Solomon Pond Mall is a two-level super-regional mall located on Donald J. Lynch Boulevard, just off I-290 and I-
495, in Marlborough. The mall opened in 1996 and it is the only fashion-oriented mall in the second largest metro
trade area in New England.

The Tenant Information Package (TIP) is intended to provide you with the
project’s design and construction criteria and consists of several parts:

This is a 2 level enclosed Mall. Tenant’s design team shall accommodate conditions that may
affect the performance of the HVAC system for their store, i.e. zoning for solar gain at the
storefront, sensor location (s) and size and quantity of return air outlets.
• System When connected to the Landlord system: Landlord supplied 47 degree primary conditioned air. .5” of static pressure
drop downstream of FPVAV box allowed.
• Upper and Lower level: .85 CFM per SQ.FT. of primary air. Fan terminal units should provide 1.0 CFM per SQ.FT. of 55
degree air to the space.
• Equipment Tenant to provide series flow fan powered VAV boxes with electric heat if not existing. Size for .5” of static pressure
drop downstream of FPVAV box at maximum airflow.
• HVAC Load Calculation Tenant to submit detailed computer generated load calculations to justify request for air.
• Outside Air Code minimum at time of original building occupancy and economizer supplied through Landlord system.
• Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval). Provide minimum free air
opening in demising walls of adjacent Tenants for adequate return cfm from space maximum CFM plus all upstream Tenants.
Velocity thru opening must not exceed 250 FPM.
• Smoke Exhaust/Relief Tenant and Common area through Tenant plenum return path.
• Toilet Exhaust Landlord has provided a central toilet exhaust system for inline Tenant’s tie in with Tenant supplied fan and
ductwork from their toilet room only to the Landlord provided central duct (80 cfm max per room). Interlock with light switch.
Larger capacities by Tenant.

• Odor, Thermal & Process Equipment Exhaust Size for application by Tenant.
• Temperature Controls Utilize Landlord specification direct digital controls (AEM/CSI) and designated contractor for final
connection.
• Test & Balance Tenant shall employ a TAB, NEBB or AABC certified air balance contractor approved by Landlord to perform
final air testing and balancing.

This is a 2 level enclosed Mall. Tenant’s design team shall accommodate conditions that may
affect the performance of the HVAC system for their store, i.e. zoning for solar gain at the
storefront, sensor location (s) and size and quantity of return air outlets. Refer to MEP-1 for
general criteria.
• Equipment where Landlord system is not available. Downflow rooftop unit on full curb with electric heat. Split systems are allowed with Landlord approval.
• Condensate Drain Condensate to be terminated in a code approved waste system within the Tenant space.
• Return Plenum (Ducted return is for non-odor producing Tenants only and subject to Landlord approval).
• Smoke Exhaust Tenant to provide smoke exhaust fan on roof capable of exhausting 6 air changes per hour based on the volume from floor to ceiling (or deck if no ceiling). Provide transfer duct through space if adjoining Tenant return/smoke exhaust must pass through the space. Size for CFM of all upstream Tenants.
• Toilet Exhaust Landlord has provided a central toilet exhaust system for inline Tenant’s tie in with Tenant supplied fan and ductwork from their toilet room only to the Landlord provided central duct (80 cfm max per room). Interlock with light switch. Larger capacities by Tenant.
• Odor, Thermal & Process Equipment Exhaust Size for application by Tenant.
• Outside/Relief Air Economizer and barometric or fan powered relief through Tenant installed components.
• Temperature Controls Stand-alone digital electric/electronic control system by Tenant.
• Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and balancing.

• Voltage 480/277V, 3ph, 4-wire
• Wire Color For all wire sizes install wire colors in accordance with the following:
• (A) black, (B) red, (C) blue, and (N) gray/white for circuits @ 120/208 volts single or three phase
• (A) brown, (B) orange, (C) yellow, and (N) gray/white, with one or more colored stripes for circuits @ 277/480 volts single or three phase
• Landlord Equipment Circuit breakers and 200 amp meter sockets at common switchgear in central locations. 11/4” minimum
empty conduit.
• Power Provided by local Utility. Tenant shall utilize existing electric service (minimum 70 amps and existing conduit). Wire,
conduit, meter socket and breaker by Tenant if existing is not of sufficient size.
• Capacity
• 12.5 watts per square foot. (70 amp minimum) Submit connected and demand load data to support electric service size requested.
• Telephone 3/4” conduit with pull wire to designated connection point in central locations or utilize service corridor for open
cabling.
• Fire Alarm Existing system is a Simplex 4120. Landlord has provided a connection point for Tenants to connect to. All Code
required equipment (area detection, duct detectors and audio visual devices) must comply with base building system
specifications. Final connection and programming to be by Landlord’s designated vendor.
• CATV Not available

• Smoke Exhaust Tenant to provide smoke exhaust fan on roof capable of exhausting 6 air changes per hour based on the

• Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and
balancing.
