuable advice regarding the design of the home. Here are some ideas of what to discuss with your builder to ensure you’re building the ideal home for you:

• Work out whether you need to add or remove rooms to suit the size of your family

• Ensure the size of the outdoor living area is big enough for those afternoon barbecues

• Discuss storage space options so your home doesn’t become cluttered with items that should be locked up

• Picking the right hues can be a lot of fun – make sure your paint colours work with the floor coverings and curtains

Saving by designA huge advantage of building a new home is the opportunity to save money on your utility bills by choosing sustainable design features.

Tip:Try to position main living areas facing north and bedrooms facing south or east, especially in hot climates. Ideally, alfresco areas should get sun in winter and be cool and shady in summer.

The larger the home, the more it will cost to heat, cool, light, clean and furnish the space. Also consider ways to make the most of your outdoor space

Size

What will be the most efficient layout and floor plan for the home? Good zoning allows you to open and close parts of the home not in use. This can be achieved simply by fitting some extra doors in the design.

Zoning

The position and layout of your home will determine which rooms receive direct sunshine at different times of the day. This will affect the temperature of each room, which will in turn influence cooling and heating costs.
