RV park owners: here's how to prepare for people doing EV road trips

IN my earlier article on electric RVs I made note of the fact that most RV parks have what you need to charge even large electric cars overnight.

Even without the electric RV, RV parks can and should take some steps to welcome all the people doing road trips in electric cars. When driving with an EV, charging while you sleep is by far the preferred way to do it. It requires no (waking) time and no detours, and it's gentler on the battery than high speed charging. And there are RV parks already everywhere in all the places

good for road trips.This article outlines ways

that RV parks could gain revenue from the growing group of people taking electric vehicle road trips.

CAMPING CABINSMany RV parks already

feature rental cabins, or have a

small motel nearby or across the street. If you do this, make sure to list yourselves in the directories of charging locations such as Plugshare. Typically, if a person rents a cabin charging will be included. If you are thinking about putting in camping cabins for other reasons, this

is an added incentive.You might also decide to

install a few extra Nema 14-50 sockets -- the standard plug for 50A service for large RVs. Most EV road trippers travel with an adapter which can use this. (See below about power options.) If you have extra ones, they don't need to park their cars in RV spaces, so can probably stay even if you are sold out of 50A spots.

TENTS IN 50A SPACESIf your park is spacious

enough, consider pitching some tents in between the RV pads and renting them. Ideally in the grass area next to a 50A space but they could be anywhere. Only the car needs to be plugged into the 50A plug. Depending on how your park is configured, you may be able to pitch a tent at the space so that it's not any problem when Motorhome campers rent the space. In fact, many RV campers may find it quite a nice perk to be able to use such a tent, since they could put the kids in it and not need to reconfigure the couches or dinettes for them to sleep.

In the tent, put an elevated air mattress on a cot base, or if you like, you can even install a real bed if the tent is semi-permanent.

North Carolina Jellystone adds new pool and 30-foot-long waterslide

ASHEBORO, N.C. - A new 80,000-gallon swimming pool and 30-foot-long waterslide is now available for guest use at the Yogi Bear’s Jellystone Park location in Asheboro.

“We are thrilled to have our new pool and waterslide completed,” said Jane Emirbayer, who co-owns and operates the campground with her husband, Kent.

The pool and waterslide area were designed to look like a hidden mountain paradise. “The pool is surrounded by

pine trees and boulders and there is a waterfall that pours into it,” Emirbayer said.

The Emirbayers have expanded their campground to include 40 campsites including tent sites with 50-amp electrical service as well as eight furnished cabins from

locations are famous for their family friendly activities, family activities, theme weekends, and Yogi Bear characters. Activities at the Asheboro location include arts and crafts projects, scavenger hunts, teen nighttime glow games and competitions, hayrides, bubble foam machine activities, face painting and air brush tattoos as well as plentiful interactions with Yogi Bear.

The Asheboro location offers theme weeks and weekends, including

an All Star Sports Week Aug. 22-28 with football, tetherball, gaga ball, volleyball, basketball, soccer and carpetball competitions. The campground will also have three consecutive Halloween-theme weekends during the last three weekends of

October with carnival games, a pumpkin hunt, a costume parade, a not-so-scary hayride, and a dance party on Saturday night.

Welcome to the wonderful month of August…by Art Lieberman

…WHEN mother nature has decided to finally give campground owners a break. It is true that I am writing this article in the beginning of ONLY August’s 2nd week, but campground business, as we can tell, is very much ahead of July’s. Consider also that we are including the 4th of July’ weekend during which time campgrounds are expecting their largest crowds. Not so in 2019, In fact, according to our statistics derived from the 675 campground that we process credit cards for, August is already ahead of July’s figures by 20%.

What else could account for this other than the nationwide weather last month?

I realize that at least two of my recent articles have dealt with the impact of weather conditions on the campground industry. The reason for that is contained in the very nature of

our business since we are the “outdoor hospitality industry” and how weather conditions are impacts how we all are doing. But now, we are seeing how it impacts directly on the bottom line. Our records of transactions and the dollars they bring in to our customers gives us a pretty clear indication of the effects of rain, floods, tornadoes and even fires, all caused by Mother Nature's fiddling with the weather.

Here are some indications of the financial impact on our 670+ customers during

the beginning of July and the beginning of this month:

For July, from the 1st to the 7th our customers took in $2,810,243.37. During the same period in August (the current month), our campgrounds did $2,929,817.79. This is an increase of nearly $120,000 in revenue. This isn’t that much, but we didn’t celebrate a holiday weekend in August.

At the same time this month, weather conditions have settled down somewhat. Last night, here in Central PA, some of our area got

downpour rains of several inches. But this morning, as I write this the sun is shining, skies are clear, and the temperature is in the low 80s with not much humidity. That kind of weather is fairly normal for hot summer’s days in August.

The weather throughout the US seems to be more summer-like and, presently, there are no threats of floods or tornados (or hurricanes either).

This is camping weather. With God’s help we still have two months of weather that will encourage campers to get into their RVs or book a cabin, yurt, park model or some form of glamping at one of the campgrounds. For the campgrounds that are not seasonal, we can only hope that your weather during the late Fall through the Winter is still beautiful.

Any time of year is the right time to go camping here in America.

I’m Donna Bordeaux with Campground Accounting and I wanted to discuss with you

today – cancellations and Cancellation Fees. I hear a lot of talk in the industry about if

you should refund anything, should you not; how should cancellations be handled? I think there are different processes and procedures for every campground. But the things I would suggest to you to consider is if someone is not coming and they’ve already paid you (yes you have their money), what should you do? What is the best opportunity to utilize that occupancy, that open space, to sell it to somebody else? Let’s use July 4th as an example. And I’m sure

the campground would love to know if they’ve sold out a spot and somebody who’s not coming, could they can resell that spot that allows them additional opportunity to book that site and get another guest in here who may be a consistent visitor for them in the future or give them some great ratings?

The answer is, yes! And, it would allow them to satisfy an additional guest, which is great.

Healing doesn’t just happen in a

FOXBOROUGH, MA. - Nearly 50 years after it was founded on converted farmland off West Street, Normandy Farms Campground will be able to sell beer and wine to its patrons.

Selectmen Tuesday night unanimously approved a package store license allowing the upscale camping resort to sell beer and wine at a small store located inside the main office/reception area.

According to manager Kristine Daniels, the Daniels family, which owns and operates the campground, had initially explored the prospect of alcohol sales in 2016 as a convenience to guests — many of whom arrive in expansive RV-style motor homes.

Once sited, she added, it can be burdensome to pack up and move these large rigs for a minor shopping trip.

“We’re happy we can provide this for our guests,” Daniels said.

Supported by a large contingent of family members and neighbors, Daniels explained the campground store currently has five refrigeration units — two or three of which will be dedicated to beer & wine sales going forward.

Located outside the campground gates, the store is open to the public as well as guests at Normandy Farms.

“Everyone in the neighborhood is for it,” declared Earle Ferguson of West Street, a longtime neighbor of the campground.

That sentiment apparently extended to members of the board of selectmen.

Freshman board member Edward O’Leary, who noted he was known for an “anti-alcohol” agenda during

his years as police chief, nonetheless embraced the proposal.

“I think the family has shown through long years of experience they will run [alcohol sales] like the rest of their operation,” O’Leary said.

Selectwoman Leah Gibson, who formerly worked at the campground, concurred.

“Never have I seen a business that operates with such high standards and integrity,” said Gibson.

The property off West Street has been in the Daniels family since 1759, when Francis Daniels, a former French army officer, acquired 53 acres

in what was then part of Wrentham.

Upon his death, Daniels was buried in the small central cemetery in downtown Foxboro which later became the site of Memorial Hall. When Central Street was widened over a century later his remains were relocated to Rockhill Cemetery.

Over the years, subsequent generations refocused the family enterprise from a dairy farm to chickens to sheep, before Albert Daniels established the campground business in 1971.

CROWLEY, TEXAS - Labor Day weekend is quickly selling out at many campgrounds, RV parks and resorts across Texas, according to the Texas Association of Campground Owners (TACO).

“People are making their reservations earlier and earlier each year so we like to remind everyone of the need to make your Labor Day reservations now if you haven´t already done so,” said Brian Schaeffer, executive director and CEO of TACO, which hosts TexasCampgrounds.com, the travel planning website.

Colorado State University’s latest forecast still calls for an “average” storm season. But the number of predicted hurricanes rose from six to seven.

Latest hurricane forecast: seven hurricanes, two major storms

THE latest Atlantic hurricane season update from Colorado State University scientists continues to predict a relatively average hurricane season due to near-average surface temperatures in the tropical Atlantic and the weakening of El Niño in the tropical Pacific.

The seasonal forecast remains mostly the same: a total of 14 named storms, but a slight increase in the number of predicted hurricanes, going from six to seven such storms. That total was raised to account for the brief development of Hurricane Barry into a Category 1 storm in July.

“Barry was a really, really short-lived piece of junk, but it was still a hurricane,” said Philip Klotzbach, a research scientist in the Department of Atmospheric Science at

Colorado State University who co-authors its annual hurricane forecast.

Scientists predict there will be two major hurricanes at Category 3 or higher, and with wind speeds of at least 111 mph. Those numbers match Colorado State’s June and July predictions, and are almost exactly the same as average storm numbers observed between 1981 and 2010. The average over that period was 12.1 named storms, 6.4 hurricanes and 2.7 major hurricanes.

Since the season is

expected to be close to average, the likelihood that a major hurricane will make landfall is also close to average, researchers wrote.

An El Niño weather pattern can mean that increased westerly winds tear apart hurricanes before they can form, the report said. El Niño has weakened in recent months, but it still left behind warmer waters in the tropical Pacific that should slightly inhibit the development of tropical cyclones.

Conditions in the Caribbean and the Atlantic currently

present a mixed picture. Warm seasons, more moisture and lower wind shear usually lead to a more active hurricane season in that region. In July, the tropical Atlantic was moister than normal, the central tropical Atlantic was slightly warmer and the eastern tropical Atlantic was slightly cooler than normal. The Caribbean was drier than normal and the vertical wind shear was a bit stronger than usual.

Hurricane season officially started June 1 and runs through Nov. 30. But the first named storm of the 2019 season arrived a bit early on May 20, when short-lived Subtropical Storm Andrea developed south of Bermuda. It dissipated soon thereafter.

After experiencing an unprecedented 11-year hurricane drought, Florida has been struck by hurricanes three years in a row: Hermine hit in the Big Bend area and Matthew drenched the east coast in 2016; Irma hit the Keys and then Marco Island in 2017; and Michael struck the Panhandle in 2018.

Scientists reminded coastal residents that a nearly-average hurricane system can still be catastrophic. “It only takes one hurricane making landfall to make it an active season for them,” the report said.

HAVING a dedicated team of employees is the lifeblood of any campground. But human resource responsibilities go far beyond the recruitment and hiring processes. Records must be kept accurately, legal requirements must be met and there are other factors that owners need to know such as why something as seemingly harmless as using volunteers can actually put the campground at risk for liability issues.

That’s why the topic of

human resources is thoroughly covered in ARVC’s two industry-specific certificate programs: the Outdoor Hospitality Management (OHM) and Outdoor Hospitality Professional (OHP) programs offered at the National School of RV Park and Campground Management.

The human resources components of these two certificate programs focus on best practices for hiring, retention and benefits as well as on how to create an

engaging employment culture for all team members.

Human resource practices will also be covered in a third certificate program, the Outdoor Hospitality Generalist (OHG), an online program for park employees that is now being developed.

Like all components of the certificate programs, the human resource portions are specifically designed for the stage that the learners are currently at in their careers, which means each group will examine HR principles from different levels and from different decision-making perspectives:

Employees will examine the role of human resources and gain knowledge of employee requirements for recordkeeping; the basic paperwork required of an employee. They will also learn how goal setting can positively impact employee retention and growth. From a safety perspective, they will review OSHA requirements and how they affect job responsibilities. Finally, they will gain an understanding of the policies, procedures and training

required to address the issue of workplace violence.

Managers will also examine the role of human resources and gain knowledge of federal employment laws and the agencies that oversee them as well as the legal regulations regarding the hiring process. They will learn what the EEOC and OSHA requirements are for employee training and recordkeeping. Plus, they will review Title 1 of the Americans with Disabilities Act (ADA) and the resources required to ensure compliance. Managers will also learn how to engage staff in meaningful ways and how to use coaching techniques to improve performance.

In addition to exploring the topics covered in the managers’ portion of the course, owners will discuss ways to maintain effective oversight of all HR management strategies for their park.

Campground opens a ‘rage room’ as an added amenity

WAYNE COUNTY, PENN. - A campground in Wayne County offers a new, unusual way to unwind - smashing things to smithereens.

Lake Wanoka Resort, 182 Ski Run Road near Honesdale, recently opened the Honesdale Rage Room, a place where patrons can take out their frustrations on breakable objects with a baseball bat, crow bar, golf club or sledgehammer.

“What we have here is the ability to come in and smash things,” owner Katie Rossini said. “You can bring your own memorabilia and smash it or we will provide some for you.”

Rage rooms, sometimes

called smash, break or wreck rooms, have popped up throughout the country in recent years, including near Bloomsburg and in Philadelphia, Pittsburgh and New York City, to name a few spots. The smashing activity is largely promoted as a safe way to relieve stress or just have some fun.

Rossini got the idea for a rage room from seeing one featured on a television show.

The Honesdale Rage Room now is an extra attraction at the campground.

The Lake Wanoka Resort

began as the former Hickory Ridge ski area around the 1920s, Rossini said. In recent years, it became largely defunct.

Rossini and her parents bought the property about five years ago and revived it as a family campground. They renovated buildings and added amenities.

Along with 18 RV sites and 14 cabins, the resort also includes the KC Pepper Bar & Grille restaurant, a splash pad, swimming pond, playground, general store and arcade.

The Honesdale Rage Room

is partitioned off separately inside the general store, taking up about 200 square feet of space.

“We have this building existing, and this (room) was like an old gym. We had a treadmill in there and a couple of things. I said this will be perfect” for a rage room, Rossini said.

She built a plexiglass wall for observers to stand outside the room and safely view the smashing taking place inside. The interior walls had to be padded, for insurance purposes, to curb flying debris from ricocheting, she said.

Customers must wear their own closed-toe footwear and also must wear full-body protective gear provided by the resort.

Rossini has a supply of breakable items at the ready - glasses, dishes vases and lamps, to name a few. Menu options and prices include:
