    SWOT Analysis of taj

    Strengths:The major strength of the property is the fact that

    they are the onlyecotel i.e. the environmental hotel around thatplace which makes themunique in a way.The Wellness club which is situated in the lobbyarea is a well known anda renowned place to be for the local visitors. It is awell maintained all

    instruments fitted fitness gym which also has asauna and steam bath.This often is the attraction of the in house guests.Having said that the hotel is very close to theinternational airport manyinternational airlines prefer the hotel for thecompensatory stay to thelayover guests. Layover guests are the guests

    whose flight has beendelayed or cancelled for some reason and areoffered the fineaccommodation and the food and beverage facilityto them.The property has six banquets and conferencehalls which have conductedmany successful conferences as well as banquet

    parties till date. This isthe main attraction for many small budgetcompanies to have theirconferences in a luxurious atmosphere.The employees are given a certificate of honestywhich keeps them

    motivated to be loyal to the guests as well as theproperty.The Poolside Restaurant is a well known attractionamong the higher

    middle class families for a peaceful breakfast lunchand dinner facilities. Italso conducts food festivals as other hotels dowhich makes therestaurant even more attractive for the targetedmarket.The occupancy percentage of the hotel is generallyvery competitive with

    regards to its range of hotels which it fits in.

    Basic weakness of the hotel is again the locality.Being situated off theroad it may see a significant impact on the FITguests [ FIT denotes Free

    Individual traveller ]The Hotel having the best possible kitchen asexplained earlier lacks themajor departments of the kitchen that is thebakery and the butcherysection. There is a small bakery which handlessmall orders of cakes etcand needs an attention of the management.

    The solution the management found was to bringthe bakery and thebutchery items from their sister hotel The Orchidwhich is situated nearthe Domestic Airport and is managed by KHIL itself[ Kamat Hotels IndiaLtd. ]The Hotel also has a basic problem of internet as

    the wi-fihas not beeninstalled in the property and the internet accesshas to be given to theguests individually. Also the Internet facilityprovided is not included in therack rate and needs a fair bit of attention.The solution the managementfound was that theyhave introduced thepackage ofrack rate plus the

    internet rates which is quite fair in order toreducethe initial installation cost of the wifi.The Hotel as seen has not upgraded the hotelmanagement software andhas stuck to PMS i.e. Property ManagementSystem whereas the other

    hotels in the locality may have upgraded it to theOpera or the Fideliowhich are the industrys current softwares whichare faster in

    performance and standards.The hotel also lacks the mini bar technologywherein if the product isremoved from the bar and is not kept in 1 minutethe product is chargedon the guests bill. This technology helps save thetime of checkout of theguests as the mini bar handling steward does not

    have to attend everycheckout room on the spot. He gets some buffertime having the roomcleaning to be done.The Hotel also uses the whitney rack system andneeds to be upgraded tothe fully computerized system which would servethe hotels motto of

    saving the environment by reducing the amount ofpaperwork. This wouldalso reduce the hustles and bustles of thereception staff as they wouldnot have to check each and every bill. This wouldalso reduce the work ofthe night auditor.The Hotel lacks the proper swimming pool which is

    located next to therestaurant and there is no privacy for theswimmers which they may feel abit weird

    OpportunitiesWith the upcoming government plans andincentives for the HotelIndustry as explained earlier, the VITS has been

    one of the hotel chainswho are growing their business by introducingmore and more propertiesas explained earlier. This is the part where theHotel Chain Vits hascapitalized and has grabbed upon theopportunities.The upcoming opportunities for the chain on the

    whole are the cricketworld cup which is scheduled to be organizedin2011. We have taken thisas an opportunity because the hotel has a chanceto capitalize on theworld cup by targeting audiences from India aswell as around the world.They could have special facilities designed for the

    fans of cricket byintroducing the bus service or the special cabservice for the fans to thestadiums in and around the world cup venues.Capitalizing on the worldcup would help build a new customer profiles andthe service the guestsperceive would hold the key and would help the

    business by seeing loyalmembers in them in the coming years.The concept of the celebrity chefs has not beenthat popular in India andthis could be thopportunity by hiring the celebrity chefs and

    throwing thecelebrity special dinners etc. whichthe guests would relish.

    Threats

    The recent Bomb Blast in Mumbais best Hotelswould be seen as abiggest threat as the consumers/ guests wouldhave been afraid of thefact that the terrorist activities could be prevalent.But as Indiangovernment came up with the NSG [ NationalSecurity Guard] Branch

    specially for Mumbai, this threat would have beendiminished.One more threat for the Hotel would be the local 4star properties whichwould obviously be trying to succumb the pressureput by the VITS byintroducing their new policies and the discounts.The local Hotels which

    may try to introduce the competitive marketingplans are the KohinoorContinental and the Mirador. Even then the Hotelhas been doing well withan upper hand in the Occupancy percentages ofthe local Hotels.The upcoming concern for the Hotel could be therecent changes in the

    human behaviour towards the health and living.People have startedbecoming more and more conscious about havinglow calorie, low salt andspices food which may be a threat if the menus are

    not worked out forthose guests demanding that type of food.
