Situated on a knoll-top site just off San Joaquin Road, the Villas at Cortina have some of the most amazing views in Colorado. And the views will last a lifetime—because of its location on a knoll, the vantage point will never be obstructed by another residence. Adding a true ski-in/ski-out location from Sundance ski run and luxury amenities to the package creates one of the most unique mountain enclaves in the region. In fact, the original developer first scouted the property in 2004 when they bought the parcel, envisioning the ultimate ski-in/ski-out development with sweeping views. In 2011, Eastern Partners, a real estate investment and development company based in Dallas, Texas became the project’s developer. They moved forward with Mountain Village officials and the design review boards and came up with a development agreement with the town. Over the last 18 months the project has been under full-scale construction—the north tower is now complete and six residences are move-in ready. Sales and marketing of the completed units began in the summer and one four-bedroom unit has already been purchased for $2,225,000. When complete, the enclave will feature twelve three- and four-bedroom condominiums—including six penthouses—ranging in size from 2,066 to 3,375 square feet. Lorian III features some of the largest condominium residences currently available in Mountain Village. The units are designed to appeal to those buyers who are looking to own a large private residence, but who don’t necessarily want the additional responsibilities associated with owning a stand-alone residence. Comprised of 21 luxury ski condominiums, Elkstone 21 is located on Elkstone Place, across the street from the Gondola and market, with ski access on Double Cabins ski run. The fully constructed property was acquired in 2012 by Sterling Capital LLC, a commercial property business from Atlanta, Georgia, and is debt free with a healthy homeowners association. Holding the project outright has allowed Sterling to commit to the success of the project and offer residences below cost. Additionally, the developer lives part-time in one of the penthouse residences and continues to take an active role in the property’s success.

The brand-new residences were first introduced to the market in the summer of 2012 and since then 12 of the 20 available units have sold. The elegant residences at Elkstone 21 offer refined mountain modern style featuring high-end custom metal work, walnut flooring, janupera granite, custom alder cabinetry and teakwood marble. The location offers all the advantages of a full-service resort while retaining the intimacy of a private residence. Madeline Hotel and Residences (formerly called Hotel Madeline) recently received new owners who will soon offer a limited number of luxurious, fully furnished, ski-in/ski-out residences for private ownership. Affiliates of Northview Hotel Group, in partnership with a fund

managed by an affiliate of Apollo Global Management, LLC, acquired the property in August, 2014. Madeline Hotel and Residences is located on Heritage Plaza in Mountain Village and is Telluride’s only

four-star, full-service property. It first opened in 2009, after more than 10 years in planning. Northview will operate the hotel on behalf of the partnership, as well as oversee multiple proposed capital improvements projects, many of which are already underway. Northview’s current portfolio includes 15 unique properties ranging from small independent resorts to large urban branded hotels. The Madeline Residences will range from one to four

bedrooms and will be some of the most highly-amenitized residences in Telluride, including the property’s world-class services, two on-site restaurants, Telluride’s only Starbucks, Madeline Spa

and Salon and more to come. Property tours and pricing will be available at the on-site Residence Sales Gallery, which will be open daily throughout the ski season from 8 a.m. to 8 p.m.

Lumière is an intimate boutique property featuring just 18 luxurious condominiums. Located in Mountain Village Center with ski-in/ski-out access, Lumière has been touted by the press and their readers as one of the best resort hotels in the world. In 2003, the owners/developers of Lumière, KWB Development of Tucson, Arizona, decided to undertake a whole-ownership condominium development that they hoped would raise the bar in Telluride for resort services and amenities. In 2003, they purchased one of the last remaining ski-in/ski-out hotel sites in Mountain Village, and after an extensive planning and construction phase, Lumière opened its doors to the public in December 2008. Although the completion of Lumière’s construction occurred during the heart of the global financial crisis, the project survived. With 11 of the 18 condominium sales completed and a strong equity investor who retired any remaining debt on the property, Lumière became completely debt-free in April 2009. Currently, 16 of the original 18 developer residences have sold. Since opening in 2008, Lumière has worked hard to deliver on their original vision of providing the region with a high-end boutique condominium-hotel with top-notch services. In 2014, Lumière was named #4 in a “Best Hotels in the West” Reader’s Poll in Condé Nast Traveler and made the Condé Nast Gold List ranking #15 in the world. Each residence is designer-decorated and furnished to the highest standard with hardwood hickory floors, hand-blown glass fixtures and original artwork. Condominium purchases come with a full array of hotel services and amenities including on-site property management by a highly trained staff. There is also an outdoor pool and hot tub, in-residence spa treatments and a team of concierges. The on-site ‘little bar at Lumière’ features tapas, light bites and signature cocktails in an ultra-chic mountain setting. TELLURIDE SKI RESORT

The world-class Telluride Ski Resort, known as “the most beautiful place you’ll ever ski,” is unique for its out-the-front-door access from both Telluride and Mountain Village. Two chair lifts and the Gondola are centrally located in Telluride, while three chair lifts, the Gondola, and the ski area base are in Mountain Village Center. In addition, many homes and condominiums are slopeside, offering unrivaled ski-in/ski-out access.

The Telluride Ski Resort features 2,000-plus acres of terrain and is serviced by two high-speed gondolas, seven high-speed quads, one fixed quad, two triples, two doubles, two surface lifts and two magic carpets. Runs range from steep chutes on Gold Hill, to gentle cruisers off breathtaking Prospect Ridge, to wide beginner trails on Lift 10, to the mogul fields of Lift 9. The trails are 23 percent beginner, 36 percent intermediate and 41 percent advanced, with the summit of the resort topping out on Revelation Peak at 13,150 feet. There is also expert-only hike-to terrain on Palmyra Peak, Bald Mountain, Black Iron Bowl and the Gold Hill chutes. On the average, the ski resort receives 309 inches of snow per season, which translates to lots of deep and dry, pure Colorado powder.

The ski resort boasts several unique on-mountain dining spots like the historic Gorrono Ranch located mid-mountain; Giuseppe’s, an intimate local’s favorite at the top of Lift 9; Alpino Vino, a quaint European

style fine-dining hutte; and Bon Vivant, where skiers enjoy classic country French cuisine on a heated outdoor deck under a 30-foot umbrella.

The Telluride Golf Club is surrounded by a peak-studded horizon, the course meanders from Mountain Village’s entrance to the back door of The Peaks Resort, where the pro shop is located. From May to mid-October, golfers play from dawn to dusk on the 18-hole, 6,719-yard, par-71 course. Golf carts, equipped with Global Positioning Systems (GPS), assist with navigation of the terrain, and a full practice range, complete with chipping and putting greens, is available.

THE GONDOLA

The Gondola, the only free transportation system of its kind in North America, was completed in November 1996 to diminish traffic between Telluride and Mountain Village and decrease vehicular pollution. It has been touted as the most innovative transportation system in North America, receiving the Mountain Sports and Living 1998 Design Award for Resort Access Innovation, and being named the 1999 Outstanding Transit Project by the Colorado Association of Transit Agencies. This one-of-a-kind transportation link is key to Telluride’s character: Locals use it to get to work, children use it to get to school and skiers use it to access the slopes. Traveling from Station Telluride, at the south

end of Oak Street, the 13-minute Gondola ride makes three stops: the first is Station St. Sophia, the ridgeline atop the ski area; next is the Mountain Village Center; and last is the multi-level parking structure in Mountain Village, also the location of the grocery store, post office and Mountain Village government offices. The Gondola has pet and handicap-accessible cabins.

MEDICAL CARE

Telluride Medical Center, located in the town of Telluride, provides primary care as well as a 24-hour Level 5 Trauma Care Center. The facility has eight doctors on staff and approximately 35 nurses, physician assistants, radiology technicians and administrative personnel. In addition, several visiting specialists provide office hours on a monthly basis. Recently, the Telluride Hospital District Board announced they are planning a new medical center in Mountain Village. The facility will be located near the Town Hall where it will be able to expand and grow to accommodate the region over the next 25 years.

A partner program with the Medical Center, the Institute for High Altitude Medicine is run by renowned high-altitude physician, Dr. Peter Hackett, with an eye toward improving the quality of life for residents/tourists to the region. Telluride is also a “Heart-Safe” community with the installation of 30-plus automatic external defibrillators (AEDs) throughout Telluride, Mountain Village and their immediate surroundings.

TELLURIDE SCHOOLS

The Telluride R-1 School District is consistently recognized by the state for its excellence and progressive learning environment. The district, which serves more than 585 students and boasts a staff of more than 80 full- and part-time professionals, is comprised of an elementary school and a middle/high school. Preschool and elementary children are taught in the historic redbrick school building located near the center of Telluride, and students in grades 4-12 attend the newer multi-grade facility at the entrance to town. Both schools recently underwent sizeable renovations and additions.

TELLURIDE MOUNTAIN SCHOOL AND MONTESSORI

A non-profit independent school for preschool through 12th grade, the school is accredited by the Colorado Association of Independent Schools and has approximately 110 students and 20 teachers and staff members. Class sizes are small and outdoor education trips are offered for all grades. They also offer a high school Ski Academy in partnership with the Telluride Ski & Snowboard Club.

The towns of Mountain Village and Telluride aren’t just dreaming of the white stuff this winter. They are thinking green, too. From solar panels to electric cars, the two communities, along with the regional power company and others, have introduced a number of initiatives that lend a helping hand to area homeowners trying to minimize their eco footprint.

Mountain Village property owners can go solar courtesy of an initiative between the Town of Mountain Village, Ridgway-based Alternative Power Enterprises and the San Miguel Power Association. The deal is sweet: property owners buy solar panels and get their rebate at time of purchase plus additional money back from the town.

For those who cannot place solar panels on their property but still want to be involved in the local solar movement, the power company has created the Community Solar Array. A centralized solar power facility in San Miguel County’s west end, any community member may co-own the array and receive credits on their electricity bill for the power it produces.

Mountain Village residents can save money and energy by switching from inefficient light bulbs to new light-emitting diode technology (LEDs) thanks to a joint initiative between the town, the power company and Cooperative Business Lighting Partners. The program gives instant rebates and exclusive offers to urge consumers to switch to super-efficient LED lighting.

Non-profit EcoAction Partners, which is funded in part by the towns of Telluride and Mountain Village, is helping homeowners on the eco-front with programs involving energy audits, loans for making homes more energy efficient and rolling the cost of eco-improvements into new mortgages. They also provide information on green building, including green contractors – important because both towns have a green building code in place.

Transportation is likewise on the area’s green agenda. Both towns encourage the use of NEV’s (Neighborhood Electric Vehicles) for local homeowners who seek a low impact way to get around town. Mountain Village even has electric car-charging stations in the Gondola Parking Garage. They are free to use and vehicles also park for free while charging. In Telluride, vehicles that are 100 percent electric park for free in the metered areas throughout town.

Then there’s the Gondola. Since 1992, this local treasure has been whisking everyone from skiers to commuters between Telluride and Mountain Village. The “G” carries about 2.5 million passengers each year. That’s a lot of people not using a vehicle to move between the towns. The effects on air pollution and road use are obvious, but the town of Mountain Village has gone a step further in introducing the Green Gondola Project, an initiative to raise money to “green” the gondola by replacing 20 percent of its traditional electricity use with locally-generated alternative energy.

TARANTINO FILMING IN TELLURIDE

Quentin Tarantino’s upcoming film, “The Hateful Eight,” is currently being filmed on Wilson Mesa at the Schmid Family Ranch, roughly 10 miles from the town of Telluride. According to Colorado Film Commissioner Donald Zuckerman, “Quentin Tarantino came to Telluride and scouted it. I was told he fell in love with the place. He could have picked any beautiful spot in Canada or anywhere in North America. But Telluride convinced him to come.” The Telluride region beat out several other locations in the west to serve as the setting for the post-Civil War Western film. The actors and crew, including Samuel L. Jackson, Kurt Russell and Michael Madsen, will be based in town during filming which will occur from November 2014 to March 2015. The entire film will be shot at the ranch and will wrap up sometime in March with a tentative release date in the fall of 2015.

OPRAH BUYS LAND IN THE VILLAGE

Oprah Winfrey’s Yellow Brick Road Co. LLC has recently purchased two adjoining, undeveloped lots in Mountain Village for $10.85 million. The two lots combined are the largest single property in Mountain Village and total 60 acres. The parcel, Lot 387R and Lot 376R, is accessed from the top of Benchmark Drive. The lots are zoned residential and are ski-in/ski-out via the Galloping Goose ski run. The parcel also adjoins several lots in Telluride Ski Ranches, a subdivision bordering the Town of Mountain Village. As of November 2014, no plans for development of the property had been submitted to the town of Mountain Village.

These initiatives stem from a commitment made by the two towns to reduce carbon emissions by 20 percent by 2020.

The early history of Telluride, Colorado lies with the nomadic Ute Indians who spent summers in the valley—where deer, elk, and bighorn sheep were plentiful— and migrated to lower, more hospitable climates in the winters. This centuries-old pattern changed when the first Europeans discovered the San Juan Mountains in the 1700s. Even though there may have been an occasional trapper or frontiersman in Telluride’s valley, there were no permanent residents until gold was discovered in the region in the late 1800s.

No one is sure exactly how the distinctive name of ‘Telluride’ came about, but it can be speculated that the name came from the chemical compounds known as tellurides. A telluride is a combination of metals or minerals such as gold, silver, zinc, lead, etc. and that of tellurium. While there are ample deposits of these minerals in the surrounding mountains, the ironic twist is that there are very little gold tellurides in the area. One local legend has the name’s origination from the send-off phrase “to hell you ride” in reference to the town’s once rough and tumble reputation, but there is little credence to this. Although the town’s reputation may have been well-earned. Robert Leroy Parker, better known as Butch Cassidy, robbed his first bank in Telluride in June 1889. Cassidy, along with three other accomplices, made off with approximately $21,000 from the San Miguel Valley Bank. He then went on to lead a now infamous life of crime never to see Telluride again.

Getting to, and more importantly, getting ore out of Telluride was difficult. Otto Mears opened a toll road that helped commerce in the region, but it wasn’t until he founded and established the Rio Grand Southern railroad in 1891 that the town began to flourish. The bustling town was home to thousands of residents throughout the region with a melting pot of cultures and nationalities. Miners and merchants came to seek their fortunes and the mining boom did, in fact, create a vast amount of wealth in Telluride. By the turn of the century, there were more millionaires per capita in Telluride than in New York City. The mines of the region produced over $375 million dollars of gold in today’s adjusted dollars. Several of the most famous mining settlements of the era, including Tomboy and Alta, are accessible via 4-wheel drive dirt roads and can still be visited today.

As the town grew, the cabins and shacks turned into elegantly detailed Victorian homes, dignified brick buildings and retail storefronts. Designated as a National Historic Landmark in 1964, the highest level of status given by the US Secretary of the Interior, there has been an incredible effort to maintain Telluride’s historic charm. Many of the original buildings, homes and storefronts still exist, creating a unique and historic atmosphere. The infamous brick county courthouse on main street is still used today and the Rio Grande Southern Railroad Depot, renovated in 1991, now houses the Ah Haa School for the Arts.

After many decades of successful mining, the yields on gold and silver began to decline. With the crash of silver prices and the advent of World War I, the mining boom went bust. Mining shifted to other minerals and metals, but it could not sustain the economy that Telluride once had. Miners and their families slowly started to leave the Telluride valley for places like Moab where uranium mining was booming. In the 50s and 60s Telluride became a ghost town.

Then, in the early 1970s, entrepreneur Joe Zoline envisioned a ski resort on the slopes of the mountains surrounding Telluride. Five lifts and a day lodge opened in winter of 1972 and the revitalization of Telluride began. Six years later, Ron Allred and Jim Wells purchased the resort and started the transformation of the ski area into a world-class destination with lift upgrades, new terrain and the development of the town of Mountain Village.

Over the last 40-plus years, the resort and the region have grown into an acclaimed resort destination. Innovative ideas such as the Gondola—a free public transportation system connecting Telluride and Mountain Village—and creating permanent open space on Telluride’s 570-acre Valley Floor have set the region apart. Telluride has also become diverse and culturally rich outside of skiing. During the summer there are festivals and events nearly every week, from Mountainfilm in May to Blues & Brews in September, earning Telluride the title of the festival capital of Colorado. Year-round, noted chefs at local restaurants offer a variety of culinary delights utilizing regional and organic ingredients. The innovative cuisine recently earned Telluride the title of “One of the Best American Cities for Foodies” by Condé Nast readers. Arts, music and theater abound in the small resort town drawing world-renowned artists and crowds from around the world. The Telluride region is now a place of diverse and beautiful landscapes as well as a community with a distinct history and character that is still alive today.

Within 10 miles of the towns of Telluride and Mountain Village there are a variety of neighborhoods that are close to the towns’ amenities, but may offer additional privacy, space and spectacular views. These subdivisions include: Aldasoro Ranch, Elk Run, Gray Head, Last Dollar, Raspberry Patch, Ski Ranches, Sunnyside, The Preserve, West Meadows and more. They feature building sites from 1 to 35 acres, as well as a variety of resale homes. While all properties in San Miguel County share the county guidelines, each subdivision may have its own homeowner’s association as well as additional subdivision guidelines and/or amenities.

Further outside of Telluride and Mountain Village exist several mesas of incredible beauty with gorgeous vistas. Depending on the location, mesa properties tend to be about a 30 to 45-minute drive from Telluride and Mountain Village on a combination of well maintained paved and gravel roads.
