A Note From The Board
WHAT WE’VE BEEN UP TO
We hope everyone is having a wonderful summer! Its hard to believe that school is already back in session.
As many of you know, issues with the pool and our lifeguards have been a source of frustration this summer. That has taken up a good bit of time (more of that in the following pages). With that said, here’s a list of some of the things we’ve been working on over the past couple of months:
• Addressing ongoing issues as it relates to the pool
• Updating our collections and notifications policies
• Security cameras were extended to the tennis courts
• Reviewing our Community Wide Standards for possible updates
• Streamlining various processes, such as clubhouse rentals
• Still working on basketball courts (had to have area surveyed again)
• Started a monthly Email newsletter
• Put out our 2nd annual Homeowner survey

POOL AND LIFEGUARD ISSUES
Most of you already know that we've had issues with lifeguards and the cleanliness of our pool and bathrooms this year - not every day, but enough to be concerned and well
beyond the number of issues experienced in years past. You can be certain that every complaint we've received, every post on Facebook, and any issues we've discovered have been forwarded on to the pool manager pretty much right away. Some of those issues were addressed, but many remain.
HERE'S THE BOTTOM LINE: If we were to "fire" the current pool management company, we'd need to provide a 30-day notice of cancellation. That would put us into mid-to-late August, with only a month of pool season left. Pool companies hire lifeguards before the season starts to service all of their contracts for that year, and many of those guards head off to college in the fall. So it becomes increasingly more difficult for pool companies to take on new contracts as the season is winding down. Our previous pool management is more than happy to come back, but they simply cannot this year (for the reasons outlined above).
It is just not possible to switch companies this year. We have to make due with what we have.
Safety is the number one concern. A secondary issue is cleanliness.
For now, we have to stay on top of the current pool company. One particular guard has already been removed from servicing our pool. Another lifeguard is one mistake away from being banned, as well. Exact items that need to change right away have been discussed with the pool manager; board members will be managing that as close as we possibly can. But we’re under no illusions that it will magically become better tomorrow.
So please continue to let us know when there are issues or concerns. Dates and times are also helpful, as the company can be certain what lifeguard was on duty and/or we can check surveillance tape if necessary.

A REMINDER ABOUT AVOIDING VIOLATIONS
If you’re signed up on Arbor View’s residents-only group, you’ve probably read about concerns over recent violation letters. We are working with Heritage to improve the information passed on in those letters, as well as to make the tone of the first notice a bit more “friendly”.
But, bear in mind that we will all get letters at some point. Maybe the inspector came by before we had a chance to mow that week, or perhaps we kept intending to take care of the weeds and dead shrubs in our flowerbeds but a deadline at work monopolized all available time. It happens. If you receive a letter shortly after you took care of the problem, just email them with a photo showing you fixed the issue. If you get a letter before you’ve had a chance to rectify a problem, take it as a friendly nudge to address it, and then send them a photo that you handled it. And try to keep an open mind – maybe there IS an issue and maybe it IS time to address it.
Again, it happens to all of us at some point. Inspections and the occasional violation letter are part of living in a neighborhood that values its community (and property values). And of course, if you disagree with the letter or don’t understand the nature of the problem, a quick call to Heritage should help.
If you have some bigger projects, however, now’s the time to start planning and to submit an ARC Request! It’s the responsibility of every resident to be familiar with our Covenants and Architectural Standards, which can be found on the Resident’s Area page at arborviewwoodstock.com. Failure to address issues once they become a violation or failure to receive approval from the ARC can result in fines and more.
MONTHLY BOARD MEETINGS
Monthly board meetings are held on the third Monday of each month at 7:30 PM. In the event that a meeting must be rescheduled, we will provide notice via our official Facebook page.
Typical meetings include an update from the treasurer and reports from various Committees. All residents are invited to attend. If any resident wishes to address the board regarding an issue or concern, please let us know by emailing [email protected] so we can add you to the meeting agenda.
Please note if you need to address the board regarding a violation or a personal financial matter, that will more than likely require a separate hearing and cannot be done during a routine board meeting.

Book Club
Attention, Arbor View Ladies…
The Arbor View Book Club meets weekly on the 3rd Thursday of each month.
Theme: Mysteries or anything with a Twist; Fiction or Non-Fiction
Dress code: Whatever you like – come straight from work in your business attire, or show up in PJ’s and your favorite blanket. Bring coffee, tea, wine, or whatever you please. This is “totally low-key book chatting”.

Poker Night
Our monthly Poker Night is a fun-filled, no-limit, Texas Hold ‘em tournament. It occurs the first Friday of each month, starting promptly at 7:30 PM, and usually goes to “heads up play” by 11, finishing up shortly after that.
Chip rental is $30. No cash is paid out, but the top three finishers “get paid” to vacuum, take trash out and stack tables and chairs! So as you can see, finishing in the top 3 is highly recommended! We play on a point system with the top 8 players playing for a championship table at the end of year. No cash game, no cash allowed on table.
This is cheap entertainment and a great way to meet the neighbors. You are allowed to bring someone from outside the hood, and if they come twice in a row you earn a point! (You even earn a half point a month for just showing up!)
Don’t know how to play? Don’t let that stop you! Everyone is nice and patient and we will help you along – you’ll pick it up quickly! And bring a friend, as you don't have to live here to play - but we ARE getting more and more homeowners to come down, so that’s a good thing!

The Arbor View Devil Rays had another fun season! While we are one of the smaller teams, we make up for it with great effort and enthusiasm.
Our toughest opponent this summer was the weather. All 3 of our home meets were impacted by weather. Our first meet was delayed for 30 minutes, our second meet was postponed to the following week and our last meet was cancelled after only 10 events.

The YOTM Committee was established to promote goodwill and reward exemplary lawn care in our community. The Committee’s role is to recognize neighbors who demonstrate above-average efforts in maintaining their property, thereby contributing to the overall appearance of our neighborhood.
Yards are scored based off of health and appearance of the lawn, neatness and balance of landscaping and flower beds, cleanliness of walkways and driveway, and overall aesthetics, including color and texture.
Yard of the Month runs from March to October. If you’d like to help or nominate a yard, please email [email protected].

Parking
Please remember that parking on the street AS A HABIT is against our covenants. We understand that not everyone has, or can budget for, an extra parking pad, but every effort should be made to minimize on-street parking.
In addition, if you DO park on the street, you are NOT ALLOWED to park on the sidewalk, blocking a sidewalk, or with tires on the grass (which we have seen with some residents). This is a major inconvenience to pedestrians using the sidewalk and we will enforce that rule!
Please be courteous, and please adhere to the covenants… personal convenience should not create inconvenience to others, much less violations of our covenants, and we will enforce these violations when we record repeated occurrences.
Boats & Trailers
Please remember that no boat, trailer, or RV should be parked on your property for more than 24 hours and can definitely not be permanently stored (unless kept in the garage with the door closed.)
Also, no vehicle, boat, or trailer of any kind can be parked in your yard.

Thank you to all the volunteers for today's 4th celebration. Also many thanks to the board for supporting and funding it!
Flying the US Flag? If the blue is purple and the red stripes are pink, it could be time to take it down and put a new one up. The Boy Scouts have an old style mailbox near the fountain in Downtown Woodstock. Place old one there and they will respectfully and properly decommission it.
I've had the good fortune recently to watch Scott & Nancy Richardson coordinate and manage various aspects of our Arbor View Devil Rays Swim Team and I have to say, we are very lucky to have them. So much goes into all of it! Reminds me of what great neighbors we have here and how
much our volunteers do for our community. Thanks to the Richardsons and to EVERYONE who helps out in various ways to keep our little slice of heaven not only fun, but a great place to live!!!

Amenity Updates
REMINDER: WIRELESS INTERNET NOW AT THE POOL & CLUBHOUSE
We wanted to remind you that residents at the pool and the clubhouse will now be able to access wireless, high speed Internet...
To log in, you should connect to the "Arbor View HOA" network and enter your member password. Your member password is the FIRST INITIAL of your LAST NAME followed by the LAST 5 DIGITS of your white pool key card.
Access is provided to members in good standing with the association.
NOTE: If it's a busy day at the pool and everyone is streaming Netflix, Pandora, Spotify, etc., obviously that may cause issues. We'll just have to see how it goes. In addition, the signal should be strong, but again, we'll just have to see how it goes and address issues if they exist, so your feedback will be helpful.
ACCESS TO TENNIS COURTS, POOL & CLUBHOUSE
Access to the tennis courts and pool now use the same “white card”. In addition, if you reserve the clubhouse for an event, your magnetic key card will now give you access for that event! These cars can be deactivated if you are delinquent, so please be sure to stay in good standing so you don’t lose access to our amenities!
Lost Your Magnetic Key Card, Card Not Working, or You’d Like a 2nd Card?
Email [email protected] to request a new card, and include your name and address. PLEASE INCLUDE the last 5 digits on the card that you CURRENTLY have, as well. Note that you’ll be required to pay the standard $25 fee for that card.
TENNIS
Courts 1 and 2 fence gate is not closing properly. Please push all the way shut until we can get it fixed.
Court areas were recently treated for fire ants.
Timers have been added to the lights for the courts. This should help cut down on some expense in events were the lights are left on. Also, please remember that there is no glass containers allowed on the courts, and smoking as well as vaping is also not allowed.
As a reminder, reservemycourt.com is the system used to reserve courts for tennis. If you are current on HOA dues, you can use the reservation system. First time users will need an access code. Once your eligibility has been confirmed someone will email that code to you upon your request. Email [email protected] for more information.

SWIMMING POOL
The pool will remain so through Fall Break in September, with the last day of operation being Sunday, September 24th.
As a reminder, all of Arbor View amenities are open to every resident in good standing, which means there are no past due assessments, violations, or liens.
HOURS OF OPERATION
The pool will be open daily from 8 AM - 10 PM through September 24th. Lifeguards will only be at the pool on Friday evenings (4 – 10 PM), weekends (12 – 10 PM), Labor Day and Fall Break (12 – 10 PM). When lifeguards are not on duty, swimming is “at your own risk”.
AGE RESTRICTIONS
Anyone who is 14 years of age or younger must be accompanied by an adult. Parents, we’ve seen an increase in kids under 14 coming to the pool without a parent. This is not allowed.
KEY CARDS
Lifeguards will be checking for working key cards. It doesn’t matter if you were already at the pool before they arrived and/or if someone else let you in, they will check. They will follow the guidelines that the Board of Directors has given them (please see “Pool Access” above).
When they arrive at the pool, they are in charge. They have a contractual job to do and they are expected to do it. So please do your best to show them respect and appreciation, but again, if you feel something isn’t right or you have a concern, contact us at [email protected].
LIFEGUARD HOURS
Lifeguard schedules are posted further below. Please note that if a date isn’t shown below, it means that a lifeguard isn’t on duty. Always remember that swimming is “at your own risk” when a lifeguard is not on duty.
