It’s Time To Give Back

One of the most rewarding aspects of

my career at Batavia Enterprises has

been participating in the firm’s

commitment to “Giving Back” to our

communities.

I was extremely fortunate and honored

to begin my career with both Larry and

Gerry Dempsey back in 1988 (yes, I am

that old). As my mentors, they instilled

in me the importance of giving back to

the communities we live in and/or work

in.

This tradition has been an integral part of Batavia Enterprises’ history since 1959.

It continues today with Gerry, myself, and Austin Dempsey.

The tradition has expanded into other areas where “giving” is critical, like non-for-

profit organizations that work tirelessly to help those less fortunate than we are.

You will note that many of the articles contained in this edition highlight our

efforts, and the efforts of our customers, in helping those organizations by donating

time or financial support.

This article was not penned for the sake of a “pat on the back,” but rather as a way

to reach out to those who have resisted the concept of “giving back.”

I can attest that the reward of helping others far outweighs the inconvenience of a

small donation of time or money. We will remain committed to helping our

communities and the groups of selfless volunteers who

make this world a little more manageable for those in need.

Feel free to contact us for further information on how you

can help out any of the groups you see highlighted in any of

our Newsletters. Just call and say, “I’m ready to Give

6th Annual Hike For Hospice—A Walk to Remember The annual Hike for Hospice is a 5K walk that raises funds to help the Fox Valley

Volunteer Hospice (FVVH) continue to provide support to individuals with life

threatening illnesses and grieving people and their families. Kristen Johnson, Property

Manager at BEI and President-Elect of the Board of Directors for FVVH

will be walking with her family for the fourth year in a row. “Supporting such an important

organization doesn’t get much easier than this. This is a great opportunity to pull family

and friends together to remember loved ones while taking in the scenery that the Depot Pond

provides in early fall,” states Johnson.

Fox Valley Volunteer Hospice is the largest volunteer hospice in the States. For more

information visit www.fvvh.org.

5 Questions

Anthony Passaglia—DeLuxe HVACR

How has Deluxe transformed over the years?

Deluxe HVACR is the continuation of a family tradition. In 1914 my great grandfather drew the DeLuxe ribbon for the first time and called his company DeLuxe Candy Company. That was the first in a century long family tradition that included

DeLuxe Ice Cream and many other successful businesses. His example taught me that it is better to complement the competition

than to compete with them. To that end, Deluxe HVACR, Inc has remained focused on the maintenance and repair of existing refrigeration, heating and air conditioning equipment. We also engineer, design and install all types of refrigeration as well as

comfort heating and cooling. Batavia Enterprises has been a huge part of our success. We have had 5 different spaces within the Cedar Avenue Business Center due to our business growth. At one point Kristen found us a space to refurbish freezers for the

Carvel Ice Cream Desert account. We were able to take units from the Jewel, Cub, Meijer, Dominicks...stores, bring them to

Cedar Avenue, clean them up, repaint them, return them to new running condition and get them back on the street. Without the flexibility and understanding that Batavia Enterprises practices, we would have had to pass on that opportunity.

What brought on the name change?

For the first 11 years we were know as DeLuxe Refrigeration Inc. What we realized was that many of our refrigeration

customers didn't know that we were also good with AC issues. I had a long term customer ask me, "I know that you do our refrigeration, but can I call you when I can't get hold of our AC guys?" We split many customers with other AC companies. We

don't believe in competition. There are enough customers out there for the good HVAC companies to cooperate with each other.

How did this summer’s crazy heat wave treat your business?

This summer was an incredible season!! We worked a ton of hours, but it was a ton of fun too. A HUGE feather in our cap is that ALL of the coolers/freezers we have built over the last 12 years ran through this intense heat without malfunction.

What do you love most and least about your industry? I love the fact that my industry is concentrating more on efficiency and utilizing new technologies. Until recently, the industry

had been using the same technologies for the last several decades without much improvement. However, it now seems much more intent on forcing new equipment on consumers where it isn’t necessary. We have taken many "second opinion calls" and

uncovered easy and inexpensive repairs that were missed in a rush to sell new replacement equipment. Sometimes, new

equipment is the right option, but the industry has become more predatory, sending out salesmen in a tool belt disguise instructed to give homeowners few options other than spending $5,000-$8,000. As a contrast, our customers know that properly

maintained equipment should last 20-30 years easily.

Where do you see yourself in the future? Ensuring proper service training and high standards for quality control. DeLuxe HVACR has proven that a service-first orientation is possible and even successful. I would hope that our attitude becomes the norm for HVAC companies in our area. I

would welcome that change in the competition!

Paradise Sales & Marketing Raises Over $6000 For Charities

St. Charles based Paradise Sales & Marketing donated the

proceeds from their “Garage Tool Sample Sale” of new

miscellaneous tools to four area charities. Joining Paradise

Sales & Marketing to support this event were OnPath

Financial Services and Batavia Enterprises, Inc.

The “Garage Tool Sample Sale” held at the Cedar Avenue

Business Center (CABC), South Dock on June 9 - 10 raised over $6,000 for Special Olympics Illinois, the United Way of

Central Kane County, LivingWell Cancer Resource Center and Children’s Oncology Services. Proceeds were shared among

the four charities.

According to Bill Ness, owner of Paradise Sales & Marketing, “We were running out of storage space, and decided to host

the Garage Tool Sample Sale to benefit these charities that help people in our community.

We appreciate the support we received from our community.” Paradise Sales is a

manufacturer’s rep firm and their product lines can be found in national retailers

throughout the Fox Valley.

“It was unbelievable! Paradise Sales hosted one of the best garage sales in the area. All the

tools were samples – brand new. Batavia Enterprises and OnPath Financial were proud to

support their efforts,” said BEI Property Manager Kristen Johnson.

Nothing in the world can take the place of persistence. Talent will not; nothing is more common than unsuccessful

men with talent. Genius will not; unrewarded genius is almost a proverb. Education will not; the world is full of

educated derelicts. Persistence and determination alone are omnipotent. President Calvin Coolidge

Batavia Enterprises, Inc. Continues Expansion with Purchase of Historic Downtown Geneva Building

Batavia Enterprises, Inc. is pleased to announce its purchase of 28 N.

First Street in Geneva. Known locally as the Wrate House, BEI has

added this beautiful historic building to its Fox Valley portfolio of

residential, retail, office, warehouse and manufacturing properties.

On Thursday, June 28th, BEI closed on the purchase of this pre-Civil War

mansion that has been expanded and converted into office space over the

last several decades.

“Batavia Enterprises is always on the lookout for quality properties to add to our portfolio, especially in Geneva

and St. Charles. With 28 North, we’re happy to increase our presence in downtown Geneva, especially with our

Stevens Street Industrial properties located just 3 blocks away. Stevens Street also has indoor storage available,”

shared Gerry Dempsey, BEI Chairman & CEO.

28 North will provide office space in a range of sizes to meet the needs of

various businesses from a one person office to businesses requiring

substantial square footage. BEI is also able to customize space to meet

specific needs. The amenities in the building will include a common kitchen

area and a state-of-the-art conference room available to customers leasing

space. Included in the purchase was the parking lot that accommodates

almost 60 cars for customers and visitors to 28 North.

The Wrate House was originally built in 1852 by Allen P. Hubbard, Kane

County’s first Circuit Clerk. It is believed that the stone for the foundation

walls was quarried in Batavia and hauled by wagons over dirt roads to the

building site. The building was added onto in 1975 and again in 1989. This

19,000 square foot building will undergo renovations to meet the needs of today’s businesses.

The Shelby Office Center in St. Charles, formerly known as the

Shelby Elementary School, is going back to its educational roots

with the newly opened Mid Valley Special Education Cooperative’s

(MVSEC) teaching facility in Suite 100. Teachers will be working

with special needs young adults in their ToTAL (Transition to Adult

Living) Program, showing them how to live on their own, care for

themselves, and various vocational skills. The students love their

new location with an entirely new teaching kitchen fit for their needs

and BEI is proud to welcome them into our family of customers.

The BEI Family team started off strong in the fight when they

co-sponsored the kickoff event with ACS and Gibby’s Wine Den at Water

Street Studios on August 24th, raising over $7,000 to help ACS fight breast

cancer. The money raised for the American Cancer Society goes toward

funding research to find a cure, transportation to patients in need, support
