MetLife Stadium is an 82,566-seat open-air stadium within the Meadowlands Sports Complex which opened for the 2010 season. The project was challenged by poor subsurface conditions, numerous existing site utilities, proximity to the existing stadium and racetrack, and the need to construct the proposed Stadium while operating the existing Giants Stadium and utility infrastructure that serves the Meadowlands Sports Complex. The expertise of several Langan disciplines was called upon to facilitate design and construction of the stadium and maintain the project schedule. Langan provided geotechnical, site/civil, environmental, traffic engineering, surveying, permitting, and landscape architecture services for Met Life Stadium – working with the owners, design-build contractor, and a diverse team of architects and designers. Langan’s detailed design and engineering responsibilities included: subsurface investigation and foundation design, site-specific seismic evaluation, site layout, grading and utility design, environmental remediation design, boundary and topographic survey, traffic modeling, and landscape design. Langan was responsible in assisting the owner and contractor in obtaining all necessary permits. In addition, Langan experts provided engineering inspection during construction of all foundation components, earthwork, site utility infrastructure, and environmental controls.

Langan provided preliminary site / civil, geotechnical and environmental engineering services for the proposed Prudential Center in downtown Newark, New Jersey. The site is complicated by old building foundations and remnants of a rail yard that once existed over a large portion of the site. Geotechnical challenges within the proposed site include deep excavations in an old urban area and foundations to support heavy loads associated with long span trusses. During the conceptual stages of the arena’s development, Langan conducted an infrastructure assessment of the arena district which included evaluating the capacity of the existing water, electric, sanitary, stormwater, gas, and telecommunications lines for the proposed redevelopment. The existing locations and potential realignment of all utilities and roadways was also assessed based on the site layout. Langan provided a Phase I Environmental Audit to identify any potential environmental concerns based on the previous site usage.

The new San Francisco 49ers Stadium consisted of a 68,500-seat, open-air NFL stadium with various site improvements, including an elevated pedestrian walkway at plaza level, retaining walls, interior and exterior concrete masonry unit walls, mechanical and electrical equipment pads, and three new pedestrian bridges across the San Tomas Aquino Creek. We began our services by implementing field exploration program for the project, including drilling soil borings and advancing cone penetration tests. In addition, we performed seismic cone penetration tests to measure shear wave velocity of the soil for use in seismic evaluations. Langan developed geotechnical, foundation, and seismic design criteria for the project. We developed site-specific seismic response spectra and time series in accordance with 2007 California Building Code and the 2010 version of ASCE 7 (ASCE 7-10). We provided recommendations for site improvements and foundation support for the new stadium and auxiliary structures. We also provided geotechnical consultation to the project team during final design, cost estimating, selection and evaluation of piling subcontractor and permitting, as well as geotechnical consulting, observation, and testing services during construction. Langan took a creative approach to solving issues as they arose and consulted on an alternative foundation system of more than 3,000 drilled displacement piles. This system proved to be cost-effective and was successfully completed within the aggressive construction schedule.

Langan has provided engineering services at Hard Rock Stadium, home to the Miami Dolphins, since its original construction in 1985 and for all subsequent major renovations and additions.

2016 Modernization Project Langan is providing geotechnical and site/civil engineering as well as permitting support for the ongoing modernization and renovation of the stadium, geared for completion for the start of the 2016 season.

Geotechnical services include performing a subsurface investigation, preparing the foundation design, and overseeing the installation of high-capacity deep foundations to support the new, state-of-the-art open-air canopy. Site/civil design services include developing solutions to address site flooding, identifying improvements to reconfigure the internal access road and accommodate planned amenities surrounding the stadium, and designing the roof drainage conveyance system.

Original Design The original 75,000 seat, open air, reinforced concrete stadium was approximately 640-feet by 770-feet in plan dimension with column loads varying within typical bents from 165 kips to 1260 kips. The double spiral ramps at the four stadium corners contain columns with loads varying from 160 kips to 570 kips. Differential settlements between stadium components were primary concerns.

Subsurface conditions varied significantly within the site footprint. Upper limerock ("Miami Limestone") typically 8- to 11-feet thick exists in the southern site area, but is absentwithin the northern portion, where erosion has removed thelimerock. In both the limerock and no limerock areas, loosesand deposits exist to depth of 25 to 30 feet. The mostappropriate site preparation/foundation system proved to be apreload solution with strip foundations designed for 6 ksf. Amoving preload was implemented, whereby the stadium sitewas stabilized in segments using the minimum amount ofpreload material. Estimated differential settlements werereduced from more than 2 inches to less than 1/2 inch.

Langan was retained as the environmental and geotechnical engineer of record for Mercedes-Benz Stadium, home of the Atlanta Falcons. The 1.8 million SF multi-purpose, 71,000-seat retractable roof stadium is set to open for the 2017 NFL Season. The current site houses various parking lots, but before 1990 served as a railroad yard for the Atlanta, Birmingham & Atlantic Railroad. Langan’s scope of work included the completion of a Phase I ESA to identify any potential environmental concerns at the site; Phase II field work and full-time, on-site observation by one of Langan’s environmental engineers; a geotechnical investigation consisting of 10 soil borings to obtain site-specific information regarding the characteristics of the soil and rock; investigations for roadway relocations; supplemental field and laboratory reports; and consultation during the design development and construction phases. As the geotechnical and environmental consultant on the project, Langan continued its role throughout construction by providing asbestos abatement oversight, monitoring and testing of excavated soils to comply with the environmental soils management plan, underground storage tank closure management, storage tank closure assessments, vibration monitoring within the Marta Tunnel structure and geotechnical oversight of various foundation and ground improvement systems. Langan's geotechnical oversight role included the observation, monitoring and testing for drilled piers, augured cast in place piles, vibro piers, over excavation and replacement of unsuitable material, admixture stabilization via soil cement, shallow foundation subgrades, compacted fill and backfill as well as overall coordination.

The Atlantic Yards project consists of the redevelopment of six city blocks in the Prospect Heights section of Brooklyn, NY. This massive development occupies over 22-acres, and is bordered by Atlantic Avenue and Flatbush Avenues. Active New York City Transit (NYCT) and Long Island Rail Road (LIRR) tunnels immediately abut the site. The project entails the construction of ten high-rise structures, relocation of the LIRR rail yards, construction of a new LIRR platform and substation, a new NYCT subway station, as well as the Barclays Center, an entertainment center that will also be the new home arena of the professional NBA team the Brooklyn Nets. Six of the high-rise structures will be constructed on top of active LIRR rail yards at the Vanderbilt Yard. Langan is serving as the geotechnical engineer for the arena and high-rise structures at the Vanderbilt Yard. The arena foundation consists of isolated spread footings bearing on the dense glacial till subsurface. The high-rise structures’ foundations will be a hybrid system consisting of spread footings, mat foundation, and strategically located high capacity drilled pile elements to support the superstructure, while satisfying bearing capacity requirements and minimizing settlements. Special load tests were performed to maximize footing and pile capacities. The isolated spread footings at the arena and the combination of isolated foundation elements around the LIRR tracks was made possible by performing a site-specific seismic study that resulted in a favorable seismic designation, thus avoiding unnecessary seismic detailing and connections, and more importantly, foundation ties, saving the client millions of dollars.

RUTGERS UNIVERSITY – FOOTBALL STADIUM EXPANSION

Langan provided site/civil engineering design and permitting services for the Rutgers Stadium Expansion in Piscataway, New Jersey. The expansion closed in the existing U-shaped stadium with the addition of approximately 11,000 seats in the south end zone area. In addition, approximately 1,000 seats were added at the northern end zone and several luxury boxes and club seats were constructed within the eastern and western portions of the existing stadium.

Langan provided full engineering design services including site layout, grading and drainage, and utilities. The proposed expansion involved the following design elements:

The Monongalia County Ballpark Complex includes 2,500 grandstand and club seats, lawn seating, and amenities such as a party deck and children’s playground. A clubhouse, team offices, strength and conditioning facilities, ticketing office, and maintenance facilities are provided for the university and a possible future minor league team. Langan provided a geotechnical investigation to delineate abandoned underground mine workings, deep compressible soils, and shallow expansive soils. Construction documents were provided for a mine stabilization grouting program to arrest future subsidence beneath the proposed structure. Our engineers observed and documented the saturation grouting program, and the confirmation test boring program to verify the placement of the grout. Langan provided recommendations for a dynamic compaction program of the compressible soils allowing for the use of shallow spread footings without deep undercuts, provided recommendations for treatment of the expansive soils, and observed and documented the implementation of the recommendations. Langan designed parking lots and driveways to accommodate deliveries, refuse and recycling areas, bus parking, and television truck parking. Walkways were designed to provide circulation around the stadium and to future off-site parking lots. The design/build project involved a compressed schedule to allow the stadium to be finished in time for the 2015 season opener. The mine stabilization grouting activities were performed while the site and stadium designs were being finalized. Architectural and engineering designs were coordinated to expedite early completion of the foundations and site utilities.

MADISON SQUARE GARDEN ARENA – 3D LASER SCANNING

Langan provided 3D laser scanning surveying services in support of renovations at the 21,000-square-foot Madison Square Garden (the Garden) arena in New York City. Langan’s survey technicians utilized a combination of 3D laser scanning technology and ‘traditional’ surveying methods in order to complete the surveying tasks, including “floor to ceiling” 3D laser scanning of the entire arena “bowl” and concourse areas. Utility areas above the ceiling and selected backstage areas were also scanned, including the sport locker rooms, star dressing rooms and staging areas. After completion of the field scans, the images were then combined to form a single registered point cloud which was then used in the creation of 3D CAD drawings. The deliverables for this project included 3D models, tradition 2D floor plans and point cloud flythoughs. The needs of the client determining the most appropriate delivery method. Challenges included working around the schedule of the many events taking place at this very active arena, and keeping clear of the normal day-to-day operations taking between events. Without the use of Langan’s laser scanning services, it is doubtful that the interaction between the various levels and spaces within the arena could be fully understood. As renovations continue at the Garden, identification of utilities above the area’s ceiling have significantly added to the value of this project.

AMERICAN AIRLINES ARENA

A former ship docking facility is the site for the new American Airlines Arena, home of the NBA’s Miami Heat. The 19,000 seat state-of-the-art arena overlooks Biscayne Bay and downtown Miami. Underground parking will accommodate 1,600 cars. The site’s development history as well as the new construction posed significant geotechnical and environmental challenges. Through historic research, Langan identified a former bulkhead that crossed through the middle of the site. Subsurface investigations identified the subsurface conditions, varying significantly east and west of the bulkhead. Parking levels were set at the lowest elevations which would require extensive but manageable, construction dewatering east of the old bulkhead. Foundation recommendations were developed for high capacity auger cast pile support. Economical short piles were utilized on the west side of the site, while longer piles were needed on the east side of the site that was found to be formerly over-dredged. Langan prepared an environmental contingency plan to identify procedures to be followed during construction to assure continuous, uninterrupted work should environmental contamination be encountered.

BASRAH SPORTS CITY

The Basrah Sports City is a 1.45 square kilometer complex of world class stadiums, training facilities, exhibition halls, and entertainment venues. The main structures to be completed by the 2013 Gulf Games include a 65,000 seat stadium, a 10,000 seat secondary stadium, and four training fields, all constructed under a single design-build contract. Langan is providing site/civil engineering for the complex, as well as consulting services on geotechnical and seismic hazard assessments for the structures. The infrastructure includes storm and sanitary sewers, water supply, telecommunications, electric distribution and roadways. The site was part of the former delta region, with several major waterways emptying into the Gulf. As a result the site is underlain by soft, compressible material that will settle up to 20 inches under new fill material to be used to raise grades. Langan assisted with design of a surcharge program to stabilize the site. As the dry climate provides very little total annual rainfall (but short intense storms during a short rainy season), Langan designed the stormwater system as a system of open channels with limited piping in the large open parking fields to efficiently convey the runoff. Overall, the design-build contract stipulates a 32-month schedule to complete all required Phase 1 work to allow the complex to be ready to host the 2013 Gulf Games.

Commissioned by the Iraqi Ministry of Youth and Sport, the 30,000-seat soccer stadium, training fields, roads, plazas and parking are being constructed under a design-build contract. The complex is located in Al-Menaa, an area of the southern city of Basrah. The wave and sail concept for the Al-Menaa stadium reflects the culture and heritage of Basrah, which has a rich nautical tradition as Iraq’s port city. The total site area is about 100,000 square meters (24 acres). This small site is tucked into the surrounding neighborhood requiring careful consideration of site access and crowd control. Langan provided site/civil and geotechnical engineering services during the tender, design and construction phases of this project. Our geotechnical scope of services included development of the subsurface investigation program including field investigation, interpretation of field results to determine an efficient foundation system for the building, geotechnical and construction administration. The site is underlain by soft river deposits typical of Basrah, requiring a pile foundation for the stadium structure, and a pre-load program to control long-term settlement of pitches and smaller building construction on mat foundations. Our site/civil services included design of site-wide storm grading and drainage, sanitary sewers, water supply and water distribution; road and parking designs. We also provided services to appurtenant structures such as loading docks, ticket and concession stands, booths and stadium security (hydraulic bollards, guard stations, etc.). The site is located in the flat river delta with high groundwater, making drainage difficult. Our team utilized overland flow to minimize construction expenses.

Commissioned by the Iraqi Ministry of Youth and Sport, the 30,000-seat Al Najaf sports complex is located in Najaf about 100-miles south of Baghdad. The complex, which is composed of the stadium, training fields, roads, plazas and parking, is being constructed under a design-build contract. The total site area for this project is approximately 150,000 square meters (37 acres). Langan provided site/civil and geotechnical engineering services during the design and construction phases of this project. Our geotechnical scope of services included development of the subsurface investigation program including field investigation, interpretation of field results to determine an efficient foundation system for the building, geotechnical report and construction administration. The stadium will be constructed on up to 4 meters of engineered fill, designed to permit the use of shallow foundations. Our site/civil services related to all aspects of the complex including design of site-wide storm grading and drainage, sanitary sewers, water supply and water distribution; road and parking designs. We also provided services to appurtenant structures such as loading docks, ticket and concession stands, booths and stadium security (hydraulic bollards, guard stations, etc.). To minimize costs, our engineers are exploring infiltration areas to limit stormwater piping.

Langan has been providing transportation and pedestrian services to the New Meadowlands Stadium Company for the development of MetLife Stadium on the Meadowlands Sports Complex. A Transportation and Parking Management Plan has been developed to improve ingress and egress on NFL game days. The parking and traffic elements of the plan have been evaluated for game days and non-game days through a combination of Paramics-based simulation modeling and capacity analyses. These analyses were used in the production of an Environmental Impact Statement and other permitting requirements for the new stadium. We have evaluated vehicular and pedestrian traffic circulation, and parking supply and demand analyses for every stage of construction up to and including the completion on the new stadium. The firm has also provided design services for roadways internal to the Meadowlands Sports Complex, and has coordinated with other agencies to optimize the connections between the internal roads and the regional road system. As the transportation consultant for the joint venture, Langan has also represented the teams in discussions with state agencies and private stakeholders, including NJSEA, NJDOT, NJTA, NJ Transit, the Port Authority, local, state, and federal law enforcement, and the developers of Meadowlands Xanadu.

Langan provided transportation/parking management services prior to and during the inaugural season of play at the Red Bull Arena. Langan was called upon for a variety of traffic, parking, and pedestrian issues that needed to be addressed and coordinated between the New York Red Bulls (Major League Soccer) and various agencies and stakeholders. The new Red Bull Arena’s capacity is approximately 25,000 fans and features a full, translucent, European-style roof that covers all of the arena seats. Sitting alongside the Passaic River, the arena boasts views of the Newark, New York City and Jersey City skylines. The stadium is accessible via public transportation at the PATH train station in Harrison. Tasks included an existing conditions assessment, which included a thorough review of all existing data on attendance and trends for Red Bulls events at Giants Stadium. Langan also prepared a Transportation and Parking Plan that documented recommendations regarding access, circulation, and parking for all modes of transportation. Langan transportation engineers were also responsible for stakeholder and agency outreach that required coordination with various stakeholders (e.g. realty concerns, neighboring properties, parking suppliers, vendors, and operators, community groups, etc.), municipalities (e.g. Hudson County, Harrison and Newark traffic, parking, and police divisions) and agencies (e.g. Port Authority for PATH, NJ Transit for bus service, NJDOT for Rt 280, NJ State Police).

The Timex Performance Center incorporates the character of the proposed New Meadowlands Stadium and the natural landscape of the Hackensack meadows in a contemporary and artful way. The challenge was to blend the natural elements – open sky, wooded swamps, brackish marshes and tidal flats – with sporting facilities that are grand in scale and iconic in nature. The planting design distills the contrast between the native Meadowlands flora and the groomed sports fields.

Langan provided integrated geotechnical, civil and environmental engineering, as well as natural resources/permitting, survey, and landscape architectural services. Working with site conditions and a client program focused on team performance, practice privacy and public image, the design team created a state-of-the-art facility and cohesive site design that frames the public faces of the building while accommodating controlled entrances and fully-screened practice fields. Attention to the location of the buildings, indoor and outdoor fields, parking and maintenance facilities assures players and staff a suitable environment. The New York Jets state-of-the-art professional football training facility extends over 27 acres of former ExxonMobil Research Facility grounds, and is a key component for the future redevelopment of the site. This modern training facility is centered around a field house with an indoor playing field and another building with weight training facilities, classrooms and administrative offices.

Langan provided full site services for the layout, grading and drainage of associated parking areas, interior roadways and walks, and four adjacent outdoor football fields, including one artificial turf field. Because the site was located between fresh water wetlands and state open waters, Langan was maximizing usable land area to meet the program needs of the facility. Design solutions included the replacement of a culvert to shift the floodplain and extensive earthwork to maximize developable land. As a part of the earthwork and stormwater basin design, Langan engineered numerous mechanically stabilized earth retaining walls. Langan services also included site investigation, geotechnical engineering, environmental engineering, environmental impact statement preparation, security access control, site lighting design, land use and wetland permitting and survey.

The River Sharks Baseball Stadium is a minor league baseball facility with a seating capacity of 6,486 along the Camden Waterfront. The stadium is adjacent to the Ben Franklin Bridge, the Delaware River, existing Delaware Avenue and the proposed road extensions of Penn Street and Pearl Street. In addition to the road extensions, a newly created road, Marina Drive separates the ballpark from the river. The expertise of several Langan disciplines was called upon to facilitate and ensure that the design of this fast-track project was completed within the compressed schedule, in addition to providing a level of detail necessary so that the project could be constructed immediately upon completion of the design. Langan provided services for all aspects of the project including surveying and foundation as-builts, geotechnical investigation and design, and site layout. Detailed engineering included, but was not limited to, grading and storm drainage, sanitary sewer and water design, streetscaping amenities and landscaping. Langan Engineering & Environmental Services, PC was retained by the New York Jets to provide geotechnical, site/civil, and environmental engineering consulting services during the schematic design phase of the proposed new Jets Stadium. The stadium is to be constructed over the existing Long Island Railroad Westside Yards on the west side of Manhattan.

Langan gathered historic geotechnical and civil engineering information from various sources including in-house archives and governmental agencies. Of particular importance was Langan’s extensive in-house test boring records from past investigations in the vicinity of the project. Using this information, Langan assisted the design team in developing realistic foundation designs able to withstand the large axial and lateral loads from the stadium, while preventing loads from being transmitted to the existing rails per LIRR requirements.

Langan also gathered available utility information from various sources including ConEdison and the New York City Department of Environmental Protection. This information highlighted the need to include a significant cost estimate for relocating and upsizing numerous existing utilities to accommodate the desired structure and user demands.

Langan assisted in interviewing local foundation contractors to obtain input regarding constructability issues, materials, and logistics. This information was critical to assessing the premium costs that will be incurred during construction due to the necessity of keeping the existing rails active throughout the construction schedule.

Langan participated in early scoping sessions regarding the feasibility of the project’s entry into the NY State BCP. These sessions led to completing an application and ultimately acceptance of the project into the BCP.

Langan was commissioned by the City of Philadelphia to study traffic and parking operations at the Sports and Entertainment Complex, which consists of two stadiums, two arenas, and 20,000 parking spaces, all within the street grid of a South Philadelphia neighborhood. The goal of the study is to improve operations following the opening of the new Citizens Bank Park and Lincoln Financial Field, and to provide recommendations to improve the fan ingress and egress experience. Langan conducted observations of ingress and egress operations during events at Citizens Bank Park, Lincoln Financial Field, and the Wachovia Center, and developed recommendations for operating and Capital Improvements, including signage, traffic control, fan education, parking policies, and stakeholder coordination mechanisms. A unified event operations plan is being developed to define the responsibilities of each stakeholder, and to make the best use of available event operations resources. Langan will also incorporate the future development of Philly Live, a proposed Entertainment Complex that will be built on the former site of the Wachovia Spectrum.

Langan, an expert on demolition operations, was hired to prepare documents and provide bidding assistance and oversight services for the planned demolition of the Civic Arena (formerly the Civic Auditorium and Mellon Arena), as part of a public bid solicitation process. The 130,000-square-foot, 17,000-seat arena, built in 1961 and nicknamed “The Igloo,” was the former home of the Pittsburgh Penguins NHL hockey team and has a unique retractable roof. Langan prepared demolition documents, coordinated utility disconnects with all utility companies and obtained a SESC/NPDES permit. Langan will be soliciting bids, providing recommendations regarding the bid reward, and provide construction administration services during the demolition operations. Owners hope to create a mixed-use master plan for future redevelopment.

We performed a preliminary geotechnical investigation for the proposed Earthquakes soccer stadium. The proposed stadium development will consist of an approximately 15,000-seat sports stadium and associated structures occupying a 14.4 acre site. The associated structures include several single-story concession and restroom structures and one three story building housing offices, a box office, retail space, team facilities, and a press suite which will be integrated into the stadium structure. The proposed stadium structure will consist of a light-weight, aluminum, prefabricated bleacher system with a truss canopy roof structure. The overall development plans also include a four-story parking garage and several hotel structures. The proposed stadium site is located south of the San Jose International Airport in an area that was formerly occupied by the FMC Corporation facility. Until 1997 the site was used by FMC Corporation for the design production and testing of military tracked vehicles. In addition, the site is underlain by relatively weak alluvial stream deposits, some of which are potentially liquefiable during a major earthquake. Design challenges included designing the proposed stadium structure to accommodate the total and differential settlements expected after an earthquake and working around the ongoing groundwater monitoring, extraction, and treatment systems on site.

The project involves the construction of the Marlins Ballpark and surrounding four parking garages. The site, the former Orange Bowl, was contaminated by arsenic in the soil and groundwater. The groundwater was very shallow and required dewatering to enable construction. Excavations were to occur in the Miami Limerock, which is highly permeable but not suitable for many methods of dewatering. Multiple contractors retained Langan to provide dewatering design and permitting services for multiple phases of the foundation and utility construction at the entire project site. Langan designed a construction dewatering system that treated the highly turbid dewatering effluent for both suspended solids and arsenic. The system consisted of open sump pumps that were pumped into on-site exfiltration trenches or deep wells. Langan permitted the dewatering system with the Miami Dade County Department of Environmental Resources Management and South Florida Water Management District. The team also permitted the use of drainage wells to receive the effluent with the Florida Department of Environmental Protection. In addition, Langan provided consultation and testing services regarding the management of on-site contaminated soils and imported fill. Langan’s services allowed the project begin on time and the system worked successfully, allowing dewatering to continue without ceasing for permit violations. The work was conducted on a highly accelerated schedule to comply with Major League Baseball’s opening day requirements.

Treadwell & Rollo, a Langan Company, performed a multi-site expedited Remedial Investigation/Feasibility Study (RI/FS) and Remedial Action Plan (RAP) for approval by the California Department of Toxic Substances Control (DTSC), supervised the cleanup and prepared the Final report on behalf of the Stockton Housing and Redevelopment Agency. The Agency entered into the Voluntary Cleanup Program (VCP) and Expedited Remedial Action Program (ERAP) with the DTSC. Treadwell & Rollo was originally retained to prepare Phase II Environmental Site Assessments and Preliminary Endangerment Assessments for ten land parcels located adjacent to the Stockton Ship Channel. Previous uses of the parcels included bulk fuel storage, paint manufacturing, shipbuilding and repair, automotive repair, dairy product storage, and rail yards. The sites have been redeveloped with a sports complex, a baseball stadium, a hotel and retail stores. Treadwell & Rollo prepared site-specific soil and groundwater sampling plans designed to characterize potential site contamination. T&R subsequently prepared a Remedial Action Plan (RAP) for the site that integrated the previous work and a Risk Assessment (RA) that evaluated human health and environmental risk. Human health risk was evaluated for construction and landscape maintenance workers, adults, and child receptors. Soil remediation target goals were developed using the risk evaluation. Ecological risk was evaluated due to the proximity of five of the sites to the Stockton Ship Channel. Treadwell & Rollo supervised the soil and groundwater remediation program for the Site during 2005, which included the excavation and offsite disposal of approximately 5,000 cubic yards of contaminated soil from “hot spot” locations. The redevelopment included capping the Site by importing soil for landscaped areas and the paving and constructing buildings on the rest of the Site. Treadwell & Rollo subsequently completed a Remedial Action Completion Report for approval by the DTSC.

High Definition 3D

Laser Scanning

Work in the Data, Not on the Data

Laser Scanning is changing the surveying/mapping industry and

Langan is leading the revolution. Since the addition of High

Definition Laser Scanning services in 2003, Langan has offered

the most accurate and highly detailed existing conditions surveys

possible. This advanced technology allows for the collection of

millions of data points in less time and with lower overall cost

than traditional techniques. Laser Scanning equipment allows end

users to accomplish project objectives more efficiently and

accurately at all stages, in turn minimizing overall project costs

and reducing turn around time, while achieving a higher level of

detail.

Our ability to offer a combination of High Definition Laser

Scanning and conventional surveying methods allow Langan to

deliver a complete product. As with all of our surveying services,

the scanning effort is overseen by Professional Land Surveyors

who bring experience and knowledge of traditional methods to

this cutting-edge technology.

In scanning, the data collected is known as a “point cloud” which

contains a 3D database of the entire project area and allows the

measurement of any surface information that is visible in the

cloud to be used during the entire project lifecycle. After

processing, the data from the “point cloud” can be utilized to

produce dimensionally correct 3D models and/or 2D dimensional

plans, with outputs to Microstation, AutoCAD or a host of other

platforms. The registered data can also be used as a base to

create highly detailed site visualizations or mass models. The end

data can be used for BIM support, forensics studies, to determine

possible construction conflicts, to validate construction/fabrication

dimensions, or even to model major motion picture sets.

With prior technologies the end user had to work on the data.

High Definition Laser Scanning allows the end user the ability to

work in the data and be "on site virtually" with the push of a

button.

Accuracy and Efficiency

Langan’s survey group provides rapid response times and flexible

schedules to meet client needs and maintain schedules for fast-

track projects. Our field crews utilize state-of-the-art surveying

equipment including electronic data collectors, global positioning

systems (GPS), robotic and prismless total stations, and BIM-

compatible 3D Laser Scanning.

Equipped with Internet-enabled laptops, field crews

accommodate design changes in real time and download data

into Langan’s network where it is edited, adjusted, analyzed and

plotted. This allows for mapping that accurately reflects existing

site conditions and boundary/legal issues, which could reveal

potential problems early in a project’s development.

Such technology, coupled with the seamless integration with

other firm technical disciplines, enables Langan’s survey group to

Information Modeling Support

Leading the IM Revolution Construction depends on sharing accurate data. Information Modeling (IM) or BIM (Building Information Modeling), as it is known to the AEC industry, is changing the way we use data. As in many other design industries such as automotive, areospace, aviation and others where computer modeling is the norm, the construction industry now recognizes the benefits of this modeling revolution. Modeling allows the entire design team to use data in a new fashion, pre-assembly of the project in a virtual 3D world, not on flat 2D paper. By assigning attribute data to each component of a building, structure or site, the design team can assemble, analyze, coordinate, review, prepare cost estimates, and make informed decisions early in the design process. This new way of using data bridges a wide gap in the design process, greatly reducing cost and schedules while allowing the final product to be consistent with the original design intent. For the first time in our industry, IM allows a team member to truly visualize the data, and Langan is leading this 3D revolution. Langan saw the benefits of IM early on as our Survey Group was spearheading their way through the Nationwide 3D Laser Scanning Market. As with many design challenges, the need for accurate and precise existing conditions data is critical to the outcome of a project’s design. This need is greatly magnified with building reuse and interior construction projects. The solution was obvious, offer our 3D Laser Scanning services and provide the same level of “survey grade data” to the IM world (construction industry).
