From the EditorLetter

As I sit here appreciating the last few weeks of refreshing morning air, I contemplate the state of our union. I know, it's controversial to speak about politicsand religion, but it's hard to deny these interesting times. As a Generation X-er, I have to admit that this is the first presidential election to really grab my interest. Not only is it historical, but it comes at such a critical time with rising oil prices,global warming, our need for better healthcare, education... the list goes on.

In the last issue, I asked residents to share their views about things happening inthe community. Whether you like or dislike the new entrance on McCormick Parkway,we all have opinions. My only “agenda” is to keep our community informed on localsubjects of interest and things happening at our back door. For example, have youheard about the Super Target scheduled to open just off the 101 and Via de Venturanext year? As a serious Target shopper, I'm both thrilled and concerned about how itwill affect traffic in this area.

Unlike many of you who are planning a reprieve from the coming heat, I will spendthe summer tucked indoors with a new bundle of joy. Shaping his experience is mymost important job, but I'm grateful for the opportunity to contribute to this wonderfullittle part of our world called home.

The real estate market has taken a back seat to evergrowing concerns over the national economy. The secondreading of GDP growth in the 4th quarter of last year wasessentially unchanged at 0.6% increase in growth. In thefirst half of 2008, the economy will experience virtually nogrowth, but there is a light at the end of the economic darktunnel. It is forecasted that the economy will grow byapproximately 2% in the second half of this year. Much ofthe growth in the economy will be a result of the 2008economic stimulus package. The package contains over$100 billion in tax rebates. These rebates should begin toreach tax payers by early summer. This newest tax cut ismore than twice as high as a similar rebate passed in2001. Research conducted in past rebates indicates thatconsumers have a propensity to spend out of those taxrebates between 40 to 50 cents on every dollar. All of thistranslates into additional consumer spending of $60 to $80billion in the second half of this year.

Many individuals place blame on the downturn in thereal estate market for the sagging economy, which is notentirely true. Oil prices have recently taken center stage inmedia reporting and consumer concerns. The stimuluspackage is aimed at offsetting the outrageously high oilprices and the collapsing stock market values directlyhurting consumers and investors. Currently the price of oilis approximately $104 dollars per barrel, which is directlyaffecting consumer spending. Just 10 years ago the priceof a barrel of oil was only $20. When the price of oil rises itacts as a tax placed on consumers reducing the amountof money that can either be spent on more enjoyable itemsand activities or contributions to saving accounts andother investment vehicles.

Little change is expected to occur within existing homesales over the next few months, but this trend is expectedto change noticeably in the second half of the yearaccording to the National Association of Realtors (NAR).Lawrence Yun, NAR chief economist, says, “Existinghomes sales could start to show a sustained increasewithin a few months, unless there are some additionaleconomic problems or excessive inflationary pressure.”

Pent-up demand is expected to occur within thesecond half of this year resulting in rising sales andstrengthening of the market through decline in existinginventory levels. The national median home price will fall inthe first half of the year but will rebound in the second half.The median price for the year will fall approximately 1%,which is a respectable improvement over the 1.4% drop

experienced last year. As with any average there will beconsiderable variations among local markets across thecountry. The Northeast region is likely to be the first regionto show signs of stabilization followed by strengthening ofhousing market conditions. The West region will likely trailbehind the developments of the Northeast region,however, the West region could surprise the market on theupside. One interesting aspect of the current housingcycle is the pace of the price declines in some localmarkets, which has the ability to significantly improveaffordability conditions in a short time. Currently homeprices are falling at or near double digit levels inCalifornia, Nevada, and Arizona. A sudden quickadjustment for home prices might be just the thingneeded to induce buyers back into these markets.Consider that even despite the fact that a housing marketslump has occurred, jobs have been created over thepast two years resulting in much needed pent updemand.

Activity in new home sales will continue to decline thisyear. This trend is due to the fact that there are fewer newhomes being built. Single-family housing starts havedeclined by more than 50% over the past two years.Based on housing permits, which act as a reliableindicator of upcoming housing starts, new homeconstruction will fall further over the remaining year.

Despite the fact that prices continue to decline inScottsdale, many realtors are encouraged by a decline ininventory and a pickup in pending sales. The Northeastvalley has seen nearly 50% increase in pending salessince January. As of April 4th there were 2,654 listings ofexisting Scottsdale homes priced under $1 million, down1% from the previous week. That creates an existing homeinventory of 12 ? months in the market, which is betterthan most areas of the valley. The median price last monthfor a home in north Scottsdale was $605,000, up 5%from February, but down 15% from a year ago.Condominiums and townhomes within the Scottsdalemarket have not experienced the same trend as singlefamily homes, however. Sales within this sector were down45% and median price slipped 11% to $236,750. Overall, the market is beginning to show signs ofstabilization making this an ideal time to purchase a homeand benefit from acquiring a home at the bottom of acurve before prices begin to increase in the monthsahead.

Peach Salsa

Ingredients:• 2 large peaches

• 1 small jicama, peeled

• Mint leaves

• Chives

• 1 tablespoon champagne vinegar

• 1 tablespoon walnut oil

• 1 green jalapeno pepper

• 1 red jalapeno pepper

• 1 yellow jalapeno pepper

• Juice of one lime

• Salt and black pepper

Peel peaches and cut into small chunks. Juliennejicama into small matchsticks. Roll mint leaves andcut into a chiffonade to make one teaspoonful.Mince chives to make one tablespoonful. Slicejalapenos very thinly. In a small bowl, add allingredients. Stir together and adjust seasonings.Serve with chips, grilled meat or just aboutanything!

Dale Husband was just 11 when his familymoved to Scottsdale from SouthernCalifornia in 1972. He says, "Back then theintersection of Pima and Shea had just aflashing red light to let you know there mightbe a car coming..."

Dale developed an interest in tinkering,fixing things and working on cars at an earlyage. He quickly graduated from fixing hisbrothers bikes to working at a gas stationand other shops in town. When asked what was the one tip he'dlike to give new neighbors about thedifference they will find in the regularmaintenance of their vehicles here inArizona, Dale quickly responded: “It doesn'tmatter if you come from back East, theNortheast, the Southeast, the Midwest or theNorthwest. Where you could drive with anold battery for years elsewhere, here theheat kills batteries in no time. You need tocheck your battery more frequently."

According to Dale, the best thing aboutliving in Scottsdale this long is the feeling ofcommunity. Currently a member of theJaycees, Dale also plays racquetball, is amember of the Racquet Ball Association andcoaches kids baseball and t-ball teams.

Yes, I'll admit it, I'm a recovering Food Networkaddict.

It used to be that no matter what time of day, youcould find me taking a peek at Alton Brown and BarefootContessa's latest tips and secrets for culinary delights.LeCreuset is not an uncommon word in my house... andit seems I'm not alone. Over the past several years, theU.S. has experienced agrowing trend in thekitchen.

This trend has brought“rock star” status to chefsaround the country.Culinary schools, like theacclaimed ScottsdaleCulinary Institute (SCI) offHayden and CamelbackRd., are enjoyingnewfound interest withrecord attendance fromstudents nation wide. Since I'm always looking to trynew restaurants, I jumped at thechance to indulge in a gourmetdining experience at L'Ecole just afew miles down the road. In an effort to provide better care for their patients, Dr.Vishal Chaurasia, who practiced for 12 years atScottsdale Healthcare, along with other experiencedphysicians have started a concierge style medical clinicin Scottsdale.

Concierge medicine is a growing concept in primarycare and even though the individual models vary, thepremise is essentially the same: By restricting the numberof patients they have on their panel, doctors are able todevote more time and attention to each patient. Dogs can suffer from heatstroke easily.Conditions that may not even be uncomfortablefor you may be life threatening to your pooch.Jogging with an owner on a hot day is defiantlydangerous, even going for a walk with himwhen it's very hot can cause heatstroke. Thereare times when exposing a dog to direct sunthrough the window of a moving car, even anair-conditioned one, can be risky.

Dogs are susceptible to the effects of heatbecause their skin works differently than ours.We have many sweat glands and tinycapillaries in our skin, and the sweat weproduce when we get overheated evaporates,which cools the blood in those capillaries. Dogskin has neither sweat glands nor blood-cooling capillaries.

Dogs cool themselves by panting, whichallows cooler air into their lungs to dissipatetheir body heat. Blood vessels in the tongueand mouth are cooled as the salivaevaporates. Panting is not an efficient coolingsystem, and a dog can easily enter the dangerzone, the point at which he cannot coolhimself down.

Ways to keep your dog cool in the heat:

• Walk your dog in the cool of theday, preferably early in the morning.Even by the end of the day when thesun has gone down, the pavement isstill very hot. • Stand on grass or shaded surfaceswhen outdoors with your dog;asphalt and concrete absorb heatand can burn footpads. • Always take along water and abowl anytime you’re out and aboutwith your dog, but especially in hotweather.

• Don’t shave off all your dogs hair. You may think that fur ishotter, but a pets fur actually helps insulate him from the heat(and can help prevent sunburn). Try a puppy cut instead.

• Fill a hard-sided plastic kiddie-pool with water: your dog(s)can use it to drink from and to walk or lie down in to cool off,especially after walking or playing.

• Leave your dog home when running errands. Your car turnsinto an oven in minutes, even when it's 70 degrees out! MCRL
