CONSERVATION AREAS

Conservation areas are portions of land that have been granted protected status due to the importance of the natural features and/or cultural heritage within that area. 51% of the borough falls within the 45 conservation areas. The materials used to preserve and enhance the footways and carriageways of conservation areas are critical to the value of their historic character. It is in these areas where high quality materials such as Yorkstone, granite and cast iron are typically found and should be preseved or restored.

Designated conservation areas are protected by both national and local statutory regulations. The appendix to Streetsmart Volume One provides the statutory listing of ‘listed street furniture’; which should be consulted.

Should you require further information the Urban Design and Conservation Team of the Planning Division should be consulted on all works relating to either statutory listings or conservation areas.

In respect of the highway and its infrastructure the constraints on local government expenditure and the duty to maintain a safe surface means that priority cannot be given to providing historical materials or upgrading or altering street furniture.

Note: Always verify whether proposed works fall within a conservation area to determine the type of palette required and the location of street furniture protected under statutory preservation orders.

FORECOURTS

Where possible forecourts should be incorporated in schemes from the beginning. Paying particular attention to details such as extending the paving to continue the bonding pattern to prevent jagged lines on footways. Where this is not technically feasible, use grey mastic. Where paving is seamless, demarcation should be created with the application of metal studs.Artificial Paving Stone 600mm x 600mm x 63mm, Riven and Yorkstone should be 610mm wide - random width - 25, 50, 75mm thickness.

RECESS COVERS

Note:

- It is preferable to have an open tree pit allowing water and air to freely move through thesoil to the tree root system. Where pavement width does not allow this, a porous materialmay be used to cover the tree pit, providing a pedestrian friendly surface while still allowingwater and air into the soil below.

- Where existing tree pits in the street are bituminous material, new tree pits should also usea porous bituminous material to match existing pits.

- Where the pavement width does not allow fora tree pit while retaining a minimum of 1.8mfootway, a tree pit shall not be installed.
