BOARD HOLDS SHAREHOLDERS’ ANNUAL MEETING by Laura Lehman
The May Shareholders’ Annual Meeting was held last Thursday, May 23, 2013.
Several announcements were made concerning a number of issues, including but
not limited to the postponement of the annual election, voting eligibility, 2013
budget, vendor payments, savings, maintenance, repairs, revamping of by-laws,
house rules & pet rules, late fee’s new structure, legal issues with former
management, real estate taxes, tax assessment, A/C cleaning, and swimming pool
enhancements & opening. Please see insert for a full version of the minutes. They
are also posted on the bulletin board in the mail room.
SUMMIT HOUSE INTRODUCES NEW MANAGEMENT FIRM by Nora M. Perez
At its Open Shareholders’ Meeting on April 18,
2013, the Board introduced our new
management company – Wentworth Property
Management Company. Summit House has
engaged the services of Wentworth effective
May 1, 2013. The Wentworth team present at the
meeting included Arthur L. Bartikofsky,
President and Jon Pandel, Director of Facilities
and Maintenance for the High-Rise Division.
Wentworth is a subsidiary of First Service
Residential Management (FSR), the largest manager of residential communities in North America. A leading
provider of professional building management services for over 25 years, Wentworth currently manages over
700 community associations in 13 states. It is also one of the few full-service management companies
recognized as both an Accredited Management Organization by the Institute of Real Estate Management and
an Accredited Association Management Company by the Community Association Institute. Wentworth is a
member of the U.S. Green Building Council and is the only real estate management firm with Leadership in
Energy & Environmental Design Accredited Professionals.
From the time Wentworth took over, Jon has been overseeing the transition phase and the overall operations
of the building. “The transition is not without challenges,” says Jon, but “Wentworth has a 150-day
commitment to deliver a host of services such as asset/preventive maintenance and emergency manuals,
financial system, cost-savings analysis, inventory control system, work order system, contract book and
vendor review, bid analysis system, action plan (goal setting), annual calendar, property inspections, monthly
management report, action plan and implementing a customer care center.”

“Wentworth will also be providing a
web-based suite of tools, Wentworth
Connect™ that allows shareholders,
among other things, to view their
accounts, initiate work orders and
check status, track package arrivals,
download forms, contact the Building
Manager and view Association data,”
adds Jon. All these functionalities will
be made available through the Summit
House community website currently
being built by Wentworth. Wentworth
will also be setting up various systems for Summit House including financial systems, vendor contracts, and
warranties & expirations.
Mike McCormick started as the new on-site Building Manager on May 13, 2013. Mike majored in finance at
Seton Hall University and he has a very diverse background in commercial building management. He also

RESIDENT PROFILE: CARLOS ORTEGA

Carlos Ortega has lived at Summit House for 21 years and has had the
privilege of meeting most of the people in town personally. He likes
living here because of accessibility to New York City. “It’s a great life,”
he says, “to be able to live in the best of two states within minutes.”
He has established himself as a public insurance adjuster since 1988.
An insurance adjuster looks to maximize the insurance company pay-
out; a public adjuster looks out for the claimant. He finds his job
gratifying as it has given him the opportunity to help numerous
people.
The experience he gained in his field has benefited Summit House
quite a bit. As Board President, he has diligently worked towards
obtaining the extra mile for the dollar.
“Carlos has been amazing in working with insurance adjusters after
Superstorm Sandy. His knowledge of the insurance world has been
very helpful,” says Laura Russell, Board Secretary.
Carlos also spoke of difficult and at times unpopular decisions that the Board had made since its installation in
July 2012 to move Summit House in the right path.
As Board President, he says, “I understood what it is to make difficult decisions for the community, and am
proud to say that every decision that the Board has made is well thought out. I thank my co-Board members
for their commitment, dynamism, professionalism and hard work. I also thank shareholders for the

opportunity to be on the Board.” Carlos hopes that his time as Board President will usher in not only a friendly
atmosphere for all of us, but also a well-run building.
FUN IN THE SUN by Laura Lehman
It’s that time of year again when the days get longer, the nights stay
warmer, and you stock up on sunscreen products ‘cause the Summit
House pool opens for the summer season! As you probably already
know, the pool opened last weekend and is scheduled to remain open
until Monday, September 2nd.
Some new design features will be enhancing the look of the pool area.
The brick wall that was damaged in last year’s storm has been fully
reconstructed. A brand new fence was erected for additional privacy and
LED spotlights have been installed. A new custom built barbeque grill
using natural gas and a tiki bar with a built-in sink will soon be added to
our pool area.
Weather permitting, Summit House sponsored barbecue parties are
typically held on holiday weekends during the summer. Details will be
posted in advance of each planned party, so be sure to check the lobby
bulletin board and TV monitor for upcoming events. The pool parties are a great way to mingle with your
friends, meet your new neighbors, and have good old-fashioned fun!
Residents are required to have pool badges to enter the pool area. If you still have your pool badges of last
year, please register them in the management office or at the front desk. Residents must sign a copy of 2013
pool rules at the time of registration. Each apartment is allowed two guest passes.

GP's is a family business that was established in the mid 30's. It’s famous in the neighborhood for its
traditional Italian food. The restaurant offers daily menu specials and has the best meatballs around! The
family owners opened a second location last year in Hamilton Park in downtown Jersey City.

This Argentinean bakery offers the most delicious cakes and baked empanadas. Good spot for a quick bite or
"grab and go". There are many ready-made sandwiches, quiches, and a variety of breads and sweet treats that
are worth the trip. Public parking is around the corner on 67th street.

It’s an ice-cream shop that offers a good variety of Italian gelato flavors, such as baci and cannoli. It is located
right across from the Hudson Park and there is a nice seating area outside, so you can enjoy decadent gelato
outdoors.

Their brick oven pizza is superb and some of the best in all of NJ! Every pasta dish on the menu is great and
the portions are huge enough for sharing. The fried calamari is always cooked perfectly and served with a
delicious marinara sauce for dipping. The restaurant is open for lunch and dinner. The atmosphere is casual
and prices are reasonable, but they don’t take reservations so there could be a long wait for a table.
