The following information will provide guidelines and detail requirements for atypicalFoodCourtbuildout.TheLandlordhasalsoprovidedelevations,sections and typical details for use during the design of the Tenant space.
TheconsistentdesignoftheFoodCourtisdeliberateinintentiontoprovideanupscaleuniformitythroughout,inkeepingwiththeoverallrenovationoftheFreeholdRacewayMall.Aclean,easytomaintaindesignhasbeendeveloped,utilizingdurablematerials,specifiedbytheLandlord.

Front CounterTheTenantmustprovideacounter-typeoperation.Thecounterswillbecon-structedbetweendemisingpiersto2’-10”AFF.Thebasewillsit4”behindtheface of the counter as shown in the attached “Food Court Tenant Storefront Section” Drawing.
TheTenantmayincorporateadisplaycase,steamtableorsneezeguardinthefrontcountersubjecttoapprovalfromLandlord.Suchequipment,ifpermitted,maynotexceed30%ofthestorewidthandmustbepermanentlyinstalled with no wheels or vent grilles exposed to the consumer. Finish shall bechromeorstainlesssteel–nobrass.GraphicsonglassorsneezeguardorotherssurfacesaresubjecttoLandlord’sapproval.NoTenantappliedgraphics are permitted on Landlord installed materials.
SoftdrinkmachinesmustbeontheTenant’srearwallorrearcounter.Nosoda machines of any kind are permitted on the front counter.
Sign ShelfThe Tenant must construct a radiused sign shelf as shown on the “Food Court Tenant Storefront Section” Drawing.TheTenant’ssignwillbepinmounted on the forward edge of the shelf. Refer to the “Storefront Sign” details on the following pages.
Tenant Divider Wall between Sales Area and Prep Area DividerwallbetweenserviceandpreparationareasshallbeinstalledbyTenant.SecondarycountertoporbackcounterstoragevisiblefromtheFoodCourtmustadheretothefrontcounterspecifications.Apass-throughisnotpermitted.
Demising Wall between TenantsThedemisingwallbetweenFoodCourtTenantswillbefinishedwitha4.29”x18”ceramictiletotheceilingline.Demisingpierwillbefinishedwith6”x6”ceramictilebelow5’-6”andpaintedgypboardabove5’-6”tobefurnishedandinstalledbytheTenant’scontractor.See Finish Schedule on the follow-ing pages.

The Tenant is required to remove all roof-mounted equipment and roof pen-etrationsthatwillnotbeutilizedbytheTenant’sbuild-outofthespace.TheseshallberemoveddowntotheroofdeckandrepairedbytheMall’srequiredroofer.AllroofingrepairsshallcomplywiththeMall’sroofingcriteria.
Donotattach,hang,suspend,laterallybraceorinanywayconnecttotheroofdeck.AllTenantconstructionmustbeself-supportingormayconnecttounistrutattachedtotheMallstructurebutnottotheroofdeck.
MechanicalTenants are required to furnish and install their own mechanical systems as required for their operation.
This center is operated on a VAV system. See Technical Criteria section for detailedinformationanddesignspecifications.
Grease ExhaustAgreaseguardmustbeprovidedonallexhaustblowers.Greaseguardspecificationsmustbesubmittedforapproval.“Supreme”HeavyDutyGBDExhaust Blowers are required for all kitchen exhaust for grease laden air removal.
• All Food Court Tenants are required to install their own grease trap.
• Each Tenant must exhaust through the roof. There are no common shafts.

PREP AREA (cont’d.)Fumes and OdorsThe following constitutes the minimum requirements for special exhaust systems which Tenant must furnish and install in the Leased Premises for theeliminationoffumesandodorsduetoTenantoperations:
1. Aseparateexhaustsystemmustbeprovidedandinstalled,whichwillgenerate negative pressure in the Leased Premises.
2. Atotalnegativepressureofbetweenfiveandtenpercent(5-10%)mustbemaintainedduringallhoursthatTenantisoperatingitsbusinessinthe Leased Premises.
3. TheHVACsystemmustbemodifiedtoprovideadditionalmake-upsupply air to offset the quantity of air exhausted.
4. TheTenantmusthaveacertifiedairbalancingcontractortestthecompletedsystemandverifyitsoperationaccordingtothesespecifica-tions.AcopyoftheairbalancereportmustbesubmittedtotheTenantCoordinatorforreviewandapprovalpriortoopeningforbusiness.
5. ThecombinedHVACandexhaustsystemincompliancewiththeabove-notedspecificationsmustbeinoperationduringallhoursthatTenantisoperatingitsbusinessintheLeasedPremises.
